By North Peninsula Building Association It’s becoming clear that you’d really like a kitchen where two of you can cook at the same time. A playroom that’s not the living room. Increasingly it seems like there are too many people and not enough bathrooms. Or maybe you’re looking ahead and want your place to be more safe and usable as you age.

YOU’RE READY TO MAKE A CHANGE AND NOW YOU HAVE TO DECIDE: REMODEL OR RELOCATE?

There’s no one right answer for every situation. So before you look at houses for sale while also sketching out plans to redo your current master bath and expand your kitchen, take a look at which approach best suits your wants and cans. That way, you can decide the best option to pursue and focus your efforts toward that goal. The Building, Remodeling & Energy Expo is a good start!

have the most high-end home around. On the other hand, if you’re more concerned that your house be comfortable and convenient for you so that you can stay there a long time, relative value may not matter as much as other factors. • How long do you expect this change to suit you? If your house is feeling small because of kids, how old are they? How much longer do you expect them to be living there? Would converting the basement or garage to an additional room give you enough space to spread out? Does square footage per person seem totally inadequate? • Or are you looking ahead to retirement? If so, will you want a smaller home, with less square footage to clean and maintain? Or are you happy with your current home’s size but would like it better configured and equipped for aging? • What is your tolerance for being under construction compared with the difficulties of a move? How many changes are on your remodeling “to do” list and how long and disruptive would the remodeling process be? Moving is costly. In addition to purchase price, there are costs for closing, fixing up your current house to sell, and making the move. And once you do move, there may also be costs for fixing up the new house. • What’s the market for the type of home you want? How likely are you to find a place that you can afford with the features you’re seeking in a neighborhood of your choice? Check out real estate listings to get sense for what kinds of properties are available and how many choices you can expect to see in your range. And of course starting from scratch with new construction to get it right the first time is always an option! Weigh these factors and that can help you decide if a move, a renovation or a whole new project is most likely to get you what you want in a home. For additional resources on remodeling your home or buying a new home, contact the North Peninsula Building Association or visit nahb. org/forconsumers.

VOTED BEST GENERAL CONTRACTOR 2015-2018

ANSWERING THESE QUESTIONS CAN HELP YOU SORT IT OUT:

• How do you feel about your neighborhood? Do your friends and your kids’ friends live there, is your favorite park or coffee shop within walking distance, are the schools a great fit for your family? Or do you keep wishing you were closer to work, had more open space nearby, had shops within walking distance, or a bigger or smaller yard? • How does your home compare in value to others in the neighborhood? Would your ideal remodel make your home the priciest on the street? If you’re thinking about ease and value of resale, it’s best not to

CLALLAM COUNTY PUD

In 1940 the people of Clallam County voted to establish a Public Utility District, “to reduce rates, to set aside moneys in lieu of taxes, and, through example, to compel the major private electric companies themselves to make rate reductions…” PUDs are unique in the nation, not-for-profit, by and for the local communities that we serve. No matter how we grow, we continually strive to fulfill our mission: To provide reliable, efficient, safe, and low cost utility services in a financially and environmentally responsible manner. Every day the PUD staff is working hard, either behind the scenes, or in the field to provide our customers with affordable and efficient services. In addition to the daily operation of the PUD, we offer energy rebate programs, educational opportunities, and utility payment assistance. Weather and other events can cause problems that do not conform to regular working hours, and the PUD vehicles will be on the scene to restore service as quickly and safely as possible. Our staff represents not only your PUD, but are also PUD customers and your neighbors. Get to know us at www.clallampud.net.

The Homebuilding and Banking industries (and more importantly the Community Bank Industry) have had a long intertwined and interconnected history. Nowhere is this more evident than here on the Olympic Peninsula. Our beautiful surroundings call out to many to live in an environment where life and nature can co-exist in harmony. First Federal has been an integral part of life on the Olympic Peninsula for 94 years. We were there in 1923 to make our first construction home loan of $500. While times, and certainly prices have changed, First Federal’s commitment to this area has not. As the only community bank headquartered on the Olympic Peninsula, we are proud to be your neighbor, business partner and home lender, pleased to offer our All-In-One Construction and Land loans. We are one of the few lenders that will take over a construction loan after construction has started. This pride and commitment to the community can be found in our knowledgeable team of mortgage loan officers Terri Wood, Julie Myers and Melanie Pilgrim. Combined, they have many years of experience in home lending and they live here, in your neighborhood. Building Great Futures in Port Angeles SERVING OUR COMMUNITY

Many children are left to find their own recreation and companionship after school due to lack of adult care or supervision. At the often vulnerable stages of childhood and adolescence, kids need to know that someone cares about them. In a community in transition from its former fishing and logging days, Port Angeles is classified as an at risk community where 25% of students are not completing high school and 50% qualify for free and reduced lunch. The Club in Port Angeles is the only exclusively youth organization, serving children ages 6-18, that is not fee-based. The Club membership is affordably priced at $30 per year, and scholarships are available to children who cannot afford the nominal charge. With Port Angeles kids ages 19 and younger making up 21% of the population, our presence is desperately needed to provide children a safe place, a nutritious meal, help with homework, and enriching activities. Member North Peninsula Building Association

CRITICAL NEEDS

The Clubhouse in Port Angeles moved into converted 1940’s duplexes, donated by the Peninsula Housing Authority, in 1998 and currently serves approximately 130 children a day in 6,600 square foot buildings. Space, equipment, and program flexibility are extremely inadequate. Our attendance has grown at a rate of 34% over the past two years, and we have severely outgrown this facility. The Clubhouse and the low-income residential homes in the Peninsula Housing Authority are scheduled for demolition over the next few years to construct 232 new homes, drastically increasing the housing availability and the need for a larger replacement Clubhouse, necessitating community support.

Community Solar – A New Renewable Opportunity For Customers INTRODUCING COMMUNITY SOLAR

WHAT ARE THE FINANCIAL INCENTIVES?

With more days of sunshine a year than most western Washington counties, our location supports solar power. Community Solar is an easy way to go solar using energy from a local solar garden instead of requiring panels to be installed on your roof. Energy is produced at an off-site solar garden and then purchased by homeowners to offset their existing electric bill. Community solar is a maintenance-free managed solution available to all types of homeowners, including condo owners and homeowners whose rooftops are not right for photovoltaic panels.

There are two incentives. Under current state law, a per kilowatt hour production incentive is available to customers who participate in Clallam PUD’s community solar project. That incentive will be paid out annual for a period of eight years.

WHY SHOULD I BE INTERESTED?

Community solar is linked to ratepayer’s bill via a process known as virtual net metering. Virtual net metering credits the ratepayer with their share of the entire array’s production.

Currently, customers have the opportunity to take advantage of the financial incentives offered by the state of Washington. Relative to an investment in rooftop solar, you can purchase units in smaller increments resulting in a more affordable investment. You also don’t have to worry about siting, permitting, securing a contractor to install the solar panels or ongoing maintenance of the panels and equipment.

In addition, participants will receive a credit on their bill based on the electricity generated by the project and the number of units purchased.

HOW IS THE CREDIT TO A MONTHLY UTILITY BILL DETERMINED?

Visit www.clallampud.net/communitysolar/ or see us at our EXPO booth #51-52 for more information on how you can participate!

Clallam PUD – More Powerful Together

As your partner in conservation, Clallam County PUD offers a wide variety of rebates and incentives to give you the most bang for your utility buck. Getting a PUD rebate is like being paid to save on your utility bills and make your home more comfortable. There’s no time like the present to take all practical measures to make your home as energy efficient as possible. Weatherizing now will reduce the impacts of future utility rate and weatherization cost increases, while increasing your home comfort level. Weatherization and other incentives include: ■ Duct Sealing ■ High Efficiency Replacement Windows

Clallam County PUD is also committed to helping local businesses save energy and reduce monthly electric bills. When bills go down, profits go up and the community’s economy is strengthened. Whether an owner or a facility manager of a large industrial site, or a small business owner, or operator of a commercial venture, your PUD can provide a free energy consultation where we review your business’ production process; check a building’s lighting, heating and cooling systems; help determine the highest consumers of electricity; and offer suggestions on how to possibly save energy each month. In some cases, the PUD can help to pay for upgrades to more energy efficient equipment. Essentially, if it uses electrical energy, we encourage you to contact us so that we can begin a discussion about how we can better support you. Be sure to visit www.clallampud.net or see us at our Booth #51 and 52 for details about any of these programs, qualifying models, participating installers, and the requirements to make sure you qualify for the rebate!

If

you’re about to put some “sweat equity” into your home, you’ll want to make sure you get the greatest return on your investment. When it comes time to sell, the projects that recover the highest percentage of their value are: new roofing (105%), hardwood floor refinishing (100%), and insulation upgrades (95%). You might be surprised to find that a bathroom renovation recovers only 58% of what you put into it, while a kitchen upgrade recovers about 67%. Checklist for Finding and Hiring a Builder or Remodeler By North Peninsula Building Association Use this checklist to help you select a home builder or home remodeler to work on or build your home.

they would hire the builder/remodeler again.

Ask if you can see the builder/remodelers work, both completed and in progress. Check for quality of workmanship and materials.

Do you feel you can easily communicate with the builder/remodeler? Remember you will be in close contact with them throughout the construction process and afterward as you live in your new home.

✔ ✔

Make sure the builder/remodeler provides you with a complete and clearly written contract. The contract will benefit both of you. If you are having a new home built, get and review a copy of the home warranty and homeowner manual as well if available.

Be cautious of unusually low-priced bids. If the builder/remodeler is unable to pay for the materials and labor as the project proceeds, this may indicate a potential problem. Keep in mind that less expensive does not necessarily mean better!

Contact your local home builders’ association for the names of member builders and remodelers: npba.info or call 360-452-8160. You can also ask family, friends or coworkers for recommendations. Make sure the builder or home remodeler has a good reputation with local banks and suppliers. Find out how long they have been in the building business. It usually takes three to five years to establish a financially sound business. You want to make sure they will be around after the construction is complete to service any warranties. Check out the company’s rating and if there have been any complaints filed with your local Better Business Bureau: bbb.org.

Make sure the builder/remodeler is licensed and has sufficient workers compensation and general liability insurance. If not, you may be liable for any construction-related accidents on your premises.

Ask the builder/remodeler to provide you with names of previous customers. If they won’t, beware. If they do, ask the customers if

✔ ✔ ✔ ✔

Verify that your remodeler is an EPA Lead-Safe Certified Renovator if you are planning work in a pre-1978 home that will disturb more than six square feet of painted surfaces inside the home or 20 square feet on the exterior of the home. For a full list of vetted members of your local building industry call the North Peninsula Building Association at 360-452-8160 NPBA EXPO 2019 • 29
