It’s June, which means we’re almost halfway through the year! 2016 seems to be passing by very quickly, but we still have lots to look forward to.

Tinside Lido is now open which we consider a marker for the start of Summer. Apparently it should now be warm enough to dive into the outdoor pool – we hope that’s the case! Otherwise, get yourself out onto the Hoe for ice creams and picnics and to stretch those legs. We discovered this month that the UK’s number two fish and chip shop is right here in Plymouth. We had a great chat with Kingfisher Fish and Chips, which you can read about on page 22, about how they’ve created the most sustainable fish menu in the world. It’s pretty impressive! We’re also getting behind the campaign to put an end to puppy farming. If you’ve ever bought a dog, you might already be aware of how terrible the trade is and of how much the puppies suffer to make profit for the illegal and abusive industry. Learn more on page 16, about how the trade works and how you can spot the warning signs.

CALLING PROUD GARDENERS! Gardening has long been a relaxing and rewarding hobby, and if you’ve worked hard to make your garden beautiful, why not open it up to the public? Around 3,800 gardens open their gates every year for the National Gardens Scheme (NGS) and yours could be one of them. Funds raised go towards nursing and caring charities. It doesn’t matter if your garden is big and grand, or small and quirky – as long as it’s full of character and well-loved, people will want to visit. Small back-gardens will be of interest to anyone who’s after inspiration and ideas for their own, and larger spaces make for a great afternoon out, hopefully in the sunshine!

Support, Marie Curie Cancer Care, Hospice UK, Carers Trust and The Queen’s Nursing Institute. Money is also donated to the National Trust and the Royal Horticultural Society to fund training in gardening skills. When you open your garden, you’ll be inviting guests to offer a small donation and you can sell cakes or even plants and gardening equipment to raise further money. The National Gardens Scheme was founded in 1927 and it continues to grow as more gardens are added to the list, and volunteers and gardeners find more imaginative ways to raise those vital funds for charity.

The NGS ask that there are adequate parking spaces nearby and refreshments (tea and homemade cake always go down well!), and access to a toilet would be appreciated. As the owner, you simply need to be on hand to welcome visitors and answer questions about your garden. You might even pick up some tips and ideas from other keen gardeners who take a look around.

The Trustees of the National Gardens Scheme (NGS) recently announced the distribution of £2.7 million to its beneficiary charities as a result of funds raised at garden openings in 2015. Beneficiaries include Macmillan Cancer Support and Marie Curie for which the NGS is the biggest ever funder. In fact, since its foundation, the National Gardens Scheme has donated over £45 million to its beneficiary charities.

The NGS raises money for nursing and caring, which is the bedrock of its foundation. Charities which benefit from open gardens include Macmillan Cancer

The beloved Mary Berry recently jumped aboard the scheme too, taking over as President in March this year having opened her own garden for over 20 years.

Call OM Plymouth 01752 691007

If you’re keen to be involved, get in touch with the NGS by calling them on 01483 211 535. If you want to find out more there’s plenty of information on their website: www.ngs.org.uk. But you don’t have to open your garden to be a part of it, there are many ways in which you can support the scheme!

Pets

Please help to secure our future?

If you love dogs or cats, there is a great way to help those who are less fortunate - by leaving a gift to Gables Farm in your Will. Looking after over 1000 animals every year is very costly and inevitably involves a lot of veterinary treatment, from the day to day kind, to emergencies, serious operations and long term care. It costs around £650,000 to run Gables Farm each year and we desperately need your help and support to continue. A gift in your will could make a real difference to dogs and cats in your local area and help provide the necessary resources for our staff and volunteers to carry on their vital work in the future. These special gifts are so precious to us and have helped fund everything from improving our animal’s accommodation to providing essential resources such as food, bedding and veterinary care.

For more information on leaving a legacy please contact us: Telephone: 01752 342410 Email: info@gablesfarm.org.uk

PUT A STOP TO

PUPPY FARMING

If you’re thinking about getting a puppy to make a fluffy addition to the family, have you thought about where you’ll get it from? Puppy farming is a huge problem in the UK, with huge numbers being illegally trafficked while very young, sick or dying. With profit being the focus for those who deal with puppy farming, the dogs are often neglected. Many are taken from their mother before they’re old enough, basic, routine health care is ignored and they’re often transported during key development stages, which leads to behavioural problems. The puppies are mainly bought into the UK from places such as Ireland, Hungary, Romania, Lithuania and Poland via Dover

and the Channel Tunnel. They are then sent across the UK before being advertised for sale online to unsuspecting buyers. It’s always important to see the puppy with its mother when meeting it, but a puppy which has been farmed often won’t be with its mum. If it is, the mother could be unhealthy, underweight or with an unusual temperament. A dog should not have too many litters for health and

ethical reasons, but on puppy farms this is usually disregarded. The environment you meet the dogs in is usually a good indicator of how they’ve been looked after, but this can be deceiving. It’s not uncommon for the puppies to be kept in bad conditions while being advertised, and then taken to a house when being visited by potential buyers so that it looks like it’s coming from a good home.

Buying an illegally trafficked puppy only contributes to the industry The danger to buyers when purchasing farmed puppies is the ongoing cost of medical treatment when illness or disease surfaces, which is very common following such a terrible, unhealthy start to their life. This can be traumatic for a family who were hoping for a bouncy, cheerful

pet. Aside from the cost, buying an illegally trafficked puppy only contributes to the industry and puts money into the pockets of those who abuse animals. Purchasing a dog is a fairly lengthy process. Farmed puppies are often advertised as being ‘available now’ to entice anyone who doesn’t want to wait around. A responsible breeder will ask that the buyer visits the puppy a few times to get to know it, and sometimes the initial visit may even be made while the puppy is under 8 weeks old, which is the age when it’s ready to leave its mother. The benefits of this are that the buyer will be told the exact age of the pup and its genetic background, as well being able to meet its mother. It also gives peace of mind, knowing that the puppy has been looked after by a responsible person who cares about its welfare. Another option is to visit a rescue centre, where dogs have been found stray, abandoned or taken from an abusive owner. A buyer won’t be able to be as picky about the breed, there will be less information on the dog’s age and background and it’s less likely to be a puppy, but money paid for the dog goes back into the organisation to rescue more dogs, and you’ll be giving your new pet a good life and loving family which it may have never had. If you visit a puppy for sale and feel uneasy at any point, don’t feel pressured into making a purchase. If you suspect any cruelty or trafficking, report it to the RSPCA, the police or your local council. Do your research before buying a dog and don’t allow excitement to make decisions for you. Speak to other people who have bought dogs to hear their experience, visit rescue centres to ask questions and take advice from responsible organisations such as the RSPCA and The Kennel Club to help you to understand the process and how to care for your dog. Visit www.rspca.org.uk and sign the petition to scrap the puppy trade.

Gables Farm Dogs’ & Cats’ Home has been rehoming unwanted and abandoned cats and dogs since 1907. Over 1,000 are taken in every year and reunited with their owners or they’re given a fresh start in life with a new family. The Drinks Are On Us!

Another Classic Act from Celebrity When you cruise with Celebrity, you will feel like one, as you are spoilt from the moment you board your luxury floating resort to that sad time of ending your amazing experience. We at Have A Nice Stay Travel are proud to have been partnered with this great brand since they began in 1989.

Visit us: www.haveanicestay.co.uk

Cruising has come a very long way since then, but Celebrity’s goal to offer ‘affordable luxury’ has truly been achieved, and more. Every new ship launched proved the cruise line’s intentions of continuing with the early philosophy of a luxury cruise experience at a very affordable price.

This super package would cost you about £42 a day per person to purchase and on a 14 night cruise that is almost £600 per person. Not too many years ago, you would dread the final bill arriving the day you disembarked following your endless visits to all the bars and the many bottles of wine that accompanied all of those meals. Add to that the bottled waters, speciality coffees, smoothies and soft drinks and you knew a heart attack was imminent once you saw your invoice. Well now, it’s all part of the cruise price so you can indulge without fear of that final bill.

So now it has improved even more, including a beverage package to make your holiday virtually all-inclusive. Book a Celebrity cruise now and receive a complimentary Classic Drinks package on most of their sailings up to the end of 2017.

So why not spoil yourself and book one of our amazing Celebrity cruise offers for 2016 and 2017, with a complimentary Classic Drinks package and up to $500 on board per person. This is such a great incentive and that is why 90% of our loyal clients only cruise with Celebrity. If you have not enjoyed Celebrity status why not give us a call or email us for a choice of amazing itineraries, our friendly, quality ship and destination knowledge and great prices.

PLYMOUTH’S BEST BUSINESSES Did you know, you can pick up the most sustainable, tasty and nutritious takeaway from Kingfisher Fish and Chips in Plympton? Owners Craig and Nikki and their team have won countless awards and are pushing for more as they aim to become the number one fish and chip shop in the UK.

Their awards include the Fish and Chip Quality Award, of which only 250 chip shops in the UK can put their name to. The success has come in thick and fast for Craig and Nikki after they went in for four awards in their first year of opening in 2012, and having been shortlisted for them all, they’ve been motivated to keep at it and to come out on top. We’re already impressed by the amount of certificates on the wall and in the window, when Craig tells us that he has more to put out on display. Not only have Kingfisher been shortlisted for Best in the South West and Top 10 in the UK, they’ve also found themselves with the most sustainable fish menu in the world. They have 12 MSC (Marine Stewardship Council) certified species on offer, all properly sourced and of high quality. “We didn’t know it at the time when we did it, but it was the most MSC species on a menu anywhere in the world. We thought it might be a UK record, but 12 sits quite nicely and it works well for us. When you enlist a species you have to register it with the Marine Council. All of a sudden we

got our 12th one and we got an email back saying “Congratulations, we’d like to market you as the most sustainable fish menu in the world.”” This includes restaurants as well as fish and chip shops. Their efforts have also been recognised elsewhere, winning them the Good Catch Award – another win to put on display at Kingfisher. The MCS (Marine Conservation Society, not to be confused with MSC) run a traffic light system to highlight endangered species and this is updated regularly. Therefore, Craig tells us that they “ensure that all of our seafood is kept in the green”, and won’t hesitate to remove a species from the menu if it’s no longer sustainable or if he doesn’t agree with the way it’s being farmed. “We took cod roe off the menu for example, because we didn’t like the idea of it. It’s not an endangered species, not that it’s a species in its own right, but we didn’t like the way the boats go out farming for cod roe because that is the fish of the future. So we don’t do that, cod roe is not on our menu. “So far we’ve taken 5 species off our menu, because they’re endangered or not in the green category. We take great pride in that.”

The team are happy to explain to customers why a species of fish may have disappeared from the menu, and it’s usually appreciated as consumers become more aware of the environment and where their food is coming from.

It might sound optimistic but this isn’t entirely out of reach – they’ve already been given second place. Kingfisher refuses to stand still and blend in with other takeaways, and that’s already evident as we walk through the door to be greeted by bright, green paintwork, cheerful staff and walls adorned with awards and information on the fish they serve. They really are bringing a fresh approach to fish and chips.

They’ve also found themselves with the most sustainable fish menu in the world

Kingfisher doesn’t always use fish from the Barbican Fish Market like many might expect, as there are simply too many fish and chip shops in Plymouth for the market to supply enough to them all. “Our fish comes from the cold North East Atlantic, the Arctic waters, where it’s got certification and it’s sold sustainably. What happens is they’ll fish an area and then do regular checks by measuring random sacks of fish from boats which come in. If the percentage of fish is too small they’ll lock that area down to let the stocks grow. It’s really well managed.

www.omplymouthmagazine.co.uk

AND ENTREPRENEURS “It’s a cleaner, fresh tasting fish which can be supplied in volumes and has the certification we’re looking for. More fish and chip shops need to be certified and source responsibly.” Craig even works with the MSC now to get more fish and chip shops on-board and to raise awareness, and recently managed to get four takeaways onto the scheme. At the moment only 61 out of 10,500 shops have certification. “It is something that will grow. It needs people like us to shine the light and lead the way because it’s essential. We have to make sure that there is fish for tomorrow, and the day after, and the day after, and for future generations. I think people are becoming more savvy about it now.”

We have to make sure that there is fish for tomorrow, and the day after, and the day after...

Craig is making a difference not only for his customers, but for his suppliers too - he recently managed to persuade them to get hold of MSC certified plaice, as they weren’t convinced there was a market for it. In the end they decided to give it a go and it’s been a huge success.

The chip shop owner really cares about the food he serves and takes his responsibility seriously. He’d been in the food industry for about 19 years in Sheffield when he answered a call to move to Plymouth and help operate and run a group of six fish and chip shops in and around the city. Eventually the owner of the business lost interest and Craig took the opportunity to buy Kingfisher, which was run-down and un-loved. “We changed absolutely everything – we changed the potatoes, we changed the fish…absolutely everything had an upgrade.” Only the name remained the same, but the proud new owners added ‘Fish and Chips’ to the end. Craig and Nikki only care that their customers receive the best, even refusing to put up prices if outgoings increase as they source better packaging and better quality food.

“It’s never been about the money - that comes as a result. When we first opened the business we set it out that we would always be quality-led. “We give customers the quality and product and level of service they should be getting, and try to raise fish and chips to a different level. It’s always been about that, not about how much money we can make.” Kingfisher offer gluten-free batter on Mondays to cater to those with an intolerance, and their chips are cooked in a way which makes them vegetarian and vegan friendly. “We’re trying unlock fish and chips for people who don’t usually have it for various reasons. We want to encompass as many people, because most people have a fond memory of fish and chips which pinpoints them to a great occasion in the past.

games and competitions as the team get behind the cause. It’s important to support fish and chip shops like Kingfisher, who are raising the bar high when it comes to standards and quality. Craig and Nikki are keen for their business to be top. “We don’t stand still, we’re our biggest critics. We’re genuinely looking for the next big thing all the time. We want to be the UK’s number one fish and chip shop, we’ll try hard. We’ve got to go for it again.” We’re pretty certain that Craig and Nikki will soon run out of space on the walls to hang their awards.

“Fish and chips is evolving now and I consider us to be one of the advocates, dragging fish and chips up by the scruff of its neck.” There are lots of ideas in the pipeline at Kingfisher to better the customer experience and create a nutritious takeaway that everyone can enjoy. The meal can be completely tailored too, with baked potatoes as an alternative chips, and fish which can be battered, breaded or poached, and cooked in the healthiest way possible with fresh ingredients. Craig and Nikki are also keen to be a big part of the community, where they already sponsor an under 7’s football team and a young table tennis team. Friday 3rd June is National Fish and Chip Day and Kingfisher will be raising money for the Fisherman’s Mission. Pop in and see them for fun,

Nikki and Craig

School pounds for Riverford potatoes Riverford are inviting schools and nurseries to join their new school scheme, The Veg Pot. The organic farmers are looking for schools to join this great, free scheme. The Veg Pot is an easy way for schools and nurseries to raise funds through parents, and more importantly, introduce children to healthy organic eating as early as possible, so they know where their food comes from and how wonderful veg can be. In addition to all this, the farmers also offer classroom visits where children can learn about earthworms, farming, and of course, vegetables, in a fun and accessible way. Riverford founder and self-confessed ‘veg nerd’ farmer Guy Watson says, “With the statistics on childhood obesity rising by the year, there is no better time to get children embracing the green stuff. We want to get as many families as possible living life on the veg like we do.” The scheme is simple: each school registers for free, sends

out information to parents and families, and the PTA receives £15 per family that becomes a Riverford veg box customer, once they’ve received their third delivery. A further £15 is paid per customer after 12 months. Families get beautiful organic veg and fruit delivered to their homes, and schools and nurseries get funds to spend on whatever they need for the children. It’s veg that works for everyone!

Your Guide to

Eating & Drinking in Plymouth Duke of Cornwall Hotel You don’t have to be staying at the Duke of Cornwall Hotel to have dinner in their restaurant. We arrived early so were invited into their Lounge Bar to relax on the sofas and enjoy a drink while our table was prepared. On into the main restaurant, the room is bright and edged with marble columns, with a sparkling chandelier hanging overhead. We also spotted their private Writing Room to the side which would be perfect for special occasions. We were served soft, warm sourdough rolls by very attentive staff while we chose what to eat. The menu is varied with food prepared by award-winning chefs. We tried the scallops and chicken liver parfait to start. Both dishes were displayed beautifully and the flavours complemented each other well, particularly the unexpected but delicious blueberry with the parfait. This was followed by our main course – roast lamb rump served with wild garlic risotto, and steak fillet with vegetables. The meat was cooked perfectly. Get a table booked if you’re looking for a restaurant to impress, somewhere more formal or if you just want to try somewhere different.

Rockfish Situated next to the National Marine Aquarium, Rockfish is a fantastic family seafood restaurant which is bright, fresh and relaxing. Once seated, our waitress took out a pen and circled the fish of the day on the sheets which covered the table. There’s a short description about each one to help you pick - we had a choice of three. After browsing the menu however, a few other dishes caught our eye. We started with portions of chunky calamari and battered halloumi, before moving on to our mains - the Rockfish cheese burger and seafood tacos. Both were served with bottomless chips and the tacos were stuffed with crispy cod and crabmeat, topped off with guacamole and salsa. They were fresh-tasting and very filling - I’d highly recommend them! They really pride themselves on their huge choice of seafood from local crab and grilled fish of the day, to oysters and Italian seafood salad. Of course, you can always opt for traditional fish and chips - they serve sustainable MSC cod and haddock from MSC and all their local fish is from well managed sources.

Rock Salt Cafe & Brasserie We’d already heard good things about Rock Salt and we weren’t disappointed. We were greeted by a calm atmosphere and friendly staff who seated us and gave us our menus - one being standard, the other being a tasting menu. We started off with warm, fresh bread with bowls of olives and balsamic vinegar, before sharing a plate of scallops. They were cooked perfectly and served with a teriyaki risotto. For our mains we chose the lamb steak (cooked rare, served with crunchy onion rings and chips) and bass which melted in the mouth. Both were presented beautifully and we had very generous portions - so much so that we couldn’t find room for the delicious-looking desserts! We noticed that in the daytime they’re open for coffee and cake and have a separate lunch menu - something we’re keen to go back and try. The light and airy interior is great in the daytime, while it becomes more cosy at night. The restaurant is a bit hidden away in Stonehouse, but a find which is very rewarding once you walk through the door.

We picked out some of our favourite eateries in Plymouth, and put together a guide to help you out next time you’re looking for a spot of lunch or dinner with friends. Remember to take along a voucher for some special deals!

The Hidden Olive This wonderful place is tucked away on Sutton Harbour, away from the bustle of the Barbican with a great view of the yachts. The Hidden Olive is already popular at lunchtime, for coffee, cakes and paninis, but their new evening menu is pretty unique. Think tapas-style dishes of great combinations - the head chef knows what tastes good. Ranging from £3-£5 per dish, you can mix and match with friends and be spoilt for choice. The menu is designed to cater to various diets and tastes. Not only are there separate sections for fish, meat and salad, there’s also a good vegan/vegetarian menu and everything can be made gluten-free. As it’s all made fresh, the chefs are happy to tailor dishes to their guests if something isn’t quite what they fancy. We tried various dishes from each section of the menu and loved the different flavours from each. The Hidden Olive is constantly evolving at the moment to provide the best, most ethical products and it’s clear that they take a lot of pride in the food they serve. Head here for great food at any time of day.

River Cottage Canteen & Deli Tucked away in Royal William Yard lies the wonderful Canteen. We were entertained by a talented jazz trio during our visit, while we snacked on hummus and flatbread to start and looked out across the River Tamar through huge windows. The team are very welcoming and their knowledge of the menu is impressive. Our waiter recommended the hake, fresh from the Barbican Fish Market that day, which was served with delicious chorizo potatoes, and we also ordered a breaded mackerel burger. Of course, fish isn’t the only thing on the menu, and those who fancy meat or a veggie option will find something tasty. The food on the menu is fresh and in-season, and it didn’t take us long to decide what to order. Our waiter even made sure that the drinks we were ordering would compliment our main meal, which highlighted how much he cared about the food and ensured that we enjoyed every mouthful. Dessert was a velvety cappuccino pannacotta with a raspberry sorbet, which was an unexpected but great combination of flavours.

Aubergine Parmigiana This Italian classic of baked aubergines layered with tomato and cheese is Mediterranean comfort food at its best. It is a meal in its own right, though also makes a sumptuous side dish for simple grilled meats or a roast. Some mozzarella contains animal rennet, so if you are vegetarian, source one without.

Ingredients •

Serves 2

Do You Believe in Hypnosis? Along with, ‘Is hypnosis real or a scam?’ this is a question that I hear a lot; do a search on the internet and you’ll find thousands of hits, it’s even used as one of the questions on a popular dating site!

It leaves me somewhere between (EEG, fMRI, PET scans and the like) amused and disconcerted. Amused, has provided us with the proof. because no one ever questions: Is sleep is real? Do you believe in fainting? Can In fact, a slam dunk! you really be knocked unconscious or is it fake? However, like any of these, Not only proof that it is an altered state it is another state of consciousness. of consciousness but also that it is doing Disconcerted, because it means that what we’ve been telling people for years so many people are missing out on the that it does, disconnecting the conscious amazing benefits that it can have on their from the subconscious so that we can lives because either they don’t ‘believe’ talk directly to the subconscious mind. In in it, or because they neurological terms think that other people There is evidence to show it is a little more would think they’ve complicated than that; that hypnotherapy is gone a bit ‘woo-woo’. we would be using helpful in pain and stress terms like ‘executive It also means that reduction, and therefore control areas’ and many people who ‘emotional centres’ anything that is related to and talking about have been helped by pain or stress hypnotherapy don’t synaptic connections, want to admit they cerebral blood flow have used it. This is a huge challenge for and electrical activity (and they wouldn’t hypnotherapists because we know who like the word ‘subconscious’ but that we’ve helped but without their permission is another discussion!). Nevertheless, we can’t say. fundamentally, this is what they’ve found. So let’s put the record straight. The debate, even amongst the psychiatrists, psychologists etc. has been going on for years; is it an altered state or something else? I won’t go into the complex theories that some of the ‘experts’ have come up with, because they are really no longer relevant. Why? Because neuroimaging

Scientists are notoriously slow in changing their minds, or making a decision about anything, and all the research is couched in terms of ‘it seems to’, ‘it may’ and ‘it is likely’ however when we come to look at what the research is showing us can be achieved with hypnosis, we can start to see the incredible range of possibilities

available (that Hypnotherapists have known for years!). There is evidence to show that hypnotherapy is helpful in pain and stress reduction, and therefore anything that is related to pain or stress such as: osteoarthritis, joint or muscle injury, fibromyalgia; asthma, stuttering, IBS, rheumatoid arthritis, depression, anxiety, cancer, PTSD, ME, dystonia… I could go on but I think you may get the idea! Furthermore, there are the psychological issues of self-esteem, confidence, anorexia, weight loss, addictions and phobias etc. Although there is less research on these (due to the complexity of research methods), what there is, is positive. Besides, we’ve been telling you the truth so far, so perhaps it is time to ‘Trust me, I’m a Hypnotherapist’!

Family Matters When you enter into a marriage you do not imagine you may separate but unfortunately relationships do fail and we at Evans Harvey understand the importance of a non-confrontational approach when trying to sort out the logistics of separation.

We have therefore put together a few of the questions which are frequently asked on just such occasions and hope you will find them helpful. We are of course happy to discuss matters further either by telephone or at our free clinic.

Are you worried or anxious about changes in your family? Come along to our FREE drop in clinic for family matters

Wednesdays 10am to 12pm No Appointment Necessary – FREE Advice If you instruct us, we are able to offer fixed fees in many circumstances. - Divorce / Finances / Property Matters - Children Arrangements - We will provide friendly, practical, confidential advice which can help to reduce much of the emotional stress during what is likely to be a traumatic period, by an accredited family law expert. We also specialise in discretionary trusts for disabled / vulnerable children and adults.

How much does a divorce cost? Evans Harvey recognise that people worry about legal fees and we, therefore, offer fixed fee schemes of £450 plus VAT plus the Court fee (currently £550) in respect of advising you about an uncontested divorce if you are starting the divorce proceedings or £200 plus VAT if you receive a petition and are not contesting the divorce. We will also advise you about the likely costs in relation to any related financial or children issues which will depend on the particular circumstances of your case. What arrangements should we consider with regard to the Children? It is generally considered to be in a child’s best interest if they have a good relationship with both parents and they should always be protected and supported through the changes within the family. This will often mean spending time with both parents and, if this cannot be agreed, a Court will order, in most cases, that children should see the non-resident parent regularly as the Court considers that it is the right of every child to have contact with each parent where possible. We can give you advice as to how much contact a Court may order, negotiate on your behalf, refer you to mediation and represent you in Court proceedings if it does not prove possible to reach an agreement with your former partner. How will the family finances be divided? There is no set mathematical formula for dividing the matrimonial assets on a

divorce. The Court will aim to achieve a fair division of the assets of the marriage taking account of a whole range of different factors with the first consideration being given to the welfare of any children of the family under 18 years old. What can I do if we don’t agree about the division of the household contents? It is often expensive to incur legal fees about household contents and the legal fees can often outweigh the value of the items. You may be able to negotiate that you should receive a lump sum by way of compensation instead if you cannot readily reach an agreement about the division of the household contents. Do we have to use the Child Maintenance Service? The parent who does not live with the children has a continuing duty to provide financial support for the children after separation. The CSA is being phased out and the Child Maintenance Service (CMS) has been set up to take on new applications. This does not, however, mean that the CMS always has to become involved and the aim is to promote arrangements for child maintenance which the parents have agreed between themselves. What happens about finances if we split up after living together but if we were not married? Dividing money and property when you have not been married can sometimes be complicated. The fact that you were not married, does not necessarily mean, however, that you may not have a claim against a property that was not owned in your name.

Allow Me to Reintroduce Myself – the 100% Mortgage Not since the sub-prime taboo days of 2008 has a 100% mortgage been offered by a lender. Since then, the closest the market’s come to it are the two 95% Help to Buy mortgage schemes, and one of them ends in December this year. That’s why the news that the first 100% mortgage in eight years has arrived on the market, comes as good news. But will it help the right people? And is it truly a “100%” mortgage? Well, there is a catch. Whilst the buyers themselves may not need a deposit, a ‘helper’ of the buyer must put 10% of the purchase price into a savings account with that particular lender.

So this isn’t a 100% mortgage, it’s a 90% mortgage? It may sound like that, but, no. Whilst the ‘helper’ will have to put the funds down, providing all of your mortgage payments are upto-date, they will get these funds back with interest added on top after three years.

Matthew Johns is from Mortgage Advice Bureau For further information call: 01752 204000 Email: matthew.johns@mab.org.uk Visit: www.mabsouthwest.co.uk

Why would the lender do this? It helps everyone. The lender gets new mortgage customers, the buyers get their home and the ‘helpers’ receive interest on, what is effectively, a savings account. However, on the not-so-good flipside, access to a 100% mortgage could also be seen as a lender’s ‘wager’ that house prices will increase by 10% within the next few years, as they are essentially guaranteeing that there will be enough equity in the property within three years to pay the ‘helpers’ back. So, if your parents, or someone you’re close with, has any spare cash laying around, this could help you get onto the property ladder quicker than expected. If you don’t have that luxury, this scheme could see yet another flood of buyers that could drive house prices up even further – putting that step onto the ladder even further out of reach. Because of this dilemma, it is imperative that you speak to a professional mortgage adviser who will be able to assist you in finding a mortgage that is right for your needs and circumstances.

Your home may be repossessed if you do not keep up repayments on your mortgage. There will be a fee for mortgage advice. The actual amount you pay will depend upon your circumstances. The fee is up to 1%, but a typical fee is 0.3% of the amount borrowed.

Secure Your Future NOW with a Skills Group apprenticeship

The South West has the highest apprenticeship success rates in the UK, well above the national average of 71.7%. Yet there are over 1,800 apprenticeship vacancies across Devon and Cornwall, with more than 10% of these being advertised by local apprenticeship provider, Skills Group. Here are just a few young people who chose an apprenticeship over the traditional A Level and university route, talking about why they believe they wouldn’t be where they are now without the support they received from Skills Group...

Ten years ago, Nicola White was the first apprentice to be employed through Skills Group by TH March. She started out as an audio typist in 2006. A decade on and she is now an account handler and underwriter in a highly skilled team handling insurance quotes for customers’ high value jewellery.

Jordan Newpoint struggled with dyslexia at school. He joined Skills Group’s Learn2Work course, a full-time preapprenticeship programme specifically designed to prepare young people for an apprenticeship or employment in their chosen career.

Nicola is very ambitious and wants other youngsters to consider an apprenticeship as a successful career path. “An apprenticeship is extremely useful, mine helped me to secure the role with TH March, and Skills Group really encouraged me to do well and tapped into my ambition to better myself. I’ve now started an Advanced Apprenticeship in Management in the hope of eventually becoming a team leader.”

With support from Skills Group Jordan has now started an apprenticeship with C&P Plastering Ltd. “Nothing really clicked for me at school. I found it hard. I had reading problems and all sorts. “The full-time Learn2Work course in construction helped me with everything, including my English, and it really boosted my confidence. Now I’m working as a plastering apprentice and feel much happier. I know I have a support network behind me.”

Olivia Appleby, a business administration apprentice with Marchand Petit, was on a gap year trying to earn some money before going to university. “The thought of building up a large debt and not necessarily being able to talk straight into a job scared me. When I looked at the alternatives the apprenticeship route interested me because I’d be getting a real experience. “Now I have a job and I’m earning, and I’m getting my qualifications and learning in a way I find much easier.”

Getting a job as an apprentice is a simple process. Skills Group has a dedicated vacancy website, www.apprenticeships4me.com, listing all their current vacancies. Presently there are more than 190 jobs available in business administration, care and early years, construction, engineering and automotive, hairdressing, sport and leisure, and teaching and learning across Devon and Cornwall. After spotting the dream job, all you need to do is click the ‘apply now’ button and provide some basic information. Then, the team at Skills Group will get in touch and run through what is required from you and any other vacancies they feel may be appropriate. Once you’ve been offered a job, the Skills Group team will support you to ensure that you complete your apprenticeship, before taking the next step on your career path.
