The City Center covers 191 hectares: 118 of pre-war city center, 73 reclaimed from the sea, enclosing a 25 ha wartime dumpsite.

Public Domain comprises 93 ha: 55 in road ROW’s, 38 in public open space.

98 ha allocated for development and retained buildings, including 22 ha of religious and state property.

Master Plan provides an urban design framework for a residential and mixeduse city center: development target 4.69M sqm.

City Center planned for 40,000 residents, will create 105,000 jobs.

Land development costs $2B, development costs $108B.

80% developed by third party investors; 20% by Solidere, plus revenue from rent and franchise services.

2010 status: 50% BUA sold or developed, 50% remaining.

Solidere a form of Public Private Partnership: private development corporation formed by government decree.

Existing owners took majority shares, new investors provided working capital.

Solidere required to finance all infrastructure and land development costs in return for 29 Ha for new development land on the reclaimed area.

All infrastructure and public domain delivered to public authorities on completion. No public funding required for the project.

Solidere committed to long term view: protects asset value through sophisticated development control and quality control regimes.
