BUSINESS PROFILE Plymouth Estates are a letting agent covering Plymouth and the surrounding areas. Having been established for over 11 years, we visit the owner, Michael Mann at his showroom in Plymstock, to see what services they offer for landlords and tenants.

T

he property market has changed dramatically since the evolution of the online platform. 90% of people searching for a property will log in to their phones and all the information comes rushing to their fingertips. Plymouth Estates are a forward thinking business, and have fully embraced this. They constantly keep up to date with the changing market, updated legislation, and government laws.

“I like a bit of a challenge, so I asked for all this training” Says Michael, but t didn’t come easy. With 8 hours physical training a day, it had a high failure rate. At the age of 30, Michael got married. This change in personal circumstance helped his career

progression massively. He became a Technical Sergeant Major not long after, and between the ages of 31 to 37 he climbed 5 ranks.

Michael Mann has an interesting background. At the age of 19, he joined the army in the Royal Logistics Corps. “I joined in 1984 and I was 19 years old. I was in college at the time and they were advertising vacancies. It was a very ad hoc decision!” Michael tells us that he enjoyed it, and he considered himself extremely lucky. “I got to travel all over the world. I’m Para trained, Commando trained, and I was a mountain expedition leader”. Michael explains that he has jumped out of planes, scaled mountains and been dumped off in the middle of nowhere with nothing but a compass!

Being in the army is a bit like running a business, it’s very similar

5 or 6 years before he left the army, Michael knew that he wanted to leave and run his own business. “I left in 2005 when I was 41 years old. I was a landlord, and I had a few properties”. Because Michael spent most of his career abroad in Germany, he let out his properties back home. So why Plymouth? Michael says that Plymouth has got a lot to offer. “You’ve got the sand, the sea and it’s just a relaxed way of life.” Michael moved from Germany to Plymouth with his wife and three children. “Because I spent most of my time in Germany, I set up the business with very little experience”. But in 2006, in a matter of a few months, Plymouth Estates had been formed. Michael ran it from home for 3 years. He set up a website, sent out a couple of local adverts and that got the ball rolling slowly but surely. “It was a bit of a slow start, but I had some money behind me leaving the forces. I

held down another job for 2 years alongside Plymouth Estates in Security”. It got to the stage where Plymouth Estates was doing well enough for Michael to leave his full time job in security, and focus all his attention on growing the business. This is where business partner Jason, came into the picture. Jason tells us “We already knew each other- through our wives!” Jason was a service engineer for 19 years, when he decided to make the switch and work permanently with Michael. At this point, Plymouth Estates was still running out of Michael’s home, so this was a big step for Jason to take. “I like meeting people, I’m a people person. After helping Michael out I realised that I really enjoyed the job and wanted to pursue it further”. Jason came on board in October 2009. Once Jason joined, the business continued to grow. “There was a lot to learn. Michael basically taught me everything. I learnt on the job!” Property is an ever changing market. Jason tells us “lettings in particular change all the time. When I first started there was little to no regulations at all. Now it’s probably one of the most regulated sectors in business”.

Landlords who are looking to rent out their property need to be aware of certain measures they need to take in order to do this. Jason tells us that most landlords aren’t aware of the Legionella Risk Assessment. This has to be carried out on the property before it can be let, as the landlord has a responsibility to combat Legionnaire’s disease. This, alongside other health and safety measures such as a smoke alarm on each floor and a gas safety certificate are all mandatory. Plymouth Estates have a unique and clever way of carrying out inventory on their properties. About an hour before a property is handed over, Plymouth Estates video the entire property from ceiling to floor, to support their detailed written inventory.This covers themselves, the landlord and the tenant in any disputes that may arise. “We’ve never gone to arbitration through a dispute because of the videos. We’re very much the middle man, and if any problems arise- we have proof of the properties original state”. Michael and Jason tell us how the online market has affected their business.

“Plymstock is one of the few places where people actually come in and register”. They explain that everything has moved online. People just tap in all their specifications, their price range, location and all the properties come to their fingertips. Plymouth Estates have over 150 properties under their management, and they are listed on both Rightmove and Zoopla. “The property advertising market is dominated by those two big competitors. And at the end of the day, you need to know that your agent is on both”. Jason tells us that they have had times where they would list a property on Rightmove, and seconds later a call would come through to their office asking for more information. This shows the power of online marketing, and this clearly works for Plymouth Estates.

Michael and Jason have recently updated their website. It has general information for both landlords and tenants, and serves as a fact sheet for basic knowledge at a glance. “We get general enquiries from our website. If someone doesn’t see a property that they like, they will give us their specifications and wait for something to come up”. Michael tells us that they are eagerly searching for properties to let in the Plymstock area. “We

actually have a waiting list! I think it’s because there are 7 very good schools here, but we have a shortage of houses to let”. If a new landlord comes in, Plymouth Estates helps them through every step of the process. “We have a tenant finder service, which we offer for £325 including VAT. All of the documentation is included in this, as well as all of the marketing, viewing, contracts, inventory and deposits”. The only difference is, who tenants report problems too and who they pay their rent too Michael tells us that their percentage fee for managing properties is 10%. It is important to note that Plymouth Estates biggest period of growth was during the recession. We ask Michael why he thinks this was; “I think it is because our reputation was so good, and we don’t charge a lot for what we do”. An impressive 90% of business comes through referrals for Plymouth Estates, which proves that reputation can go a long way in business.

CELEBRATING OUR 100TH ISSUE! We are used to doing interviews here at OM, but things run a little differently when it’s your boss! To celebrate our 100th issue, our editor, Libbi and our work placement student Sophie sit down with Myles Lockwood to establish how the publication has developed over the years to become one of Plymouth’s most recognisable lifestyle magazines.

Myles Joined Toshiba in 1989, and worked on the production line. The work was monotonous, but Myles stuck at it because it taught him a valuable skill. “It taught me how to communicate with people. All sorts of people were working on the line around that time, I would sit next to qualified doctors, lawyers, teachers, psychologists and all sorts of people who were travelling around the UK for a gap year or after finishing uni. I even sat next to one of the make-up artist from the Monty Python films!”

In 1996 Myles left his position at Toshiba and travelled to Scottsdale, Arizona, where he took a year out in the sun. After his return to Plymouth, Myles was passionate about changing his career, and took on a string of marketing jobs, including working for Westcountry Publications and Eurobell, becoming one of the first employees to sell cable to customers in the South West.

Throughout my careers I always thought to myself, how can I do things differently. How can I do things better?

“That was just my natural ability, to always try and find a better way”. Myles thinks this stems back from when he was working on the production line. “When you’re on the line, and you have to do so much in a short space of time, you need to adapt and find

a better way of doing something–else the line will have to stop, and you will struggle”. Myles brought this attitude forward in his sales careers. When he decided it was time to move on, Myles ended up working for Vauxhall as a car salesman for a short while. “I decided I wanted to carry on selling, but I wanted to sell things I enjoyone of the things I really loved was cars!”

So how did it all start? Myles tells us that at the age of 17, he got his first job at Toshiba Consumer Products. Most of his family worked there, including his dad who was a manager, and his sister Nina, who was a team leader. “I kind of followed in my family’s footsteps, and at the age of 17 it seemed like the natural progression to getting employment outside of the low paid YTS schemes available at the time. At that point in my life, making money was all I really wanted to do”.

Myles tells us he would get to experience so many levels of the human psyche. “When you are sat on a production line for 8 hours a day and you have nothing to do but talk, you unconsciously learn a lot about the characters of people. Over the 7 years I was employed at Toshiba I developed skills in how to communicate with people on all levels, and how to adapt to their way of thinking. This has always fascinated me, plus it was all I had to do day-to-day, but eventually I longed for something more”.

Since launching his initial design business in 2003, and then the Oracle Magazine in the following year, Myles has continued to innovate and expand into other business and media avenues, including one of the UK’s largest modelling competitions, UK Calendar Girls, and of course, our sister publication The Plympton Community Magazine.

it door-to-door, along with myself. It went really well, people invested in it”. Myles’ girlfriend at the time, Claire; wanted to learn how to graphic design, so together with Myles, and his first employee James, the magazine had gone from strengthto-strength and grown from a 4 page directory to 36 page magazine in 2 years. As far as Oracle goes, its name was changed in early 2016 to OM Magazine. “My plan for OM is to keep the content fresh and keep it relevant to what local advertisers and readers want. Our online readership is growing, alongside social media, so we are going to really push this side of the business”.

Whilst working at Vauxhall, Myles started his own company–Lockstone Investments; based on investment and commodity trading in 1999. This really started to take off, so Myles decided to hire someone to work for him during the day whilst he was at Vauxhall. Success doesn’t come without its struggles, which Myles knows all too well. Whilst away celebrating the millennium, his employee had made a poor investment from Myles’ account. The trade had gone south, which resulted in Myles receiving a letter stating that he owed over £10,000. “I was left with this debt, so I decided to invest heavy amounts of money into different stocks to try and help get myself out of this situation. Unfortunately, it was around the time the internet bubble burst and pretty much everything I invested in went south. I ended up around £30,000 in debt overall”. But it didn’t stop there. “My mum had suffered from cancer for 20 years and she was in hospital at the time. “I remember once–I just received the information about the debt, I also received a call from my sister telling me my mum had just died. I remember going along to the hospital, and just breaking down because everything around me was collapsing”.

Myles tells us that this was a defining point where he knew he had to do something to get himself out of this situation. Myles decided he would take a leap of faith, and apply for the biggest job that was out there in the sales industry at the time, Yellow Pages. He ended up being one of three lucky new employees out of 114 applicants that applied to get the job. Things were starting to look up for Myles, and he began to really bounce back. By 2001, he had paid off his debt, and started saving for a deposit on his first house. “I absolutely loved the products I was selling; I think that’s why I did so well there. My managers saw how much I was progressing and asked if there was anything they can do to help me”. Myles asked if he could be taught how to graphic design. “I loved it. For a lot of my clients, I would actually end up doing the artwork for them”. Myles was on to bigger and better things, so in 2003 he branched off, and Lockstone Design was created–a design agency for anybody advertising in the Yellow Pages. Myles did this for about a year, and then decided to branch out even further and design his own directory. The first Oracle was created in 2004. “I could see this had potential, so I hired friends to deliver

Myles tells us that the most gratifying part of the job is seeing team members achieve targets. “I have achieved so many targets myself, seeing others achieve the targets and getting elated and happy is what I enjoy most about my job”. OM Media offers work experience to local students and foreign placement students. “I offer work experience because no one did that for me when I needed it the most”. Myles explains that he learnt more working in different businesses than he ever did in any classroom. “I see benefit two ways, we benefit by them working for us within the company, and they learn by what we teach them.”

We summarize by asking Myles what he would say to someone who was trying to emulate his success. “The best thing is to be your own devil’s advocate, look at what could go wrong, plan for it and then move on. Too many people have a plan and then never instigate that plan. My advice is you need to throw yourself into it even before you think you’re ready, just step forward and the rest will follow.”

This years theme will be based on the famour Sir Francis Chichester, best known for being the first and fastest person to sail around the globe singlehandedly in the Gypsy Moth IV. It will have been 50 years since Sir Francis Chichester returned from his historic single journey, and further celebrations will be taking place Sunday 28th May at Plymouth’s Waterfront.

A multi stage festival, showcasing the very best music, local food and culture, which promises to celebrate ‘peninsular living’ and everything the beautiful west country has to offer. The festival will showcase some top musical talent, and bring areas of the historic ex-naval yard to life with beautiful classic cars, motor bikes and boats. There will be a relaxed, Balearic-style bar and a main evening event in the Factory Cooperage with bands, DJs, a cabaret and cocktail bar. The Buzz Around Bees Love them or fear them, bees are a significant force behind UK agriculture. But this increasing reliance on bee polination for crop production is becoming a huge problem as their numbers continue to diminish.

D

espite their importance, bees are suffering from a worrying decline in population, with researchers suggesting that the number of bee colonies in the UK had fallen 53% between 1985 and 2005, with wild honeybees thought to be nearly extinct in the British Isles. Colony Collapse Disorder, or CCD, is a mysterious affliction devastating bee populations worldwide. First identified in 2006, the phenomenon occurs when a majority of worker bees evacuate their nest, leaving behind their queen, larvae, and a few nurse bees. Without the worker bees bringing pollen to the hive, the colony collapses. The cause of CCD is largely unknown, but researchers have attributed the disorder to a variety of issues, with the largest culprits theorised to be insecticides, diseases and parasites. Insecticides pose one of the biggest threats to bees and other pollinators. Bees can be exposed to pesticides through a variety of ways, including direct contact via crop-spraying, contact with pollen from plants treated with neonicotinoids, and through exposure from affected soil. These chemicals prevent bees from being able to collect food or reproduce, and can cause sudden death. Other threats to bees include pests and predators, such as mites, wasps and woodpeckers. Mites, though usually harmless to the bee, can accumulate in great numbers, infesting their bodies and causing flight difficulties, making them an easier threat to predators. Wasps effectively destroy colonies through consumption of their honey, and can also kill their larvae. Although woodpeckers are not especially common, they can cause huge damage to bees and their hives, which they will attempt to eat if food sources are low.

A world without bees would have Devastating consequences for humanity. Vital for plant reproduction, one third of the world’s food would no longer be available for consumption without bees, including fruit, vegetables, nuts, plant-based oil, cocoa beans, and even tea and coffee! In addition, bees are also an important factor in the production of non-human produce, as crops eaten by livestock, such as fodder, also require pollination. Without bees, plants would require pollinating by hand. Essentially, bees play a fundamental role in sustaining the earth’s fragile ecosystem, and are responsible for an estimated annual £630 million of agricultural pollination in the UK alone. Fortunately, there are many actions which can be undertaken to ensure the continued survival of bees. Some fun activities include planting bee-friendly flowers in your garden and in the local community. These plants are often easily accessible and simple to grow, and includes lavender, honeysuckle, and daffodils. Bees tend to prefer purpleflowering plants, as well as flowers with single blooms. When travelling to collect pollen, bees can often get dehydrated, so creating a small basin to quench their thirst can often be extremely helpful. The basin doesn’t have to be elaborate, as putting some stones in a bird bath for them to crawl on is just as efficient as a custom-built product. Ultimately, bee conservation is a 21st century reality, and although they may not be one of our daily considerations, without them humanity would suffer dire repercussions. What could be better than a secluded family holiday, with all the comforts of home? A clever portmanteau of ‘glamour’ and ‘camping’, glamping is becoming all the rage with adults and children alike due to its quirky, fun appeal, without having to crack out the backpack and wellies! Glamping is a form of camping but with the comfort of luxury accommodation and facilities which traditional camping tends to lack, including lavatories, hot showers and cooking equipment! An attractive alternative to braving the rain, mud and long-drops, glamping has provided festival-goers a way to enjoy live music whilst looking fantastic, with the facilities keeping their hair pristine and their phones charged. Some festivals even offer 24-hour security, makeup artists and massages to their customers, making it a firm favourite of celebrities and VIPs. The cost of glamping depends on your accommodation of choice. The cheapest options are typically yurts, which start at £35 a night, with the cost rising if you would prefer extravagant decorations. Other more affordable glamping lodgings include eco-pods and tree-houses, which cost upwards of £40 per night. The most expensive glamping option is the tepee, which can seem extortionate at close to £1000 for a week, but is intended to be shared between friends, making this option more reasonable. For some, glamping might remove the uncomplicated essence of camping, but for the rest of us, glamping is a fun alternative, with all the benefits of feeling closer to nature, but with all the comforts of home.

BUSINESS PROFILE With Chris Kallis gradually tapering down his involvement within his solicitor’s firm in order to enjoy a well-earned retirement, it’s up to his son, Abe Kallis and his business partner Alistair Tawse to ensure the continued success of the practice.

A

s we arrive at the offices on North Road East in the heart of Plymouth, we are greeted by a welcoming atmosphere, as busy staff members manage their legal claims. We are met by both Abe and Alistair, who greet us warmly, and usher us upstairs into the conference room for the interview and accompanying photoshoot. Before long, we are joined by the rest of the team, including Chris Kallis himself, and they all pose together for Tom the photographer. As we settle down at the conference table for the interview, it’s clear that Chris Kallis Solicitors are different, with a local, friendly approach. We ask Abe and Alistair about their backgrounds in law, and we get two exceptionally different, but equally inspiring stories. Originally, Abe was unsure about what career path to follow, so he decided to pursue what he enjoyed, enrolling on a Philosophy degree at Cardiff University. After completing his undergraduate, he decided to continue his studies at Cardiff, where he achieved a master’s degree. Unfortunately, there are few positions available for professional philosophers, so Abe had to make a decision: continue his studies at PhD level and become a lecturer, or change career paths entirely. Although there was never any pressure from his father to follow in his footsteps and work within the law field, Abe decided to try it out, and found that he really enjoyed it. After completing a law conversion course at Bristol, Abe worked for a national firm for two years, before joining his father as a partner in 2010. “First and foremost, I really enjoy the job”, explains Abe. “It’s

not a corporate law position where it’s a completely different environment; we’re primarily a friendly, open practice, and we help people to receive compensation after they’ve suffered. We assist with rehabilitation, and try to facilitate their needs.” In complete contrast with Abe, Alistair decided to join the navy after university, and began training to become a pilot. Unfortunately, in 2001, he suffered a severe injury, losing sight in one eye. As a result, he was medically discharged, and had to explore a new career path. While considering career options, Alistair worked in various different jobs, before settling on pursuing a legal career. He registered himself onto a law conversion course whilst working full-time, qualifying as a fully-fledged barrister in 2007.

Some clients may be unable to return to what they did before due to the severity of their injuries, but hopefully we can get them back to a position where they’re at least as happy as they were previously”.

What they do ensure, however, is a personalised service. The practice predominantly operates on a no win, no fee basis, and the client is assigned a member of the team who will oversee their claim from start to finish. Intricacies of the process are explained in clear terms, alongside the challenges that arise, and what further evidence is required. There is an open door policy at the practice, where clients can call whenever they have an enquiry, and communication is maintained throughout the various stages of the case. Although there are many challenging aspects to the job of a personal injury specialist, it’s also an extremely gratifying

You’ve gone on a journey with them, and at the end you’ve hopefully restored their quality of life, and if there isn’t the possibility of a full recovery, hopefully there is a good care package in place so they can receive appropriate rehabilitation and personal facilities”.

As such Chris Kallis Solicitors has a good relationship with local treatment providers, using their extensive knowledge of who can offer the best service for their clients in order to ensure a good physical or psychological recovery: “I think that the key thing is to identify people’s needs early on to get the best treatment for the client. Even if someone gets an extremely large settlement, their quality of life can still be heavily impacted. We recommend rehabilitation to our clients, to make certain that they are as healthy as they can be, and having a good network of local providers that are catered to the client’s needs always ensures the best outcome.” Even with a busy schedule, the team at Chris Kallis Solicitors still find the time to support local charities within the area, including The Cavitron Fund and The Dame Hannah Rogers Trust. “We’re

very proud to sponsor these charities, and try to support them both financially though sponsorship, as well as spreading awareness of their causes. In the last few years, funding for organisations has diminished, and these charities need our support more than ever”. The Cavitron Fund was a local charity whose intentions were focused around providing relief and treatment for patients with brain or spinal tumours by the provision of facilities, equipment and healthcare which isn’t normally supported by public funds. Since 1982, the charity has raised over £1,250,000 for equipment at Derriford Hospital, including an image intensifier and guidance system, as well as a rotating operating table made of materials which are invisible to an x-ray. The other worthy cause that is supported by Chris Kallis Solicitors is The Dame Hannah Rogers Trust, which pursues the simple mission to empower, advocate and enrich the lives of children and adults with disabilities from their two sites in Ivybridge and on the outskirts on Newton Abbot. The facilities include professional therapists, educationalists, expert medical staff and a support team. In terms of the changes internally with Chris Kallis winding down his involvement with the practice ready for his retirement, Abe explains that the firm is as successful as ever: “There has been a period of transition, and although there have been a few changes it hasn’t affected the quality of service that clients receive. The period of transition has been quite encouraging, with the firm even taking on a new solicitor. For the moment, Chris is still present to advise and oversee, ensuring the last 12 months have been extremely positive”.

RELENTLESS NASS

CAMP BESTIVAL

Beautiful Days is an Ascot-based family music event, established and organised by English rock band The Levellers, in an attempt to bring back the ‘weirdness’ to festival culture. The festival is famed for ‘selling out... by not selling out’, banning corporate sponsorship and advertising on its grounds. Beautiful Days is a fantastic weekend away for adults and children alike, being pronounced as ‘the best family festival’ in 2011. The festival has a more diverse variety of bands than many other festivals, including reggae, blues, punk, alternative, folk and dance. The event is held in August, and has sold out every year since its foundation, so if you’re interested book your tickets well in advance!

Combining a drum and bass, grime, hip-hop and dubstep line-up, alongside sport events such as skateboarding and BMX, Relentless NASS is a truly unique festival known for avoiding traditional festival culture and staying true to the scene. Taking place in the barns, warehouses and fields of the Bath and West showground, Relentless NASS festival provides an atmosphere of raw, party-hard living. Taking place from 6-9 July, the event is sure to be a hit with ravers and athletes alike!

An annual event held at picturesque Lulworth Castle in Dorset, Camp Bestival is a sister event to the Isle of Wight’s Bestival, with the intention of providing a fun-filled festival weekend for families. Dubbing itself a ‘festi-holiday’, Camp Bestival is jam-packed with entertainment, from music to cultural experiences for adults, and soft play, go karts and a circus for kids. The event takes place from 2730 July, ensuring you and your family can make the most of the summer holidays.

ROYAL WILLIAM YARD FESTIVAL A brand new event, the Royal William Yard Festival is dedicated to celebrating the best of the West Country, including food, wine and music! The event claims to have music to suit all tastes, with stages scattered across the listed ex-naval yard. The headliners include folk star Seth Lakeman, and the band Molotov Jukebox, whose lead singer; Natalia Tena is a star in both Game of Thrones and Harry Potter. The event takes place at the end of May, and is an exciting addition to the Plymouth calendar.

BATH FRINGE Primarily an art festival, Bath Fringe was created in response to the ‘elitist’ classical-dominated Bath music festival. Including around 200 events, the festival is among the oldest continually operating in England. The event has few rules defining the acts and venues, allowing for true freedom of expression. The longest festival on this list, Bath Fringe takes place over two weeks and three weekends, from 26 May-11 June.

EDEN SESSIONS The Eden Sessions are a fantastic opportunity to see world-class acts in one of the most exciting venues in the world, in front of the famous rainforest biomes. The sound quality of the event is amazing, created by the natural acoustics of the amphitheatre. Past acts include chart toppers such as Lionel Richie, Dizzee Rascal, Elton John, Kaiser Chiefs and more. With this year’s acts including Royal Blood, Madness and Bastille, the Eden Sessions could be the most sublime summer event of the year!

BOARDMASTERS A mid-august event set against a spectacular surfing beach on the North Cornwall Coast, Boardmasters is an annual music and sports festival with a laid back summer vibe, attracting big names such as Ed Sheeran, Snoop Dogg and Chase and Status. Boardmasters is also famed for its surfing and skateboarding competitions, ensuring there’s something to entertain every taste whilst you enjoy the stunning sundrenched Cornish coastline. The festival takes place from 9-13 August, so make sure you remember the sunscreen!

GLASTONBURY Regarded a major event in British culture, Somerset’s Glastonbury Festival requires no introduction. Are You A Smart Investor? By Mike LeGassick

C

lients sometimes voice fears because of an article that they have read in the press about the impending doom of the Global Stock Market. My response is always the same. If these so called experts were always right or even right considerably more often than they are wrong, then why are they still writing articles for a living and not instead retired on a beach in the Bahamas off the back of their brilliance and foresight? None of them are. They are still writing articles for a living. What does that tell you? Well in my opinion it is either they do not have the courage of their convictions or they just don’t really know any more than you or I.

Now I understand that it is perfectly reasonable that people like to read what the so called experts are saying, indeed it is a human trait that the majority of people go with what the majority of people are doing. This doesn’t mean that it is always the correct course of action though. By all means read and listen, but do not take it as the Gospel! Do your own research. What does YOUR gut tell YOU? We even see differences of opinion when the Bank of England set the UK base interest rate. It is very common for one or two of the rate setting committee to be at polar opposites as to what is the right course of action for the UK economy. “The fact that an opinion has been widely held is no evidence whatever that it is not utterly absurd.” Bertrand Russell. Another example which proves my point is that if you had 100 financial experts and economists in a room, do you think they would all agree on where they think the markets are going or when would be the best time to get in or get out? Is this the bottom or the top of the market? Should I buy, sell or stick? They would only need to get a few of these ‘calls’ right a couple of times a year and they would soon be retired, but I’ve yet to hear about such a success story. Well. Maybe a certain Warren Buffet bucks the trend, but then I guess there is always the exception to the rule. Remember, there are 2 types of forecasters; those who don’t know and those who don’t know they don’t know! This may sound obvious, but under no circumstances should you EVER invest in anything that you do not fully understand. Here are just a few things you should be sure that you understand about yourself as an investor before you think about parting with your hard earned cash: 1. What is your attitude and understanding of investment risk? 2. How long do you think you can invest for? 3. How much accessibility would you need?

4. What is your capacity for loss? Are you prepared to be in an investment that could suffer a 10%, 20% or 30% at any stage for example during your investment term or would this give you sleepless nights? 5. What is your expectation of returns? 6. Do you fully understand any charges that might be attached to your investment?

Capacity for Loss is basically determining what impact a financial loss would have on your day to day living both now and in the future.

These are two very different terms, but are equally important if you are thinking of investing. Firstly, let me explain Rule number 1; never under any circumstances invest in anything you do not completely understand. In my experience, after people’s health and family, their money comes next in the pecking order of what is most important to them.

Rule number 2; see rule number 1. In broad terms and in a financial context, attitude to risk is basically asking how much risk you are prepared to take when you invest money. Are you risk averse? Are you prepared to take some risk or are you looking to shoot the lights out and go for the high risk, high return route? Maybe you want some exposure to both. There are many considerations that should be addressed before you ever invest anything and part with your hard earned cash to an investment adviser.

Do you have family or dependents that rely on your finances? Would you still have enough income to cover your expenditure in the event of a financial loss? You need to switch off the financial porn, stick to your plan and then monitor and adjust accordingly. History proves conclusively that conventional investing works best for people who invest over a medium to long term, do not follow the herd mentality and learn to remain calm and not panic when markets move south as they most certainly will from time to time.

How long am I prepared to invest for? Do I have a satisfactory and immediately accessible emergency fund behind me for those unforeseen bumps in the road? Might I need to access some or all of my money at a moment’s notice? Am I accepting of the fact that I might need to access my investment when markets are down? Do I have a predetermined financial goal and timescale that I wish to achieve it by?

Oceansgate Plymouth

Plymouth council plans to transform Devonport Dockyard's South yard into Oceansgate, a ÂŁ7.5 million marine industry development which could overhaul the city's economy and potentially create thousands of jobs. Plymouth is renowned for its excellence in marine research, with the sector employing more than 13,000 people. Once built, Oceansgate should create 1,200 new jobs for the growing marine industry. Oceansgate offers a unique complex of industrial buildings and docks for commercial use, with direct access to the English Channel. The objective of Oceansgate is to bring together marine-based businesses to create a world-class hub for marine industries, with opportunities for research, innovation, and production in a collaborative environment. There are three planned stages to the waterfront project, with the first phase planned for completion at the end of 2017. Erected on what used to be a car park, phase one will create 1000 construction jobs alone. The development will provide further spaces suitable for a variety of professional marine businesses, manufacturers, CAD specialists and design engineers, providing light meeting locations, open air spaces, a cafe, and uninterrupted views of the sea across to Cornwall. The final phase will enable the creation of modern amenities for marine manufacturing, including engineering spaces, composites workshops, assembly areas and mobilisation, with direct access to the docks. These docks will allow businesses to commence deep water testing, alongside reinstated dry dock facilities, offering companies unique expansion opportunities.
