No Deposit mortgage With inflations at an all-time high, saving for a property has become increasingly difficult. But there could be light at the end of the tunnel yet with lenders now offering 100% mortgages.
B
uying a house in the UK has always been deemed one of life’s goals. However, year on year the house buying process for many firsttime buyers has become increasingly difficult, now more than ever. But, there is now a glimmer of hope with the introduction of no deposit mortgages. It’s no secret that the house buying process for first-time buyers has become pretty difficult, with the rise of living costs, rental increases and of course, the astronomical rise of property prices all whilst wages haven’t had the same increase to reflect these inflations. This topic tends to start a debate between the Boomers and Gen X with Millennials as whilst property prices were lower in the 70’s and 80’s, so was the house hold earnings. Let’s take a look at some numbers and stats over the last few decades; The average house price in the 70’s sat at just £9,277 (equivalent of £68,493 today after inflation) with the average earnings at £2,265 (equivalent of £16,723 today after inflation). The average home during the 70s required 4.1 times the household income. It climbed slightly in the 80s to 4.2 times the income and fell in the 90s to just 4 times income, making the 90s the most affordable decade since the 1970s to get on and climb the property ladder. Since then, property prices have been 8

on the rise, we’ve seen prices needing 6.7 times income and then hitting 7.1 in the 2010s. At present, for this decade the average house price is £286,489 which is 318% higher than the average home throughout the 70s. Of course, the average earnings have increased, but just to £32,432 which is only a 94% increase. Today, a homebuyer requires 8.8 times income to cover the cost of a home, this has more than doubled since the 1970s. And with inflation across all fields, saving is pretty tricky especially if you’re a single person. BUT, not all is lost, you may be eligable for a 100% mortgage.
What is a no deposit mortgage? A 100% mortgage is as it says on the tin, the property price and loan amount are equal. The buyer does not need to put down a deposit.
Can anyone get a no deposit mortgage? The 100% mortgages are aimed for those who are struggling to save up enough for a deposit for a property.
How can you get a no deposit mortgage? What is the criteria? 100% mortgages are designed to help first-time buyers get on the property ladder. The criteria is that the prospective buyer/s would need to be currently renting a property for the last 12 months.
What are guarantor mortgages? Similar to when renters need a guarantor to rent a property, there is also the option for a mortgage guarantor. This would need to be a family member or friend who already owns a home and would also be named on the mortgage too. There are a couple of things the guarantor would need to agree to do if payments were missed; •
The mortgage company would apply the charge to the guarantos home - using the home as secutiry
•
The guarantor puts a lump sum of money in a savnigs account which remains there for the mortgage term.
Are no deposit mortgages risky? What are the Pro’s and Con’s? For a traditional mortgage there is a deposit which is almost like a small amount of security for the lender that shows you can progress with the purchase. This is a more secure way of buying because if property prices drop you wouldn’t end up in “Negative Equity” as your deposit acts as a buffer. When you progress with a 100% mortgage if the value of your property drops there is a chance you could be trapped in that mortgage as you can’t clear it by selling as your house no longer covers the value. So it can be a sticky situation to be in. This is why they are not common practice and why Skipton Building Society require the rental evidence of repayments.
Pros; •
Good way to get on the ladder to the property market
•
Secure way to build equity whilst owning a property which can then progress to traditional mortgage routes after the initial 5 years when remortgaging.
•
Good way for people who are renting to move without having to have large deposit’s which is hard to gather while renting.
•
Rates and products being offered are comparable currently to standard mortgages, so no major financial loss there and cheaper than renting.
Con’s: •
Risk of negative equity
•
Strickt criteria as the lender can cherry pick the clients they actually want to lend to.
•
In 5 years you still may not have enough funds/equity to proceed to a standard mortgage which means longer on a slightly higher interest mortgage. Effectively the lender dictates what they want to give you.
Are all lenders offering no deposit mortgages? There are only three lenders currently offering no deposit mortgages.
Skipton Building Society There are restrictions which can be found on their website under track record mortgage (QR Code below). All eligibility is listed on here.
Barclays: Springboard mortgage A Family member or friend locks in the deposit amount into a savings account for 5 years which acts as a guarantor. Borrower’s mortgage is on a 100% basis. Amount subject to affordability/income/credit score etc.
Santander They will allow you to take a mortgage out with a loan from another provider. Still subject to affordability and credit score. They will factor the loan in as a commitment. If you believe you could be eligable, then most mortgage advisors offer a free no obligation consultation. It can take around 1 hour and they will take a look to see if you meet all the critera.

The Treasury
T
he Treasury Café, Bar & Restaurant, located on Catherine Street, Plymouth, is the perfect spot if you’re looking to enjoy a fair trade organic coffee or tea, a light lunch, an evening meal, a postwork drink with colleagues and friends or a lively night out, you can always be assured of a warm welcome. Situated in the city centre, The Treasury is set in a prime location with very easy access. If you’re travelling by car then you will find ample parking in the parking area which is outside the building. If the bus is the easier option, then all City Centre buses stop and alight on Royal Parade which is the main route through the city centre, where the restaurant is located. However, if you’re nearby then of course, you can reach the destination by foot. Here at OM Plymouth Magazine, we were fortunate enough to experience all the festive cheer and enjoyed the restaurant the week leading up to Christmas. Greeted with nostalgic and comforting Christmas music, a festive film playing on the overhead projector and the show stopper itself, the famous Treasury Christmas Tree reaching to the top of the room, adorned with warm festive lights. After taking in the spectacular surroundings and absorbing the atmosphere, we headed to the bar to enjoy a much-needed drink. We first selected some drinks from the
Happy Hour 241 cocktail menu, I went for the Elderflower Spritz which was very refreshing but went down far too easily. Dangerous. Then, our attentive waitress led us to our table which was neatly laid out and had a prime view of the screen playing the Christmas movie of the evening. After we were handed our a la carte menus, our work was cut out for us – what to choose?! Veggie Tagliatelle, beef stew and dumplings and the Chef’s risotto were just a few meals that really threw the spanner in the works. However, after much deliberation, we all came to our decisions. The boys went for the Flame Grilled Steak Burger, Sliced Chorizo and Fries, as you can imagine, there were clean plates all around. The burger was perfectly filled with the hot and tangy chilli chutney, nobody fell victim to the overfilled sauce drama which drips out and makes the meal difficult to enjoy. The burger meat itself was seasoned to perfection and was sandwiched between a soft toast bun. The accompanying fries were crisp and hot and were the perfect portion size. I opted for the Fillet of Smoked Haddock, Roasted Potato Cake, Hollandaise Sauce and Watercress which was fantastic. The meaty fish and crispness of potatoes alongside the creamy hollandaise sauce felt like a comforting meal, not to mention the beautiful presentation. The two
other ladies shared the Festive Grazing Board which they even struggled to finish but powered through, finishing off the Turkey and Cranberry slider burgers, and the panko brie wedges, the pigs in blankets didn’t last one minute after the board was placed on the table. To finish off the savoury banquet, they enjoyed the mulled poached pears and the selection of local cheese, chutneys and crackers. We did however, let ourselves down and didn’t indulge in any desserts, our main meals were so satisfying and left us feeling full and festive that instead we opted to work our way through the cocktail menu. Happy with my earlier choice, I stuck to the Elderflower Spritz whereas the ladies gave the Hedgerow Collins a try and they very much enjoyed the full-body flavours. Not wanting to stray too far, Myles, Tom and Tyler stuck to the crisp pints that were lovingly poured and served. Our experience at The Treasury was one we would love to repeat again very soon. With great food, atmosphere and excellent service this restaurant has everything you could wish for.

Pancake TOPPINGS Tuesday 13th February is Shrove Tuesday, or more commonly known as Pancake Day! We have a brilliant pancake recipe and some topping ideas.
American Pancakes Serves - 4
Ingredients • 200g self-raising flour • 1 ½ tsp baking powder • 1 tbsp golden caster sugar • 3 large eggs • 25g melted butter, plus extra for cooking • 200ml milk • vegetable oil, for cooking
THE TOPPINGS;

Mix 200g self-raising flour, 1 ½ tsp baking powder, 1 tbsp golden caster sugar and a pinch of salt together in a large bowl. Create a well in the centre with the back of your spoon then add 3 large eggs, 25g melted butter and 200ml milk. Whisk together either with a balloon whisk or electric hand beaters until smooth then pour into a jug. Heat a small knob of butter and 1 tsp of oil in a large, nonstick frying pan over a medium heat. When the butter looks frothy, pour in rounds of the batter, approximately 8cm wide. Make sure you don’t put the pancakes too close together as they will spread during cooking. Cook the pancakes on one side for about 1-2 mins or until lots of tiny bubbles start to appear and pop on the surface. Flip the pancakes over and cook for a further minute on the other side. Repeat until all the batter is used up.

February 9th is National Pizza Day therefore we have a delicious pizza dough recipe as well as some topping ideas.
Pizza Margherita
Makes - 2 Pizzas
Ingredients • 300g strong bread flour • 1 tsp instant yeast (from a sachet or a tub) • 1 tsp salt • 1 tbsp olive oil, plus extra for drizzling For the tomato sauce • 100ml passata • handful fresh basil or 1 tsp dried • 1 garlic clove, crushed For the topping • 125g ball mozzarella, sliced handful grated or shaved parmesan (or vegetarian alternative) • handful of cherry tomatoes, halved • handful of basil leaves (optional)

Make the base: Put the flour into a large bowl, then stir in the yeast and salt. Make a well, pour in 200ml warm water and the olive oil and bring together with a wooden spoon until you have a soft, fairly wet dough. Turn onto a lightly floured surface and knead for 5 mins until smooth. Cover with a tea towel and set aside.

Make the sauce: Mix the passata, basil and crushed garlic together, then season to taste. Leave to stand at room temperature while you get on with shaping the base. Roll out the dough: if you’ve let the dough rise, give it a quick knead, then split into two balls. On a floured surface, roll out the dough into large rounds, about 25cm across, using a rolling pin. The dough needs to be very thin as it will rise in the oven. Lift the rounds onto two floured baking sheets. Top and bake: heat the oven to 240C/220C fan/gas 8. Put another baking sheet or an upturned baking tray in the oven on the top shelf. Smooth sauce over bases with the back of a spoon. Scatter with cheese and tomatoes, drizzle with olive oil and season. Put one pizza, still on its baking sheet, on top of the preheated sheet or tray. Bake for 8-10 mins until crisp. Serve with a little more olive oil, and basil leaves if using. Repeat step for remaining pizza.
