We spoke with Raegan Leather, head of the Wills, Trusts and Probate department at Woollcombe Yonge to find out about how she became a solicitor and why everyone should make a will. Everyone is welcome at the Race For Life Plymouth

P

eople are being invited to step into spring by signing up to Cancer Research UK’s Race for Life in Plymouth.     The charity’s much-loved events are returning to the city and anyone who joins between Monday April 4 and Monday April 18 can claim a 30 per cent off the entry fee as part of a special sale by using the code EASTER30 One in two people in the UK born after 1960 will get cancer in their lifetime.* Money raised at Race for Life enables scientists to find new ways to prevent, diagnose and treat cancer- helping to save more lives. People of all ages and abilities are invited to sign up to their local event at raceforlife.org ** The Race for Life events take place at The Hoe, Plymouth, on Sunday June 12 & Central Park, Plymouth on Sunday July 17. Women, men and children can choose from a 5k event & there is also a chance to take part in Pretty Muddy - a mud-splattered obstacle course and there’s a Pretty Muddy Kids option too. Sam Morris, Race for Life spokesperson for Plymouth, said: “Everyone can play their part to help beat cancer. “Spring is an ideal time to commit to getting a little more active. Cracking EASTER FUN! At Camel Creek First Easter at Cornwall’s all-weather family attraction in two years.

amel Creek Adventure Park, Cornwall’s all-weather family attraction, is reopening seven days a week from Saturday 9th April for the first Easter at the Park in two years. In a jam-packed fortnight (9th – 24th April) there will be seasonal treats galore with Easter trails and eggcellent games, giving every child the chance to win a FREE chocolate Easter egg. The Easter school holidays will also kick start Camel Creek’s fantastic schedule of official character visits for 2022. Peter Rabbit will visit the park on Tuesday 12th and Wednesday 13th April followed by Sonic the Hedgehog who will delight fans on Tuesday 19th and Thursday 20th April. This is all on top of Camel Creek’s exhilarating rides which are reopening for Easter and putting the Park back in full swing. Enthusiastic about drawing from a very early age, Steve Evans has turned his passion for illustration into a very successful career working with some of the largest publishing companies in the world. Notable for his children’s book illustrations and Planet Life series, Steve Evans has been spoiling our eyes with his brilliant artwork for over 20 years. We caught up with Steve just before the launch of his new jigsaw puzzle series to find out how he became a successful illustrator and his plans for the future.

H

is passion for drawing began as a very small child when he saw the blank pages in his parent’s books as an opportunity to doodle all sorts of characters and scenarios. One of the first recognisable drawings is of dogs tied to a group of four trees. When he was at school, his friends used to scribble on a piece of paper and demand Steve create an image out of the lines. He spent lots of time at Secondary school in the pottery studio, helping out, cleaning up and taking full advantage of the resources and the teacher’s knowledge. Ideally, he would have loved to have been able to study Graphic Design at Plymouth College of Art. However, the course was oversubscribed but he was invited to join a new course called ‘Exhibition and Museum Design’.

In 1982, Steve decided to escape from Plymouth, with two of his friends from the same course, and continue studying Museum Design at the University of Hull at a higher level where he achieved an HND qualification. They then found their way back to Plymouth where he took a job at Mount Edgcumbe as part of the education team, where he designed exhibitions and four walk brochures of the gardens and surrounding area. He was then promoted to Landscape Gardening Technician for the Council’s Community Programme Agency where, for two years, he fully designed their technical drawings and visuals for new park designs until his contract was terminated by the downsizing of the council structure. Determined to continue his journey in illustration, Steve worked on various projects, including an entertainment listings magazine in Plymouth called The Scene, and commissions for his friends before landing a position with a design studio in Saltash, designing and illustrating children’s educational material. He worked up to project manager, overseeing project teams and liaising with clients. Unfortunately, the company went into liquidation and the whole team were made redundant. With clients wanting to continue working with Steve, his previous employer offered him his work computer and any software and equipment that would enable him to continue working with his clients. This helped to kickstart his career as ‘Steve Evans Design and Illustration’ and the work has been overlapping nicely ever since. 14

Meet Steve Evans His primary passion is children’s illustration and this is demonstrated in his Collins Picture Atlas commissioned by Harper Collins alongside the accompanying World Map, Map of the United Kingdom & Ireland and a whole series of 11 fun and educational posters This year he is working with National Geographic, producing illustrations for their children’s educational book series ‘Find it, Explore it’, having already completed three successful titles of the series in 2021.

Drizzleditch is a hand-drawn comic strip tale of two trees that appears in the Devon Life magazine each month. It has been a lifelong ambition for Steve to have a published strip, so when the opportunity arose, he jumped at it. The idea for the strip originated when walking his dogs through woodland, the different characters emerged and took form, the grumpy old chestnut and optimistic young sapling. The contrasting characters led to a hilarious relationship and it’s a highlight to Steve’s day when an idea for a strip comes to mind. His most noted work within the local area has been his Planet Life illustrations. These are essentially vector-based drawings of different towns and cities in the Devon & Cornwall area made into mini


planets. The idea for these designs came from a commissioned piece from the University of Plymouth back in 2016. They had asked Steve to draw all of the buildings and places that the university was involved in and collate them together into one scaled-down piece to be used for the prospectus cover. After this design was finished, he worked on the piece a bit more, adding other iconic Plymouth buildings and had the feeling he could be onto something great, and he was right. After the Planet Plymouth was created, he then designed Planet St. Ives and Planet Penzance. Planet Life began in May 2020 after having some time during lockdown to revisit the designs. Steve pushed his social media channels and website and also connected with new people in the local area to encourage word of mouth. After he joined Plymouth Business Network, he met Chris Warne from Kaya Gallery where he agreed to exhibit his work. Since then, the popularity of his planet series has increased rapidly and not just in the southwest but worldwide! Within the past two years, he has made 50 bespoke Planet Plymouth designs and plans to do many more in the future. Next on the list will be Falmouth, Dartmouth and the smaller coastal villages of St Just, Lulworth Cove, Mousehole and Polperro. He would like to venture outside of Devon and Cornwall with his planet illustrations and potentially create Planet Bath and Planet Bristol but the plans for these are only preliminary.

Steve likes to do his research and visit the Town or City a number of times to understand what’s important to the locals. He will often speak to them to find out what they’d like within the design and what they’d rather he leave out. Steve’s favourite ‘Planet’ piece is Planet St. Ives as he feels very connected to the town after spending many happy days there on holiday with his two children, Emily and Oscar and his partner Jo. He enjoys the relaxing way of life in Cornwall where he feels completely cut off from the world and has watched his children enjoy from an early age. His website encompasses his entire portfolio with prints and gifts you can purchase. His Planet Life series can be bought as a canvas or a print in a variety of different sizes, they can even be bespoke sizes. He also offers printed mugs, cushions and his brand-new Planet Plymouth, Planet St. Ives and Planet Penzance jigsaw puzzles!

I have to give credit to Mel at the Terrace Café on the Hoe, I was having breakfast at the Terrace and she was so enthusiastic about the idea of the artwork being available as a jigsaw that I immediately started looking into it.

He has also enjoyed getting involved in charities and local organisations to do his bit for the community. In 2018, Steve painted one of the ‘Elmer Elephants’ to raise money for St. Lukes. He was delighted to find his elephant was voted the best elephant of the trail on the companion app and was the second-biggest sale at auction, after Brian Pollards Elmer, with a total of £15,500 going to St. Lukes. Steve has taken great pleasure in working with smaller, local businesses and hopes to continue the local work for as long as he can. The dream for Steve in a few years would be to focus on the Planet Life Art and to work on boosting the re-prints and bespoke designs to enable more time to enjoy family life. His illustrations have captured the imaginations of thousands worldwide and he hopes to have inspired other young artists to carry on doodling on the blank pages of books and retain their creativity.

Understanding EPCs with Mick Quick Mick Quick, Plymouth-based qualified assessor and owner of Tech Surveys explains Energy Performance Certificates (EPCs) and any changes we should be aware of.

E

PCs are a legal requirement for anybody that is going to be selling their property or is renting for domestic and commercial use. EPCs are found on the Gov.uk website, you can find the direct link to this website by typing in www.techsurveys.co.uk, clicking on ‘Domestic EPC’ and then ‘Find Property’s EPC’ As the regulations and convention’s governing the data for EPC’s are updated the Gov.uk register can change making it a fluid certificate. Meaning that your EPC depending on construction, heating and insulation installed could be better without having to do anything extra.

Renting

To rent out a domestic property at the moment it must be at least an EPC rating of an E. Changes are coming in 2025 to increase the rating to a C for advertising an empty property, renewing or changing a tenancy. Come 2028 all domestic rented properties will have to be a C. If you currently have a rating of F or G, then you are expected to spend £3,500, as the landlord, towards measures to improve the EPC. If you have made the improvements and exhausted all avenues and are still not scoring above an E, then you can apply to be put on the exemptions register which lasts for 5 years, the landlord would then have to reapply

Selling

When it comes to selling a property, there is no pass or fail for EPC ratings 22

however, mortgage companies favour properties with an EPC of C or above. Mortgage companies have been advised that they must reach an average of a C and therefore may not offer favorable rates for low ratings

Green Mortgages

Banks such as Halifax and Barclay’s offer incentives for properties with a high EPC rating of an A or B which is known as ‘Green Mortgages’. The incentives may include a lower interest rate for a period of time or saving on costs to the mortgage for home buyers. There are green mortgages for landlords too with benefits such as lower values to let. Mick is already seeing landlords taking advantage of this by putting solar panels on the roof, installing double-glazing, changing the heating etc. to bump up the EPC rating.

Increasing your EPC

A small way to instantly increase your EPC rating is changing all tungstenhalogen bulbs to LED bulbs. 1 halogen bulb is equivalent to 10 LED bulbs in terms of energy and money. In this climate where everyone is trying to save money, this is a cost-effective way to reduce your energy bills.

Things to be aware of

If you have just installed 20cm of loft insulation and boarded it up, Mick has to be able to see the insulation and measure the depth of it with a tape

measure. EPC is not only based on the actual construction of the building but the energy bills themselves have a big part to play. Electricity is still classed as dirty energy because there are more fossil fuel power stations being used to generate electricity than there is renewables. Once this changes and more renewables become available to supply electricity to the National Grid, it could increase the EPC rating without having to do any costly upgrades.

Fundraising For Ukraine

A team of generous Plymothians have been busy raising vital funds to help the people affected by the war in Ukrane.

We have currently raised just over £16k.

aving seen the traumatic images from Ukraine, Andrés Meza-Cruz called his friend Ben Hinchliffe to see what if his friends would help him drive a van of supplies to the Ukrainian border. Ben contacted his brother Mark Hinchliffe and friend Graham Roberts to help organise and spread the word. The word certainly spread and within 24 hours the plan escalated from one van and four friends to four vans and twelve drivers.

ere are some easy changes that you could make to your daily life that will collectively make a huge difference.

Step 1, Do You Have Dirty Feet?

How much does your carbon footprint impact the planet? Visit footprint. wwf.org.uk and answer the simple questionnaire to see how you impact the earth daily. You will get a full breakdown so you can see which areas you can change and improve to help you cut down on nasty emissions. The site has tips to help you become greener and there’s even a free app so you can really challenge yourself.

Step 2, Green Up Your Home

Around 26% of our carbon emissions come from our home energy so what can you do to help. Check your boiler, windows, and insulation and see if it’s up to date with the new green standards, if it’s not you may qualify for a government scheme to help you green your home. Check your energy supplier, many of the major energy suppliers now offer 100% renewable energy, which may even be at a cheaper rate than your current fossil fuel! Turn off those lights, phone chargers, TVs, and games 28

Step 4, Wardrobe Dilemmas

Fast fashion is a leading cause of climate change with the Intergovernmental Panel on Climate Change calculating that the fashion industry is responsible for 10% of global carbon dioxide emissions each year and using 1.5 trillion litres of water annually. Avoiding fast fashion brands that promote cheap, trendy clothes that go out of style quickly and instead by vintage or recycled clothes, websites such as Depop are a great way to help avoid clothes ending up in the tip. Buy quality clothes from brands that have sourced their materials ethically, good

brands will have a climate statement on their websites so you can read exactly where the company ethos lies. The climate change reports that we hear about on the news are very scary and it’s easy to get wrapped up in the bleak future that our planet is headed for and give up hope entirely. However, it’s still not too late to make a huge difference. We hope that by making these small yet conscious changes, we will be able to enjoy our beautiful planet and the wildlife on it for much longer.

Climate Change is making our planet warmer at a faster rate compared to the previous 10,000 years, this warming has left many animals unable to escape to cooler climates to avoid extinction. One-third of all animals and plant species could be extinct by 2070 because of the changes in the atmosphere caused by anthropogenic climate change. The latest research by scientists shows that humans are responsible for bringing about a sixth mass extinction event.

The agreement, which was signed by 195 countries, aimed to reduce emissions of gases that contribute to global warming. Weigh the flour and sugar in a bowl. Add the butter and rub together with your fingertips until the mixture resembles wet sand, with no buttery lumps. Beat the egg with the vanilla, then add to the bowl. Mix briefly with a cutlery knife to combine, then use your hands to knead the dough together. Shape into a disc, then wrap in cling film and chill for 15 mins. Heat oven to 180C/160C fan/gas 4. Line two baking sheets with baking parchment. Dust a work surface with flour, then roll one half out to the thickness of a £1 coin. Use an rabbit-shaped cookie cutter to stamp out as many as you can, then transfer them to one of the baking sheets, leaving a little space between the biscuits. Repeat with the other half of the dough. Bake for 12-15 mins, until the biscuits are pale gold. Once cool, decorate to your liking. Will keep in an airtight container for up to five days.

Before you start, ensure the sourdough starter is very bubbly (if it’s not, feed it and wait until 1 tsp of the starter floats in warm water). Tip 200g of the starter into a large bowl with all but 2 tbsp of the egg, the milk, flour, sugar, cinnamon, mixed spice, orange zest and raisins. Mix with your hands until you have a shaggy dough. Cover with a clean, damp tea towel and leave to prove for 30 mins.

Work the butter and 1 tsp salt into the dough by squashing it in using your hands. Once fully combined, tip the dough onto a surface and knead gently for 5 mins until smooth and springy. Form the dough into a ball, then return it to the bowl. Cover and leave somewhere slightly warm for 3-4 hrs to prove until the dough has almost doubled in size.

Ingredients • 300g active sourdough • 2 large eggs, beaten • 200ml milk • 500g strong white bread • 60g golden caster sugar • 1 tsp ground cinnamon • 1 tsp mixed spice • 1 orange, zested • 150g raisins, or a mixture of small dried fruits • 100g unsalted butter

Tip the remaining starter into a piping bag fitted with a small nozzle, and pipe crosses onto the buns. Bake for 20-25 mins until light brown. Leave to cool slightly and serve.

Thinking about writing your own Will can be a scary and daunting prospect however, it’s fundamental that you have a Will in place to help ensure the people you love will receive what you want them to have upon your death. Raegan Leather and her team at Woollcombe Yonge are confident you will receive a simple and straightforward process along with a friendly face and no confusing legal jargon. We caught up with Raegan, head of the Wills, Trusts and Probate department at Woollcombe Yonge Solicitors to find out more about how she became a solicitor and why you should make a Will.

aegan began her career journey struggling to decide between studying medicine or law at university. Raegan is a people person at heart and always likes being around people and helping them which meant law naturally became her subject of choice. After 4 years at Plymouth University with a degree and a postgraduate degree in Law under her belt, she was quickly welcomed into Wolferstans Solicitors as a paralegal in the negligence team. By 2015, Raegan qualified as a Solicitor. With the ambition to push herself further, she moved to Woollcombe Yonge in 2018, at the age of 28 and settled into the friendly team of Wills, Trusts and Probate. Raegan had always known about Woollcombe Yonge as being a reputable law firm after having seen them at talks and fairs during her time at Plymouth University. Woollcombe Yonge is the oldest law firm based in Plymouth which has been trading as the same name for over 250 years! Raegan is now a fully qualified Associate Solicitor and has recently been promoted to Head of Department in January 2022. Within the tight-knit Wills, Trusts & Probate department there are 3 solicitors and 2 administrators with hopes to expand the team further in the near future.

Do I need a Will? Yes, everybody needs a Will even if you don’t think you’re wealthy enough. You never know what you might have when you pass away so it’s always worth writing one. A Will needs to be a legally binding document that has to be signed off correctly for the Will to become valid. This is worth bearing in mind if you have written your own Will. You can include anything you like in your Will therefore you don’t need to own an estate or be married. Often people include funeral wishes, where they’d like their ashes to be scattered, what would happen to their children, and their pets, the distributing of money and personal belongings as well as their estate. It is common for children to be left money in a Trust which means they will have access to their inheritance once they turn a certain age. The money can be used to pay for tuition fees if requested within the Will but the child will be unable to see the money until they are old enough.

Raegan Leather It is also very common for pets to be left a lump sum of money to be looked after. They will need to know how much money you are giving to them, where you’d like them to go, their plans for when they pass away. Pets are replacement children for a lot of adults and ensuring they are well looked after when you pass is something not to forget about otherwise, they will be sent to a rehoming shelter.

What happens if I don’t make a Will? Raegan is currently administering an estate whereby the owner had left a hand-written Will that had not been legally signed off. The owner wished for the money and estate to be passed down to his neighbours however because his Will wasn’t legally binding, the money and estate had to be passed onto distant relatives.

LAW & FINANCE A case such as this becomes increasingly more complex without a legally bound will in place. They will also need to know your marital status, whether you

What is Probate? Probate is essentially the process of administering the estate of someone who has passed away. This may involve carrying out funeral wishes, valuing the house, dealing with any tax liabilities and distributing assets in accordance with the Will. This is a fairly long process that can take 6-12 months to complete, although often longer if the estate is more complicated.

What are Lasting Powers of Attorney? LPAs are legal documents which everyone should put into place. They allow you to appoint others to act on your behalf in relation to your finances and health should you be unable to, whether that be through illness or otherwise. You must have mental capacity at the time you put Powers of Attorney in place and if you do not put these in place in time, the process for allowing others to act as your attorney is time consuming and costly, involving an application to the court.

I

t has been proven that pets relieve stress in work environments therefore we thought we’d find out the benefits of working with your furry or scaley friends. It turns out, there are a lot more positive impacts that they can have on your own health as well as their own wellbeing. I don’t know about you but as soon as I catch a glimpse of an animal, I immediately have the biggest smile on my face. Not only do they always look so adorably innocent but all they want in life is to love and to be loved and that is very wholesome. They honestly don’t care about your looming deadlines or workload, what they do care about is your happiness and the time you spend with them instead of leaving them at home all day.

Pets are completely selfless (though some cat owners may disagree) and that selfless energy is radiated throughout the workplace. Research has proven that pets can lower blood pressure, reduce stress/anxiety, prevent loneliness and uplift your mood. Dogs, in particular, force you to get outside during your workday as they need to be walked or let out for the toilet. Taking time away from your computer and heading outdoors is going to have a huge positive impact on your mental health and stress levels. It allows you time to clear your head, prioritise things and live in the present moment rather than constantly thinking about that deadline in 2 weeks’ time. It’s hard to think creatively when stuck in an office all day. Walking also increases creativity, perhaps you could take your meetings with you on a dog walk to enhance new ideas.

Pets can be very funny beings to watch and engage with. Whether they are running around in circles with a toy or slyly about to push something off of a shelf, pets always find a way to make us laugh whilst also creating a little bit of mischief. They can also boost attendance as you won’t need to rush home to look after them. Whether they’re a new pet or they suffer from a bit of separation anxiety, having them with you at work will also prevent any worries as you can always keep an eye on them. When we think of bringing pets to work, we usually think of our furry four-legged friends, however, there are also health benefits to keeping fish in nerve-racking environments to calm people down. Fish tanks in waiting rooms are very popular as it acts as an escapism from the world you are in as you focus on the fish swimming around their home. The sound of the water is also proven to reduce stress and contributes to the act of mindfulness.
