Not only will you enjoy the pride of homeownership, real estate appreciates in value and there are tax incentives available. For most people, a home is the biggest purchase in their lifetime. If you’re ready and willing to become a home owner this year, the following tips can help you confidently invest in the best home for you.
EVALUATE YOUR FINANCES
One of the first steps in homebuying is knowing your credit score. When you learn your credit score it will help determine the interest rate and associated costs you pay on a mortgage loan or construction loan. In general, the higher your credit score, the lower the interest rate you’ll qualify for. You’ll also need to research how much house you can afford. Talking to a qualified lender can help you determine your price range. Another key step when you are crunching the numbers is to set a down payment goal. The myth remains that you must put down 20 percent to move forward with your purchase. There are options for home owners available to put down less than 20 percent, such as a Federal Housing Administration loan.
TAKE AN ASSESSMENT OF YOUR NEEDS
If you are firm in your decision on a new home this year, it is likely because you have a specific reason to invest in one. Maybe you need bigger space or want to move to a school district that fits your family’s needs. While it may seem like an obvious line of reasoning this will help you
determine your needs and wants and create a “must haves” list. When you put pen to paper and outline what you need in your new home, this will save you time when you are ready to invest. The next home you are looking to purchase may not meet every single item on your priority list, so you must decide on what factors you can compromise on and how you can realistically stay within your budget, in the end building new may be your best option.
SET A BUDGET
Your home budget should not be set based on what your maximum loan approval amount is. As the investor, you are the best judge of what you can afford realistically. A good rule of thumb is that your total monthly home expenses should not exceed more than one-third of your gross monthly income. Home buying expenses are not limited to your down payment. Do not forget to determine how much you need to cover loan fees and closing costs.

Whether you are buying or building your home this year is contingent upon selling your home, you should be prepared if the timing doesn’t align perfectly. Another consideration is to make sure you have sufficient funds on hand if you are unable to have concurrent home closings. A real estate agent can help you navigate the transitions. PRO TIPS: Getting the Most from Your Dream Home Building Experience By Hines Homes Building a custom home is a truly special way to invest your money. You’re not only building your very own nest—you’re also building your nest egg. In Washington, median housing prices more than doubled between 1998 and 2018. What’s more, building in a coveted region like the North Olympic Peninsula is an even safer bet. That’s because housing prices tend to climb faster here than the statewide rate. So, if you’ve ever considered building a dream home, there’s every reason to start today. But we get it—new homeowners can get overwhelmed by the process before they even get started. That’s why we’ve put together these pro tips:
CREATE A VISION BOARD OR SCRAPBOOK FOR YOUR NEW HOME
From the corner office to the kitchen table, vision boards have gained popularity over the last decade. A vision board is a collage of images and words that you put together to represent your wishes and goals. People use vision boards for inspiration and motivation as they work to achieve a milestone. That could be saving up for a special trip, finishing a degree, or launching a small business. Make It Real: Creating a dedicated vision board is a first step toward making your dream home wishes come true. Clip photos from magazines and print out images and words that speak to your vision--then mount on an art canvas or poster board. have different sections for each room in your new home. Go Digital: Some homeowners prefer to make an all-online version of their vision board. A free service like Pinterest is a wonderful way to collect and organize your home ideas. Share Your Vision: Whatever form it takes, you’ll find that a vision board is a valuable tool to help you communicate with others about your new home goals. After all, building a dream house isn’t a solo affair. You can use your vision board to gather feedback and compare options with a spouse, partner or family members who will share your new home. Later, your vision board will become a critical resource when working through the design-build process with your contractor.
KNOW THE DIFFERENCE BETWEEN BUYING A CAR AND BUYING A CUSTOM HOME
All car dealers pay the same wholesale price for the inventory they sell, and by the time it gets to the lot, it’s already built. Dealers are motivated to extract the highest retail price for a product that is what it is. That’s why we’ve been taught two things to protect us from overpaying for a car: • Don’t reveal how much you’re willing to pay. • Don’t show emotion--i.e. don’t let the car salesman know how much you want a certain product or feature. This advice makes sense when buying a car … but a productive working relationship with your contractor depends on doing the opposite. When you and your builder work together on your dream home, you are co-creating a highly customized product. Your home is a result of your vision and budget meeting up with the contractor’s skills, includ-
ing the ability to execute on your vision. This is very different from a car-buying transaction. It’s okay to be upfront about your true budget and it’s essential that you clearly communicate what excites you most about the home build. Go ahead and talk with your builder about “stretch” goals--features that feel too expensive but which you wish could somehow make it into the final product. Good builders are motivated by challenges.
CHOOSE A BUILDING CONTRACTOR WITH FANTASTIC REFERENCES
Reputable builders are not out to maximize profits. Instead, their goal is to maximize the value of your new home because that’s how everyone wins. Heat Pump Water Heaters By Mattias Järvegren, Utility Service Coordinator, Clallam County PUD When was the last time you checked on your water heater? “Out of sight, out of mind” is the old adage that sums up how much we think about our water heaters. As long as we have hot water when we give the hot water tap a twist, we don’t often think about the appliance that’s tucked away in the garage, basement or utility room. But, your water heater is one of the most inefficient appliances in your home. In fact, electric water heaters account for an average of 18 percent of a home’s electrical energy costs, according to www.energy. gov. And the older your water heater the less energy efficient it is. Enter heat pump water heaters: Heat pumps and ductless heat pumps have long been the standard for energy efficiency heating equipment. Now the same technology is being used to make water heating more efficient as well. According to a study by Pacific Northwest National Laboratory from 2015, heat pump water heaters can use as much as 63% less energy than traditional electric water heaters.
HOW DOES A HEAT PUMP WATER HEATER WORK?
Heat pump water heaters use electricity to move heat from one place to another, using refrigerant and a compressor, rather than generating their own heat like a traditional electric resistance water heater. This makes them two to three times more efficient, according to the U.S. Department of Energy (DOE). Think of a heat pump water heater as a refrigerator working in reverse. ■ A refrigerator pulls heat from inside a box and dumps it out into whatever room it’s in. ■ An electric pump water heater pulls heat from the surrounding air and dumps it, at a higher temperature, into a tank to heat water. Heat pump water heaters are sometimes called “hybrid” water heaters because, during periods of high hot water use, they can switch to standard electric resistance heat automatically. You can use your unit’s control panel to set the water heater to various settings, including hybrid mode. If you don’t want it to switch over automatically, simply set it to the regular heat pump mode. Many control panels have multiple settings and modes to maximize energy savings. If both of your kids are showering at the same time 14 • NPBA EXPO 2020
in different bathrooms while you’re running the dishwasher, you can switch it to “High-demand” or “Hybrid” mode to get adequate hot water. Hybrid mode is the most energy efficient mode for daily use.
HOW MUCH WILL A HEAT PUMP WATER HEATER SAVE YOU?
Even though this is one of the most common questions that we get, it is also one of the trickiest questions that we get. The answer of course, it depends. Things that you’d need to know in order to answer that question fully includes; ‘How large is your current water heater?’ ‘How many individuals do you have living in your household, using hot water?’ ‘Any teenagers?’
Approximately, a heat pump water heater can save your household of four people around $330 a year on your electric bill, accordin g to the government website ENERGY STAR. That adds up to a savings of around $3,400 over the ten year typical life of a heat pump water heater. If your family is closer to the size of the Brady Bunch, you’ll save even more on your electric bill each year. The larger your family is and the more hot water that you use, the quicker you’ll see a return on investment.
HOW MUCH WILL A HEAT PUMP WATER HEATER COST YOU?
Like most things that operate more efficiently and save you money, a heat pump water heater costs more than a traditional electric resistance wa-
ter heater. A 50-gallon heat pump water heater on its own can go for around $1,300, while its older, conventional cousin the electric resistance water heater can be purchased for closer to $500. And then you have a somewhat higher installation cost that you’re going to have to add to the cost. It’s recommended you have a professional install your heat pump water heater to maximize its energy efficiency. Here at Clallam County PUD we have just begun to pull together a list of participating heat pump water heater installers. When you use a plumber from our Participating Installer list we can offer a $600 instant rebate, that the plumber will take off your cost to purchase and install the new heat pump water heater. So far we only have one on our list, so if you know of any plumbers that you think that we should work with, please have them contact us. If your kitchen is dated or no longer fits your lifestyle, you may want to consider remodeling. An upgraded or modern kitchen also can increase the value of your home. However, renovating your kitchen can take more time and money if the project is not planned well. To help your kitchen renovation project start the right track, take the following steps before the first day of demo.
MAKE A LIST OF NEEDS AND WANTS
With a barrage of TV shows, magazines and social media highlighting “dream kitchens,” it may be hard to know where to start. The first step is to make a list of what you need to have for a functioning kitchen and want you would like to have. This may seem like an obvious step to take but it will help you stay focused on your project goals and budget. Visit showrooms and home supply stores to learn about costs for materials, finishes and appliances.
SET A BUDGET
After you have a general idea of what you need for your new kitchen, outline the cost associated with your project. Checklist for Finding and Hiring a Builder or Remodeler By North Peninsula Building Association Use this checklist to help you select a home builder or home remodeler to work on or build your home.

Ask if you can see the builder/remodelers work, both completed and in progress. Check for quality of workmanship and materials.

Do you feel you can easily communicate with the builder/remodeler? Remember you will be in close contact with them throughout the construction process and afterward as you live in your new home.

Make sure the builder/remodeler provides you with a complete and clearly written contract. The contract will benefit both of you. If you are having a new home built, get and review a copy of the home warranty and homeowner manual as well if available.

Be cautious of unusually low-priced bids. If the builder/remodeler is unable to pay for the materials and labor as the project proceeds, this may indicate a potential problem. Keep in mind that less expensive does not necessarily mean better!
Contact your local home builders’ association for the names of member builders and remodelers: npba.info or call 360-452-8160. You can also ask family, friends or coworkers for recommendations. Make sure the builder or home remodeler has a good reputation with local banks and suppliers. Find out how long they have been in the building business. It usually takes three to five years to establish a financially sound business. You want to make sure they will be around after the construction is complete to service any warranties. Check out the company’s rating and if there have been any complaints filed with your local Better Business Bureau: bbb.org.

Make sure the builder/remodeler is licensed and has sufficient workers compensation and general liability insurance. If not, you may be liable for any construction-related accidents on your premises.

Verify that your remodeler is an EPA Lead-Safe Certified Renovator if you are planning work in a pre-1978 home that will disturb more than six square feet of painted surfaces inside the home or 20 square feet on the exterior of the home.
