FEB 13TH: HAVE A FLIPPING GOOD PANCAKE DAY! 10
French
American
English
Wafer-thin and delicate, thin and flat. Crêpes tend to be larger in diameter than pancakes, and are often rolled or folded with a filling. They differ from the savoury Galette form, which is made from buckwheat flour to give it an unsweetened taste. Crêpes for those with a sweet tooth and make great desserts, with popular fillings including banana, ice cream, strawberries and chocolate.
Thick and fluffy, small and round. Thanks to the American pancake batter having a raising agent in it such as baking powder, they rise to form dense bitesize pancakes that are typically stacked in groups. They also tend to have a filling (such as blueberries) mixed into the batter and cooked within the pancake itself. Alternatively, the pancake stack itself can be topped with fresh fruits or, sticking to American tradition, maple syrup and bacon for a breakfast treat - yum!
Can’t decide? English pancakes boast the best of both worlds - despite having no raising agent, they are slightly thicker than a French crêpe, which are typically crispier. Served savoury or sweet, the English version is the most versatile in terms of flavourings and toppings. As a result, they are often the basis of recipes you can find online for basic pancake mixes.
Easy with Three
Why not try some of our suggestions to put a twist on this year’s celebrations?
All you need is one large ripe banana, two eggs and a slither of butter to make around 6-8 pancakes. Mash the bananas and add the eggs until a consistent batter forms and then coat a warm frying pan in melted butter. With the butter bubbling, ladel small amounts of the batter into the pan in order to cook approximately two or three at once. Flip with a spatula after the batter has stopped sticking to the pan and bubbles appear on the pancake surface. Once browned on both sides and the sides have stopped sticking, serve.
Cheesy like the movies
With such a large variety of cheese available, there is a wide range of cheesy pancake options. Take 55g of plain flour, an egg, a pinch of salt, 140ml of milk, half a teaspoon of oil and the cheese of your choice. Cheddar may be a safe bet, but if you’re feeling more adventurous, try a blue cheese twist. Mix all the ingredients in a bowl and fry portions of the mixture as you would a standard pancake. Then it’s time for toppings! We recommend tasty additions such as cream cheese, avocado, parma ham or bacon, but you can also try it with carbonara sauce, spinach and chicken or fried asparagus with garlic.

CLIP N’ CLIMB PLYMOUTH THE VERTICAL PLAYGROUND FOR ANYONE AGED 4+
C
lip N’ Climb is an indoor activity centre consisting of a number of colourful, challenging climbing walls and two additional options in the form of a drop slide and leap of faith. Fun for the entire family, you can test your skills and strength in a safe and friendly environment.Whether you are 4 or 64- you are guaranteed to have a great time!
Laura, who has a personal interest in climbing, tells us “The Ship is perfect because of its height. Finding a building which can accommodate such tall challenges can be a real difficulty, but here we were actually able to have the highest climbing wall out of all the Clip n’ Climb’s in the UK, the Big Cheese! We must admit to being super competitive and so wanted to make sure that we had the biggest, and of course the best”.
“
“
There are over 40 Clip N’ Climb’s in the UK, and the Plymouth branch opened in July last year.
“We are the only venue in the UK that is owned by the manufacturers. We share best practice- so whenever a new Clip N’ Climb opens myself and Laura meet with the staff and give them basic training. We have the most experience out of anybody, so we can pass on our knowledge and hopefully the brand will continue to benefit from that”.
“
“
Having previously been based at the Exeter Clip N’ Climb, the first of its kind in Europe; Managers Ian Stocker and Laura Gemmell made the move to The Ship in Plymouth, after the impressive space became available.
Clip N Climb Plymouth has the most climbing walls in the UK, along with additional extras for the brave; the drop slide and the leap of faith
The OM team were lucky enough to have a go on the climbing walls, so we can tell you firsthand what to expect when you visit. First, you are taken into the briefing room. This is the important part; safety procedures are explained and you are told how to put your harness on correctly. All of the walls work with an auto belay system, which means yourself or your child can climb without worry of falling. A karabiner is attached to your harness at the bottom of each wall. The Auto Belay picks up the slack as you work your way up; and when you are ready to come down, simply let yourself go and the Auto Belay will control your descent. As an extra safety precaution, a purple mat is located at the bottom of each climb. If this mat is down, this is an indication there is somebody climbing above, so it’s best to stay clear. The mat also acts as a physical barrier to the Auto Belay clip- you cannot climb unless you are clipped in! “Some parents enjoy letting their kids do their own thing, in that case; we have our own café called 4 degrees West where they can enjoy a coffee and a range of hot snacks”. Laura tells us that parents and guardians also have the option of being a ‘clipper’, which means they can be more involved and unclip the child’s karabiner at the bottom of each wall. “Of course, some parents love to climb themselves which we also encourage!”
Laura Gemmell and Ian Stocker
12
The Leap of Faith and Drop Slide
“All of the walls have three different challenges, so if you find one particularly easy then there are alternative ways to climb. Something that is simple for one person may be difficult for another. A lot of families say they enjoy the fact that it is something they can all get involved in on different levels”.

Clip N Climb offer party packages, and unlike many businesses there is no minimum number of people required to book. “We offer a standard hour and a half session as part of the package, and the birthday child gets a free go on either the drop slide or leap of faith. We decorate a table in the café with balloons and lay out a buffet style lunch for when you’re all climbed out”.
“
“
Clip N Climb offer party packages with no minimum number requirement, 20% Student discount and special events such as SEN and home education sessions. They also offer a 10% entry discount for the NHS and Military
Ian and Laura want to the stress the importance of personal preference when it comes to climbing with them. “When it comes to disability or special needs- we don’t want to go ahead and say yes it’s great- because what might work for one person but not for someone else”. Clip N Climb are more than happy to walk you around their premises before you book a session, ensuring you are confident about what to expect. “It’s great for confidence and anxiety” Laura explains. “One of my favourite things is watching people grow in confidence, even in just an hour! The change is incredible. People will start only a few feet off the floor, scared to let themselves go and by the end of the session they are right up there and jumping off!” A lot of thought goes into the design process of the climbing walls. “The different walls will teach you a range of skills without you realising. Some teach you how to use undercuts or lay-backs, some teach you how to move your body, others you have to balance, some have overhangs”.
“
“
You don’t realise how many skills you are gaining from climbing, it’s sneaky learning as well as a fun physical activity

The best way to ensure you climb is to book via the clip n’ climb website. The sessions run for an hour and a half and cost £12.50 per person. Ian tells us that the age limit starts from 4 years old, but there is no upper limit. “The oldest person we’ve had climb so far is 74. It really depends on your personality and confidence. The only apparatus we have to have a limit on is the drop slide and the leap of faith; you have to be a minimum of 120cm tall”. The Drop Slide and the Leap of Faith are both optional extra’s, and cost just £2.50. We all had a go and they are so much fun! The drop slide is fundamentally in reverse; rather than sitting at the top and letting yourself slide down, you hold on to the handles and you are pulled up the drop wall. Your upper body strength is tested; when you can’t possibly hold on anymore simply let go and you will fly down the drop. Clip N Climb is a great venue for parties, an afterschool activity or even; as Laura and Ian tell us, first dates! Coupled with 4 Degrees West, their very own café- it makes for a great day out to try something new. Maybe you are a regular at Clip N Climb, or maybe you’ve not heard of them until now. Take it from us here at OM; whether you are young or old, it’s a great experience that you will want to keep trying again and again.

BUSINESS PROFILE The removal and treatment of conditions such as cysts, moles and skin tags is no longer carried out under the NHS unless it poses a significant risk to the patient’s health. Sentinel Private Healthcare offer these treatments in a ‘see and treat’ private service at their treatment centre next to Derriford Hospital. We speak to Lee Grant; Commercial Business Manager for Sentinel, to find out more.
S
entinel Healthcare is the parent company for the private healthcare business and is already an established and highly regarded provider of healthcare services to the NHS. Sentinel Healthcare is a company owned and operated by all of the GPs in Plymouth, West Devon and South Hams. Over recent years, the removal of lumps and bumps such as moles and cysts has been withdrawn from the NHS due to a lack of funding and with GP practices being under huge pressure.
“
“
Sentinel Private Healthcare offer the removal of lumps and bumps at up to half the price of other services.
Based at modern premises with free parking at Plymouth Science Park next door to Derriford Hospital, Sentinel runs clinics managed by GPs who are highly experienced in the treatment of skin conditions and who have the accreditation, the skills and the expertise required for minor surgery. Sentinel Private Healthcare has been offering removal of lumps and bumps in Plymouth, South Hams and West Devon since September 2016.
A warm welcome on your arrival
18
Looking more closely at the reasons why people may want a mole, cyst or other lesion removed; it doesn’t necessarily have to be because of a health risk. Perhaps a mole gets caught on a clothing strap, or get
in the way during day to day activities. Lee tells us that people of all ages and genders are more conscious of their looks than ever before and an unsightly lump may impact them in more ways than one. Sentinel treats early teens upwards with the oldest patient to date being in her 80s. You can access the service by a GP referral or also refer yourself via the dedicated telephone booking line on 0333 332 2105 or via email. “Usually, the patient has visited their GP before being referred to us, so we know that what they want removing is harmless. People can also send us photographs and our doctors will provide an assessment and suggest treatment options.
“
“
Lee Grant, Commercial Business Manager for Sentinel Private Healthcare tells us that once these services were cut from the NHS, GPs were coming to them asking for an affordable alternative to the costly private firms also available in the city. “People were left with two choices before Sentinel; to live with their lump and bump or to pay for expensive private treatment to have it removed”.
There is just a 2 week wait for an appointment and patients have their consultation and treatment in one 30 minute appointment.
The procedure itself is performed at a number of weekly clinics and patients can book an appointment up to three months in advance at a time convenient to them. Lee explains that because the procedures are minor, they are completed in a 30 minute time slot. “Our qualified and experienced GPs will talk you through the entire process. After this, a local anaesthetic will be administered via a small injection”. Lee explains that the actual removal of the lesion often the quickest part of the process, and is pain free. Cost depends on the treatment undertaken; for
Call The Plympton Community Magazine 01752 691007 | www.plymptonmagazine.co.uk
- SENTINEL PRIVATE HEALTHCARE example, a lipoma, cyst or mole removal is just £469 with the mole sample being sent to the Derriford lab for checking. Test results are sent to the patient’s GP and the Sentinel GP. Toe nail removals are just £219 with skin tags at £179 for up to 20 removals and warts removed for £149. Sentinel also offer a no obligation lump and bump check for just £35. Sentinel is a not for profit organisation, meaning that a proportion of surplus funds will be invested back into local patient services.
Lee tells us that the biggest headache for him at the beginning was having a limited advertising budget. “It was very hard starting up a new business, but being unable to let people know you’re out there!”
“
“
In the first month, we had three patients. Since then it’s grown to the point where we are seeing around 35 patients each month – and growth is still upward.
Lee tells us that every patient is asked to fill out a confidential feedback form after their treatment, and the best thing is reading positive stories of how a simple procedure has changed a young person’s outlook on life. “It is so much more than minor surgery. People think it’s a simple skin lesion but the knock on benefits and effects of that can be huge. I enjoy reading positive feedback forms- it’s really pleasing!”
“
“
We ask Lee, who has a wealth of knowledge when it comes to Business Development, what it was like to start this up. “My expertise is in business development and operational management. I have previously worked in the NHS as a senior operations manager, as a procurement lead as well as managing media relations and communications. I was also a Business Development Director for the out of hours GP service, Devon Doctors”. Lee is also a qualified motorcycle instructor with his own thriving business known as The Bike Coach.
Lee explains it is not Sentinel’s intention to take minor surgery away from GP practices that wish to still offer it.
“We are mindful that a few surgeries want to continue to offer minor operations and that is great – what we offer is a sensibly priced, safe service for patients who want a choice or who cannot have their operation through their own practice. 98% of patients in their feedback form said they would recommend us to a friend or family member”. We finish by asking Lee where he would like to see the business in the future. “5 years from now, I would like to see the business expand its minor surgery offer into areas such as joint injections or carpal tunnel procedures. Another area I would like to see added is in specialist mental health. It would be great to create another specialist service for Sentinel that offers something in this much needed area. Finally, in terms of geography, we already have patients travelling to us from across Devon and Cornwall and I would want to promote the service more in those locations as well as possibly holding the clinics in other areas”.

BUSINESS PROFILE Mr Moshahid Ali, owner of Shapla Balti Cuisine, has been awarded a certificate of excellence for three years running. It’s clear to see that Mr Ali’s hard work isn’t going unnoticed- with the team at Shapla having to attend two award ceremonies in one night! We meet with Mr Ali, to learn more about his business and how he got to where he is today.
S
hapla Balti offer authentic Punjabi, Kashmiri, Bengali and Indian Cuisine from their premises based on the Ridgeway, in Plympton. Mr Ali, the owner of Shapla Balti is a hard working and humble restaurant owner who says he wouldn’t be where he is today without his dedicated staff and loyal customers. So, how did it all begin for Moshahid? Mr Ali started working part time in the Indian industry from the young age of 15. “Growing up was great- I was never tied down by anything. I could go wherever I wanted”. At the age of 18, Mr Ali travelled all over the UK working in a number of different restaurants; from Manchester and Birmingham, to Salford and Brixham.
“
“
Moving around the UK at such a young age gave me an advantage. I could learn from the chefs; I could see how people were putting their own adaptations on the same curry dish
By 18 years old, Moshahid Ali was an experienced Tandori Chef, which is an incredible achievement for somebody of that age! Fast forward through many years of hard workMr Ali made the decision to take some well earned time off and move to Bangladesh. “I stayed there for just over a year. It was great to take some time out after working for so long. I spent time with my family, saw some sights and just took the chance to wind down!” Upon returning to the UK in 1995, Mr Ali was offered the position of Tandori Chef at the Plympton Tandori. “I was eventually promoted to a Chef and stayed there for a further 6 months. I then proceeded to move all around Devon expanding my knowledge even further”.
Happy Valentine’s Day from the team at Shapla
5 course set meal for £19.95 per person With a complimentary liqueur after your meal Call: 01752 338169 or 340555 to book In 1999, Mr Ali opened a Takeaway on Market Road, in Plympton. After 2 years at the Takeaway, Mr Ali made the move to Shapla Balti- and the rest is history! “We have a really great Chef here, so the food is what sets our high standard. We like to adapt; and we can only improve by working together.” Because Mr Ali was taught by many different establishments throughout his childhood, himself and the chefs work together to create their own recipes, with their own unique take on classic curry dishes. However, Mr Ali tells us that the Industry isn’t without its problems. “It’s very difficult to find adequately trained chefs nowadays. The new generation are not coming into the curry industry anymore”. Before the tightening of immigration laws, Restaurant owners such as Mr Ali were able to bring in highly skilled chefs along with their wealth of knowledge, to further broaden the cuisine on offer. However, Mr Ali tells us that due to these changes- and a sharp decline in qualified people applying for these job roles, the Indian industry is currently suffering. Fortunately for Mr Ali, Shapla Balti is going from strength to strength, having been awarded a certificate of excellence for the third year running, and a 5 star food hygiene rating.

- SHAPLA BALTI CUISINE
“
“
Expanding on Mr Ali’s success; back in November, the Shapla Balti team had to attend two award ceremonies on the same night
Shapla Balti were finalists in the British Takeaway Awards hosted by Just Eat- with a certificate of their achievement on the way. They were also finalists in the British Curry Awards- and were awarded a certificate that is on display in the restaurant today. Out of well over 35,000 Indian restaurants and takeaways in the UK alone, this is no easy feat- so the team must be extremely proud of themselves! “It was a great night, at both of the award ceremonies! Myself and my Business Partner attended the British Curry awards at Battersea Park; and my cousin and another staff member attended the British Takeaway awards, which took place at the Savoy Hotel in Strand, London”. “It was a great achievement for us. When I received the award I just couldn’t stop smiling! We couldn’t have done it without our staff and great customers”. The team at Shapla Balti have no idea who put them forward for nomination, but it was clearly well deserved. Mr Ali tells us that Shapla hosts a number of charity events throughout the year, the most recent being a fundraiser for ‘Fynn’s first footsteps’.
Shapla Balti’s customer following is so great, that the restaurant opened for the first time on Christmas day 2016, and again in 2017. “Over the Christmas period we were open every day. In 2016 there was such a high demand that we decided to open on the big day. I suggested Christmas Turkey but no, everybody wanted traditional Indian food! It was a really great atmosphere, everyone was so happy”.
“
“
“I would say that loyalty makes us stand out. We had a very loyal customer base from the takeaway that we previously opened on Market Road. As soon as we opened here, all my previous customers chose to follow me and have stayed! Plympton has given us continued support”. “We get a lot of recommendations through word of mouth. This has kept us going for many years and hopefully many more to come!”
We host a lot of parties and events; birthdays, stag nights, hen nights, charity fundraisers- we can accommodate anything!
Looking to the future, Mr Ali tells us that he would love to win multiple awards. “Once you have your first award, you get hungry for more so I would definitely like to work harder and improve on that aspect. I would also love to expand the restaurant- maybe knock through a few walls!” Mr Ali tells us that another restaurant isn’t on the cards just yet, as he can’t guarantee the same level of quality and service in two places. “I am friends with my customers, we have a great atmosphere here and everybody loves to socialise- that’s what makes this place so special”. Moving on to the food, we ask Mr Ali what he recommends on the menu. “The lamb Chun Chun is by far my personal favourite. It’s very spicy!” Mr Ali tells us that Jalfrezi dishes are perhaps his most common recommendations. “At Shapla we don’t want you to be disappointed. If you are looking for advice on any of the dishes, please do ask and we will be more than happy to help!” Shapla Balti is open from 5:30-11:30pm 7 days a week, and deliver to the people of Plympton for free on orders over £25. Shapla may already be your favourite local takeaway, or you may never have tried it- but given this restaurants success over recent years, and becoming finalists in not one but two prestigious awards- it may just be worth a try!

BUSINESS PROFILE Toyota is the world’s largest manufacturer of vehicles, and Snow’s Group’s rich history dates back to the early 1960’s. We speak to Mark Edmunds, regional sales manager; and Jo Letts, Commercial Sales Manager at the Plymouth Branch, to learn more about the business and how the company has made its way to the forefront of hybrid sales.
S
now’s Group is a family owned company that has been operating in Southern England for over half a century. Currently representing a network of 45 franchised dealerships, there are seven Toyota Dealerships in total, 4 of which are in the South West. Snows Toyota Plymouth has been serving the local community since January 2013, and offer a range of services from new and used vehicles, MOT’s, servicing and rentals.
“
“
Located in Langage Business Park, Snows Group Toyota has been an established showroom based in Plympton for 17 years.
Jo Letts, Commercial Vehicle Manager for the Plymouth branch tells us; “The best thing is when you haven’t spoken to a client for a number of years and they call you up, it’s as if you’ve spoken to them yesterday. We get so much repeat business because we genuinely value each and every one of our customers”. The showroom has had a recent refurbishment, and Mark tells us the importance of customers feeling at ease when they visit. “The pods where we hold meetings with customers, there is no typical desk set up- because that could act as a physical barrier and feel very formal. They are open plan, and around a circular table so everyone is on the same level”. The showroom is Toyota’s signature ruby red- with curved walls and interactive television screens, open plan meeting pods with no doors to act as a barrier, and plenty of refreshments on offer because, after all- buying a new car is thirsty work!
26
“
Toyota has set a projection that by the year 2020, 60% of all their car sales will be Hybrid
Mark explains that in the last year, out of 200 new car sales in the Plymouth branch, over 47% were hybrid. They were also ranked one of the top 20 Toyota dealers in the country for Hybrid sales. “The perception with Hybrid is that you have to plug the car in for it to work when you don’t, it self charges. A lot of people don’t understand their options”. So what is the big deal when it comes to Hybrid technology? Hybrid models are powered by either a petrol or diesel engine, and an electric motor. There are three main types of hybrid, but most of them drive like a conventional automatic car. The chief advantages of a hybrid are that is uses less fuel and emits less CO2 than most conventional non-hybrid vehicles.
“
“
Mark has been with Toyota for 26 years, and had previously been based in Cardiff before making the move to the South West. “The most satisfying aspect is knowing that the customers are so loyal. People don’t just buy one car, once it reaches the end of its lifespan they are back because they know we are reliable”.
Going back to Toyota as a business, part of their mission statement enforces the importance of going green, and they are the market leaders in Hybrid Technology.
“
We ask Mark Edmunds, the regional General Manager; what attracted him to the company initially. “Toyota has something for everyone. You have your small car, which was your town vehicle- right up to your multipurpose vehicles and pickups”. Mark tells us that when he came onto the scene, the advanced Hybrid technology wasn’t around- and Toyota was well known for their reliability.
The media coverage on the environmental impacts of diesel engines means that awareness of alternative technology is increasing. These impact on the industry, but we’ve got Hybrid vehicles at the forefront, this is where we will excel.
The Toyota Prius, now in its fourth generation is arguably the best known hybrid vehicle. Each of the power sources can drive the car separately, or they can work

- SNOWS TOYOTA, PLYMOUTH together. Mark tells us that there is government grant as an initiative to purchase a hybrid vehicle and reduce your carbon footprint. Mark and Jo agree that the biggest challenge they face as a Dealership is the ever increasing customer knowledge, due to online forums and the impact of social media platforms. “The customer has so much power. They can research anything online. If you don’t keep up with the pace as a business, you could potentially have a customer that knows more than you”. Jo Letts is the Commercial Vehicle Manager for Toyota Plymouth. Jo has over ten years experience, giving her a fantastic insight when it comes to finding the right vehicle to suit her customers requirements. “We now have a dedicated commercial vehicle showroom here at Plympton, Toyota is moving into commercial vehicles quite well”. Jo explains that Toyota are moving away from the affiliation with other manufacturers, and are going solo when it comes to producing their own commercials. The Hilux is Toyota’s staple commercial vehicle, with a massive heritage. First coming onto the scene in 1963, the history of the Toyota Hilux spans eight generations, during which the pick-up has earned a reputation as one of the world’s most trusted and reliable commercial vehicles. Joe explains that in 2017, the Hilux won Pick up of the year in the Commercial fleet awards.
“
“
Toyota are so confident in their reliability, all commercial vehicles come with a 5 year, 100,000 mile manufacturer warranty
In regards to competition in the industry, Mark tells us that it is fierce. “Every car out there is a good car nowadays. Our biggest challenge is making sure Toyota stands out from everyone else. We need to remove this stigma that hybrid is unknown, as trust is essential when it comes to purchasing a new vehicle”. Toyota Plymouth offer Hybrid versions on six of their popular models; the Yaris, Auris, Prius, Prius Plus, Plug in Prius, and RAV4, Toyota’s 4 wheel drive. Mark explains that they have actually stopped producing the diesel version of the RAV4, making it a hybrid only option. “It was a bold move- but it is letting people know that this is the future. It is what the customers want”. Customer satisfaction is high on the list of priorities for the team at Toyota. “For us, making a great experience for the customer is key. We want you to be able to park easily outside, to be greeted by a customer host when you enter and not be bombarded by sales immediately. We want you to leave feeling like you’ve been treated with respect; that you’ve been listened to”. Looking to the future, Mark and Jo would love to become the biggest hybrid vehicle seller in the South West, and if their recent track record is anything to go by, this could soon become a reality. “We want people to know we are here, we want to raise awareness of the importance of hybrid technology and remove this stigma that it is the unknown”. Says Mark. Why not visit Snows Toyota today to test drive a hybrid vehicle and find out for yourself? You can make enquiries through their website, or via the contact details below.

MAKE THE MOVE VS RENOVATE: YOUR NEW HOME IN 2018
T
he excitement of Christmas is over, and you have settled into the New Year. Maybe you were waiting for the festive period to die down before you focus on a big change for your family- moving house. Spring is traditionally the best time to put your house on the market, so if you are thinking of selling up, get ahead of the game and start making your house presentable to potential buyers now. On the other hand, many families have a lot of reasons why moving may not necessarily be the best option for them, so taking the time to renovate your current house may be more efficient. When it comes to choosing whether to renovate your current home or move, there are a number of important factors to take into consideration. Apart from the obvious costs, there are also factors such as location, emotional attachment and prospective time frames. We outline the benefits of both to help you come to an unbiased decision. ADVANTAGES OF RENOVATING: To start, let’s look at the advantages of renovating your current home. Perhaps the most important point is that a renovation will cost you less than a new home - if you budget correctly. Thankfully, a well thought out renovation project will not empty the bank as much as starting fresh. What makes this option more affordable is that fact that you can update your rooms one at a time, allowing you to control the workflow alongside your available budget. It is important to keep track of your spending, as a renovation can quickly add up. Planning is key- it’s a lot cheaper and easier to rectify problems on paper, than
30
it is to knock down a wall once you change your mind.
If you choose to renovate, you will be in familiar surroundings. If you have lived in a house for a number of years, chances are you know your way around. You will have friends in the area and trustworthy neighbours. If you have children who are settled into school and you don’t want to uproot them, then renovating may be the way to go. Location is also an important factor when it comes to choosing. A great location is hard to find- so if your current home has great transport links, on a quiet street or close to local shops then this may be worth keeping hold of. Forget money and location for a second- it is important to listen to your gut on this one. Do you simply love your house and can’t bear the thought of leaving? If you have a lot of memories in one place, simply leaving it behind isn’t so easy. Emotional attachment can be a concrete reason to renovate, even if the house does have a few problems that can’t be fixed. ADVANTAGES OF MOVING: On the other hand, sometimes moving is the way to go. If you want to start a fresh, then flying to a new nest is for you. If your current surroundings aren’t where you want to be; and it’s not something you can change yourself, then moving to a new and exciting location may look like an attractive offer. If you make the move, chances are your new home will be in touch with modern times. Most modern builds, especially those that have been worked on to sell- will have all the expensive necessities ready and waiting. Wooden floors throughout are a staple to an attractive new home, double glazing and other energy efficient adaptations means that your new home will
Call The Plympton Community Magazine 01752 691007 | www.plymptonmagazine.co.uk
more than likely be more energy efficient than your current place, saving you money in the long run. Of course, you can set out to search for a diamond in the rough yourself, but one of the main attractions of moving is that an Estate Agent can do all the work for you. It is much easier to find your perfect home with the help of a seasoned professional; if you have the funds of course. They can help you promote and sell your old home to potential buyers, whilst simultaneously being on the look out for your new place. PLANNING PERMISSION: When it comes to making a decision, you have to be prepared for the unforeseen circumstances that may crop up. If you are planning on renovating, you need to know whether your property is suitable. Will you need planning permission? And if so, will you be able to get it?
CONSIDERING THE COSTSo you’ve made your budget and put together a plan, but be sure to take into account the less obvious costs of renovating or moving. For example; If you’re leaning towards renovating: • Storage: to store your things whilst work is being done • Pets: they may need somewhere else to stay during the renovation • House surveys: to check your house is suitable for renovating • Professional fees: depending on what you want to do with your house, you may need surveyors, architects and other professionals If you’re leaning towards moving: • Arrangement fees • Valuation fees • Survey fees • Stamp Duty • Conveyancing fee • Land registry fee • Moving fees
Making any structural changes such as knocking through walls or adding doors and windows usually requires planning permission. Internal changes are generally okay, however there are exceptions to this, so you will need to read up on what is accepted. If you want to extend your house, you will need to check the boundaries for the garden. There may be limits on how big your property can be. Checking the structure of a house is not easy, so it might be worth getting in touch with a property surveyor, this can help you avoid any costly mistakes. Remodelling will of course increase the value of your property. But be careful, as there is such a thing as overimproving. You may have made the choice to renovate the place you’ve lived in for years- but no one knows what the future will bring. There may come a time where moving out is the only option you have- so you want to make sure you will get the best investment possible for all of the hard work you will have put in over the years. Your home is an investment. Whether you want to work your way up the property ladder and reach your dream home, or simply improve your surroundings; you will be increasing the value of your property along the way. We take a look at the most effective ways to do this.
ADDING VALUE TO YOUR HOME
LET YOUR HOME GROW: First let’s talk about the costly ways of improving your home that will yield the biggest increase to your properties value. Building up; or creating a loft conversion, can add up to an average of 12.5% to the sale price, and is perhaps the easiest and cheapest way of improving a home. Building out, or adding an extension is also a great way to increase value, if you have the floor space available. Remember that if you’re opting for a two storey extension to add another bedroom, it’s wise to check that this wont leave you with cramped bedrooms, as having smaller but more bedrooms can be counter productive. On the other hand, if you are creating a single storey extension, this doesn’t usually require planning permission. You can expect to pay upwards of £20,000 for a good quality extension, but this can potentially add up to 11% onto your sale price.
Building down is perhaps the most expensive option, but if the choice is feasible, you can add a versatile further layer beneath your house. Whether you utilise the space for something fun like a games room, bar or gym, or something more practical like a study, storage area or living room, the possibilities can be endless. If you’re looking for the most scope, a basement can even be converted into an annex for that extra family member or growing teenager. However you decide to add extra space to your property, creating more spacious areas can either benefit your family as it grows within your home or provide more scope for a potential buyer later down the line.
CONNECT YOUR SPACE: If these building projects sound a little too daunting, a re-jig of existing floor plans may work better for you. Modern trends are focused on open plan living spaces, and this may be the way forward for your home too. Create the illusion of more space with fewer walls and doors that can otherwise make a house seem cramped, dingy and outdated. It doesn’t even have to be as dramatic a change as tearing down complete walls; sections or serving hatches can let in light and connect rooms, which can work well particularly with families. The best place to start is the kitchen; draw out your existing floor plans and make changes from this room outwards. As the heart of your home, making the kitchen a central element will bring your family together. A common and largely simple change is incorporating your dining room and even sitting room into an open plan layout, giving more entertaining space also.
