HOME TRUTHS
THE HILL HOUSE
I
’m happy to report as I sit down to write that we at last have render. This makes me very happy, in a way that only someone who’s been watching water seep into bare brickwork over one of the wettest summers on record can understand. Of course, now there’s render, it hasn’t rained for weeks. So we’re getting there – although the extension is still far from watertight. Not a problem right now, but, as I’ve pointed out several times to the Builder, it’ll rain again sometime soon. And I prefer to take my showers in the bathroom.
“Gone is the half-subterranean, gloomy corridor, replaced by a wide, bright space, where sunlight floods in through the roof” There’s also the matter of the unfinished woodwork – however, that falls into the domain of Mr Hill, a whole other column altogether. The heart of our nearly-renovated house is the kitchen. Gone is the half-subterranean, gloomy corridor, replaced by a wide, bright space, where sunlight floods in through the roof and glass doors open into the garden. For over a year, I’ve been waiting to cook here, books stacked in anticipation. I love cooking. Or at least, I did. I hadn’t factored in the impact that four months without a kitchen would have. I got very used to takeaways (delivery services now know us by name, sending little gifts with our orders). I got very used to eating out. I got very used – I’m sorry to say – to microwave meals. I didn’t cook for months. I loved not cooking. And now I’ve all this space and light – but I’d rather pick up the phone and order in. Sadly, the takeaway budget is all gone. As the dreaded Christmas turkey looms, I find myself flicking through M&S food catalogues, imagining simply popping trays of things in the oven (or would that be a bother? Do they do microwave Christmas meals?). Then I listen to the news and remember how lucky I am to have a home (however damp), a roof (however leaky), to be planning a meal (however ready). It’s just a house. Christmas is only another day. We are safe and warm and well fed. These are the blessings I’m counting this year – the roof can wait until January.
Kate Hill
It’s beginning to feel a lot like… Not quite yet, it isn’t. But soon. Very soon. And when the Christmas spirit arrives, we’ll deck the halls, mull the wine, bring in the tree and..
OUCH! WHAT’S THAT? Ah, seasonal hazard, I’m afraid. Those needles get everywhere – tiny green shards of pain stuck in the carpet, sticking into your toes, coating the cat. The average Christmas tree has around 45,000 needles – come twelfth night, this can seem like many more.
Shall I get the hairspray out? There are an awful lot of DIY remedies to help avoid needle drop: Adding fertiliser, spraying with hairspray or fixative, adding bleach or even Viagra. But a bit of common sense will help to keep your tree fresh and green this holiday season. Firstly, pick a tree that’s less likely to lose its needles like a Nordman Fir, Scots Pine or Blue Spruce. Make sure the tree looks green and well hydrated when you buy it, and when you get it home, take an inch or so off the end of the trunk to allow water into the tree cells. Place it in a stand or pot that you can add water to, and place in a cool spot. Scientists at the University of Laval in Canada have identified that the plant hormone ethylene produced by the cut tree is responsible for the needles dropping. There’s no scientific fix for this yet, but if you follow the simple steps above you should find shedding is much reduced.
I CAN’T BEAR THE MESSAND NEITHER CAN MY HOOVER. I’m getting an artificial tree.. Don’t do that! Or at least, don’t get a plastic one – they’re made of nasty chemicals, can’t be recycled and end up in a landfill after an average of 7 years. You could always invest in a potted tree. Or get creative: use old branches, cardboard or wood to make your own artificial tree. Never burn your old (real) Christmas tree; most are softwoods, which produce creosote when burnt. Too much creosote lining the chimney and Santa won’t come calling – he’ll be sat on the roof roasting chestnuts in your chimney fire. Ho ho ho! PORTFOLIO 5

Portfolio profiles Baobab’s design-led boutique developments in Withdean and Lewes and their exclusive collaboration with Artists Open Houses
B
ucking the trend of soulless, profit-driven new builds, boutique property developers Boabab have popped their heads above the crowds of the bleak housing wasteland to offer exquisitely designed properties in desirable locations, where design, light and space are paramount, no matter your budget.
Recent Project Baobab are a design-led boutique company who aim to create inspirational and positive environments that not only enhance the lives of the people who live in them, but, with their aesthetically well-considered buildings, add value and character to the surrounding area. With a focus on desirable locations, Baobab’s most recent development is situated in Withdean Road, recently voted in The Times one of the top places to buy. Two of the Withdean houses have already been snapped up, and Baobab plans to offer the last remaining development in Withdean as a venue for the Artists’ Open Houses throughout December. Recently teaming with PR agency Oliver Relations, Baobab are opening their doors to provide an unusual industrial-style creative space for the city’s popular bi-annual arts events and other unique opportunities for future public involvement.
“Working with lifestyle PR agency Oliver Relations has transformed our branding trajectory and outreach to the local community in a way we never thought possible. Their creative energy is giving the property-to-public relationship a complete facelift.” 6 PORTFOLIO
PROPERTY
Ethical & Eco Property and design, however, are not the only priorities that occupy Baobab’s creative calendar. Baobab have set themselves apart from their development comrades by aligning each of their property ventures with a charitable twist. The now-expected ‘Mother Nature’-friendly fittings and eco building materials are not the only strings to Baobab’s ethical bow; rather, the company has married their latest development at Withdean with the Syria refugee charity by supplying Brighton with the ONLY charity drop-off location and pick-up point.
“At Baobab we believe that giving back to the community is not a question; rather, it sits at the heart of everything we do. While a property is in development, there is a space that can be converted into something truly meaningful. Whether that be supplying the locals of Brighton with a space to donate clothing to the Syria refugee crisis or lending the walls to highlight our amazing artists in the city we want to give back to the community in which we live.” - Paul, CEO Baobab
Elaine Bolt Ceramics
Pipeline Projects Set to start early next year in Lewes, Baobab’s latest acquisition has historic vaults in the basement adorned with writings from Thomas Paine’s brother, “father of the American Revolution.” Paine’s brother lived in Lewes for six years in the 18th Century and Paine’s statue stands outside the town’s library. Baobab will work alongside acclaimed architects and commission designers in specialisms such as interior, kitchen, bathroom and landscape, whose joint expertise will help unlock this property’s full potential whilst staying true to it’s historical structure.
Visit Baobab You can keep up-to-date with Baobab’s latest development by following www.baobabdevelopments.com. PROPERTY NEWS FUTURE AGENCIES TO BE HYBRID, SAYS COUNTRYWIDE
SHOREHAM PORT SITE BOUGHT BY SOUTHERN HOUSING Acting on behalf of LKAB Minerals and the Shoreham Port authority, Oakley have announced the sale of a major waterfront development site in Shoreham to the Southern Housing Group. The site extends to 7.25 acres and comprised a former minerals plant, which fell redundant during 2012 and was later the subject of a planning application for a Morrison’s supermarket, for the development of a new supermarket, car show room and housing, although the proposed development fell by the wayside during 2014, when Morrison’s withdrew their interest in the site. Acting on behalf of the landowners, along with joint agent Savills, Oakley’s bought the site market in February of this year, inviting best and final offers, and undertook a national sales campaign. Chris Oakley of Oakley commented, “Our marketing campaign attracted a wide range of interest in the site, from a mixture of national house builders, housing associations and speculative developers, who were all principally looking at the site for a residential-led, mixed-use development, with the site offering potential for anything between 250-400 residential units.” The sale of the site has now been completed upon an unconditional basis with the Southern Housing Group, who are one of Southern England’s largest housing associations, owning and managing almost 28,000 homes for around 67,000 residents across London and the South East. Southern Housing Group have yet to release details of their proposals for the site. ww.oakleypeoperty.com

The future estate agency model is going to be neither the traditional high street office nor the online-only alternative; instead, it is “all about hybrid,” according to Countrywide’s Chief Digital Officer, Alex Bailes. He told the ‘Future: Prop Tech’ conference in London that Countrywide “has just commissioned one of the biggest pieces of research, surveying 3,000 consumers” and that it was clear they did not want purely online agency services, especially as its share of the wider sales and lettings market was so low. “It’s all about the hybrid space,” Bailes told the conference, saying it was clear from the research that consumers wanted local expertise and a competitive sale price for their property most of all. Critically, the fee paid to the agent came only fifth on the list of most important decisionmaking factors for would-be vendors, he said.
With a breath-taking choice, offices countrywide and an eye for what matters to you, we make moving home more exciting.

AWARD-WINNING ARCH-ANGELS The architects of a property recently featured in PORTFOLIO magazine have won a coveted architectural award. ARCH-angels Architects were delighted to have won the Best Self Build Architect or Design 2015 Build-It award for the Wignall House project, Brighton. The project involved demolition of the existing pitched, hipped roof to the existing ‘bungalow’ and the addition of 2 floors above with terraces front, back and to the side. The judges particularly praised the incredible transformation, which maximised the views to the south and west whilst modernising the appearance of the whole building. The judges again recognised the strong working relationship developed with clients and consultants, together with a final design that displayed technical and creative detail. Partner, Richard Zinzan said “This award is ARCH-angels Architects first design award, and it means a lot for to us to be recognised in this field and for this project.” www.zsta.co.uk

A SUSTAINABLE FUTURE Councillor Gill Mitchell, Chair of Brighton & Hove City Council’s Environment, Transport and Sustainability Committee, opened this year’s Eco Houses event in October at 57 Grantham Road, Brighton. One of the city’s growing number of Zero Carbon houses, the property generates all of its energy, including energy for heating, hot water, lighting and appliances, without adding carbon dioxide to the atmosphere.
“The overall look and feel is beautiful, with natural timber and stone finishes, heavily influenced by input from the owners, designers Malcolm and Linda” Visitors to the launch were shown the property’s money-saving features: an air source heat pump, solar photovoltaics, rainwater harvesting and underfloor heating, but were also impressed by the building’s contemporary design and peaceful garden, a hidden secret off busy Ditchling Road. The event also featured 13 local properties, with two new houses opening for the first time and five with zero carbon rating. www.ecoopenhouses.org

‘We switched our house sale to Fine & Country after a very disappointing six weeks with another agent who had overvalued our property and then didn’t seem to understand the “lifestyle” the house afforded potential buyers. ‘From Adam’s first visit to meet me and value the house, the service we received was never anything other than exemplary, from the marketing, the feedback, the “always

She told us: “Looking back on the year, we are amazed at the sales we have procured for our clients without even putting their properties on the open market – just good old fashioned estate agency skills of listening and knowing who’s looking for what. We are also very proud of our customer service record, selling many homes where other agents have previously failed. “Fine & Country now successfully sell in Tongdean, Hove Park, Roedean, New Church Road areas as well as the villages surrounding Brighton & Hove. “The London and international links regularly bring in genuine enquires. Times, Telegraph, Evening Standard etc really makes us stand out from our competitors and our customer service and marketing success got us noticed as best new Fine & Country office in Europe. “Dealing with ‘high end’ properties is often about choosing the right marketing strategy. Our ‘discreet marketing’ has been particularly popular this year. We’ve enjoyed returning to a strategy from when estate agents didn’t just rely on the internet to sell properties. “The valuation process at Fine & Country is simple and straightforward. There’s no hard sell and no obligation. Through the tricky offer to exchange path, which at times felt very precarious, and finally to successful exchange. ‘Dominique was an absolute star, combining her obvious skills as an agent with warmth, supportive pep talks and a palpable feeling that she really wanted to personally help me make the leap into my new life by selling my home to the best possible buyer. Adam was equally impressive - a constant calm head and mediator - proving again and again why he is an outstanding agent. He listened to me cry at eight in the morning and offered balance to my distress, talked reason when I was inclined to rant and always, always dealt with the buyer (and me) with the utmost professionalism, courtesy, friendliness and fairness. I am now set to move in 10 days and I can honestly say that I will miss Dominique and Adam and wish that I could let them know how grateful I am. They helped me through a very difficult phase of my life in a way that I doubt many estate agents would.’

LEGAL matters
“An employee who travels around to perform their work duties may have their travel time included in their usual working day”
JOURNEY TIME
Howlett Clarke look at the new European Court of Justice ruling stipulating that travelling to work is work time
A
new European Court of Justice Ruling has significant implications for employers. It could see shift patterns change after it was proposed that the hours spent travelling to and from the first and last appointments of the day will count towards a working week. The move follows a recent trial involving Spain’s biggest trade union ‘Tyco’ and a Spanish security company. The case was bought after employees of the company were travelling for up to three hours a day before they were able to start work installing security products. The new ruling states, ‘if a worker who no longer has a fixed placed of work, is carrying out his duties during his journey to or from a customer, that working must also be regarded as working during that journey.’ This means that an employee who travels around to perform their work duties may have their travel time included in their usual working day, leading to changes in work schedules and possibly rates of pay.
26 PORTFOLIO
So, who is affected? Broadly speaking, there are three categories of workers: 1. Those with fixed work placements i.e. those who work in offices 2. Those who travel to various places to work or are considered ‘mobile workers’ i.e. plumbers, carers, door to door sales 3. Those that have an office base but also travel a lot for work The new ruling is most likely to apply to category 1 and category 2. What implications could this have? Alex Jones, Head of Employment Law at QualitySolicitors Howlett Clarke, said: “Changes to timetables may result in employers having to ensure that appointments are closer to home in order to minimise the length of the working day. Additionally, organisations may have to hire more staff, as fewer appointments per day will be able to be scheduled. “Although pay is not the main focus of the new directive, employers who pay the national minimum wage might have to increase their
pay rates, as once travel time has been taken into account, they could be in breach of the law.” If you are an employer and need advice as to how you might need to adapt your business to these changes, the Howlett Clarke ’Business Advice Meeting’ is be a great starting place. It gives you the chance to receive initial advice on any business matters, with no obligation. For employees, the Howlett Clarke team offer an ‘Ask the Legal Expert’ appointment which gives you the chance to discuss your rights and your position within an organisation. BACK TO THE FUTURE October 2015 was the date to which Michael J Fox travelled forwards in Back to the Future 2. Did any predictions come true, and who could have predicted the rise in house prices?
D
irector Robert Zemeckis and Universal pictures were surprisingly accurate in their predictions of the future, especially considering email wasn’t even in use when the movie was released in 1989. The Back to the Future movie trilogies grossed £200m worldwide at the box office for Universal pictures. Michael J. Fox stars as Marty McFly, a typical American teenager who travels to the future: October 21, 2015. Having previously travelled back to 1955, Marty may have been in awe of “the house of the future” presented in 2015, but it would seem those who created it weren’t too far off
the mark. What may have surprised him more, however, is the cost of the house of the future, even before you kit it out with all the mod cons. In 1955 the average house price was just £1,928, climbing £1,783% to £34,378 in 1985. However, when Marty landed in the future he wouldn’t have expected the average house to cost £190,807. That’s an increase of another 555% from 1985 to 2015, his destination date. If he was to do the same today and flash forward another 30 years, the same price increase of 555% would result in an average house price of over £1m. Had he known, he probably would have snapped up a few properties back in 1955.
It is unlikely that anyone in 1985 would have predicted such an increase. However, the films did get some other things eerily right. Consumer technology has come a long way since the ‘80s, and today everything revolves around one item in particular, the mobile phone. Now, your smart phone can do a ridiculous number of things around the house, from turning on your heating and electricity from a remote location to doubling up as a TV remote, ordering shopping online to be delivered to your door, or searching for a new house. But what else did the Back to the Future franchise boffins predict 30 years ago?
“Consumer technology has come a long way since the ‘80s, and today everything revolves around one item in particular, the mobile phone”
Here are some 2015 predictions that Back to the Future 2 got right... or almost right: HOVERBOARDS One of the most memorable scenes in Back to The Future 2 is when Marty McFly uses a hoverboard for the first time. Hoverboards are hardly mainstream products these days, but Hendo Hover have actually developed a working prototype, and they have paired with legendary skater Tony Hawkes to promote it. It works by creating an opposing magnetic field in the (metal) surface below, allowing it to actually levitate off the ground. DRONE CAMERAS During Griff’s and his gang’s arrest, a USA Today drone snaps a picture of them for the newspaper. Since then the use of cameraequipped drones has become almost commonplace . Farmers use drones to keep an eye on their livestock or crops, the military has found obvious applications for them, and Amazon has plans to use drones for deliveries. Estate Agents are increasingly using drones to film properties and their environs. COMPOST FUEL When Doc and Marty first arrive in 2015, Doc refuels the Delorean by throwing some rubbish - a banana peel and an empty beer can, to be precise - into Mr. Fusion. Similarly, The Big Lemon Bus company in Brighton collect waste cooking oil from local businesses to power their buses. THUMB PRINT On entering the house of the future, Marty is amazed to see that the traditional lock and key have now become obsolete. Instead, you gain access through a thumb print scanner, making the property burglar proof. This might seem like something from 3015, let alone 2015, but now a fingerprint lock for your home is available from as little as £80… INSTANT PAYMENT TECHNOLOGY Marty is also intrigued by an instant payment system allowing him to send money through thin air without having to actually hand over the cash. Online banking has been around for a while now, and PayPal also allows us to transfer funds via the internet, in safety, at the touch of the button. Going one step further, Apple Pay and Google Pay now allow us to pay instantly without even using our bank cards. VIDEO CONFERENCES/FLATSCREEN TVS Considering that this movie was made in1989, the prediction of video conferencing was
impressive. In the movie, McFly Junior is speaking with his boss on a teleconference call, also on a flat screen TV from his living room. This is an accurate representation of Skype, Facetime, and Google Hangouts… TV/PHONE GLASSES In the movie, one of the characters answers a telephone call at the dinner table on her glasses; she is also watching TV on this device at the same time. Google Glasses are a very close match to this product and the directors were spot-on with their depiction of the dinner table scene where everyone is distracted with different pieces of technology. TABLETS Director Robert Zemeckis and Steve Jobs were probably the only guys who had dreamt of the tablet in 1989. In another of Back to The Future 2’s most accurate predictions, there is a scene where Marty is asked by an old guy to sign a petition (on a tablet) to save the Clock Tower. The tablet is thicker than today’s products but is an impressive vision of the future. WIRELESS VIDEO GAMES When Marty steps into a diner, he sees some kids playing an old school video game, so he decides to show them how it’s done. The kids don’t care, and one of them says that games requiring that you use your hands are stupid. The best games today still require us to use our hands (Xbox, PS2, Wii), but Xbox Kinetic looks set to change things. You can control your TV and Xbox with your voice and gestures, and you play games using your body. 3D MOVIES Ever since Avatar came out we’ve been bombarded with 3D movies, and TV manufacturers have invested millions in 3D televisions. Back to The Future II amusingly nailed our obsession with 3D and movie sequels in a scene where Jaws 19 is showing at the cinema in 3D. Jaws never made it to 19, but the likes of Harry Potter, X-Men, and the Scream are examples of our continuing obsession with movie sequels. DEHYDRATED AND REHYDRATED FOOD Lorraine McFly dropped a pizza the size of a hockey puck into a machine, only to be rewarded with a full-sized pie after a few seconds. While you can’t yet order dehydrated pizza, this is another technology that actually does exist. With thanks to eMoov.co.uk

PROPERTY tips
GET READY FOR WINTER
Whether you are a homeowner or a landlord, you need to prepare now to prevent problems in your property this winter. Read on for tips on how to winter-proof your home
W
inter is on its way, and with it comes a number of risks to properties which can lead to costly problems for homeowners and landlords. The good news is that most of these are preventable. If you carry out the basic checks below and take any necessary action now before the cold weather hits - you can enjoy a safe, cosy and disaster-free winter. Check the heating system Now is the time to make sure your heating system is working as it should so there are no nasty surprises when it gets really cold. It is good practice to have the boiler serviced regularly to keep it in good working order throughout the year. Check the pipes and brickwork Check all external pipes for any signs of leaks, breaks or blockages. Serious problems can occur when blocked or leaking pipes freeze during the winter, then expand and burst. When checking that the pipes are in good order make sure they are secured to the walls properly and at the same time check the brickwork around your property for cracks which could let water in. Sweep the chimney If you have an open fire, make sure the chimney has been swept; you should always always have a suitable fireguard for safety.

Keep the draughts out Make sure your property is adequately insulated. Check the obvious draught points and fit draught excluders to any doors and windows that need it. If you have tenants Tenants need to be made aware of the simple steps they can take to protect the property from unnecessary damage during the winter. Don’t assume that they already know how to deal with the cold weather as many won’t, or may not think about it. Ask your tenants to keep background heating on at a level to avoid extremes of temperature. If they go away during the winter, they should leave the heating on a setting to maintain a constant temperature of between eight and ten degrees Celsius to ensure the pipes don’t freeze. They should keep inner doors and loft hatches open to allow the circulation of warm air and arrange for someone to check the property regularly while they are away. An information pack for your tenants which includes this information, plus details of where stopcocks are located, basic boiler operation and steps they can take to minimise condensation, as below, is a good idea. Avoid condensation Condensation occurs when moist, warm air, such as steam from showering or cooking, comes into contact with any surface of a lower temperature. It can form on any surface and
may not be noticed until mould starts to grow or materials show signs of rotting. The simplest and most effective way of preventing condensation is to make sure there is adequate ventilation and heating. Extractor fans in the kitchen and bathroom will help, as will closing doors and opening windows when cooking and washing, and not drying clothes on radiators. Get those little jobs sorted now Most property owners have a list of small issues that need sorting that they simply haven’t got round to. Now is the time to see to those outstanding jobs, from clearing the gutters to fixing that loose pipe or draughty backdoor to prevent them becoming bigger and potentially more expensive issues when the weather turns bad. Get the right insurance, plus cover for emergencies You probably already have buildings insurance in place, but it might be worth reading the small print of your policy to make sure you are covered for any winter emergencies. Not all insurance products cover rented properties, so, if you are a landlord, it is important to check that you have appropriate landlords’ building and contents insurance in place. Thanks to Leaders. www.leaders.co.uk
The Royal Institution of Chartered Surveyors (RICS) winter property checklist includes: Roof Inspect the roof and replace any cracked tiles. If chimney pots are in place but not in use, consider protecting them by fitting ventilated cowls. Loft Check the insulation is in good condition but not over insulating. It is important that the tanks and pipes in the loft do not freeze, so do not insulate below the tank. Make sure the lid is on the cold-water tank. Gutters and drains Clear them of leaves and debris. Take particular care that the gulleys are clear. Overflowing gutters can drench walls and cause damage. Insulate external drain pipes (eg those for central heating) with waterproof tape or similar material. Walls 33% of heat lost in the home is through the walls. Cavity wall insulation is a good option and can boost a home’s value and saleability while reducing your energy bills. Check the pointing – frost can play havoc with poorly maintained walls. Make sure water can run off the building; fill gaps to cement angle fillets at wall junctions. Consider fitting reflective foil behind radiators on outside walls.

External paving In very cold weather water on paving will freeze. Ensure the paving is well drained and avoid water collecting, freezing and causing accidents. Decking Check that decking hasn’t obstructed air bricks and gulleys. Windows Check perimeters of all windows to make sure water flows away from glass and doesn’t collect on the sill, or drain behind it. It is important to minimize draughts. If double-glazing is not in place (it cuts heat loss through windows by 50 percent), consider fitting cheaper options such as secondary glazing or put polythene across the window frames. Curtains can make a big difference to heat loss. Consider thermally insulated curtains for windows and the outside doors.
For advice with the sale of YOUR property contact Graham Farthing
Doors Stop draughts through letterboxes by fitting a cover and put a sealant around the door frames. Floors Fill gaps between exposed floor boards. If you have stripped floors, putting down rugs in winter will reduce draughts. Ensure central heating pipework in the ventilated floor voids is insulated (70% of the heat input may be lost if uninsulated). Chimney Have wood and coal burning flues swept. Fit chimney balloons in open flues Boilers Have your boiler serviced. If you have a condensing boiler, insulate the external condensate and ensure it is of the correct bore. Consider fitting a trace heater to prevent the boiler from freezing. And finally, check your heating system is in order; insulate hot water tanks, and bleed radiators. As ever, always seek the advice of reputable professionals when looking to complete larger jobs. www.rics.org

TALK money
INVESTMENTS: GOING GREEN Claire Cook from Independent Financial Advisors Talk Money on investing ethically
W
e are all being made aware of the impact we are having on the world. Many are now happily recycling waste, some donate money to charities to help nature and the environment, and as a nation we are concerned with global warming. Many people take this concern one step further by literally investing for the future of our planet, often known as ethical, or green, investment. Many of us have money in a personal pension, a bond, ISA or unit trust. The money will be invested in funds and managed by fund managers. The money will be pooled with that of other investors and used to buy assets which should, hopefully, make your money grow. Normally, this will include shares in companies in the UK and sometimes abroad. But do you know where your money is invested? The companies in your investment funds could be dealing in gas, oil, arms, tobacco or pharmaceuticals, and you could be supporting companies which are going against your ethical principles. It is always difficult to dig below the surface and find out, and it is even more difficult if you want to avoid investment into
certain companies or areas of investments, especially as the investment will be changing as time goes on. HOW TO INVEST ETHICALLY Large life companies and fund managers know that many people are concerned, and some have now launched “ethical funds”.These funds can be accessed via an ISA, pension or other investments and can put your mind at rest by ensuring that you are investing in the right place. HOW DO THE FUNDS INVEST? There are two main ways: Negative screening: The fund manager would avoid investments in companies whose activities are deemed to be negative. This process is used by most UK ethical fund managers. Positive screening: The fund manager would invest in companies who are involved in projects with a positive social or environmental impact, things such as waste management or renewable energy. The manager would literally screen in companies who are doing good in the world. These funds are often
known as green funds. HOW TO ACCESS THE FUNDS Your investment providers may have ethical funds available, depending on which providers you have chosen. If you have taken no advice for some time, a full review would be advisable, and you should contact an Independent Financial Adviser, who can contact your current providers, get all of the relevant information and then advise you on the best course of action. If you would like to discuss ethical investments or a full financial review, please call me, Claire Cook, on 01273 224667. I would be happy to assist or visit: www.talkmoney.co.uk. Talk Money is a trading style Aspect 8, a member of Best Practice IFA Group Ltd, which is authorised and regulated by the Financial Conduct Authority. The value of investments can fall as well as rise, and you may not get back the amount invested. See more from Talk Money at www.portfoliopublications.co.uk PORTFOLIO 45

MEET THE TEAM: Brices Estate Agents Brices Estate agents is a well-established brand and office, located in an enviable position on the corner of Western Road, Hove and Brunswick Terrace & Square. Over the 10 years since Louise Brice started the company they have enjoyed a great reputation, with many clients returning to them for advice on sales and lettings Louise Brice MNAEA | Director “Having over 25 years of experience successfully running estate agencies, I started Brices in 2004 with the vision of specialising in exceptional properties in Brighton & Hove and building a tradition of trust with my clients. “Each and every one of the extraordinary properties we have for sale and to rent reflects our own passion for remarkable art, design and style. This passion helps us to understand our clients and inspires our enthusiastic commitment to outstanding personal service and attention to detail. My experienced staff are all dedicated to giving impartial, expert advice, whether you’re buying, renting, selling or letting. Having recently welcomed a beautiful baby girl into the world, most of Louise’s time is now split between being a working mummy and a keen equestrian!” Jason Ackroyd | Senior Lettings Negotiator “I have always had some association with bricks and mortar, having over 15 years’ experience in the construction industry before joining the team three years ago. I needed a different challenge and decided to take a leap of faith and have never looked back. Having a commercial degree, I get excited about the dynamics of what makes a business tick and immerse myself in all elements of the property industry as a whole but most of all I thoroughly enjoy finding my clients their ideal home by the sea! I am the proud Dad of a wonderful baby girl, who has taken over my world and filled it with joy. Two wheels are preferable to four, and I have a not-so-secret fetish for speed. Rugby is my religion and I also like nothing better than a decent BBQ on the beach.” Alex Sheppard | Market Appraisal Manager “I have been with Brices for two years and continue to thoroughly enjoy working here with such an amazing, experienced and professional team. I have been in estate agency, selling and renting in Brighton and Hove for 25 years, following in the footsteps of my father, David Sheppard, and grandfather, Harry Wells, so you could say it’s in the blood! My parents even met in an estate agency! My role in the company is to carry out market appraisals for current and potential clients, and helping Jon ensure that our sales go through smoothly and swiftly. “In my spare time I enjoying meeting with family and friends. I love to travel, South East Asia being my number one destination, and from time to time I’ll head to South Africa to see family.”
Ellie Koutsouris BSc (Hons) | Office Manager “I have been with Brices for 5 years and thoroughly enjoy the fast-paced environment my team and I work in. I initially trained in a boutique-style top-end agency in West London and I feel Brices is the equivalent of that, here in Hove. My biggest achievement at Brices has been a team effort of winning a Gold Award for Best Letting Agent in Hove and a Silver Award for Best Estate Agent in Hove. Alongside my responsibilities of running of the office, I keep my team happy and motivated with coffees and pastries! In my spare time I enjoy walking my dog and I am currently learning to ski in hope of a winter getaway!” Leah Southwell | Property Manager “I joined the Brices team at the beginning of 2015 from another local agent and have thoroughly enjoyed being part of such a hard-working, enthusiastic and friendly team. My role here includes organising property inspections, repairs and all aspects of tenancy administration as well as being on hand to deal with any tenant and landlord queries. In my spare time I enjoy socialising with my friends and watching trashy TV.” Emma Prior | Lettings Manager “I am a ‘born and bred Brightonian’ with a wealth of knowledge of Brighton & Hove. I have a customer service background with over 13 years of lettings experience, working with a variety of Agents across the City. In my spare time I like to keep fit and socialise with friends. I am a loyal, hard-working person with a friendly and bubbly personality. I love to travel when possible and have visited places like Jamaica, Mexico, Greece, Portugal and Spain and always try to embrace their culture. I have worked for Brices now for the past three years and enjoyed the fast-paced environment and, of course, working alongside our fabulous team.” Jon Brown | Senior Sales Negotiator “Another one Brighton born and bred for Brices! I have always worked in sales-related roles but found my calling in estate agency when I made the move to join the Brices team four years ago. Forging long-term relationships with clients while matching them up with their perfect property really gives me the daily buzz (very clichéed, but true). Spare time and pocket money are spent on my classic Jaguar, which I regularly take to local and national shows.” Brices Estate Agents, 30c Western Road, Hove BN3 1AF 01273 323000 www.brices.co.uk PORTFOLIO 47

PICTURE PERFECT Luxury properties available in Swiss resort as Mark Warner Property releases Phase Two of Chalets d’Adelaide in Grimentz
M
ark Warner Property have announced that sales for the second phase of apartments in the exclusive Chalets d’Adelaide development in Grimentz are now open. Available off-plan, the properties are located just beside the piste in one of the resort’s most coveted locations, with stunning views across the Val d’Anniviers and easy access to the new Grimentz-Zinal cable car. Offering ski-in, ski-out living, Les Chalets d’Adelaide also represent the last opportunity to purchase new-build homes in the resort in line with the Lex Weber referendum, which limits the number of holiday homes available to foreigners to 20%, a quota that Grimentz has now reached. Ensuring the ultimate in mountain living, all properties will be serviced by a new boutique hotel, a first for the resort, as well as a concierge and extensive spa facilities. Lying at an altitude of 1,570 metres, the picture-perfect Swiss village of Grimentz is a hidden jewel in the Swiss Alps crown and offers the sunniest skiing in the country. The chocolate box resort retains the charm of a traditional Swiss village yet now offers world-class skiing, thanks to the recently-opened Grimentz-Zinal cable, which has doubled the ski area to 220km to rival the likes of the Four Valleys and other leading resorts. Moreover, with prices averaging just CHF 10,000 per sqm, Grimentz is half the price of comparable property in Verbier, leaving lots of potential for future capital growth. Giles Gales, Mark Warner Property Managing Director explains: “We have seen enquiries for property in the area up by over 100% this year. Property hunters now look towards Grimentz as a real alternative to the Four Valleys due to its enviable access to four different resorts, all covered by one lift pass. Coupled with significant 52 PORTFOLIO
improvements over recent years to the quality of skiing, accessibility and infrastructure, the investment conditions are looking increasingly attractive.” Ski devotees seeking high-altitude ski areas, uncrowded slopes and one of the longest seasons in the Alps, starting as early as November, already have Grimentz on their rada,r and for others it is only a matter of time. Gaining a reputation for its untracked powder fields and extensive off-piste areas, the resort remains one of the few locations in Switzerland where it is possible to heli-ski straight from the village up to 2,900m.
“Switzerland continues to attract international buyers looking for a safe and secure place to invest” Purchase options at Les Chalets d’Adelaide include one-to three-bedroom apartments as well as four-to five-bedroom duplex penthouse suites. Designed by local architects, the apartments have been built using reclaimed wood and stone from the local region with the intention of seamlessly blending into the surrounding alpine scenery while still maintaining a modern and contemporary feel. For those seeking a bigger family property, a number of custom-built chalets are also available, ranging from 300-400sqm, with capacious sun terraces and living areas. Internal layouts can be configured to each buyer’s own specifications with the opportunity to incorporate up to five bedrooms as well as
a ground floor devoted to spa and wellness facilities, including indoor swimming pools. A testament to Grimentz’s increasing international popularity is the fact that it was the only Swiss resort to increase ski pass sales last year. Pascal Bourquin, Managing Director of the Grimentz-Zinal lift company, said, “Whereas the Swiss average was a decrease of 4%, and in Valais was down 3.8%, we were pleased to see our skier revenue increase by 3.2% compared to 2014. The continued growth is largely thanks to the recent investment in the cablecar linking Grimentz and Zinal, which doubles the size of the linked ski area, but also thanks to our excellent snow record. We are now able to guarantee snow 5 months a year, from midNovember until after Easter, which is important for customers to know when booking their holidays a long time in advance.” Switzerland continues to attract international buyers looking for a safe and secure place to invest while enjoying the benefits associated with living in a country offering the highest standards for quality of life in the world. With banks now promising mortgage rates at historic lows, UK buyers can borrow up to 70% of the value of the property, with rates starting at 1.2%. For the ultimate hassle-free investment, the lodgings can also be fully managed, with expected yields of around 3%, more than enough to cover running and financing costs. Pricing: From CHF 819,000 for a 2-bed apartment to CHF 1,595,000 for a 4-bed duplex penthouse. Nine detached chalets are available from CHF 2.355m. Two apartments remain for sale in Phase 1 from CHF 786,000 for a 2-bed apartment. www.markwarnerproperty.com

SELLING UP Craig Vile from Angels Media on the importance of investigating social media strategy when choosing the right estate agent to sell your home SELLING UP? WHAT TO LOOK FOR IN AN ESTATE AGENT: THE DIGITAL LIST As you will have either heard or experienced first-hand, selling a property can be a challenging and stressful mission. Therefore, when you do decide to put your home on the market, working with the right estate agent for you could be the difference between a disaster and a delight. A good estate agent will help you price your property correctly, offer you advice on the local property market, help you with viewings and much more. As you might have guessed, a quick Google will bring up pages of articles and guides detailing the qualities you as a seller should be looking for in an agency. However, as it has been less extensively covered and my area of expertise is digital marketing in the property sector, I’m now going to give you a run-down on some of the things you should be looking for in prospective agents’ websites and digital strategies. SOCIAL MEDIA MATTERS For most businesses a social media presence is now essential; estate agents are no different. Before signing up with an agent, I would advise you to take a look at their Twitter and Facebook pages – which you can look upon as a virtual shop window. An agent with a strong social presence will be posting engaging content on a regular basis as well as effectively communicating with customers who may have queries or complaints. An agent’s customer service online may just reflect their attentiveness and commitment in person. If your prospective agency’s social media channels are comparable to the Sahara Desert, it may be time to look elsewhere…
WHERE’S THE CONTENT? As I alluded to previously, the amount of news and educational content online these days is monumental. As consumers, many of us will use the internet as our first port of call when we want to find something out. So, when choosing an agent it is always beneficial to see if they have a clear digital content strategy. Are they posting informative blogs and how-to guides on the selling process? Are they keeping their clients up-to-date with the latest news which could affect them? Not only will well-written content benefit you directly throughout the sales process, its presence shows that the agency cares and is serious about being an authority in their sector.
“For most businesses, a social media presence is now essential” WEBSITE STRUCTURE AND VALUATIONS Looking at a prospective estate agent’s website structure may seem a little over the top and technical, but I can assure you it’s not. It’s quite simple: all you need to do is visit their homepage and get a feel for who the website is targeting. Is the site full of property searches and features for buyers, or is it dedicated to sellers, with lots of instant valuation options? If it’s the latter, then you have found yourself a forwardthinking agent who puts the value of property sellers - and therefore their business strategy at the forefront of their website. I would always choose an agency that is hungry for new clients as it shows they want to be successful and that your custom really is important to them.
ADDITIONAL EXTRAS FOR SELLERS Building on the above, an agent who offers lots of benefits for property sellers on their website is also one I would be keen to employ. When putting your home on the market, things like free sellers’ packs, live chat and conveyancing and mortgage quotes can be very handy. An agency that is offering any of these things is, again, putting the seller’s needs high up their priority list. Next time I sell my home I know which kind of agency I want to use! So there we have it… A few things to think about when looking for your next estate agent. The digital side of things is becoming more important, so I really do think it is beneficial to scope out an agent’s online presence before signing up with them. That said, nothing beats meeting someone in person, of course, so it is also best practice to make sure you and your agent are compatible for working together when you meet them in the flesh. CHECK OUT BRIGHTON & HOVE’S BEST ESTATE AGENTS We’re blessed to be in an area with some of the country’s most attentive and forwardthinking estate agents. All of the agents here in PORTFOLIO magazine are doing some or all of the things that are key for digital success. Check out their websites, they’re impressive. And, who knows? They might just end up selling your home in the not-too-distant future… For further advice on how to generate more vendor and landlord leads for your agency and enhance your digital marketing strategy, please get in touch on: 0208 663 4963 or craig.vile@angelsmedia.co.uk.

CAREER LADDER This month we speak to Jack Englehart, Practice Manager at Engleharts Solicitors in Hove, about his working life
TELL US ABOUT YOUR ROLE AT ENGLEHARTS? My days vary considerably. My role can involve anything from every day management of the office and staff to being the firm’s designated Anti-Money Laundering Reporting Officer. Similarly, solicitors are an ever increasing target for fraud in the form of sophisticated cyber-crime attacks, usually targeting high value online bank transfers. I am now having to implement systems and procedures to safeguard against such attacks but also ensure the firm carries out appropriate risk assessments at all times. I also manage the firm’s accreditations and ensure the firm is fully compliant with the likes of the Solicitors Regulation Authority, Law Society, Information Commissioner’s Office and Health and Safety Executive. This time of year is extremely busy with the renewal of the Practicing Certificates and Professional Indemnity Insurance, both of which fall at the same time of year. This all takes a considerable amount of time but allows us the comfort of knowing that we are taking the time on each matter to ensure compliance and good practice.
number of different niche areas of law. I now have the benefit of learning a very niche area of commercial property.
IT’S A FAMILY FIRM, DID THAT INFLUENCE YOUR CHOICE OF CAREER? It would be a lie to say my upbringing didn’t play a part in the decision to take to a career within the legal sector. I grew up with David Englehart. It got to the stage of either studying Law and Politics at university or accepting a seemingly promising career prospect within the family firm. I took up the offer and also studied law through the Chartered Institute of Legal Executives. It was long-winded but ultimately allowed me to see how an office was run while also studying a
WHAT DO YOU ENJOY MOST ABOUT YOUR JOB? I have been here a long time now, which means I have got to know a lot of our clients very well. Achieving recognition from clients and positive client satisfaction is always a good reminder that it is worthwhile putting the hard work into the job.
64 PORTFOLIO
WHAT WAS YOUR FIRST-EVER JOB? I was a waiter in a pub local to where I grew up. Unfortunately, it didn’t last long as I decided it was probably in all parties’ best interests if I left after one of the customers caught me leaving the kitchen eating one of his chips. ENGLEHARTS ARE WELL-KNOWN PROPERTY SOLICITORS. WHAT ELSE DO YOU SPECIALISE IN AT ENGLEHARTS? We have a very good rapport with clients within both the residential and commercial property industries, both locally and nationally, which we have built up over the years. We also have specialists in the following areas: all forms of general litigation. Private Client matters, including wills, trusts, lasting powers of attorney and probate administration, matters concerning family issues or disputes and Business and Commercial matters, including business sales or acquisitions.
IF YOU WEREN’T IN THE LEGAL PROFESSION WHAT MIGHT YOU SEE YOURSELF DOING? Probably in a job dealing with high-net-worth property / real estate in the City.
WHAT DID YOU ALWAYS WANT TO BE WHEN YOU GREW UP? Footballer, obviously! WHAT DO YOU DO IN YOUR SPARE TIME AS AN ANTIDOTE TO THE JOB? I try to play football as much as I can and I also have an Albion season ticket. However, I also try to ensure that most of my spare time at weekends is taken up with the family - on one adventure or another. FINALLY, WHAT ADVICE WOULD YOU GIVE TO A YOUNG PERSON STARTING OUT TODAY WHO WANTED TO GET INTO YOUR PROFESSION? The profession has definitely changed over the last 10 years. There is now so much focus on compliance, regulation and administration, which, if not managed properly, can easily take over. Another change seems to be the number of small practices either being taken over or the likes of sole practitioners slowly fading away. It means that, going forward, we will no longer see the Jack-of-all-trades lawyer who can advise his/her client on all aspects of their life; instead, we may have solicitors specializing in very niche areas of law. My advice would be to try and work out as soon as you can in which area you would like to specialise as there are certainly growing markets out there and people will always require expert advice relevant to their needs.

Unless you have the footfall, though, or there is something very particular about your concept that makes you a destination brand, you are in the retail wilderness. The i360 is an interesting case in point. The debate over anticipated visitor numbers is well publicised, and it appears to be an instance of “If you build it they will come.” The trouble is that, in Brighton’s field of retail dreams, there are plenty of entrepreneurs pushing up the daisies (in a metaphorical business sense, of course). The footfalls for the right kind of customer were not there in the first place and post-start up they did not materialise in sufficient numbers. Enthusiasm

In my last piece I wrote at length about Brighton’s retail reputation and how it needs to evolve and diversify. In particular, Brighton currently lacks a significant offering from the luxury retail sector. It is unlikely that any survey of footfall/demographics would show many of Brighton’s visitors expressing a desire to window shop luxury brands, surprising given Brighton’s Royal heritage! S
hutterly Fabulous began in Brighton in 2002 and was set up by former Head of Cabin Services at Virgin Atlantic Airlines, Mark Carter. His plan was to do for plantation shutters what Richard Branson had done for airline travel. We caught up with Mark to find out more about the range of custom-made shutters available. Tell us about your company ethos: Our company ethos from day one was to give customers unrivalled standards of product, quality & customer care, exceptional value and expertise in custom-made shutters. Thirteen years on, our commitment today is stronger than ever, only now we can assist customers throughout the UK and Europe. We are delighted to be working with a dedicated team of designers and trade partners, making it possible to provide Shutterly Fabulous shutters to customers wherever they are based in the UK. We’ve come such a long way since we started and feel proud to be employing over 50 staff from the local area. It really has been a great journey. What do you think is the secret to the company’s success? It’s simple, really: we continually strive to improve upon what we do best and that is our excellent customer service. undergone a complete re-brand and have seized opportunities to establish successful relationships with industry experts such as designer Kelly Hoppen. Are there any recent developments? To better showcase our products we have refurbished our Hove showroom. Customers always love to visit us and see what we are all about, to touch and view the products, meet the team and, of course, be truly inspired by what we can offer. Located next to Hove Lagoon, our showroom is easily accessible by car or public transport and is open Monday to Saturday and Bank Holidays. Free parking is available on site.
“We have established successful relationships with industry experts such as designer Kelly Hoppen” Can shutters work on period properties? Being Brighton-based, we decided to include shutter displays that complement the design and styles of many East Sussex homes: Tieron-tier shutters, which work exceptionally well on Victorian bay windows, Full Height, both
in solid and louvered shutters, suitable for patio doors, plus specially-shaped shutters, which prove to be a fantastic solution on those hard-to-dress windows. A particularly helpful section of the new showroom is where we display the same shutter in every louver size we have available. This instant visual really helps customers decide the best louver size for their home. For those looking for something a little different, we have our exclusive range of designer Kelly Hoppen shutters, which offer a more contemporary slat shape, finished in one of Kelly’s signature paint colours. Finally, our classic shutters really can be as individual as you are, and the custom colour-matching service is one of our specialities. Can you offer advice and support? To complete the service, fully trained experts are ready to advise & discuss all options suitable for your particular windows. Quotes and free samples are also part of the service. The shutter trend continues to grow, and whatever the shutter product or service you require, we are looking forward to working with you. We promise you won’t be disappointed! Winter brings cosy evenings and anticipation of the Christmas festivities just around the corner‌ Portfolio Interiors Editor, Tara de la Motte, sprinkles some Festive fairy dust
t this time of year we seek shelter, comfort, warmth and cosiness indoors – a home that cocoons and becomes a welcome haven for friends and family alike. By bringing in a few sumptuous touches, our homes will create warmth from within, ready to embrace the winter season.
BEAUTIFUL homes
There is practical warmth and visual warmth. Practical warmth is provided by heating and making sure our homes are well insulated. Visual warmth is just as important and is provided by the atmosphere we create in our homes by using comforting textiles and soft lighting. By layering together rich, dark colours and textures we can bring cosiness and opulence to our homes. For warmth and an air of welcome, choose textiles that are soft and rich in colour. Cranberry, grape, navy and chocolate tones will create a rich ambience throughout the home during the winter months. Winter is all about rich, dark moody colours, so – if budget allows – swap your summer cushions and throws for warmer fabrics like velvet, tartan, wool and faux fur. A few silk, velvet or tartan cushions thrown on a pale sofa will add instant warmth and elegance. Similarly, throws in wool knit or faux fur draped over an armchair or the bed will look fabulous, cosy and inviting. To add warmth to floors during the winter months and keep the heat in place, choose textured rugs in deep colours. Rugs are great in hallways to stop draughts and are cosy underfoot in bedrooms. All manner of rugs and runners will help keep the winter chill away. On these winter evenings lighting becomes an essential part of our homes to make it feel more
86 PORTFOLIO
welcoming. For cosiness indoors we can light candles and put on lamps. The choice of light source is significant for creating ambience in our home and providing a cosseting feeling. A small table lamp or a tray of candles can create an intimate atmosphere which will contrast with the darkness outside. Using scented candles will enhance the atmosphere even more. Candles can be placed around the home in safe places away from young children, of course. Choose candles with winter berry and woody scents that reflect the season and they will provide warmth and a touch of romance for those cold evenings as we hibernate indoors. Everyday objects can easily be used for holding candles - old vintage glasses can be used to hold tea lights and pretty china cake stands also make beautiful candleholders. When your guests arrive, layer lights to create a soft glow around the home. Many subdued sources of light, such as table lamps with dark fabric shades, give a soft and cosy ambiance. Rustic wooden candle holders and glass hurricane lamps with lit candles where they can be reflected in a mirror or window will brighten up even the dullest corner. During the winter months even the garden can be brought to life with atmospheric lighting. Drape fairy lights over tree branches and hang little lanterns on the low-hanging
INTERIORS
branches. Large storm lanterns are useful for the garden as they stop candles being blown out in a breeze. With so many ways to light up the garden you can still sit out with a few cosy throws for comfort and warmth. Forage in the garden for dried seed heads and branches. Seed heads look very striking in a metal vase or within a floral arrangement of rose hips, berries and evergreens from the garden. Mix these with a few pine tree branches for some added scent. Vases of evergreens and certain herbs, like rosemary, dotted around the house will not only provide decoration but fragrance too. Branches placed in a galvanised bucket with fairy lights woven amongst them will make an eye- catching centrepiece. Fairy lights can be draped over the mantlepiece too, along with evergreens from the garden. Capture the
season’s beauty with the creative use of ivy, fir and berry-laden branches. Decorating our homes for the winter season and creating a magical mood to combat the winter blues can be one of the most pleasurable activities. So dress your home to impress your guests with a few touches that will bring warmth to your home. Throughout the festive season there will be many dinner parties, so the dining room will become a focal point. Bring a golden glow to your dining table with an abundance of gently flickering candles. Small vases filled with greenery and berries are ideal as low-level table centrepieces. White tableware, silver cutlery and linen placemats and napkins will keep the look charmingly simple. Baubles need not be just for the Christmas tree. Hang them at different heights from a
chandelier above the dining table. Remember to limit the colour of baubles and later mimic these colours when you decorate the Christmas tree. A twinkling gold and sparkling silver colour palette is simple and sophisticated for the festive season. The Christmas tree can be a jumble of colour, but for all other seasonal arrangements remember less is more, so keep it simple and traditional. Finally, keep plenty of sparkling wine for all your gatherings close at hand, and simple, delicious canapés to offer as your guests arrive. Embrace the winter season – keep your home warm and inviting, the perfect setting poised for the celebration of Christmas to unfold.

A LITTLE FESTIVE SPIRIT? With the party season upon us, it’s easy to drink more than usual. Dr Catherine Swann on how to be aware of the risks of overdoing alcohol
A
t this time of year, it can be easy to overdo things. A few after-work drinks, a night cap to keep the cold winter evenings at bay, endless seasonal get-togethers… After a while, it can all add up. But how much is too much? And what should you do if you’re worried you’re… well, overdoing it? This month we take a look at the current advice on the risks associated with drinking alcohol – and what you can do if you decide you want to make some changes. HOW MUCH IS TOO MUCH? Sadly, its not as simple as sticking to a certain number of units a week. The evidence on how much alcohol is ‘safe’ to consume and how much is a problem can be difficult to understand. That’s because alcoholic drinks come in different strengths and sizes – just like people. The NHS Change 4 life website summarises Government advice on lower-risk levels of drinking, and advises that women should stick to no more than 2-3 units and men no more than 3-4 units a day of alcohol, where one unit equals 2/3 of a small (125ml) glass of wine (at 13% alcohol), just over half a can of regular lager (at 4% alcohol) or one small 25ml shot of spirits (at 40% alcohol). One pint of regular lager is about 2.3 units. Recommended limits for men and women are different because of differences in body size and in the way and speed at which our bodies process alcohol. Drinking more will raise your risk of alcohol-related health problems: a few units over these levels every week and you may notice depression or mood problems, sleep issues, weight gain, or fatigue. The more you drink, the greater your risk of more serious health problems, including liver and heart disease, cancers, and high blood pressure. WHEN IS TOO MUCH A PROBLEM? There are increasing numbers of experts who
believe that to use the term ‘safe’ about alcohol consumption is misleading since consumption of any alcohol at all increases your risk of health problems. Independent charity Drinkaware point out that alcohol can also be physically and psychologically addictive. The NHS estimate that around 9% of men and 4% of women show signs of alcohol dependence – meaning that drinking alcohol has become an important, sometimes the most important part of their lives. If you feel you can no longer relax without a drink, if drinking is interfering with work, family or friendships, and especially if you experience any physical withdrawal symptoms such as shaking, sweating or vomiting when your blood alcohol levels drop, it could be time to get expert help.
“There are increasing numbers of experts who believe that to use the term ‘safe’ about alcohol consumption is misleading” NEXT STEPS • Get informed: Understand how much you’re drinking, and how much its affecting your life. Drinkaware have a free assessment tool that checks your alcohol consumption - https://www.drinkaware. co.uk/selfassessment - and an app to help you track it day to day. Be honest about measures and quantities – that way, you will start to understand your risks and how much you need to change. • Have a plan: If you don’t change anything, nothing will change – and nothing changes
•
without a plan. When you’ve got a clear map of your drinking habits, you’ll be able to see how much you need to cut down. Think about the situations you usually drink in; if needs be, have a few nights in with a good film and stay away from social activities where you usually drink. A few alcohol free days each week is a good idea. Set yourself a goal and plan how you can stick to it by changing your routines and habits. Get support: It can be hard to make changes stick on your own. Enlist the support of family and friends – if they know you’re cutting down, they can help you make sensible choices. If you find it really hard to change, speak with your GP, who can help to assess you and put you in touch with a range of local support services. Alternatively, a number of private healthcare providers in Brighton and Hove can offer support and treatment for alcohol dependency, and most will provide a free initial assessment.

GOLFGUY...
KNOCK DOWN OR KNOCKED OUT If you can’t hit a knock-down shot on winter courses, you may be knocked out
GolfGuy writes: The days are growing shorter than my playing partners’ short-term memories. Very soon now, those of us who derive questionable pleasure from playing winter golf will be contending with the natural hazards that can make playing golf a rather, um, characterbuilding experience. Balls fly a fraction of their summer distance in the frosty air, soft fairways embrace golf balls the way the legendary Colin Meads, NZ rugby player of the century, “hugged” any opposing player who was carrying the ball. And then there’s the wind. It wouldn’t be winter, of course, without the icy blasts that play the individual bones in your body like
biological wind chimes, and the bracing effect of a cold, wintry wind is wonderfully cathartic. However, approach shots from 150 yards onwards into the greens now behave rather differently. A month ago they rose majestically into the air, carried easily to the green, bounced twice and nestled up to within 10 feet of the hole (in my dreams, at least). Now the icy fingers of a stiff nor’easterly often divert the ball’s course to the nearest green side bunker, or rough, or just slap it down woefully short of the green. Professionals, of course, like all skilled craftsmen, have the perfect tool for every job. When playing in windy conditions they hit a
punch, or “knock-down” shot, giving the ball a penetrating flight and keeping it low into the wind. Being neither a professional nor a Scottish person, all of whom are reportedly born knowing how to hit a knock-down shot, the way Canadians learn to skate before they learn to walk, I am hoping that you will be able to give us some tips on how to hit a knockdown on windy days. Otherwise, I fear we will all be knocked out this winter.

The Golf Pro replies: Whilst most golfers know of the punch shot, few are able to vary their flight enough for this to be an effective and controlled option when playing in challenging conditions or situations. The aim of the punch shot is to lower the ball flight, lessening the effect of high winds, and it is also very useful when trying to hit below an object, such as branches. This shot often gives a player better control over distances and also improves accuracy. It must be stressed, however, that this is mainly when the shot is practiced and mastered. ball back in stance.jpg

So how, exactly, do you play the punch shot? 1.
2. 3.
slower swing keeping weight on front foot

“The icy fingers of a stiff nor’easterly often divert the ball’s course to the nearest green side bunker”
4. 5.
Club choice: Take more club than you would normally use from the distance you are faced with. You may find you need to club up 1 or 2 clubs, depending on a variety of factors: the strength of the wind will play a role, as will what your practice tells you about the distance changes from your normal-flighted swing. Ball position: The ball needs to be further back in your stance than normal. Hand position: Hands should be ahead of the golf ball, creating shaft lean, both at address and impact. This should be helped with the ball position being further back in your stance. Weight distribution: Your weight should favour your lead leg, with roughly a 60-40 split. Swing: The swing will be a smooth, ¾-length golf swing with very little weight shift in the backswing. This helps to maintain the shaft lean through the strike and keep the ball flight low. You should think of the swing as being mainly controlled from the middle of your chest, with arms and torso working as one unit. Your follow-through should be low and driven towards the target, keeping the follow-through to only ¾ in length.
The combination of the stance adjustments and swing ideas should help to produce a lower ball flight, giving you more control over the flight of your ball in windy conditions. It cannot be stressed enough that any golf shot needs practice to increase the chances of a successful shot and to gain the experience needed to know when the shot is appropriate for the situation you face. A great way to learn these shots is with a PGA professional, either on the range, or, better still, during an on-course lesson in the true golf environment.

NORMAN COOK VISITS I360 The Brighton i360 reached a new milestone last month as the jacking tower for the 162 metre tower was removed, revealing the slender tower beneath, and first images were revealed of the almost complete viewing pod as it is trialassembled in France. Eleanor Harris, Chief Executive of the Brighton i360 said, “It is incredible to see the tower standing without the jacking tower. Now you get a real sense of why the i360 is the slimmest tall tower ever built in the world; it is a real marvel of engineering.” The pod, which is being built by Poma-Sigma, near Lyon, will carry up to 200 passengers to 450 feet above Brighton & Hove. Poma is one of Europe’s leading cable car manufacturers and also built the London Eye capsules and drive system. The pod will also house the unique Sky Bar. Meanwhile, the 60 concrete columns and base for the beach building have also been completed and the focus over the next month will be the completion of the concrete frame by Mackley for the base building at beach level. Continued Eleanor Harris, “We are really looking forward to welcoming the breathtaking i360 glass passenger pod to Brighton soon! The build is on track and we are well on the way to opening our doors next summer.” www.brightoni360.co.uk

LEWES NORTH STREET TACKLES HOMES NEED IN NATIONAL PARK As the housing deficit in the South East hits the headlines again, people are increasingly looking to brownfield sites to deliver homes. Nowhere is this more important than in the South Downs National Park, the most populated national park in the country, where brownfield sites in the largest conurbations are the key to meeting housing targets while protecting its beautiful rolling hills. Lewes offers the best hope, and next week final amendments to a planning application for the largest brownfield site in the South Downs National Park, in the heart of the historic county town of Lewes, are being made for a development which will deliver 416 new homes, 40 per cent of them affordable. The 15-acre regeneration called North Street Quarter, is a creative partnership between Lewes District Council and development partner Santon North Street, bringing together their land assets in a joint planning application for a rundown area near the town centre. Said Cllr Andy Smith, Acting Leader of Lewes District Council, “I am delighted with the regeneration scheme being proposed for this brownfield site in the heart of Lewes. We have the opportunity to create a vibrant, mixed-use neighbourhood which will reconnect this run down area to the heart of Lewes, providing the sustainable homes and jobs we need as well as supporting the town centre and attracting more visitors to enjoy it.” A decision will be taken on the application later this year by the South Downs National Park as planning authority. HOVE LIBRARY AND MUSEUM TO MERGE
JOHN LEWIS IN BRIGHTON There have been rumours for years and now the reality of John Lewis locating a Brighton store is hotly anticipated. The partnership have announced their intention to engage with the local community on the plans for a department store in Brighton before submitting a planning application to Brighton & Hove Council. The retailer acquired 129-133 North Street, Brighton (currently Boots) in December 2014. If plans are approved, the new shop would provide in the region of 250 new jobs. Andrew Mills, Acquisitions and Development Manager at John Lewis, said, “We have held a long-term ambition to have a presence in Brighton. Although a shop opening is a long way off, over the coming months we intend to work closely with local retail, business and community organisations in the city as we develop more detailed proposals. We hope to submit a planning application in the first half of 2016.” Commenting on the scheme, BHCC Leader, Councillor Warren Morgan, said: “I’m really pleased to have been able to work with John Lewis on bringing forward plans for a store in Brighton, something I know residents will welcome and something I think is a huge vote of confidence for the city. Shopping in Brighton & Hove is a key economic driver supporting local jobs, and attracting visitors to a new store opening of this calibre will help raise the profile of our vibrant retail sector and serve as a flagship addition to the region’s retail draw.” www.johnlewis.com
Hove Library, a Grade 2 listed building, could be sold for as much as £1 million under plans to integrate the library into a new “cultural centre” in an extended Hove Museum. The plans are aimed at reducing running costs, which could save £2.5 million over the next five years. Plans also include the possibility of other mergers, such as Westdene Primary School taking on the Westdene Library building, or Hollingbury Library being merged with Hollingbury Children’s Centre. The Hove Library proposal has triggered immediate opposition. A petition created by Councillor Phélim Mac Cafferty, convenor of the Green Group on the Brighton and Hove City Council, has attracted nearly 3,000 signatures. The petition states: “Hove Library is well used and loved by our community. It is a lifeline to many. It is free to use and popular. It provides great value, costing the council taxpayer only 32p per week per person. Our library helps our community: 34% of library users have no home internet access and 32% are jobseeking. Over 30,000 children use libraries in Brighton and Hove, ranging from homework clubs to baby boogie. Over 600 people attend reading and writing workshops. Hove Library is home to special collections, provides a safe space, and helps break down barriers.” Councillor Warren Morgan, the Labour leader of the council, said: “Relocating Hove Library offers the biggest single potential saving with the least amount of damage to the overall service. We could vacate the building and still provide a good service for Hove in a new way. “In times of such huge financial stringency from central government it makes sense to concentrate on the services we offer rather than the buildings from which they are delivered. In fact, that building makes a modern service more difficult.”
JAMIE OLIVER’S VOLUNTARY ‘SUGAR TAX’ LAUNCHED IN BRIGHTON & HOVE Brighton & Hove has teamed up with the celebrity chef to become the first UK city to tackle a growing problem regularly blamed for the rise in obesity levels. Restaurants and other food outlets have been called on to introduce a voluntary 10p health tax on all soft drinks with added sugar. The proceeds will go to The Children’s Health Fund, set up by Mr Oliver and Sustain, a charity working in health and food education. Brighton’s branch of the chef’s chain of Jamie’s Italian restaurants has already imposed its own levy. England has one of the highest obesity rates in Europe, with people eating up to three times as much sugar as is recommended, and teenagers the biggest consumers. Primary schools will also run food education programmes and steps have also been taken for healthy options to be made available in vending machines in local authority and health care buildings in the city. Diet-related diseases in Brighton & Hove are said to cost the NHS £80m a year.
GREAT BRITISH MENU WINNER Chef Matt Gillan at The Pass, South Lodge, has won Great British Menu and will be cooking at the WI Centenary Banquet. After receiving straight 10 scores from both the chefs and judges, Matthew Fort, Prue Leith, Oliver Peyton and guest judge Felicity Cloake, Matt’s faultless main course dish, Teaching and Preaching - Goat, dumpling, pineapple, cheese - was put straight through to the banquet without a shortlist. From his restaurant at The Pass in South Lodge, an Exclusive Hotel near Horsham, West Sussex, Matt Gillan fought off stiff competition to secure his place cooking the main course at a special banquet celebrating 100 years of the Women’s Institute at Drapers Hall in London. Born in the UK, but with St Helena heritage, Matt’s dish is inspired by his mother, who regularly cooked goat at home, though its popularity here in the UK has been in decline. Matt commented, “My dish is very personal to me; it’s more than just a plate of food, so it’s made my day for the dish to go to the banquet, and to secure a place with ‘ten-out-oftens’ across the board is an unbelievable feeling.” www.southlodgehotel.co.uk

ONE IN THREE COUNCILS ‘NOT REPLACING RIGHT TO BUY HOMES’ One in three councils in England has not replaced a single home sold through the Right to Buy scheme since 2012, according to the charity Shelter. It said just 8% of councils had built enough to replace half of their stock sold through the scheme, which allows council tenants to buy their homes. The Local Government Association (LGA), which represents councils in England and Wales, said many council housing programmes were hampered by complex rules and restrictions on the use of receipts from sales of homes. The government said nearly 40,000 new homeowners had been created since it increased discounts for council tenants in 2012. A spokesman added: “Councils are continuing to fulfil the requirement to deliver one-for-one replacements within three years, and over 3,000 replacement homes have already been delivered across England. We have been absolutely clear that if councils do not deliver one-for-one replacements for the additional homes sold under Right to Buy, the government will.” 94 PORTFOLIO

INDIAN SUMMER “Chef Shukla has assembled a brigade of talented chefs drawn from across the regions to offer truly pan-Indian fine dining”
Daniel Frickelton lunches at the award-winning restaurant in its new location in East Street, Brighton
T
his was our first visit to the “new” Indian Summer location since their recent move and Manager Tim’s shirt buttons were fairly popping with pride as he escorted us on a guided tour through this very pleasant space. If asked to describe a typical Indian restaurant, most of us would conjure up visions of comfy but dated set-ups with too many tables, enormous laminated menu cards with photos of food, worn (and sometimes unhygienic) mock Wiltshire carpets with kaleidoscopic patterns on the floor and generic clones of “contemporary art works” done by somebody’s cousin from Bangalore. When going for a curry, the décor of the restaurant is, for most, secondary to the essential business of getting a fix of the spicy

Asian food which has out-competed our native cuisine as successfully as the gray squirrel has out-foxed the fox (red) squirrel. Unusually, Indian Summer has managed to combine the twin strengths of a dazzling dining space and a memorable food experience. If Gustav Klimt and Michael Portillo were commissioned to design an Indian restaurant, the result might well be Indian Summer. The soft lighting and warm colour schemes create a very cosy, relaxed ambience. The large rear dining area boasts two massive crystal chandeliers, a wall-sized mirror that has the desired effect of increasing the overall perception of size and a half acre of “mural wallpaper” featuring the restaurant’s Italian waiter shopping for spices
at an Indian outdoor market. Rectangles of muted primary colours add more depth and warmth, while “Klimty” swathes of gold leaf on other walls create an effect that is at once exotic, playful and contemporary. We arrived on a busy Friday evening, and the joint was truly jumping. Staff never stood still, dashing about with purpose to keep everyone happy, nevertheless remaining as cool as a cucumber raita. The noise level was high due to the large number of patrons, but commensurate with the pleasurable buzz you would expect from happy people engaging in that most sociable of human activities: sharing food and drink. The seating arrangement brilliantly allowed waiters to flash from one end
BUSINESS lunch
of the restaurant to the other without colliding with one another or with furniture. Tables were spaced to allow for privacy and easy access. While waiting for our starters we were given small cups of hot soup consisting mainly of tomato, mango and fenugreek. This exotic little amuse bouche was so good that we could happily have made a lunch of a bowlful of it with a wedge of good bread. Starters were crab and prawn tikki and masala dosa. The tikki were delicate little parcels of prawn and crab mixed with raw mango and peppers and served with a very spicy roasted aubergine coconut sauce. They disappeared in a hurry. The large, thin rice and lentil dosa pancake was filled with an assortment of savoury vegetables and
served with sambhar and coconut chutney. The pancake is nearly as large as a dinner plate, so we were wondering if we would actually need a main course after eating all that. In fact, the dosa is so wonderfully light and crisp that it dances, then melts on the tongue and does what a starter is meant to do: get the juices flowing in anticipation of the main event. Our Cotes du Rhone red (£19 per bottle), chosen from a well-constructed, reasonably priced wine list, proved a worthy accompaniment to our food, and we savoured a glass as we examined the menu in detail. Lengthy, technical menus are a bore. This one has got it right: enough choices to satisfy any meat eater, vegetarian or even vegan without requiring the assistance of a food encyclopedia. Unless you are very au fait with Indian cookery, there are bound to be things you have never heard of. That’s when you will appreciate the chatty friendliness and knowledge of the waiters at Indian Summer. For mains we opted for a vegetarian dish, Thali (can be served as a vegan and/or gluten-free dish on request) and a bit of fish, appearing as Macchi aur Jhinga on the menu. The Thali was a generous assortment of hot, silky delights in small pots, consisting mainly of vaal subzi, pea rasender, aloo capsicum and dal, all of which were perfect for scooping with a wedge of the roti bread or a spoonful of the rice. A smidgeon of pickle provided the final touch. The fish dish was a delightful symphony of king prawns, served on a curry leaf with a fillet of buttered red mullet, a heavenly coriander sauce, smoked cumin and orange raita. We were doing much more eating than talking at this point. Indian Summer offers more fragrantly spiced, authentic regional Indian dishes, as distinct from the heavy prefabricated sauces often associated with high curry house food. Co-owner Minesh Agnihotri puts it this way: “The dining trend is toward lighter, more refined genuine cooking from the sub continent; people are aware that we do not employ heavy spicing or bland, ready-made base sauces swimming in oil, which is why our Christmas offer is receiving such a great take up.” This is patently a recipe for success, judging by the number of prestigious awards Indian Summer has racked up. The Brighton
favourite is listed in the ‘Top 100’ restaurants in the UK by the Cobra Good Curry Guide. The consistency of Indian Summer’s high culinary standards has been recognised with the award of a TripAdvisor Certificate of Excellence. Other recent awards include Brighton & Hove Food Awards, AA Rosette, Harden’s Food Guide, Open Table Best Restaurant, and Indian Summer has recently been named by The House of Commons as a finalist in the annual Asian Curry Awards competition. Indian Summer was founded in 2001 by Minesh Agnihotri (who gave up a career making medical prosthetics) and Byron Swales (whose family was forced to flee Burma in a wooden plane), with a mission to bring authentic cooking to Brighton. They recruited Indian Head Chef Parth Shukla, who heads a team with experience in many of India’s leading restaurants, including Bukhara, Delhi and Karvalli, Bangalore. Chef Shukla has assembled a brigade of talented chefs drawn from across the regions to offer truly panIndian fine dining. Hold on a sec. Did you say something about Christmas? “Yes,” says Minesh. “Regulars have been requesting us to open on Christmas Day for some years and it’s something our staff are keen to do. It’s surprising how many people say they like the big family gathering, but find the prospect of a dry turkey and bland vegetables underwhelming. Others dread all the preparation and washing up.” Indian Summer will serve a lavish 7-couse lunch for £75 a head. The unique Christmas menu features some of the chef’s preferred recipe – the parsnip and cumin soup appetizer is Minesh’s personal favourite – and a blend of authentic Indian dishes with modern European presentation. I was thinking the only way this could be better would be if the Manager were a keen golfer. Turns out he plays off a handicap of nine and is a passionate fan of Portfolio magazine’s GolfGuy column. They don’t appear able to do anything mediocre at Indian Summer. Go find out for yourselves.

STYLE
DRESSING FOR THE OCCASION It’s undoubtedly the most social time of the year. Sparkling occasions abound Christmas drinks, office parties, New Year’s Eve - it’s enough to make anyone have a wardrobe crisis! Samantha Wilding tells us how to inject some glamour
W
hether planning a special date, heading out for cocktails or hosting a soiree at home, everyone wants to make an impression. Dressing up is becoming increasingly rare in our casual 21st century world, but nothing beats it for injecting some glamour into a gathering. LOOK LIKE YOU MADE AN EFFORT Gentlemen – even if it’s a casual occasion, you still want to look like you made an effort, don’t you? A pair of dark wash jeans and a simple shirt worn with a v-neck jumper is a good starting point. Add some ‘oomph’ by topping it off with a black leather jacket or contrasting blazer (in wool or tweed). Keep the colour palette neutral for evening – think black, grey and navy – it will be more than appropriate and inject a bit of elegance. For a more formal do, wear a suit, but don’t make it look like one. What do I mean by that ? Well, lose the tie, for starters, and unbutton your top button. You will still look sharp (assuming your shirt and suit
fit well) but less like you’re heading to the office. A suit with some pattern or texture (grey check or tweed, for example) will also be more interesting. Add a pocket square and loafers to pull it all together. Stepping up the formality a bit, a dark grey or navy suit will take you almost anywhere, particularly when worn with a classic French cuff shirt fastened with cufflinks (every man should have at least one in their repertoire). Oh, and worn with a tie, of course. For sharp tailoring options on the high street, try Jigsaw Menswear, Reiss, J Crew or even M&S. Or seek inspiration from men’s clothing and lifestyle website Mr Porter. For black tie events, choose a dinner suit in black or midnight blue (the Duke of Windsor’s favourite) in wool. Single breasted is the most popular option, although double-breasted is making a comeback. For a modern look, go for a slim leg trouser, and don’t worry about a cummerbund. If you’re going to buy a dinner suit, look to Austin Reed, Reiss and of course, Moss Bross. ACHIEVE EFFORTLESS ELEGANCE In winter, there are always so many interesting textures to add a touch of the extraordinary - sequins, faux fur, molten metallic fabrics and of course, leather. A leather skirt or trousers with a cashmere jumper or silk blouse, for example, is a funky alternative for dinner or drinks. Leopard print and faux fur are also abundant this year, but keep these limited to one element to avoid any Bet Lynch connotations. If you’re heading out straight
“In winter, there are always so many interesting textures to add a touch of the extraordinary sequins, faux fur, molten metallic fabrics and of course, leather”
from the office, a simple black dress worn with boots for day are transformed by adding heels, jewellery and a sleek clutch. HERE ARE MY TOP TIPS FOR ACHIEVING EFFORTLESS ELEGANCE THIS FESTIVE SEASON: 1. The basics matter: Well-fitting and supportive underwear are the foundation of your look – get this right and the rest will follow. If your outfit calls for tights or stockings, seek out Wolford. Their colours, patterns and quality are unrivalled. 2.
Be prepared: Nothing is more panicinducing than discovering your dress has a broken zipper or you don’t have the right shoes. Try everything on at least a week in advance, giving you time to get any last minute dry cleaning done or to fill any gaps.
3.
Mix it up: Mixing high street and designer, new and vintage will create a look that is uniquely yours. Seek out smaller boutiques for a more individual look (see box).
4.
Think beyond black: navy, for example, is chic and looks less harsh. Claret and teal are also beautiful tones that suit most skin tones.
5.
…And beyond the dress: jumpsuits are, quite literally, a ‘one piece wonder’ creating a long fluid silhouette. Reiss have some very elegant jumpsuits in a variety of styles.
Think about the finishing touches to add polish. Get your makeup applied professionally at Space NK or Mac. This is not the time to experiment with a brand new look, however – you may not like it, and you want to look like you! Remember, if you are unsure of the dress code for a particular event, check with your host. It is so much better to ask than to risk embarrassment. Whatever you choose to wear, do so with confidence and a smile– nothing says elegance quite like it.

MERCEDES-BENZ CLS Motoring Editor, Maarten Hoffmann finds the Mercedes-Benz CLS is as good as it gets
“Mercedes’ chassis engineers have certainly found their mojo as the ride and handling are sublime”
W
hen Mercedes first launched the CLS back in 2004, l fought my best instincts but could not get with the styling. To me, it was just wrong at the back, with the slope that looked, in Clarkson speak, like the designer had lost interest or fallen asleep. Like having an unattractive lover, it might be great when you’re kissing, but a shock when standing back. By the same token, the old CLS was great to drive and be inside but disappointing when you stood back. I know I stand quite lonely in this regard as the previous model sold by the bucket load.
100 PORTFOLIO
The new CLS is not as dramatic as the former, which is a bonus, and now the designer is fully awake and has created a highly desirable car. Merc’s chassis engineers have certainly found their mojo as the ride and handling are sublime. For those who find the ride a tad hard there is the option of air suspension, but if you like ‘driving’, it’s about as good as it gets. Arch-rivals BMW and Audi responded to the early model with the A7 and 5 Series GT, but I am not sure they quite hit the mark, and the new CLS leaves them in the dust.
The CLS borrows the E-Class underpinnings, but this new body is far more attractive and I do like the way the Mercs feel really planted to the road. The track and body width are unique in making it feel as one with the road. I was disappointed when they delivered me of the CLS220CDi as, to be frank, it is a tad underpowered. Totally sufficient if you are an A to B kinda person, but if you enjoy the sheer pleasure of driving, then you need more. Plump for the CLS350 petrol as you will have a 3-litre V6 that is silent and serene, but,
MOTORING
when urged on, it roars into life and propels you forth with very satisfying haste. The diesel is highly efficient, but I hate all diesels, and the subsequent ‘transit van’ racket that comes with them. If, like me, you are slightly deranged, how about the AMG flagship model, the 63, which is curiously badged considering that it actually comes with the barnstorming 5.5-litre power plant, with a pair of turbos stoking a gloriously noisy volcanic eruption? This little tyke will do 0-62 in 4.1 seconds, and this is a full-sized car weighting in at nearly two tonnes! I am a fan of the steering column-mounted gear selector that harks back to the old days and makes you wonder why they ever moved it to the centre of the car. Why? It takes up space, gets in the way and is totally superfluous in an automatic. Here you are offered what you need: forward, backwards and stop. Job done and extra space between the front seats for stuffing stuff. I also swoon over the clock in the dash. Not just a clock, but a beautiful time piece that, again, harks back to the time when we didn’t get all our input digitally. Mercedes calls the crease line above the front wheel arch a ‘dropping line,’ and it is meant to be reminiscent of the older sports models from the days before monocoque bodies. The nose is gorgeous, and if you squat and squint, it really does hark back to the beautiful 1962 300 SL. If I am going to have a prang, I would quite like to have it in this; with nine airbags, stability control that monitors you for fatigue, active Lane-Keeping Assist and a blind spot warning system, I would only have myself to blame. My advice: they are all bloody annoying, so turn them off lest the cult of ‘electro nannies’ continue unabated. As for you middle-lane hoggers, dawdling meanderers and phone-
using peeps out there, please turn them all on. The rest of us will be a damned sight safer. Refinement is a bit of a cliche, but it is the only word that accurately describes the interior. Although E-Class designers have clearly fetched some inspiration from elsewhere, that does not detract from the superb overall interior package. As an example of how much effort has gone into thus aspect, the CLS350’s interior noise level measures 37dB, whereas the Rolls-Royce Ghost, by comparison, weighs in with 44dB. Enough said, really, about the sublime silence of the interior. Refinement also describes the handling as, at motorway speed, it takes only the slightest nudge of the wheel to change lanes, and I could imagine cruising 500 miles in this without even thinking of taking a break. Besides the sheer common sense of buying this car as an attractive, well-rounded cruising coupe, there is also the residual value - well above 40% after three years,
with average miles – to consider. And if you have no intention of selling, it will go round the clock a few times with ease. I bumped into a business acquaintance the other day whose CLS has 128,000 on the clock and (he swears) still drives like new. If this is not big enough for you, then try the CLS Shooting Brake estate, with rear haunches that are more severe than any estate on the road, and, with a maximum of 1550 litres of space, will swallow a gargantuan load. Drawbacks? Well, there are niggles to be found if you are very critical. I don’t like the four seat maximum in the coupe, although this is not an issue in the Shooting Brake. I sometimes wish the Command Screen would recede into the dash, and I wish it was a touch screen. This is quite a short list, by anyone’s standards. The new CLS is stylish, luxurious and refined, and when they took it away and replaced it with a Skoda Yeti, I nearly cried.

A RATHER TALENTED FELLOWE Portfolio talks to Julian Fellowes about the global phenomenon that is Downton Abbey
A
s an actor, novelist, screenwriter and the creator of Downton Abbey, Julian Fellowes has become something of a national treasure. In 2011 he became a Lord and most recently was immortalised in clay by royal sculptor Frances Segelman to raise awareness for the Stroke Association. The nights are drawing in, winter is upon us and so too is the final series of one of Britain’s most popular television shows, Downton Abbey. Beginning with the sinking of the Titanic in 1912 and now well into the dazzling magic of the twenties, Julian Fellowes’ period masterpiece has captivated audiences in the UK and around the world.
America, in particular, has fallen in love with Downton, with cameos by Shirley MacLaine and Paul Giamatti in past series and several other Hollywood stars publicly offering their talents. Like Lady Mary Crawley after the death of her beloved Mathew, viewers may well be donning mourning attire themselves once the doors of the Abbey close for the last time this December. For Fellowes it’s been a long time coming, but at 66 he found his greatest success. “Downton has been an extraordinary journey for me,” he says. “I mean, I hate that word, really, but we started off making a period drama that we hoped people would like.
We didn’t know it would become a global phenomenon! Normally that doesn’t happen in any career. So, of course, it’s been very exciting and very amazing.” The talented screenwriter was born in Cairo, his parents moving to London when he was 10 months old and raising him in the upmarket borough of Kensington. Fellowes has described his father, an Arabist, as “of that last generation of men who lived in a pat of butter without knowing it. My mother put him on a train on Monday mornings and drove up to London in the afternoons. At the flat she’d be waiting in a snappy little cocktail dress with a delicious dinner and drink. Lovely, really!”
THE interview
“We started off making a period drama that we hoped people would like. We didn’t know it would become a global phenomenon!”
It is no coincidence then that Fellowes’ most successful work is a documentation of the British upper classes. Fellowes took an interest in the arts at a young age. “From a love of history came both a love of theatre and a love of literature,” he explains, “and so those three strands developed in pace with each other, really. And then cinema, too, which my parents were quite keen on.” This interest led him to read English at Cambridge, going on to study theatre at the highly-esteemed Webber Douglas Academy of Dramatic Arts. Aged 31, he moved to Los Angeles to establish a career in acting. He landed a few small television roles and came close to hitting the big time when he was almost chosen to replace Hervé Villechaize on TV series Fantasy Island, narrowly missing the role as a butler, but he eventually moved back to London when he didn’t find the success he desired. His big break eventually came as an actor rather than as a screenwriter, in the dazzling murder mystery Gosford Park. Set in an English country manor in the 1930s, the film captures the decadence and frivolous nature of a group of bright young things who find themselves embroiled in scandal. The film won several Academy Awards, including Best Screenwriter for Fellowes.

“I keep getting told by the Daily Mail that there’s a film and that I’ve been working on a musical and all the other things, a ballet, for all I know” Few will now argue against Fellowes’ work being part of the nation’s fabric. For the last few years, Downton and the British festive season have been synonymous, and the show has certainly had a big influence on the return of more traditional celebrations in the UK. Last year’s Christmas special was filmed at the majestic Alnwick Castle in Northumberland, and a final Christmas special has been confirmed, but both the creator and cast remain tight-lipped on what lies in store for the Crawley family and their loyal servants. With the show entering an age of austerity, a mere four years away from the 1929 Wall Street crash that devastated the global economy, the Crawleys’ Christmas stockings may not be overflowing this year, but for fans of Downton the most important outcome is the happiness of the characters, most of whom have endured more than their fair share of heartbreak. Followers hope that Michelle

Dockery’s character, Lady Mary in particular, who has endured the loss of her sister and husband, will once again find true love. Dockery is just one of several actors who have found great success with the show and fans are keen to see where their newfound fame will take them. Fellowes himself remarks: “I don’t regret deciding we would bring it to an end. I think the actors had had enough, especially the young ones, who wanted to get on and see what they could do now with this launch – use it, get out and fly.” But the big question is what is next for Fellowes? “I keep getting told by the Daily Mail that there’s a film and that I’ve been working on a musical and all the other things, a ballet, for all I know. I’m not aware of any of these things, but I wouldn’t be averse to it. I think to re-invent it in a different form could be rather fun. But the television is over; that we will not be revisiting.” www.stroke.org.uk
