The quality of your new home has already been thought of. At Porter Davis we think about every step of the way through your build and we fully understand that you need to have complete confidence in the process. That’s why we include three key stage building inspections, conducted by the independent BSS Group of Architects and Building Consultants. At Lock-Up, Fixing and Practical Completion Stages you are sent a copy of the same report we receive, so there is complete transparency on the state of your build. This service is all part of the Porter Davis difference and you can be assured that your new home will not be handed over to you until the independent inspectors have approved each stage.
Lock-Up Stage • Slab finish. • The frame – straight, plumb and level. • Other key aspects such as the shower recess frame.
Fixing Stage • All external finishes including brickwork, weatherboards (if used), roof tiling, doors and windows. • All internal carpentry including doors, windows, architraves and skirting. • Plaster finish to walls, ceilings, kitchens and bathrooms.
Practical Completion Stage • Paint finish. • Floor coverings. • Tiling to floors and walls. • Cupboard joinery. • Doors and windows. • Rendering. • Roofing and drainage. • Paving and landscaping. • Fencing. • Building site cleanlines

Fixed Price Site Costs The Fixed Price Site Costs offer applies to the Porter Davis preferred siting on blocks within new/active Melbourne Metro and Geelong building estates. For Porter Davis Victorian Build Zones boundaries, please speak to a sales consultant for a copy of our build zone map. If the customer’s block of land has over 2 metres of fall or is greater than 1000 sqm lot size, a fixed price cost will be advised to the clients at their Tender / Contract appointment. Your build block and directly abutting blocks must be clear – no previous trees, dams/ drains/creeks/rivers or building structures, otherwise additional costs may apply. Easements require a minimum of 1 metre clearance and cannot exceed to more than 2 sides or contain a service pit otherwise additional cost will apply if these are required. All costs and requirements associated with council report and consent applications, Estate/Developer requirements, council/ planning overlays, Bushfire requirements and/or town planning are the responsibility of the client and not included in this Fixed Site Cost offer.
2. Guaranteed Site Start & Completion Date. Please see porterdavis.com.au for your specific house design guaranteed build time. Start subject to land title & finance availability. All build times include variations. 3. Service Costs. Service costs based on a building lot of up to 650sqm and a building setback of 5m. 12m of under ground services have been allowed. The Porter Davis 2021 Prestige inclusions are based on the standard house plans. Additional costs will be incurred for structural changes and the selection of some design options. Please speak to your Sales Consultant for clarification. Porter Davis reserves the right to change or substitute the make, range, model, type of any product listed in this brochure. Important: A credit does not apply where the design constraints of your selected house type do not allow for a listed inclusion. The inclusions in our 2020 Inspirational Style brochure are no longer available. All Photographs in this brochure and on our website are for illustration purposes only and include examples of upgrade items. Any Protection/Prevention measures required due to existing neighbouring properties or structures (such as underpinning) are not covered by this Fixed Site costs offer and will be charged to the clients separately by way of variation. Porter Davis will assess the suitability to build on your block and reserves the right of refusal to proceed based on our assessment criteria. Client must meet all milestones and appointments set by Porter Davis to ensure site start date is met (refer to Procedure of Purchase). Any factors causing delays to the nominated site start date that are outside of the builders control, may result in the voiding of this offer. Fixed price site costs do not apply to Knockdown and Rebuild, Rural Blocks, Medium Density, PDRE or Neighbourhoods/ Precincts. Porter Davis reserves the right to alter, extend or cease this offer at any time without notification.
