According tho the World Health Organization (WHO), about 1 billion people have some kind of functional diversity, around 15% of the world population. In addition, 25% has some kind of temporary or permanent limitation in the use of physical environment. That is to say, a total of 40% of the world population goes through these circumstances. If we consider the population aging parameter within functional diversity field, these percentages are streghtened. Nowadays, there are around 900 million people over 60 in the world and it is expected that by 2050 this figure will increase to 2 billion. In the case of Spain, 50% of people with functional diversity are over 65 and this group, which represents

Besides, we know that at some point in our lives, we will all suffer or create some kind of limitation in the use of the physical environment. In light of these facts, the implementation of architectural designs based on inclusive parameters becomes a vital choice for architects nowadays. Universal accessibility is synonymous with relearning the established design standards. This is designing inclusive environments that guarantee everyone’s autonomy regarding the use of built environment issue.

01 INSPIRED BY PMMT
Three questions Under the strong conviction that the “disability” concept is defined by the relationship between every person and the existing architectural boundaries in their physical environment, we asked ourselves some questions in order to diminishing the use of this term in our society.

ÂżIs it possible to guarantee Universal Accessibility? The answer is no, or in any case, not by the current legislation. Over
more than three years of rigorous research, we found out that there was no unified and complete regulations that allowed us to build universally accessible environments.
When we began to investigate the current universal accessibility regulations, at the state and supranational level, we realized that there was any unified global knowledge to be applied directly in our architectural projects. Therefore, we began a research that lasted more than 3 years, during which we studied about 200 manuals, webs, regulations and recommendations documents around the world. The aim was to unify the existing universal accessibility knowledge which could be applied to our field of action, the architecture one.
is the only group whose needs are covered by the current legislation in all architectural typologies. For the rest of diverse mental or physical functionality groups (people with cognitive diversity, people who can not see ...), these regulations are nevertheless insufficient.
When we talk about the accessibility concept, most of us think exclusively about adapting architectural spaces to the wheelchair users circumstances. This is understandable, as it
These facts allow us to say that current regulations are insufficient when it comes to building universally accessible environments for everyone.
Moreover, they ignore people who, without having any kind of recognised disability, present some kind of temporary or chronic limitation in the use of the built environment (children, obese people, pregnant women, people over 60 years old...)

How to ensure that we are all taken into account? Everyone means everyone. Knowing what are the physical and cognitive needs that we can have in relation to the use of built environment, we will be able to guarantee the use of any space. This challenge to achieve universal inclusion in all our projects led us to study and analyse the World Health Organization (WHO) diseases list. We made a synthesis from these diseases symptoms, by realizing that we could reduce the list to 13 groups with similar features.

What kind of built environments should we consider? Built environments create our disability. All physical environments must be free of architectural barriers, allowing us to make the most
autonomous use of them as best we can. By identifying the different areas that a built environment can hold, we can differentiate between public areas and specific areas. The public areas are those that are common to all building typologies and to which we all have free access, namely urbanization, parking, reception, horizontal and vertical shifts and PUBLIC AREAS

The Clear Code速 method Clear Code Architecture速 (CCA速) is the first objective method that
analyzes, measures and implements the Universal Accessibility Level (U.A.L) of any built environment.
The current accessibility legal regulations, which protect the rights of autonomy of people with reduced mobility, are insufficient when taking into account the rest of the functional diversities and limitations. From our experience, we can say their application on any built environment does not ensure Universal Accessibility Levels above 35-40%. When we talk about architectural barriers, we think of stairs, widths of passage, minimum dimensions of spaces ... but we do not take into account that the lack of Braille or the absence of pictograms act as boundaries as well when

Clear Code Architecture速 was born from this relationship between architecture and the human needs to use it. The Universal Accessibility Level (U.A.L) concept The creation of checklists with the requirements that each area must meet for each Clear CodeÂŽ Group helps us to evaluate the U.A.L, which is to say how
universally accessible this area is.
We measure the U.A.L. for each space and each group. The sum of all partial U.A.L determines the global U.A.L of the building. To accredit that we have a real universally accessible space, all groups must be considered.
If a space has a high score, but some group is not being taken into account or its level of inclusion is very low, we can not say that this is an universally accessible space, accessible to all the members of our society.

The CCA® Guide Book that gives you the guidelines The Clear Code Architecture® Guide Book is a customized summary
document that includes all the specific actions for improvement that
you can make to increase the Universal Accessibility Level of your building. Following the assassment, the CCA® checklists provide us with the necessary guidelines for the implementation of the U.A.L of your building. These will be those that guarantee an optimum level of Universal Accessibility. Thanks to the CCA® software, we can evaluate the built
areas and propose you individually tailored improvement actions. The CCA® Guide Book acts as a master plan in terms of universal accessibility. It helps you to formulate your own action plan, according to your annual investment possibility.

Inclusive spaces We work in a 100% inclusive environment, thanks to our Clear Code Architecture® method The existence of accessible itineraries, pavement podoctáctil, milestone, Braille and other languages, universally accessible handles, magnetic loop, non-slip pavement, inclusive signage ... make our showroom a space for everyone.
Creative spaces There are two types of areas, the open space area and other more private working areas. On the one hand, there are rooms closed by glazed walls, such as the Friendly Materials© room and the Clear Code Architecture® room, the Silence Room, the Slow Meeting room and the Meeting Room. On the other hand, there are broad areas such as the library or others that can be closed by using mobile panels such as the Forward Thinking space and the Brainstorming room. This multiplicity of areas allows us to develop our innovative and creative ideas, thanks to the existence of project and innovation panels where the daily exchange of ideas is guaranteed.
