Editor's Note... More glorious sunny days are in-store this month along with a brand-new edition of OM! We have two business profiles this month along with some helpful editorials. Julie Wotton and Sarah Jury from Halo Hairdressing are back with another business profile just over one year later. They have lots of new updates now that they can re-open and we also get an insight into how they have coped individually and as a business during the past year. We spoke with the manager of Marjon Sport & Health Centre, Simon White to find out more about their impressive facilities and their new updates following the third (and hopefully last) lockdown. Is buying a home on your mind at the moment? We have an informative editorial all about buying a home in 2021. The housing market is constantly changing so it is important to stay up to date, it is also good to know about the government-backed schemes created to help you get onto the property ladder in 2021. It has been a few weeks since shops, gyms and restaurants opened their doors, or gardens for that matter, and a normal way of living is gradually starting to sneak in. Supporting your body and your mind during these changes is paramount to your overall health. We have gathered some helpful tips to ease yourself into fitness as well as taking care of your mental health.

HOW TO ATTRACT WILDLIFE TO YOUR GARDEN From the 31st May to the 6th June, it is Garden Wildlife Week here in the UK, so what better time to embrace the natural world than right now. Whether you have a spacious garden, small balcony or a window ledge, there are plenty of ways to be a part of the larger network connecting urban green spaces with the unrefined countryside; enriching a wilder future. Bird Feeders Hanging bird feeders or fat balls around your garden or balcony not only helps the birds to gain easy access to nutritious food but also allows you to see the birds up close and you may even be lucky enough to see breeds of birds that you haven’t seen before. Make sure you place the bird feed as far away from the house as possible to encourage the birds to feel comfortable eating in your garden. Birdbaths Having a source of water is critical for birds, especially in the summer. Streams and puddles have dried up and if it has been an extremely hot summer, ponds can also dry up which means birds are left with a very rationed water source. Birds not only use water to drink out of but they also wash themselves to cool off and keep their feathers in good condition. There are many birdbaths on the market to choose from or you can make your own! Use a shallow, watertight dish that has sloping sides and no bigger than 10cm in depth.

foxglove and most herbs. You can buy all of these plants, already grown in most garden centres or nurseries or you can get green-fingered and sow seeds. “Bees like a banquet, not a snack” – RSPB. So, make sure to plant the flowers close together and lots of them! Don’t forget to plant them in a sunny spot and water them frequently in hot weather. Best window box flowers for bees & butterflies Herbs such as basil thyme and mint thrive in window boxes however, if you leave them be after a while they will begin to bloom flowers. Bees and butterflies love these flowers! You can buy the herbs from your local supermarket in pots or you can plant them yourself from seed. Hedgehog Homes Create a safe home for hedgehogs in your garden can be relatively simple and you may only need to adjust a few things

Bee’s favourite flowers In the summer months, the best flowers to attract bees are Allium’s, borage, catmint, Cirsium rivulare, lavender, poppies,

in your garden as it is. By all means, you can purchase a hedgehog house however, the hedgehogs’ surroundings must be safe and accessible first. Firstly, clear away litter and tie up any netting and make sure it is stored correctly away from reach of wild animals. Ponds are a great attribute to a garden home to hedgehogs however, although they are capable swimmers, if the sides of the pond are too steep, the hedgehog won’t be able to get out. Think about installing a ramp or add in some stones around the edge of the pond. Allow a section of grass to grow wild! This is not only beneficial to hedgehogs but all kinds of wild animals, bugs and insects. Welcome hedgehogs into your garden by cutting a 13cm square hole for them to pass easily from garden to garden. If your fence backs onto your neighbours, make sure you ask them first! Plant some fruit trees such as cherry trees as this will give the hedgehog something to forage when the cherries drop to the floor. If you already have a veg patch and are having trouble getting rid of those pesky slugs, have no fear because hedgehogs love to eat all kinds of slugs, beetles and caterpillars, leaving your vegetables untouched.

Together, our gardens are a vast living landscape. With an estimated 24 million gardens in the UK, the way they are cared for can make a big difference to the natural world. - Wildlifetrusts.org

MAKING WAVES We have seen a massive increase in water users in Plymouth, already the UK’s busiest coastal RNLI Lifeboat Station. Sea swimming has seen an incredible increase in popularity with The Guardian recently reported a staggering 323% increase in Brit’s swimming outdoors in 2020 as well as SUP which has grown in popularity with many people taking to the water. However, sea swimming and water sports do not come without risks and many are not aware of the dangers.

W

ith this in mind, three friends with a passion for the water and a desire to keep people safe whilst using it meant that the Plymouth initiative Wave after Wave was created to make real, practical improvements for everyone’s safe enjoyment of Plymouth’s beautiful and popular Firestone Bay. Building on the existing work of the Making Waves Plymouth project, they have joined forces with South West SUP and Ace Swimming at Royal William Yard. As a collaborative they aim to address some of the safety issues that surround enjoying the water at Firestone Bay, ensuring all bay users are aware of dangers and have access to equipment to keep them safe in and on the water. Marcus Cronin, Co-founder of Wave After Wave, commented “The increase in people using the water and the sense of community that has built up around that is brilliant to see. There are risks involved in swimming or paddling at Firestone Bay though and we want to help minimise these risks. In the past year, SWSUP instructors have carried out numerous rescues, first aids and given out lots of advice to members of the public which clearly shows the need for more safety information and awareness. There is so much more that could be done to make Firestone Bay safer for everyone to enjoy. “

Tors Froud, Co-founder of Wave After Wave commented. “54% of Britain’s Ocean City cannot swim, if we are using and encouraging this Blue Space to people for its wealth of benefits we need to promote safety as the priority. We want everyone to be able to access the water, beaches and unique coastline that we have in Plymouth by also keeping themselves, their families, and other users safe and respected.” Wave after Wave has already secured funding to provide free use of buoyancy aids from The Shack coffee shop in Firestone Arch, which water users can borrow on loan, free of charge ensuring that they are safe on the water. But the work does not stop there, with so much more that could be done to bring safety features and equipment to Firestone Bay for water users. Without access to funding, they have started a fundraising campaign, this campaign will aim to raise £15,000 to provide the following: • A defibrillator, easy and safe to use by anyone. Close to the beach at Devil’s Point • A beach webcam that would provide water users with live conditions, meaning everyone could plan their activity better. This would also link for surveillance by harbour authorities and the RNLI providing valuable information in an emergency. • Create new signage at all access points. Highlighting designated swim areas, safety equipment etc. • Improve access to the water through Firestone Arch. • Lastly, improve access to watersports for all, by running subsidised water safety days and kids’ club sessions. Firestone Bay users have already started donating but they need more awareness

Please mention OM Plymouth Magazine when responding to adverts

Mila raising money with sea themed cupcakes and more people to donate to enable these fantastic safety initiatives to be actioned. They need your help to get more donations, no matter how big or small every penny counts, and will undoubtedly help educate water users and even save lives. For more information, please go to the Crowdfunder page Improving Water Safety at Firestone Bay - a Environment crowdfunding project in Plymouth by Wave after Wave (crowdfunder.co.uk) 9 year old Mila uses the Bay a lot with her family and over the Easter holidays sold sea themed cupcakes raising £665.60 “I just love doing things that make other people feel good and I love to see a smile on their face”. What do the Firestone Bay community say? “My daily swim spot is Firestone bay and I believe it is currently being seriously overlooked. On a weekend morning, there will easily be over 50 people swimming from the bay at any one time. As a very local small business area, the swimming community is extremely important to me and their safety is paramount. The lack of signage, defibrillator and other safety measures is quite obvious.” Jo Barker - YOKE Salon, RWY “I think it’s absolutely awesome that people are getting out and swimming in our beautiful ocean, however, there is a lack of awareness on safety and knowing your own limits. I wholeheartedly believe that crowdfunding for safety equipment and education will be hugely beneficial within the community - not only for providing much-needed education, knowledge, and advice on open water and coastal safety but it will also offer a boost of confidence, mindfulness, and support to those that may be in need.” Sarah Trotter - Wild Swimmer

Let’s face it – we all gave hairdressing a go this year and in return have all developed a new-found respect for our hairdressers and the skill involved. I know I’d much rather leave it to the professionals in future. At Halo, they not only care about the client’s hair, but they pride themselves on being a friendly and welcoming salon that creates a healthy environment for their clients and staff. After a long three months in lockdown, spending some time to socialise is the best medicine for our mental health. We last spoke to the salon owners, Julie Wotton and Sarah Jury back in March 2020 after they had recently moved into their new salon. One year later, we wanted to catch up and find out how they have coped through the pandemic and more about their exciting new updates.

E

xperience and attention to detail are never compromised at Halo. With affordable prices, the team at Halo ensure that you will still receive the very best quality, cleanliness and range of styles, all with a smile! ‘A Family Salon’ is how Julie and Sarah view Halo. With clients ranging from 1-101! and Julie having 33 years experience and Sarah, 17 years experience, they are well equipped to cut, style and colour ladies, gents and children’s hair. Baby changing facilities and a large disabled toilet are available in the salon and free parking is conveniently situated opposite the salon for up to three hours, otherwise, there is a long stay car park in Meavy Way for a small fee which is also nearby. 12 years ago, Julie and Sarah made the exciting decision to purchase what was

originally named ‘Snips’ and take it over as ‘Halo Hairdressing’. ‘Snips’ was part of the Plymouth & South West Co-op partnership, but in 2009, the company decided to sell all non-food stores and salons. Julie, then salon manager at ‘Snips’ and Sarah, senior stylist became a partnership and were able to not only safeguard their own jobs but those of the six employees that also worked there. Fast forward to the end of 2019 when Halo packed up its things and made the move just down the road to a newer and larger premise. The move has been received positively by their loyal clients and not to mention their pristine renovation throughout the whole of the salon. Formerly a dark and dingy bank has now been transformed into a modern and spacious salon. This year they are keen to make the finishing touches to their new, fresh salon with some artwork and smaller accessories. Having only completed the refurbishment of the salon in January 2020 and having three lockdowns, they hope that now they will get the chance to personalise their new space even more. Halo Hairdressing has recently celebrated its 12th Birthday on the 14th April 2021, just two days after being allowed to re-open to the public after yet

Salon owners Sarah and Julie another very long National lockdown. The best birthday gift they could have asked for was to get back to their muchloved salon and give their clients, new and old, the joy of a new haircut. Since we last spoke to Julie and Sarah, things haven’t all been smooth sailing. Julie was unfortunately diagnosed with breast cancer in March 2020 and had to wait to undergo an operation in August, but is now pleased to say she has got the all-clear. However frightening this was for Julie, she believed in Sarah and their team to ensure the salon was well taken care of so that she could focus all of her attention on getting better. There’s a bun in the oven! A new pair of tiny feet are going to be walking around the salon very soon as Sarah is going to become a mum for the first time! Sarah is delighted to finally share the news with her clients that she is due to have the baby in June. Whilst the Salon was shut over the Christmas period, Sarah had to undergo Keyhole surgery due to an ovarian cyst which was a very worrying time for her. Thankfully, the surgery went well and the bump is cooking nicely! Crownhill Podiatry. The treatment room is now home to John, a podiatrist with 19 years of experience. With treatments including routine podiatry, verrucae, biomechanical assessment and cast orthoses, leave with your feet looking beautifully pampered with the help of Crownhill Podiatry. Julie has said, ‘We look forward to helping him build his business and welcoming him into Halo.’ You can find out more on his website www.crownhillpodiatry.co.uk. Please do not call Halo for an appointment but ring John’s number on 07736 333498.

Health & Leisure Financially, all of the girls are fully employed and have been furloughed and Sarah and Julie have been lucky enough to recieve the government grant for the self-employed which meant the company has been financially stable throughout the pandemic.

Meet the Halo Hairdressing Team! The team is growing! Julie and Sarah hope to take on an apprentice for a trial period which they are hoping will eventually make the transition to a permanent member of the team as a qualified stylist. They have been on the lookout for a long time and fingers crossed this will be a step in the right direction for the growth of their company. The team at Halo not only enrich their community with gorgeous new haircuts, but they also go above and beyond to help charities and local organisations too. Last year the team supported Pink Week for breast cancer and raised nearly £200! This money was collected by a collection box within the salon and a pink hamper raffle prize of which the girls all contributed to. Julie has also helped with

her children’s PTA by taking part in a virtual balloon race and virtual quiz night and Sarah often donates vouchers to local businesses. The safety of their clients is paramount in Halo and the team have gone to extra lengths to make sure of it. The front door is locked so that you can only enter by appointment and there is a doorbell to ring on arrival which regulates the number of clients in the salon at any one time. They have cleaned up the outside waiting areas which are all undercover. On entry, they have provided hand sanitiser and they ask that all clients wear a face covering. The team will too be wearing face coverings at all times. All towels, capes and gowns are washed after every client, however, they always did this anyway! Payment is only taken by card and if you bring a reusable coffee cup, they will happily make you a brew! For those particularly vulnerable, they have a chair set aside from the rest to make you feel at ease. For any other information regarding Covid measures, please visit their website. The pandemic has affected Halo in that they have lost a small number of their clients due to job losses and are not in a position to be able to return at the moment. They feel fortunate in that you can’t get a decent haircut online knowing they will always be in demand as a profession. In times where clients have had to colour their own hair, clients realise what a hassle it is and how messy it can be. This is another positive that has come out of the pandemic as we have all learnt to appreciate things more and take less for granted.

Now that they are open, they are glad to be picking up where they left off with training of new techniques and products, supported by Goldwell and L’Oreal. Keeping up to date with new trends and products is something Halo does naturally with their team of allrounders that have experience in all aspects of hairdressing. They all have varying strengths, from the older ones with perming and classic cuts and more traditional techniques to the younger girls with balayage techniques, weaving and hair-ups. Due to the pandemic, they have temporarily suspended all of their promotional offers, however, it won’t be long until they plan to reinstate them. Once the offers are back, if you subscribe to their website, clients will receive 10% off your next appointment when printed out and produced when paying. They also have a loyalty card offering lots of incentives and different offers in the oracle, published by OM. We asked Julie and Sarah why they love hairdressing so much and they answered. ‘We love the chats, the laughs and we genuinely look forward to seeing our regular clients as well as meeting new clients.’ On top of this, they are passionate about the art of cutting, styling and colouring, and in return, seeing their clients smile after their appointment, making sure they feel good. The mental health of lots of people has been impacted during the previous lockdowns and it is with the help of friendly salon’s like Halo to put a smile back on your face with a new hairstyle, or to make you feel confident and ready for when the world can start opening back up again. As with all of our business profiles, we asked Julie and Sarah about their 5-year plans, however, it goes without saying that they are so happy to just be open again after so long and to see all of your faces, new and regular!

STAY HEALTHY AFTER LOCKDOWN Stay healthy in your body and your mind as you begin to shift back into ‘normal’ life. We have so many opportunities on our doorstep to get active this summer!

S

o, 2021 hasn’t had the best of starts however, there has been a lot of promising news in 2021 regarding the pandemic. The vaccine roll-out has been and is continuing to be very successful and the governments easing of covid restrictions has set out a roadmap to better days to come. Now that summer is looking to be relatively ‘normal’ in terms of the restrictions, it is important understand the negative pressures around men and women to achieve the ‘perfect summer body’. This idealised body figure is very unrealistic, and fuelled by social media accounts flaunting their own ‘summer bodies’. 9 times out of 10 these images have been edited or taken in a way that only shows their best angles. After all, they will only post what they want you to see. Setting small, personal goals or just a goal to be healthier, in general, is a far more effective way to feel fulfilled by the work you are putting in rather than looking at somebody else’s body and saying “I want to look like that”. We all have different body shapes and sizes and that is what makes us unique! As you begin to reach your own

goals and feel healthier, this can help to make you feel happier about your body and put you in a better mindset quicker as opposed to setting an end goal and struggling to achieve it.

Gyms

We have such a wide range of gyms to choose from in Plymouth, all with unique selling points and specialised equipment tailored to the exercise you want to do. Although this may sound obvious, just turn up! You may not feel ready and you may leave straight away but allowing yourself to do something whilst your there is a great start. Even just 20 minutes in the gym will help give you the motivation you need to go again. That being said, try not to lift too heavy as this can cause injuries and consequently won’t make you stronger any faster. Try to enjoy the workout you are doing. Believe it or not, it can be fun as well as challenging! Start by doing an exercise you particularly enjoyed doing pre lockdown, this can have a positive effect on your mental health too. Gyms are particularly busy between 5-8 pm, so try your best to avoid those times if you are worried about crowded places. Going in the morning is usually a quiet time to go and it puts your mind in a positive place for the rest of the day.

Get outdoors

The weather is beautiful in May so why not get outdoors and soak up some vitamin D! – Always apply sun cream. Whether you’re walking, cycling, jogging or doing a spot of yoga, getting outside and breathing the fresh air instantly relaxes your mind and makes you feel refreshed. Walking is one of the best forms of exercise because we do it every day. Begin to pick up the pace and increase the length of your walks to feel a difference in your health. If you are close enough, walk your children to school, this way you have ticked two things off your to-do list in one go. We are gifted with such an abundance of places to walk in and around Plymouth. From coast to countryside, Dartmoor to the city centre, we are so lucky. The South West Coast Path will give you all the views of our spectacular coastline and The Dartmoor Way will take you into the depths of the moors.

Water sports

Being an ocean city, water sports and wild swimming are all very easily accessible. The list of water sports you can do are endless in Plymouth and the wider area with instructors, courses, sessions and kit hire available for almost any activity. Get on the board, in the boat or swim in the sea this summer! If you love outdoor swimming but the thought of going into the Plymouth Sound makes you anxious, our very own Tinside Lido & Mount Wise Swimming pools are open from the 1st of May! Get your trainers or water shoes on, grab a bottle of water and go for it!

OUR FAVOURITE

Bank Holiday RECIPE IDEAS

Enjoy the two May bank holidays packed full of good food! We have unleashed summer into this months recipe ideas ready for barbecue week from 27th May- 2nd June. From classic cocktails to barbecue goodness!

Classic Mojito • • • • •

(Serves 1- over 18’s)

20ml/¾fl oz fresh lime juice (or 1-2 limes, chopped) 1 tbsp caster sugar 2-3 tbsp fresh mint leaves, left whole 50ml/1¾fl oz Cuban (or other) rum plenty of crushed ice

To Serve

• 330ml/12fl oz glass • fresh mint sprig to garnish ONE Pour the lime juice into the glass. Add the sugar and stir until it dissolves in the lime juice. (If using freshly chopped limes instead of lime juice, crush them with the sugar using a pestle until the sugar dissolves.) TWO Throw in the whole mint leaves, letting them fall where they may, even letting them stick to the sides of the glass. The glass should be loosely full of mint. Pour crushed ice over the mint leaves to fill the glass. THREE Using a spoon, stir the ice with the mint and lime until the mint starts to break. Do not break the mint until this point. FOUR Top with 50ml of rum and stir until evenly mixed and the ice is slightly slushy. Serve with a sprig of mint on top.

Sticky Barbecue Chicken (Serves 4-6) • • • • • • •

4 chicken thighs and 4 chicken drumsticks, skin on 1 tbsp soy sauce 1 tbsp cider vinegar 4 tbsp light brown soft sugar 4 tbsp tomato ketchup 75ml apple juice 1 tbsp Dijon mustard

ONE Heat oven to 180C/160C fan/gas 4. Put the chicken in a roasting tin, season well and cook for 40 mins or until cooked through. Either carry on with the recipe or cool and chill. This step can be done up to two days ahead. TWO Put the sauce ingredients in a pan and bring to a simmer, then keep cooking until it thickens a little and looks shiny. Use straight away or cool and chill. The sauce will keep for a week in the fridge. THREE Heat a barbecue until the coals are glowing white hot. Brush the chicken pieces all over with the sauce and barbecue them on each side until they are browned and sticky, then brush once more with the sauce. Don’t worry about cooking them through, as they are already cooked. If you want to cook them indoors, coat them in the sauce and grill on a medium heat on all sides.

Roasted Asparagus & Tomatoes (Serves 1- over 18’s) • • • • •

350g asparagus spear , woody ends discarded 330g pack cherry tomato , halved 2 tbsp olive oil 1 tbsp balsamic vinegar 50g feta cheese , crumbled

ONE Heat oven to 200C/180C fan/gas 6. Put the asparagus and cherry tomatoes on a baking sheet. Drizzle over the olive oil and balsamic vinegar. Season, then toss everything together. Bake for 15 mins until the asparagus is cooked through. Serve topped with the feta.

Membrillo-glazed Halloumi Skewers (Serves 10-12) • 6 tbsp (100g) membrillo paste or quince jelly • 3 tbsp dry sherry • 2 x 250g blocks halloumi • vegetable oil , for the grill • lemon wedges or a few dashes of sherry vinegar, to serve ONE Melt the membrillo and sherry together in a small pan until syrupy. Leave to cool slightly. Cut the halloumi into long rectangular strips about 2cm wide, then in half again (where it naturally starts to separate) and thread onto thin skewers. Brush the halloumi generously with the glaze. THREE Oil the bars of a barbecue, then light it and wait until the flames have died down and the coals are ashy white, or use an oiled griddle pan to stop the halloumi from sticking, then grill or griddle for 1-2 mins on each side until golden and charred. Turn only after the pieces of halloumi release themselves from the grill and it’s easier to use tongs to pick up the cheese, rather than handling the skewers. Squeeze over a little lemon, or drizzle with the sherry vinegar to serve.

Grilled Peach, Burrata & Basil salad with Dijon dressing (Serves 4) For the dressing • • • •

3 tbsp extra virgin olive oil 1 tbsp balsamic vinegar (not a syrupy one) 1 tsp Dijon mustard flaked sea salt and freshly ground black pepper

For the peaches

• 2 tsp olive oil • 4 peaches, almost ripe but not too soft, quartered and stoned

To Serve

• 200g/7oz ball burrata, drained and torn into chunks (or 2 x 125g/4½oz balls mozzarella) • 70g/2½oz bag rocket • 1 bunch of basil, leaves only, roughly torn ONE For the dressing, lightly whisk all the ingredients together in a small bowl. Season to taste and set aside. TWO For the peaches, lightly grease a griddle pan or barbecue with the oil and then get it nice and hot. You may have to work in batches, depending on the size of your pan. Place the peach quarters, cut-side down on the griddle pan or barbecue for 1-2 minutes to give a nice chargrilled mark on them.

Homemade Burger (Makes 1 burger) • • • • • • • • • • • • •

225g–250g/8–9oz beef mince, 15% fat 1 level tsp salt ground black pepper 1 brioche burger bun (cut side toasted) 1 tbsp tomato ketchup 2 tbsp mayonnaise 1 gherkin, finely chopped ½ small red onion, finely chopped 2 tbsp freshly chopped dill 2 slices smoked streaky bacon, cooked 1 slice mature cheddar Little Gem lettuce 1 slice beef tomato

ONE Tip the mince into a large bowl and break up with a fork. Add the salt and massage with your hands until the mixture is soft and the salt is well incorporated. Cover and leave to stand at room temperature for 25 minutes. TWO For the sauce, mix all the ingredients together. Set aside. Divide the mince mixture into two equal portions and pat into two thin burgers approximately 12cm/4½in diameter. Use a small bowl or saucer as a guide if you want them to be really neat. FOUR Heat a non-stick frying pan over a high heat. Add the burgers and cook for a minute on each side or until browned and cooked through. Serve the burgers and sauce in the toasted bun with the toppings of your choice.

THREE Use a metal fish slice to help lift them up so as not to leave the chargrilled marks behind. Turn them onto their other cut side for another minute (don’t cook on their skin side). The charring will add to the flavour. You can also use a frying pan to cook them, but obviously you won’t get the char-grilled lines on them. Sit the peaches cut side up on a large serving platter as you go. FOUR Arrange the buratta chunks (or mozzarella) around the peaches and scatter the rocket and basil leaves over. Scatter a little salt and pepper on top. Quickly whisk up the dressing again if necessary, drizzle it over and serve.

BUYING A HOME IN 2021 Whether you’re looking at moving house or want to stop paying rent and start up a mortgage, we have gathered together some tips to help make this daunting process that little bit more straight forward.

P

urchasing a house is one of the most expensive investments you will ever make so it is important to consider everything, including schemes that are designed to aid you and how the current property market in 2021 is looking. After the third (and hopefully last) lockdown in the UK, the housing market has become a friendlier place for first-time buyers. Although the overall house prices are expected to rise by 4% this year, the recent extension of no stamp duty and 95% mortgages have made jumping on the housing ladder a bit more affordable. As well as this, there are three governmentbacked schemes, all in a bid to try and encourage you to take that step and become a homeowner this year.

“For too many people, no matter how hard they work, home ownership can seem out of reach. One of the biggest divides in our country has been between those who can afford their own home and those who cannot.” “Together we can turn ‘Generation Rent’ into ‘Generation Buy’.” -The Housing Secretary Rt Hon Robert Jenrick MP

Figures show there was an increase of 40% of mortgage approvals in January 2021 compared to January 2020 because of the stamp duty holiday. The government plan to keep the no stamp duty valid until 20th June 2021. No stamp duty means that buyers could save up to £15,000 in tax if they decide to move before the deadline and up to the house price of £500,000. If your house price exceeds this, you will have to pay stamp duty. 95% Mortgages has recently launched on the 19th April 2021 and will be running till the end of 2022. This scheme means you can apply for a mortgage with a 5% deposit as opposed to 10% for creditworthy buyers. Saving for a deposit on a house is usually the most challenging part, as it is such a big sum of money to put down and can take years to save up the right amount. By allowing buyers to put down half of the original deposit means less time is wasted on saving up

the money and more people, especially the younger generation, will be able to afford it.

“This scheme will help support the housing market and protect jobs and businesses across the housing supply chain, from housebuilders and estate agents to tradespeople, DIY stores and removal firms.” – Gov.uk Help to Buy equity loan 20212023 is a low-interest loan supporting first-time buyers towards their deposit. The scheme requires you to put down a 5% deposit with the government lending you up to 20% and then you need a mortgage of up to 75% to cover the rest. These percentages are higher in London. To be eligible for this, the house you are looking to buy needs to be a new-build and have a purchase price of up to £600,000, it also needs to be the only home you own and not be sub-let or rented out after you buy it. You must have all the equity loan paid off after 25 years or before this if you decide to sell. You can have the equity loan free of charge for up until 5 years, in the 6th year, your agent will help you set up monthly instalments to pay it back. There will be interest rates added onto your loan after the 5th year which you will also need to pay off. However, there is no reason why you cannot pay back the loan before the 5 years, just take into account the minimum repayment is 10% of the market value of your home at the time of payment. Shared ownership means that you own a share of the property and then pay rent on the share you don’t own to a housing association. Shared ownership

Law & Finance impossible to find a home they can afford in their local community with the house prices ever increasing. Some key workers also find themselves having to commute long distances as they cannot find affordable housing close to their jobs. The government aims to build thousands of new First Homes within communities and offer them at a discounted price of 30% compared to the current market price. First Homes are to be bought with the sole purpose of living in, meaning you cannot use the house as an investment opportunity.

does not mean that you have to live with the person with who you are sharing the ownership with. There is also no restriction to the number of bedrooms within the house or the size of the house however, the properties available on this scheme are only if they have been built with the sole purpose to be shared ownership by a housing association using Government subsidy. Your household needs to be earning £80,000 per year or less to be able to apply for shared ownership. There are many benefits of shared ownership if you cannot afford to buy a home outright. The rent is cheaper than the average rent on the open market, your deposit can be 5-10% of the share, not of the entire value of the property and you can begin with a minimum of 25% share however, this can be increased up to 100% if and when you want to.

If you are struggling to get onto the property ladder and you are eligible for one of these schemes, they are worth enquiring about especially if you are a first-time buyer. For more information head to www.gov.uk and browse the government-backed schemes for home buying. Or, speak to a mortgage broker for tailored advice. New builds are a great option for firsttime buyers as there is no need to pay for any renovation works or maintenance as they are usually finished to a nice standard, ready to move in. They also come with a 10-year NHBC warranty covering structural defects. Another

benefit of buying a new-build is the transition of buying the house is very smooth due to there being no upward chain. Leasehold and Freehold. It is important to know whether the property you are interested in is a leasehold or a freehold. Leasehold means you own the building but not the land and freehold means you own the building and the land. As standard, flats are usually leasehold and houses are usually freehold, however, always make sure to check because new-builds are increasingly becoming leasehold. Leasehold properties come with quite a few added fees that are worth taking into account. You will have to pay an annual ground rent fee to the landlord as well as service charges. Ground rent has been seen to increase rapidly over time and expensive fees have been demanded for minor alterations. Depending on the landlord’s decision, you may not be allowed to have pets or to sub-let them. Before purchasing, find out how many more years are left on the lease as most mortgage lenders will require no less than 80 years remaining. When you are buying, always have ‘selling it’, in the back of your mind as it can be difficult

First Homes is a new scheme designed to help local first-time buyers and key workers onto the property ladder. For many young people, it can feel like a mission

to sell if the lease has less than 70-80 years left and the property value will drop. Freehold properties are free of additional charges as you own the land as well as the building. Before the 20th of June 2021, is the ideal time to buy a house with zero-stamp duty and 95% mortgages. The demand for housing is high meaning the house prices are on the up, so if you are thinking about buying but are slightly hesitant, the best time is right now. With the aid of government-backed schemes, it can be more affordable than you might think to jump on the property market.

Pubs and restaurants can seat customers indoors.

30

All social contact regulations will be removed.

No legal limits on weddings, funerals or other life events.

Weddings or other life events with a maximum of 30 guests can go ahead. Nightclubs will be allowed to reopen.

Indoor and outdoor museums, cinemas, theatres and children’s soft play areas can open.

Performances and large events will be allowed indoors and outdoors but capacity rules will apply.

Hotels, B&B’s and hostels can open.

International travel will resume.

Adult indoor sports and exercise classes can resume.

34 May 2021

These final two stages all depend on four key factors for them all to go ahead as planned. The vaccine programme must continue to be rolled out as planned and the vaccine must show a clear reduction in the number of deaths from the virus. Infection rates do not risk a rise in hospital admissions and any other covid-19 variants don’t change the risk of lifting restrictions. With all of this in mind, it is important not to get over excited and forget that we still have a very important part to play in this process. Be patient and abide by the rules and hopefully we will all be able to have a wonderful summer and get back to normality very soon.
