Tips and advice for buying, selling and renting a property in 2022.

Whether you’re up-sizing to make space for your family, or letting go of your spacious home in the search for somewhere to retire, there is a lot to consider. Selling The average house price in the UK hit a record high of £275,000, which is great news for sellers but less so for the buyers. The housing market can seem a particularly daunting place for firsttime buyers. There are lots of different options and schemes in order to help get you onto the property market but finding the right one for you is key. A lifetime ISA is a great way to save money towards buying your first home with the government adding a 25% bonus on top of what you have already saved. You have to be between the ages of 18 and 39 to be eligible for a LISA and the amount caps at £4,000 per year. If your EPC rating is green on your new home that you’re looking to buy, you could be entitled to a ‘Green Mortgage’ which could save you a lot of money. Lenders could offer incentives such as cashback or better interest rates on an energy-efficient house. Your energy bills will also be a lot cheaper. Firstly, think about why you’re selling and if you can make any improvements to your current home to persuade yourself to stay in it for longer. By 2025, if you want to rent your property, you must have a rating of at least an E. Come 2028, all domestic rented properties will have to be a C or above. Understanding EPCs with Mick Quick Mick Quick, Plymouth-based qualified assessor and owner of Tech Surveys explains Energy Performance Certificates (EPCs) and any changes we should be aware of.

PCs are a legal requirement for anybody that is going to be selling their property or is renting for domestic and commercial use. EPCs are found on the Gov.uk website, you can find the direct link to this website by typing in www.techsurveys.co.uk, clicking on ‘Domestic EPC’ and then ‘Find Property’s EPC’ As the regulations and convention’s governing the data for EPC’s are updated the Gov.uk register can change making it a fluid certificate. Meaning that your EPC depending on construction, heating and insulation installed could be better without having to do anything extra.
Renting
To rent out a domestic property at the moment it must be at least an EPC rating of an E. Changes are coming in 2025 to increase the rating to a C for advertising an empty property,
renewing or changing a tenancy. Come 2028 all domestic rented properties will have to be a C. If you currently have a rating of F or G, then you are expected to spend £3,500, as the landlord, towards measures to improve the EPC. If you have made the improvements and exhausted all avenues and are still not scoring above an E, then you can apply to be put on the exemptions register which lasts for 5 years, the landlord would then have to reapply
Selling
When it comes to selling a property, there is no pass or fail for EPC ratings however, mortgage companies favour properties with an EPC of C or above. Mortgage companies have been advised that they must reach an average of a C and therefore may not offer favorable rates for low ratings
Green Mortgages
Banks such as Halifax and Barclay’s offer incentives for properties with a high EPC rating of an A or B which is known as ‘Green Mortgages’. The incentives may include a lower interest rate for a period of time or saving on costs to the mortgage for home buyers. There are green mortgages for landlords too with benefits such as lower values to let.
Increasing your EPC
A small way to instantly increase your EPC rating is changing all tungstenhalogen bulbs to LED bulbs. 1 halogen bulb is equivalent to 10 LED bulbs in terms of energy and money. Quote OM when responding to adverts

What does a Tech Survey’s EPC involve?
Mick explained: We look at the building construction – what it’s made of; the type of floor the property has; and the type of roof. We then assess the insulation, if there is any, and measure the depth of it. We also assess the energy efficiency of the lighting, heating and overall power usage.
Make sure you leave a small gap where you have fitted insulation so that we can measure it.
Useful information
EPC is not only based on the actual construction of the building but the energy bills themselves have a big part to play. Electricity is still classed as dirty energy because there are more fossil fuel power stations being used to generate electricity than there is renewables. Once this changes and more renewables become available to supply electricity to the National Grid, it could increase the EPC rating without having to do any costly upgrades. OMPLYMOUTHMAGAZINE.CO.UK

Another beneficial scheme that can help first-time buyers get onto the property ladder is the Shared Ownership scheme. Also known as ‘part buy part rent’, this is a type of transaction that offers prospective homeowners the opportunity to purchase a share in a newly built home. The share you will own is usually between 25% and 75% and it is this part that you pay towards a mortgage, the remaining amount is paid as rent to a housing association. This is a great scheme for people who may not have a large deposit to go towards a full mortgage and it also provides the opportunity for your credit rating to improve over time as it shows that you can afford to pay a full mortgage when the time is right for you to move on. Because of this, it makes it a more beneficial alternative to renting.

Reduce your bills Helpful tips and ideas for lifestyle changes that can dramatically decrease your monthly expenses.

e are all very much aware of how the rising cost of living is tightening our purse strings, it seems like every bill is increasing and it can be tough to adjust to these unprecedented times. We’re here to help by offering you some suggestions that can help make your bills much more affordable.
Household energy The primary expense at the forefront of all our minds right now is the energy bills. With a record increase in global gas prices, we’ve seen the energy price cap rise by 54% last month, meaning that those who are on default tariffs and paying by direct debit will see an increase of £693 a year to their bills, and those who are prepayment customers are seeing even larger increases. Everyone is focusing on ways they can minimise their energy bills to help cope 14

with such stiff price rises. Usually, we would suggest looking into switching your energy supplier but we would not advise that as things currently stand, most suppliers are not able to offer cheaper deals while the fuel prices are so high, so it can be beneficial to consider other options to reduce your household bills. Installing energy-efficient double glazing will reduce the amount of heat escaping through the windows and save you from wasting money on an unnecessarily expensive bill. Beans and eggs are much more affordable protein alternatives when compared to meat and fish, and cooking from scratch can save you money and cut down on food wastage. If going for a fully vegetarian diet sounds too intimidating then perhaps start with a flexitarian diet, this encourages eating mostly plant-based foods while allowing meat in moderation. Fuel savings Another way we can reduce our bills is to ensure we are driving in more economic ways to avoid us burning more fuel than needed. As of the 7th April, petrol prices averaged 163p per litre, with diesel averaging at 177.5p per litre. Fuel prices are on the rise for a multitude of reasons, inflation and record crude oil prices have driven up the cost, but the ongoing war in Ukraine is also playing a factor in this too. Teams of friends and family fundraise for life-saving research then unite at a weekend-long festival to honour everyone affected by cancer and celebrate the progress made in research.

I made friends with a few children, who always seemed to be in hospital at the same time as me, they really helped me as they were older and gave me tips about eating different things such as fizzy sweets when having chemo so I couldn’t taste it.”
Sign up to Relay For Life Plymouth taking place at Tor Bridge High School, on 30th July 2022. The festival is focused around a 24-hour relay where team members take it in turns to walk around a track to show that together we’ll do whatever it takes to beat cancer. You can take part in Relay For Life as a team captain, team member or as a cancer survivor.
Regan is now 15 years old and doing well at school, loves attending Cadets, playing football and still enjoys gaming.
Regan first started participating in Relay For Life to honour his nan and auntie but he never thought that he would be taking part as a cancer survivor. Regan was diagnosed with a type of nonHodgkin lymphoma on 18 May 2012, just weeks after his 6th birthday.
Cancer Research UK spokesperson Sam Morris says “Thanks to you, we’ve helped double cancer survival in the last 40 years. Today, 2 in 4 people survive the disease. Our ambition is to accelerate progress so that 3 in 4 people survive cancer by 2034.”
In November 2012 Regan had his final operation to remove the last bit of tumour and had his last chemotherapy in January 2013.

Treat yourself right Creating a healthy relationship with food is the best way to understand your body’s requirements and maintain a healthy weight. Fareeha Jay, a registered dietitian based in Plymouth tells us about the negative consequences of dieting and the psychological effects of labelling foods as ‘good and bad’.
C
hanging the meaning of the word ‘treat’ to signify something that will have a positive impact on our bodies instead of something that is naughty is a good start to creating a healthy relationship with food. Labelling unhealthy foods as a ‘treat’ will result in using food as a reward and therefore giving yourself permission to indulge more frequently than you would on a daily basis. The word diet comes from the Greek word “Diaita” which means “way of life”. Diet means foods and drinks usually eaten by a person. However, over time the more regular use of this word implies restricting food to lose weight. For example, we hear people say “I’m on a diet” meaning they are following a specific food plan to lose weight; many times, by cutting out food groups. The problem with these “diets” is that they are not sustainable as they are based on unrealistic eating habits. Once you stop, the weight bounces back. This weight gain also has a direct impact on your self-esteem leading to a feeling of failure. For many, it can lead to yo-yo dieting and can trigger binge eating. Following different diets can cause nutritional deficiencies, affect gut health, low energy levels, weaken the immune system and in worst-case

scenarios may also lead to fertility issues, affect thyroid function, and weaken the bones. The alternative is diverting towards health-promoting diets; diets that are high in whole grains, fruit, vegetables, and pulses. Include lean protein or plant-based proteins such as lentils, beans, tofu, and tempeh in your diet. Also add good sources of calcium such as milk, cheese, or dairy alternatives and healthy fats such as nuts, seeds, olives, and avocados. No food needs to be avoided; it is all about balance and moderation. Having a wide variety of food means you are getting a variety of nutrients and each nutrient has a different role to play leading to: • Strong immune system • Healthy skin and eyes • Strong bones and teeth • Diverse gut microbiome • Reduced risk of developing type 2 diabetes and coronary heart disease • An overall feeling of wellness
bloggers may have an impact on people and make them vulnerable to eating disorders. All foods are clean; foods are only dirty if they have dirt on them or have not been washed properly. Using such terms leads to a negative relationship with food. Foods high in fats and sugar can also be part of a healthy lifestyle; it’s all about moderation. We usually forget that food is not just about energy going in and out, rather food is about enjoyment, family time, making memories and so much more. We need to improve our relationship with food and the only way to do that is to stop following weight focused diets. We need to embrace a health-promoting diet and think about sleep, hydration, movement, stress relief and investing in friends and family to optimise our overall health.
The important thing is that all foods are foods and shouldn’t be labelled as good or bad. Terms like cheat meals make us believe that we have done something wrong leading to a feeling of blame and guilt, after having these foods. The harsh reality of life is that you are not guaranteed a tomorrow. Living every day like it’s your last and appreciating every moment is how John and Richard, owners of Wyatt Brothers Funeral Directors choose to live their lives. At the peak of the Covid-19 pandemic, John had the awakening news that his life could potentially come to an end. This is a story of how John and Richard overcame the many obstacles that were thrown their way within the past two years and the alarming reality of owning a Funeral Directors during the biggest pandemic we have faced in our lifetime.
W
yatt Brothers and twins, John and James began carrying coffins for a bit of pocket money when they were 16. Their father worked as a clergyman which meant the twins were brought up in a vicarage so funerals and weddings were all commonplace. After both attending Agricultural College from school, the twins went their separate ways for a few years before both returning to the funeral industry as they shared a love for the caring environment and family relationships. Very unexpectantly the twin’s mother died of cancer when they were only twenty-eight. Followed shortly afterwards by their father. For the twins this was hard and John chose to leave the funeral world near Oxford to be near his sister in Tavistock and James went into contracting.
Fast forward a few years to 2020, the year where everything changed. Working within the funeral industry during the Covid-19 pandemic was not only a very busy time for Wyatt Brothers but it was also extremely scary and mentally challenging. John and Richard pride themselves on being able to provide and organise anything the families want for a funeral but during the pandemic, Covid took that privilege away. There were many restrictions and knock-on effects and although the funerals themselves could go ahead, only ten people could attend and with no wake afterwards. There were social distancing rules and loved ones were unable to hug or sit next to one another. The pain of having to conduct these small gatherings was often due to their own vulnerabilities, often the husband or wife were unable to attend, but simply watch the service via a link, alone at home. These tragic memories will always be with John and Richard.

However, it didn’t take long for John to miss the caring side of the funeral industry and in February 2016 started Wyatt Brothers, with his relative Richard joining him, after leaving the Royal Navy. Richard was also bereaved in his early twenties, when his father, a former Royal Marine had sadly died, so both understood the pain of loss.
‘We go into the funeral business to help those in need at one of their most difficult times in their lives, to ease the pain, to guide and care for them. How do you tell somebody that they can’t hold their loved one? We often had to and it was extremely hard’
Small touches that make funerals special, such as order of services, suddenly could not be printed as they were not an essential business and were therefore closed. Flowers are imported from Holland and supplies became difficult. Florists had to work from home, we could no longer visit families in their homes. The trust that the families put in us during those days was immense.

Richard and John With the fear of catching the virus and the lack of PPE available to us and the unknown possibilities of the pandemic, John then found a lump in his neck in late November 2020. John is fortunate to be good friends with a surgeon and had asked him if he could have a look at the lump to see if it was anything to worry about. The surgeon seemed particularly worried about the lump and told John to book an appointment with his GP as soon as possible. At first, the GP asked John to send some pictures of the lump as they were limiting face-to-face consultations due to the pandemic. John had lost both of his parents due to medical negligence, so he wasn’t taking no for an answer especially after being told that it was a lump to be particularly worried about. They soon arranged for John to have a biopsy and on Christmas Eve, whilst he was dealing with the bereaved family of a mother who had passed from head and neck cancer, received a phone call with the diagnosis of head and neck cancer. As part of his job, John is aware that life is short and tomorrow is never a given, therefore, he was prepared to be told that the cancer was terminal. Family and friendships are so important to John and his cheerful personality forces him to never take life for granted and to enjoy what life has to offer. In complete disbelief by the news, he treated Christmas Day like normal and spent it with his family, even with the fear that it may be his last Christmas. Whilst he was trying to come to terms with his diagnosis, he was in the process of purchasing a derelict old house that needed a full renovation.
At first, he wasn’t going to go through with the purchase as he knew it would be a huge project whilst trying to fight cancer but after his first successful operation, he thought it might be a healthy distraction. This house had no running water or heating, and it was the middle of winter, not the best foundation for a man fighting cancer during a global pandemic but he somehow managed to get by. With the first operation out of the way on the 7th of January, he came out of the operating theatre into the ward where John had too much medication, giving him a near miss, thankfully a nurse noticed, and all was saved. At one point they thought John had Covid so he was quickly put in a side room at handover, only for him to ring his surgeon friend to say,

Funerals services are seen as super spreader occasions, where people come together from different parts of the country and therefore pose a great risk to those who are vulnerable and at this point, John, mid chemo treatment, who was now very frail and very aware Covid could finish him off, was forced to take time off from work.

After recovering from his first operation, he was about to go under for his second operation on the 25th of January but his surgeon came into the operating theatre and said,
“I’m afraid we can’t operate today and we are unsure of when we will be able to go ahead with the operation as there aren’t enough hospital beds due to Covid-19 patients.” John’s surgeon informed him that instead of having the operation, they were going to move the Chemotherapy and Radiotherapy forward and begin the 6 weeks of treatment at the beginning of February. Radiotherapy was challenging for John as he suffers from claustrophobia and during the treatment, they had to lock his head in a vice to perform Radiotherapy. Whilst dealing with the harsh effects of Radiotherapy and Chemo, John still had to keep Wyatt Brothers running as normal and continue with the enormous house project.
Richard’s time in the Royal Navy had given him the skills to work well under pressure and made him extremely organised, so alongside his wife Pippa, who now helps with the day to day,

‘I think it’s times like this that you realise what you mean to people, we had families that we had helped in the past offering to come in to help run things as news of my illness got out. Funeral Celebrants, Vicars and other family funeral directors asked how could they help? It was truly amazing. We often say we meet families as strangers and then become friends for life. When families you have helped and colleagues cry at the sight of you, you start to realise how ill you are, but also how much you’re loved’ - John
John lost 4.5 stone in just six weeks and was now living in a house where the loo didn’t even flush. The pandemic meant there was difficulty getting plasterboard and the cost of other materials, wood etc went up. During the pandemic, the trades industry was the first to re-open, however, the demand was so high, it was pushing the prices up, which meant that repairing his house became even more challenging.
“I was lying on the floor feeling very ill whilst the builders were asking me where I wanted the plug sockets to go. I said, ‘I don’t care where the plug sockets go.’ And now there are lots of misplaced things in the house.” John said whilst laughing.
John ringing the ‘all-clear’ bell. John’s treatment was a success and by September 2021, he is seen ringing the ‘all-clear’ bell on his last day in hospital. He has since put the weight back on, is fighting fit and his house is beginning to take shape. He is currently in the remission period for 5 years to monitor and make sure the cancer doesn’t return. John will be forever grateful to his surgeon friend, the staff in Radiotherapy and on the Chemo ward, His Surgeon Taz and Oncologist Rachel who continued to care for him and all the staff at Derriford, many of whom became friends. But lastly to those who were receiving treatment with John who made those hours on the ward or waiting rooms bearable. For John, Richard and the bereaved families; the funeral restrictions have become more relaxed which is a relief for the two to witness after such a challenging two years. Although it feels as if we are coming out of the tough times as a result of the pandemic, it is important for John and Richard to never forget about the families who were unable to give their loved ones the send-off they deserved. Wyatt Brothers pride themselves on being friendly and caring people who love to make friends with the families they meet and make strong connections with them at such a tough time in their lives. The job itself is very emotionally challenging but they can find peace knowing that they are making the families’ last memories with their loved ones something truly special.

World Cocktail Day
Friday the 13th of May, unlucky for some however, World Cocktail Day falls on the same day which means if things haven’t quite gone to plan, a nice refreshing cocktail should turn your day around.
C
oming together with a cocktail or two is one of the best ways to socialise and connect with people over a mutual appreciation of cocktails. With a wide variety of flavours and spirits to be mixed, there really is a cocktail for everyone and every occasion. The term ‘Cocktail’ was created on this day in 1806 by The Balance and Columbian Repository as a ‘stimulating liquor with a wide variety of sweets, waters, and bitters.’ Cocktails became established as a drink in the 19th Century by the British and soon became a tasty alcoholic drink enjoyed by the whole world. The roaring 20s, particularly in America saw all sorts of cocktails being created, some of which we still see on the drink’s menu today. During the Prohibition in America, an abundance of underground speakeasies popped up, all serving cocktails illegally. Rum mojitos, the Sidecar and the Tom Collins cocktails all became popular when recreational alcohol wasn’t legal. The famous Pina Colada was first mixed by Ramon ‘Monchito’ Marrero in 1954 at the beachcomber Bar, Puerto Rico. Surprisingly, the Espresso Martini has a somewhat short history after a model had asked London bartender Dick 30

Add Premium Spiced Rum, espresso coffee, coffee liqueur, cocoa bitters and ice to a cocktail shaker. Shake well and double strain into a classic martini glass. Garnish with a three coffee beans.

50ml Premium Spiced Rum 50ml Honey Spiced Rum 40ml Orange Juice 50ml Apple Juice 40ml Cranberry Juice 25ml Lime Juice 25ml Lemon Juice Pineapple Leaf to Garnish Ice
Add ice, rums, and juices to a cocktail shaker. Shake well and strain into a tiki glass filled with fresh crushed ice. Garnish with a pineapple leaf to finish.

Poached egg on avocado toast
Fill a large saucepan with water, add the vinegar and bring to a hard boil over a high heat. Once boiling, reduce the heat so the water is simmering, then use a spoon to swirl the water into a whirlpool. Crack in both eggs and cook for 2 1/2 mins.
Serves - 2
Difficulty - Easy Ingredients • 2 tbsp white wine vinegar • 2 large eggs • 1 avocado • 50g feta • 1 tsp chilli flakes • juice ½ lemon • 2 slices of sourdough
Meanwhile, in a small bowl, mash the avocado, feta, chilli flakes and lemon juice, and season well with black pepper. Toast the bread.
Pile the avocado and feta on the toast, then put a poached egg on top of each.
Creamy mushroom pasta Serves - 4
Difficulty - Easy

Add the mushrooms and cook for 10 mins over a medium heat. Add the garlic and cook for 2 mins. Add the wine and bring to a simmer, reduce the liquid by half.
Heat the oil and butter in a medium saucepan. Fry the onion over a low heat for 10 mins or until softened and translucent.

Ingredients • 2 tbsp olive oil • 1 tbsp butter • 1 onion, finely chopped • 250g button chestnut mushroom, sliced • 1 garlic clove, finely grated • 100ml dry white wine • 200ml double cream • 1 lemon, zest only • 200g grated cheese, plus extra to serve • 300g tagliatelle or linguini • ½ small bunch parsley , finely chopped

Add the double cream and bring to a simmer, then add the lemon zest and cheese. Season with salt and plenty of black pepper.
Meanwhile, cook the pasta following pack instructions. Reserve 100ml of the pasta water. Toss the pasta in the pan with the creamy sauce and enough of the reserved water to loosen. Stir through the parsley, divide into bowls and top with extra cheese, if you like.
Fruit salad Serves - 6-8
Difficulty - Easy Ingredients • 2 kiwi • 1 mango • 150g pineapple • 100g grapes • 400g mixed berries, we used strawberries, raspberries and blackberries • 1 large orange • 2 tsp honey (optional)

Prepare the fruit with a small serrated knife. Cut the top and bottom off the kiwi, and cut away the skin, keeping the knife as close to the skin as possible. Slice in half, following the core through the centre, then cut each half into slices. Put in a bowl and repeat with the other kiwi.

Carefully cut the skin off the mango and slice off each cheek, running your knife as close to the stone as you can. Cut each piece into slices. Add the mango to the kiwi. Top and tail the pineapple, then in a similar way to the kiwi, cut away the skin. Take of a circular slice, roughly 150g, quarter, remove the core then cut into chunks. Add to the bowl.
Halve the grapes and add to the rest of the fruit along with the berries. Remove the peel from the orange using the same method as the kiwi and pineapple. Holding the orange over the bowl of fruit, remove the orange segments by carefully cutting between the membrane and the fruit. Add a drizzle of honey, if you like. Mix everything together and leave in the fridge to macerate for 30 mins, if you have time.

15 months of hardship has shown the Wells family that the fundamental purpose of life is to surround yourself with your loved ones. After making the life-changing decision to start up his own law firm, Colin Wells and his wife Karen have found the perfect work/life balance here in Devon. We met the husband-and-wife team and their 10-year-old daughter, Grace, to find out what happened prior to the move and what their plans are for the future.

orn and raised in Plymouth, Colin decided to move to South West London and pursue his musical aspirations by studying for a degree in musical engineering. After completing the degree, he fell into a series of different careers that helped to settle his rent payments in London. He worked for a security company and then a Finnish timber company for 10 years. During this time, he met Karen. Karen was a senior paediatric nurse for the NHS in London for over 21 years. She enjoys nothing more than meeting new people and helping them in any way that she can. In 2001, Colin was on the search for a new career opportunity after being made redundant. He attended a summer BBQ with some friends and got chatting with a senior partner at a law firm who required a filing clerk. Colin took this opportunity which sparked a new interest in the legal industry. After a few months, he was offered a full-time position by the senior partner which included a training position to work his way up to partner level. Colin trained in Wills and Probate as a non-solicitor partner of a London law firm. He did this for 17 years before the long days became too much for him as he was missing out on his family life. Colin valued the relationships he made with his clients and the trustworthy service he provided therefore, he felt confident to set up his own law firm. 34

After enjoying a work-free summer with their daughter, Grace, Avalon Legal became a fully-fledged company on the 1st of September 2018.
The term ‘Avalon’ came from Colin’s passion for King Arthur and medieval history. He has recently published a book called ‘The Sky Angels’ which encompasses themes of medieval history and action and is now available to purchase in stores and online.
The couple enjoyed their life in London where they had brought up their daughter, Grace but Colin’s old life in Devon was calling him back. Karen was caring for her mother in London therefore, it wasn’t the right time to move to Devon. The family had a tough time during the Covid-19 pandemic and unfortunately, they lost Karen’s mother to Covid in January 2021. A few months of mourning had passed and then Colin and Grace both caught Covid at the same time. Colin had severe covid reactions and was admitted to hospital several times before having to be stabilised in an ICU ward for one month. Karen’s knowledge in the ward meant that she could advise the doctors to keep him on the CPAP machine and medication for as long as possible without resorting to ventilation. The doctors had told Karen and Grace that he may not survive. He was given 24 hours to improve on the CPAP and medication and in the 24th hour, he showed signs of improvement. Without Karen’s continued help and support, Colin wouldn’t be here today. During this time, Karen’s mother’s dog that they were looking after collapsed and had to be rushed to the vet, where sadly he was put to sleep. It felt as if everything was crumbling around them. After this
emotionally draining time, Karen realised that she didn’t want to be a nurse anymore as it became a constant reminder of the trauma her family had experienced. She also wanted to spend more time with Grace and take a slightly more relaxed way of living. The family decided that February 2022 was the right time to move down to Devon and start up a new life by the coast. The move came with several challenges but with Karen, the driving force, and Colin, with great knowledge of the industry, they soon obtained new clients in the Plymouth area. On the 31st of January 2022, Karen left her job as a nurse and looked after the marketing side of Avalon full-time. In-between her school studies, Grace also likes to come up with marketing ideas and has become the smiling face of the company. Avalon Legal specialise in Wills, estate planning, powers of attorney and probate advice. They cannot legally process probate as you have to be a qualified solicitor however, he is still able to advise. Colin has a large network of brilliant financial advisors who can help his clients in different specialist areas. As opposed to a corporate law firm with thousands of employees, you know that you will be dealing with Colin and his family every step of the process. They pride themselves on being friendly, approachable and knowledgeable.

There are no added fees or hidden charges and they are not VAT registered which keeps the costs down. Often you have to pay for the hours taken to complete the Will, however, Avalon has fixed prices from £150 for one person and will never rush a client out of the door. They love to build lasting relationships with their clients and offer them their time in order to get the process done effectively. Distance is not an issue for Avalon, so long as they are able to reach you by one means or another. They are happy to drive to meet their clients at their houses in the Devon and Cornwall area or if they are further afield, Colin will schedule a video call meeting.
