he property industry has long since decided that September is the best time to market your home, so we make no apology for this month’s bigger issue being stuffed with gorgeous ones and related property features! A highlight is Eric Clapton’s home in Provence, which is up for sale, and compared to London prices, or even Brighton and Hove for that matter, almost looks good value for money at £2.6m. It’s a cracker, and is on page 38 Although some come in for occasional criticism, in the vast majority of cases estate agents work hard for their money, and, of course, get little or nothing until the property is sold, so are well-incentivised to ensure you secure the home of your dreams. However, even they could use some well-intentioned advice from an industry professional on updating their own marketing and the need to remain in the public’s eye. We have a helpful and fascinating interview with expert Richard Rawlings on page 41. In addition to a selection of new homes in this issue, we have tips and advice on what to look out for when converting a barn, on page 74. I
t is easy to forget as we come in and out of our home day after day that how it appears – from the road, and from just inside the front door - makes others think they can tell a great deal about who we are and how we live.
“My innocent pleasure has been tainted by discovering that the hot tub has replaced Pampas Grass as a symbol of urban philandering” When I’m not pregnant or nursing a small infant (which, in fairness, counts for most of my adult life, it just doesn’t feel that way at the moment), I run. Early mornings and after dark, I shuffle and limp along the pavement, lycra-clad, blocking out the horror of my public shame by inspecting people’s homes and gardens. As you would expect, trends have come and gone over the years: Hot pink paint and giant beanbags in the late 90s, chandeliers and shabby chic in the millennium, to name but a few. I’ve seen all sorts over the years. One particular house I admired in the road adjacent to ours had a magnificent Pampas Grass through the first ten years of this century – white-tipped fronds spilling down steps and across paths. It was so magnificent, and seemed so in keeping with a Victorian
MY EYES! ARGH – ONE SWIM, AND THE CHLORINE TURNS THEM RED I must be allergic. Pass me the antihistamines and lead me to a darkened room.. I thought you’d been watching Marley and Me again – preferable to a swimming pool eye-wash. But it’s not the chlorine, and its not an allergy. Really? What is it then? You’re not going to like this. Chlorine alone wouldn’t irritate your eyes like that – but chlorine mixed with people’s pee creates a substance called trichloramine, and it’s this that turns your eyes red. Sorry. Pee? Really? No one pees in the pool, surely. Everyone knows that there’s a special dye… Fiction, I’m afraid. The most you’ll get if the person standing next
home that I got some for our front garden. Where it grew, and grew... And kept on growing. And then I discovered the urban folklore associated with Pampas grass – that it somehow signifies the home of ‘swingers’ (how did this come about? It is surely not a plant to make one feel adventurous in that regard. It has scratchy, painful leaves and little else to recommend it). By this point, however, the grass was over 6 foot tall and firmly rooted, announcing (I thought) to all of BN1 that we liked to spend our weekends chucking car keys into a bowl. Possibly with our neighbours. What?! The grass had to go. Digging proved futile. In the end we had to tie the bulk of it to Mr Hill House’s truck tow-bar, and drag it out of the front garden, Dukes of Hazard style. It left a large hole (so to speak), but at least we didn’t worry about random strangers turning up with a car key and a glint in their eye. And now, a few months after acquiring – with tremendous glee – the inflatable garden hot tub that I coveted (but couldn’t get) throughout pregnancy, my innocent pleasure has been tainted by discovering that the hot tub has replaced Pampas Grass as a symbol of urban philandering. Trotting up the garden clutching my robe in full view of the neighbours now takes on a new meaning. How do I communicate to them that I’ve no interest in swinging, that the only swing that interests me is in the park my daughter plays in, and that no, it’s not OK if they join me? Like running, it seems the hot tub is best done after dark, quietly, and solo.

to you in the pool gets caught short is a slightly warm spot. A recent study published in the American Journal of Aquatic research and education found that around 17% of people – almost 1 in 5 - pee in the swimming pool. That’s a lot of pee. Oh yuck! How disgusting! Surely the chemicals mean it doesn’t matter? The chemicals, as with the reaction in your eyes, are part of the issue. When chlorine and other pool chemicals mix with organic matter from our bodies – sweat, oils, and pee – they form ‘disinfection byproducts’ which cause that characteristic pool smell, turn your eyes red, and which have been linked to asthma. DBPs are why pools ask you to shower before you get in (and refrain from peeing!). I’m never swimming in a pool again. It’s sea all the way for me – except fish (and people) pee in that too… Well, yes, but the sea is so huge it really wont affect you. And don’t worry unduly about pools; shower before you get in to keep DBPs to a minimum, and shower again when you get out. The more people did that, the less of a problem there would be. And the urban myth about the dye? Maybe keep the fact that it doesn’t exist under your swimming hat. We don’t want people getting too relaxed.

We couldn’t resist a nostalgic look again at this classic. In celebration of the film's 40th anniversary, the Steven Spielbergdirected film is being re-released this month. After an encounter with U.F.O.s, a line worker (Richard Dreyfuss) feels irresistibly drawn to an isolated area in the wilderness where something spectacular is about to happen. BURNBAKE CAMPSITE, DORSET ZST architects have designed 22 bespoke lodges in the wooded part of this mature landscape in Dorset Summary of Project The well-established Burnbake campsite, near Corfe Castle, imagined a project where high-quality lodges with bespoke design could be integrated into the landscape to provide year-round visitors. It was essential that the lodges would tread lightly on the asset of the existing mature landscape, for the benefit of existing customers and future lodge occupants alike. This rural site is nestled between multiple Sites of Specific Scientific Interest (SSSI) and therefore also required a considered approach to the wider context. Site Strategy ZST architects have designed 22 lodges in the wooded part of the site, separated from the retained tent pitch camping areas by existing landscape features. The lodges are elevated above the ground to ensure close build proximity to trees and to over-sail foraging routes, as well as existing topographical features and flood risks. Furthermore, the lodges are sited to avoid harm to all healthy trees and orientated to minimise overlooking from one lodge to another, preserving the feeling of privacy within the interiors. Additionally, the existing site facilities have also been upgraded to provide a new reception hub, which will offer essential supplies to the self-catered lodges, and a communal hub for shared events, and the overall site works include the creation of new footpaths as a mitigation measure to discourage unwanted visits through SSSI locations.

Lodge Concept The shared concept was to offer a comfortable retreat at all times of the year with the outside environment providing a constant backdrop within your outlook. This experience is seldom found in our own homes, but would add a unique and enriching quality to any lodge stay. It was therefore important that the accommodation would provide the comfort of home but a departure from the domestic experience. This experience would instead be framed by the lifestyle of either sociable or relaxed nights in, the enjoyment of this unique rural setting, and daily visits to the Dorset countryside, amenities, attractions, and nearby beaches. The interiors provide multi-aspect views from the living areas, so that the fragments form a continuous panoramic experience of the setting, whereas the bedrooms are more enclosed to provide a sense of snug security. Throughout the interior, unfinished birch-ply vaulted ceilings and painted walling are utilised to create a feeling of familiarity and warmth as well as volume, character and generosity. Finally, the use of locally sourced materials in the manufacture, twinned with high-performance detailing, enable the project to keep the carbon footprint small. Overall, the lodges are designed to require only minimal energy consumption. Environmental strategy The development of lodges must cause the least possible disruption, and tread lightly to maintain the benefits of any landscape for customers. This is achieved through limiting the impacts of construction and reducing the demand for overly extensive infrastructure, so the lodges aspire towards self-sufficiency. ZSTa used off-site manufacture, reducing construction wastage through process management, limiting on-site operations and diminishing transport impact through bulk raw material delivery to factory and flat pack delivery to site. Additionally, a high-performance specification has been utilised due to its low embodied energy, low maintenance, and low consumption of energy and water. The fabric of the lodge targets level-4 equivalent of the BRE ‘Code for Sustainable Homes’. The marketing strength of the lodges as a tourism product rests in the commitment to the ethos above and a recognised accreditation for sustainable design excellence will provide the testament of quality in its detail.

Legacy Phases one and two of the project are now completed, and, having opened in May 2016, the lodges have already been well received by local residents and local businesses alike. They even have examples of locals coming for a break. Local businesses have benefitted from tourism visitors’ year-round use of the site that had previously been limited to the summer fair-weather period. The site has been designed with the bare bones of site amenity provision and the lodges are self-catered. This is a recognition that visitors come to explore the wider setting: are the days of all-inclusive holiday parks numbered when locations can offer such diversity and richness in one’s vacation experience? Nowadays all tourism and leisure developments are scrutinised through the internet, with a wealth of websites offering ‘insight’ to customers. Set into the hillside over three levels, La Faissinette has about 6,500 sq ft of space, but doesn’t feel too large. All the living areas and four of the bedrooms in the main house are at ground level, providing a contained family space. Downstairs are a soundproofed cinema and three more bedrooms, while the first floor has another bedroom and a mezzanine study. “Because of the way it is laid out, I can come here on my own and just use a few of the rooms without feeling that I’m rattling around,” Clapton says. “Likewise, we have had large groups over, and everyone can have their own space without being on top of one another.” Some celebrity friends have stayed, the guitarist admits, but, rather diplomatically, he won’t say who. One can only wonder if it was an old Beatle, a Rolling Stone or the cricketer Sir Ian Botham — all regulars at Clapton’s Surrey manor back in the day. It is certainly peaceful. All you hear is the cicadas that form the ubiquitous soundtrack to summer in Provence, water jetting into the pool and the wind through the downy oak and pine woodland as a
thunderstorm gathers overhead. Surrounded by an electric fence — apparently for the wild boar, not the fans — the 10-acre grounds include a tennis court, a boules pitch and a double garage, added by Clapton. But it’s not his bespoke £3m Ferrari parked inside, just a family-friendly Jeep. Despite its charms, the farmhouse is now on the market for €3.25m (£2.6m). “Work and family commitments have made it impossible to come and visit for as long as we would really like,” says Clapton, who also owns a cliff-top villa in Antigua and a superyacht that can be chartered from £105,000 a week. “I will certainly miss the serenity here.” Who might buy it? “It is rare to find a property of this size and condition in this area of Provence,” says Tim Swannie, Director of the luxury property specialist Home Hunts, which is marketing the house. “This is a hidden gem for somebody who wants peace and quiet.” For full details, contact Tim Swannie at tim@home-hunts.com | www.home-hunts.com

on’t take it from us; a leading industry expert wants estate agents to look at how they communicate with the public and seriously modernise their advertising. Last month we reported that one of the industry’s leading trainers and consultants claims there is “a gaping hole” in the way estate agents use marketing content in local press ads. Richard Rawlings’ survey of 376 agents looked at how agents should be using local property press advertising effectively. “I’m a great believer in the continued use of local press advertising alongside other forms of marketing,” says Rawlings. “It seems to me that agents have not recognised the need to adapt their content in order to attract instructions, not buyers”. 51 per cent of respondents reported that they regularly take out at least one page of local press advertising - but only eight per cent say the main reason for doing so is to attract buyers, with 83 per cent suggesting the main purpose is to attract instructions or promote their brand. “Yet 70 per cent of these agents simply continue to promote their instructions through traditional property ads with no meaningful market comment, no relevant selling advice, no expert opinion. How can you expect to gain instructions if your advertising fails to convey your agency’s expertise, style and personality?” he asks. He was also critical of the fact that 61 per cent of the survey respondents’ ads did not feature the people involved in the business with their name or photo. “This is completely at odds with estate agency advertising in other countries and is essential at a time when high street agencies need to ramp up their ‘people presence’ alongside their faceless online competitors,” Rawlings says. As the subject is close to our own hearts here at PORTFOLIO magazine, Lynne Edwards recently discussed the subject with Richard. Like me, I’m sure you’ve seen the property industry change and evolve over many years, and the internet is clearly a vital
part of the service offered by estate agents. But is it enough just to be seen on the ‘right’ property portals, Richard? Absolutely not, Lynne. In fact, many agents have fallen into the trap of thinking that by going online they can dispense with the cost of their offline marketing activity. There is a serious flaw in that argument. If people are seeing you online, that’s great; your marketing has worked – but only for people who are already engaged in your online space. That might be a few hundred people who happen to follow your blog or social media feed. But what about the tens of thousands of local homeowners who do not follow you and probably have very little opinion of you at all. Indifference is a killer! Offline marketing, such as the local property magazine, newsletters and well-written flyers, for instance, may appear to be traditional, but they remain essential to the agent who wishes to enhance brand awareness while communicating the personality behind that brand. Online commands deliberate engagement. Offline is more passive, even incidental. People may not be actively seeking you, but you will certainly be seen. Well-written hard copy in front of eyeballs pulls in the reader, if only out of curiosity. Online is essential too, but it is too targeted to appeal to the masses of homeowners with whom most estate agents would like to communicate. So agents must harness both offline and online activities, working in tandem, to achieve deep consumer engagement. Do you believe agents’ branding and advertising has kept up with the pace of change? Yes and no, Lynne. As in any industry, some agents have lead the way and created stunning new dimensions in graphic design and cool branding. As the industry is dominated by independent rather than corporate agencies, the entrepreneurs who run these businesses have had a free hand in a competitive environment to create something really special.

However, this all seems to fall apart when it comes to their advertising. Strip out the funky graphics, and their newspaper and online ads look very similar, not only to all the other agents, but also to the ads agents were using 25 years ago. Certainly, most agents have wisely cut the longwinded waffle they used to use to describe properties for sale in favour of bulleted key points; but there is little there that defines the agency. It’s just the same old pictures of properties. We see some pretty innovative ways of selling homes these days. Plans, drones, tours, videos, etc, etc. Is there still room for the really good estate agent to thrive without all the gizmos? Surely the really good agent will be the first to adopt such innovations! In my role as an estate agency trainer (as well as content writer) I am often asked to provide “back to basics” training for my estate agency clients. I always challenge this as it suggests that the agency might be reluctant to engage in new agency methods. The “gizmos” might just as readily be new ways of harnessing the psychology of buying rather than something technical. It’s often the progressive agent who is deliberately and noticeably different to the others that gets the business – as long as their reputation confirms that they can indeed deliver. Here at PORTFOLIO magazine we have also seen some pretty fabulous branding and gorgeous adverts, which we know help attract new business. Is that also your impression from speaking to the industry leaders? I have always argued that it is more important for an agent to promote their business than it is to promote any individual property on their books. This may appear to be counterintuitive or unsupportive of clients, but agents should always focus on attracting instructions first. This is because instructions themselves attract buyers. The agent with the most instructions will have the most buyers and do the most business, as long as they don’t overvalue property to impress sellers. Nevertheless, it is, of course, important to promote a client’s property as effectively as possible. Contrary to what the seller might think, this does not mean photographing every room and describing every aspect in detail! Just give buyers the minimum they need to pursue their interest in viewing the property. The balance of quantity over quality is a fine art, and it’s critical to get this right. It’s no secret that support for local newspapers has declined with the growth of the internet, but apart from For Sale boards, it’s surely harder now for agents to get their brand ‘out there’? Nonsense! There are areas of the UK where agents’ boards are banned altogether. This has certainly forced agents to re-evaluate their marketing, and it has enabled those agents with a smaller market share to really punch above their weight. Some have even returned to local property newspapers. Many distribute thousands of hard-copy newsletters door to door in addition to the obvious social media and email blogs (which, as I mentioned, only get seen by those people whom agent has already captured). The key is to ensure that any material an agent does publish or distribute is meaningful, relevant and interesting to the home-owning public. The acid test is, “does the recipient look forward to receiving the next one?” Advice, opinion and market comment are far more engaging than the old “free-valuation” flyers. Today’s public are well-informed and discerning. They are easy to alienate if treated cheaply, but easy to attract with the right material, intelligent articles consistently drip-fed, earning the right to the agent’s business without having to be asked. The main internet property portals are very expensive, which vendors perhaps don’t appreciate. As budgets are tight, are

there any other less expensive ways of reaching out to the community in which agents work? Networking perhaps? Portals are the agent’s new shop window and are essential for attracting buyers. They are less important for attracting sellers, hence the need to embrace more traditional approaches as already discussed. Certainly, networking can be effective, but not on an exponential scale. That can only be achieved through a combination of exceptional consumer reviews (that is, reputation) combined with a dedicated social media strategy working in conjunction with a regular offline marketing presence. Do you think potential vendors like to see their local agent actually working for their fee rather than ‘hiding’ behind a desk? Much of agency work is desk-based of course. I’d say that superb communication, intense proactivity, constructive reporting and straight-talking, good advice are the most important elements of agency work. Add a smattering of unexpected delight and the agency is almost guaranteed a supercharged reputation that generates business. People talk! Social media is necessary these days in all walks of life, particularly in business. Is this also true in estate agency? On the basis that an agency’s customers come from all walks of life, and that agency bridges personal, social and business disciplines, then any agency that does not embrace social media is going to struggle. If I had the budget for one more negotiator or a social media manager, it would be the social media manager every time. But too many agents get this wrong, Lynne. They say they embrace social media, but what they actually do is just dump their property ads on Twitter or Facebook – the fastest way to bore and alienate the 99.99% of their public who currently have no interest in buying that particular property. Social media management may seem like a new dark art, but as with more traditional marketing communications, it comes back to offering something of value every time, with no expectation of immediate business in return. It’s not called social media for nothing! The growth of online estate agents is perhaps a threat to the industry, but they are pretty invisible in the community, aren’t they, without a visible office presence? So are Uber, Airbnb and Spotify. Agents should be careful here. It’s not about presence, its about value, service, delivery and results. The online agency has its place. It’s not for everyone, and certainly the “pay-inadvance-with-no-guarantee-of-a-sale” approach does not appeal to the 94% of sellers who would rather use a regular estate agency. The real threat is how an estate agent’s competitor might respond to the apparent online agency threat. What will they do to up their game? Importantly, remember that today’s buyers, many of whom are Millennials, are not only tomorrow’s sellers, but they are very keen to share their experiences, today. If they don’t appreciate and even enjoy the service they receive from an agent when they are looking to buy, word will spread within seconds, not years. When that buyer, or someone he/ she knows, comes to sell, if they have no appreciation of the value the agent brought to their purchase, then why would they use a traditional agent for their sale? They are used to buying everything else on line, so why not agency? What do you think our local estate agent will look like in 20 years? This decade will sort the panel-beaters from the embroiderers in agency. There will be online agents and there will be boutique agents offering a truly stunning service, with very little in between. Lidl and Waitrose. There will be a swing away from agents representing sellers towards an

increase in buyer representation (the party that needs it most) and some very innovative new forms of home ownership and purchasing concepts, especially for first-time buyers. Can you offer any advice to potential vendors on what to look out for when choosing a company to sell their most valuable asset? Accountability from a senior partner/director is key, so best to go for a respected independent agency based very close to your property, rather than a faceless chain (except in relation to upmarket homes). Will the managing director give you their mobile phone number? Definitely don’t just go for the highest suggested market price, and be wary of any agent who charges less than 1%. Ideally, choose an agent who advertises on both Rightmove and Zoopla and has deep local connections. Check their average speed of sale, their selling price to the original asking price, the number of properties reduced in price and their overall market share. What percentage of their properties sell for over the asking price? This will give you an indication of the effectiveness of their pricing strategy and negotiation abilities. What is their fall-through rate? This will tell you how good their buyer qualification and sales progression processes are. Can they give you these figures confidently, or are the unsure about their key performance indicators? Check out their reviews: do they seem genuine? Speak to several people at random who are currently selling through that agency. Knock on the door and ask! After having done your research, there will probably be just one agency that really stands out. They’ll be worth whatever they charge. Do you still get a buzz from this business, and what do you do in your free time? I’m loving this time of incredible opportunity, more than ever before. I enjoy sharing new ideas with agents and seeing how some agencies thrive when others are complaining about the lot they have created for themselves. Many agents are great at their job, but are poor at articulating their attributes and market commentary, so I enjoy providing them with material that is wholly reflective of their business – especially when I hear they have generated instructions as a result! INSPIRING DESIGN September 2017 marks 40 years since courses first began at Parnham College, the world-famous design school, created by John Makepeace OBE
S
eptember 2017 is a momentous time for John Makepeace, marking 40 years since he founded the now closed but renowned Parnham College - the educational phenomenon that inspired a generation of designers and furniture makers, influencing the world of contemporary design ever since. John’s iconic work is represented in numerous collections including the Victoria and Albert Museum, London, the Fitzwilliam Museum, Cambridge, the Museum fur Kunstandwerk, Frankfurt and the Arts Institute, Chicago. He now works to commission, undertaking exclusive projects each year. He says: “I have a strong rebellious streak - as an artist, designer and maker. I am constantly searching for more eloquent concepts for furniture. My objective is to achieve freer, lighter, stronger and more sculptural forms expressed through each unique commission.”

The 1970s saw him become a founder trustee of the Crafts Council and in 1976, John bought Parnham House in Dorset, (that sadly has been in the headlines recently due to the devastating fire), the purchase of this eighty-roomed Tudor manor house was to achieve three objectives: to provide larger studios for the growing team he employed, to establish separate residential, workshop and teaching facilities for aspiring furniture makers, and to open the historic house to the public

The College gave a lasting legacy to the world of contemporary design through the ongoing work of its illustrious alumni that include worldfamous designers such as Konstantin Gric, David Linley, Sean Sutcliffe, Juliane Trummer, Jake Phipps, Verena Wriedt and many others. Through the ‘80s and ‘90s, while directing the College and running his own studio, John Makepeace addressed some of forestry’s most pressing economic concerns and explored its environmental potential. He brought together foresters, chemists, material scientists, structural engineers and designers to research and develop sustainable new technologies and building systems. They used forest ‘thinnings’: low value trees of small diameter removed to enable the better specimens to develop. John continues to create fascinating work. He says: “All meaningful design starts from the human form whether it is a cabinet, table or chair. Furniture can fulfil a variety of needs, but more than anything it is an indication of contemporary culture and our participation in that.” “In a world where so much attention is given to the short-term and superficial, our relationship with design and fine craftsmanship is more important than ever.” “Beautifully made and designed pieces that will endure and become signals of our time to future generations are a necessary antidote to the easily discarded culture that now permeates our existence.” Since 2000, he has been leading initiatives with the V&A to encourage more adventurous design. espite the interest rates being currently low, many people are still investing in building society or bank accounts. At times of change and stock market fluctuation cash investments provide security. It is considered a safe home for many people’s money, and a sensible place to keep funds you may need in the short term. It is well known that many other types of investment come with risk which can be off-putting to some people. There are many types of risk which often people get confused, here I will explain three of the main types. At times of low interest rates the interest received on your cash investments may be lower than the rate of inflation. This means that the real value of your capital could reduce over time. The term for this is inflation risk.
“The investment would be set at a risk level you feel comfortable with” At the other end of the scale, people could buy shares in a specific company. This can be a much higher risk as you are relying on one specific company’s performance – this is called specific risk. You may invest in a number of different assets, such as investing in a portfolio arranged by a financial adviser. Typically this would spread your investment across a number of different assets according to your level of risk. This could include company shares, property, fixed interest or gilts and cash. By diversifying across a broad range
of assets the overall risk level is potentially reduced. This type of investment, however, will be affected by the movements in the overall market – this is called systemic risk. To explain this further if you invest in a broad, well diversified portfolio the value of your investment will vary as the market fluctuates. However, as you are invested in a range of assets your money is more widely spread. This means that if one area reduces in value often a different area will react differently to the market conditions. The different areas of investment have different risk levels, for example the shares in your portfolio will be deemed higher risk, however, the fixed interest or gilts will have a lower risk level. The investment would be set at a risk level you feel comfortable with. Investments of this type should be for funds you do not need to access in the short term. This gives the investment time to ride through market fluctuations. You should always leave sufficient capital in cash for your shorter term needs. The rebuilt brick boundary wall and split-level dwelling take advantage of the natural site slope behind, allowing natural light to the two bedroom windows and a vaulted roof interior to the open-plan, split-level living/dining and kitchen space. Planning was submitted earlier this year.
Circus Street Development Begins

After almost three years since being granted approval by the Brighton & Hove planning committee, the Circus Street development has finally begun. This scheme, created by the developer U+I, is a re-development of the wholesale fruit and vegetable market in Circus Street, which re-located to the Hollingbury industrial estate thirteen years ago. Costing £130million, the project will see the construction of 140 much-needed new homes, 450 student rooms and 2787 sq. metres of office space, as well as a major dance studio for South East Dance. Piling is now underway on site after funding for the project was secured with GCP Student Living plc and Gravis Capital Management Limited. It is hoped that the bulk of the scheme will be ready before 2020, and offices and shops could be available for prospective tenants to purchase in about six months. Furthermore, the public-private partnership between U+I and Brighton and Hove Council will create more than 400 jobs as well as injecting £200million into the economy over the next ten years.
The Royal Institute of British Architects (RIBA) is partnering with The Regency Town House, Brighton Open Door’s organisers, to offer unique access and behind-the-scenes, architectled tours of some of the city’s most extraordinary heritage buildings for Heritage Open Days 2017. On the 7th September, 2017 ZST architects will be leading three tours of the award-winning conversion and restoration of The Brighton and Hove Progressive Synagogue. The lead architect will talk about the project and the issues encountered in the restoration of this historic building within Brunswick Town conservation area. Rebuilding the former West Street Shelter Hall Work to reconstruct the former West street Shelter hall started in October 2015. The project set out to double the commercial space of the building, earning revenue for the council which could contribute to future upkeep of the seafront. The rebuilt hall will provide a great new flagship 21st-century commercial business location close to the British Airways i360 observation tower. The main building will be two storeys high and include a partial mezzanine floor. Additionally, it has been granted permission for restaurant use, a shop which will accommodate an existing tenant, and new public toilets. However, to do the work on the Shelter Hall the size of the seafront road must be reduced over two and a half years. This essential work will save the seafront road, the A259, from collapse and secure it for the future.Additionally, other works include restoration of the listed wooden kiosk, which dates back to the 1880’s, on the upper prom and moving it to a wide part of the upper prom at the bottom of East Street. The work to rebuild the city’s seafront at West Street is made possible by a £9 million investment award from the Department for Transport’s Highways Maintenance Challenge Fund.

Local businessman Andrew Goodall bought the Brighton Pagoda last year, a boat-based eatery floating on the waters of the marina. He believed it would be a fantastic opportunity to provide much-needed community and
youth space in the heart of the marina. It is now managed by his charity, the Goodall Foundation. The venue, now known as The Barge, has already seen a busy programme of free events for a variety of ages in the summer, with events for the autumn and beyond already building. Greg Hall, branch manager at Leaders in Brighton Marina, says: “The boat has proved to be an incredibly popular feature of the marina in recent years and when its time as a restaurant came to an end, it was vital this stylish and attractive feature was not lost. “I am absolutely delighted The Barge now

rits typically spend more time picking their new sofa, laptop, car, watch, wedding dress and even deciding what to eat than they do on viewing a property before making an offer to buy it. New research by Zoopla has found most people spend less than 30 minutes in a house before deciding to buy it. The figure was lowest in the East Midlands, where just 25.9 minutes are needed before the average buyer places an offer, while the time is 26 minutes in the south-east and 26.2 minutes in the south-west. In comparison, a typical person spends 34 minutes each day considering what to eat, up to 90 minutes choosing a new sofa and more than 70 minutes buying a laptop or PC.
Joanne Darroch, Senior Branch Manager for Brighton and Hove at property specialist Leaders, says: “Almost a quarter of people make their minds up within 10 minutes of entering a property for the first time and, on average, it takes three times longer to choose a new car than a new home. “As a seller, this means you have only a short time to grab the attention of buyers, so make sure your home is presented at its very best before opening the door to viewers. A good estate agent will be able to advise you on exactly what buyers are looking for and how you can ensure your property ticks all the right boxes. “If you are looking to buy, it is undoubtedly true that acting quickly can help you to secure

After all, this is likely to be the largest purchase you ever make, and getting it right is key.” While the amount of time spent on viewings is short, an average buyer in the South East spends a huge 73.5 hours browsing property advertisements on online portals. Joanne adds: “This underlines the importance of working with an estate agent who will promote your property on all the major portals and go the extra mile to take eye-catching photos that are sure to stand out and appeal to prospective buyers.”

CONVERT AND DESIGN Converting a disused barn, school, warehouse or church into a dwelling can provide the perfect opportunity to create a dream home in an enviable country or village setting
I
f you dream of owning a unique, characterful home in a country or village location, then a converted non-residential building could be the answer. Barn conversions are a common sight in rural areas, but other disused properties, such as old mills, schools, pubs and chapels, do sometimes come onto the market and can be turned into great individual homes through conversion. In addition, disused rural buildings often contain large spaces, so if you like the idea of open plan living in a rustic shell – which period houses don’t always lend themselves to – then a conversion is ideal. Buying a ready-converted property doesn’t hugely differ from a standard house purchase, but taking on a project yourself can be a challenging endeavour requiring a good deal of patience, imagination and flexibility. The end result, however, will be well worth the effort How much does a conversion cost? Every conversion is unique and so you can’t estimate build costs until a survey has been carried out and you have an idea of the design. Expect to pay anything from £600 to £1,200 per square metre, dependent on the building’s condition, your design and the level of work needed. Stone properties tend to be the most expensive to convert. Getting finance for a conversion isn’t always simple and you’ll likely need a bigger deposit than if buying a house. Your best bet may be to

target self-build mortgage firms who specialise in lending on out-of-theordinary projects. The good news is that conversions are largely free of VAT. At the end of the project you can make a claim on eligible materials and labour. The latter should, in the first instance, be reduce-rated to five per cent. You cannot claim VAT paid out in error, so study HMRC Notice 431C before starting. Do I need planning permission? Don’t buy a property on the assumption you will be granted permission for a change of use. Make enquiries with the local planning department first. If possible, negotiate the purchase subject to gaining permission for a change of use. Recent updates to planning laws have meant that some agricultural conversions can be carried out under permitted development rights. These have previously only allowed homeowners to carry out minor improvements without applying for planning permission, such as loft conversions and small extensions. There are limitations on factors such as the size of the house and garden, location and amount of structural alteration required, and there is a prior-approvals process. This means that many converters will still need to apply for full planning permission to get what they want.

Before granting permission for a conversion, the planners need to ensure that it meets the local plan and there isn’t a preferred viable use for the building, as well as looking at issues such as access. On top of that, there are separate laws related to endangered species, and if any are present, steps will need to be taken before work can start. The design route Redundant agricultural buildings and the like were not originally intended to be homes, which means that successfully converting one needs a strong creative vision. In almost all cases it is best to hire an experienced architect or designer to come up with ideas and prepare plans. The architect will work alongside other professionals, such as a structural engineer, and consult with the local planning department to come up with a scheme that works, both aesthetically and structurally. Unless you have a lot of time and experience, you will need your architect, contractor or an independent project manager to oversee the work. This will involve hiring and managing tradespeople and ensuring the conversion goes as planned. It will add around 10 per cent to the overall cost, but is more likely to result in the home of your dreams.

What does converting involve? Conversions can throw up a whole host of challenges – both anticipated and unseen – but clever design solutions often yield the most appealing features. Important original details that point to the building’s previous purpose, such as mill wheels, bread ovens and ironmongery, are desirable elements that should be retained and featured. Old barns can have small window openings, making maximising natural light a priority. Planners are often reluctant to allow for the creation of new apertures, so low-profile rooflights are usually used. Large cart door openings present the perfect opportunity for floor-toceiling windows, and minimalist glazed extensions can be used to link an extension or separate smaller building. While village schools, for instance, may have smaller separate rooms, agricultural, industrial and religious buildings tend to contain large spaces. To divide them up into lots of smaller rooms is to fight against the character of the property. So while you will need to include bedrooms and bathrooms, you should be more accepting of at least a semi open plan arrangement in the main living areas. Adding an upper storey can present a challenge. Dividing tall windows in half is generally avoided, so light on both floors needs to be considered. Many converted buildings have vaulted ceilings and doubleheight areas to make the most of them, with a semi-first floor or mezzanine level providing bedrooms. A view to the upstairs landing with a feature staircase will add to the wow-factor.

any of today’s new homes developers are creating beautiful open-plan kitchens/family rooms in their designs, in most cases forgoing dining rooms altogether to maximise light and space. However kitchens don’t need to be vast to be functional. Interiors pages will have you believe that everyone these days has a huge industrial-style kitchen with folding doors and an island unit. Not everyone has the space for this, not everyone wants or needs a large kitchen… And a kitchen cleverly designed into a smaller space can do just as much as the one with the island and the doors. Kitchen design is getting slicker, sleeker and altogether cleverer – meaning you can pack a lot into a smaller space. Style and décor Most kitchens need clean, uncluttered lines to help them feel bigger. Neutral colour schemes work well too; mirrored or reflective tiles and worktops, help to maximise available space. Some 80s design features, like highgloss unit finishes and glass splashbacks, are enjoying a reannaisance. Like Corian, glass panels can be illuminated and colour-changing LEDs mean you can vary the look of units and splashbacks. Lighting – in particular under-unit and worktop – has become a real feature, whether task-focused or for decoration. LED strips placed underneath wall units are a simple addition that can transform work space. Corian can be lit from beneath, giving an eye-catching nighttime glow; particulate stone or corian finishes will shine and glitter with overhead lighting. Trends seem to be moving away from bolds and brights in kitchens this year and towards more natural, muted, and industrial tones. Slate greys, warm browns, ochres, whites and neutrals are the most popular colours for units and worktops. Metallics have also seen a comeback. Copper, the headline trend for 2015, is still popular, with brushed steel and brass making a comeback in cooker hoods, worktops and panels. Metallic tiles will bring light and texture – another key design feature this year – into kitchen space too, and offer a range of colour and finishes. Open up Open-plan remains a key trend, and breaking down walls between living and kitchen space really helps to make the most of both. It can also work in modern and contemporary homes. Understated design, integrated appliances and clever use of colour help to blend and unify different spaces.
Micro-kitchens, increasingly used in studios and flats, allow you to keep that open-plan living/eating feel, while optimising minimal space (and, for example, allowing homes to have second bedrooms rather than lose a whole room to a kitchen). A range of companies (for instance, elfinkitchens.co.uk or johnstrand-mk. co.uk) now offer off-the-shelf micro kitchens for easy installation, complete with appliances. The basic idea is to use floor-to-ceiling space on no more than one wall area, cramming in storage, appliances and sink. And once you get used to living – and working – with less space, it becomes surprisingly easy. A micro-kitchen is the perfect solution for smaller homes. Worktops remain solid and chunky, sometimes textured: Cast concrete, natural stone, Corian (a manmade stone composite), hardwood and textured slate. Man-made worktops like Corian can be moulded to incorporate sinks and upstands for a cleaner look. Smart kitchens Clever gadgets and kitchen features help you make the most of the room. Chilled salad drawers, wine coolers, taps which boil water for tea and cool it to drink, and organised drawer inserts for spices, cutlery and utensils will all help keep surfaces clear and tools close at hand. Integrated appliances give the sleekest finish, but they (and their unit doors) will cost a little more. There are some innovative extractors too which are sleek and discrete. If you’re on a budget, choose from an increasing number of coloured and stainless steel appliances, and lots of clever tricks: automatic off switches and energy monitors, refrigerators with integrated ipod docks, and flip-down TV screens – all smart, and all perfect to create that contemporary look.

he garden is still a wonderful place to be, with lots of late bloomers gracing our gardens for some time yet. By next month the days will become shorter. Now is a good time to think about planting for next spring. It is worth paying a bit of attention to detail, so the garden can be kept looking fresh for ages yet. Keep the borders neat and tidy by dead-heading often, cutting back perennials that have finished flowering and generally sprucing up the borders. As autumn approaches it brings with it a second flowering of many shrubs. One of them,roses, can bloom again right up till November if the weather stays mild. Even after roses stop flowering their beautiful heps continue to dazzle like wonderful deep red jewels. September is a good month to establish new lawns. This can be done with seed or turf, but remember to prepare the ground well by making sure it is levelled so the surface is nice and firm. Autumn is a time when you can move evergreen trees and shrubs. Prepare the planting hole first so that you can dig up the tree or shrub and place it in prepared hole as soon as possible without damaging any roots. Add lots of garden compost and water well. Towards the end of autumn, when jobs in the garden become few, take the time to do lots of planning. Seek lots of inspiration from gardening books and magazines and plan changes in the garden. Think of new ideas for the garden so that your outdoor space is always evolving into your own unique style.

Green tea has met its Matcha Matcha tea, a product very rich in antioxidants that protect cells and DNA from free-radical damage, is rapidly growing in popularity in Brighton, as it is in the rest of the UK. I recently met with the very passionate Katherine Swift of Brighton-based OMG Tea to find out more. Matcha originates from Japan and comes from the same Camellia Sinensis plant as all other teas. The difference is that, about four weeks before it is harvested, the tea field is shaded, resulting in a 90% reduction of sunlight. To compensate for the lack of light, the plants produce a huge amount of chlorophyll, which is how the magic happens. Unlike regular tea, Matcha comes as finely ground powder, so you get 100% of the plant’s goodness in every cup. Now, that all sounds well and good – but what does it taste like? If you’ve tried green tea, then you’ll get an idea of what to expect. However, Katherine’s Matcha tea packs a more powerful flavour punch. New openings This summer two established Brighton restaurants have opened new ventures in the city. Following the success of their original eatery in North Laine, the La Choza team have launched their new outlet on Western Road. “We have had a fantastic response so far from the public,” says co-owner Annie Gillespie. “We love sharing our passion for authentic Mexican food and, of course, great tequilas.” Meanwhile, on the seafront, near the i360, Michael Bremner and the 64 Degrees have recently opened Murmur, a family-friendly bistro-style restaurant where dishes are well-priced, with starters from £7.50 and mains from £12.50. “Its simple honest food that is well executed,” says Michael. The Coal Shed heads to the big smoke The Coal Shed is going to London and taking part of Brighton with them. The second branch of the very popular Brighton restaurant opens on the Thames at the new One Tower Bridge development in early October. As with the Brighton branch on Boyces Street, the new restaurant will showcase a specials board of daily changing rare-breed meats sourced from the Sussex area. THE BULL Daniel Frickelton and companion cross the South Downs from Brighton to Ditchling and join the burgeoning ranks of fans who, in ever-increasing numbers, are discovering the Tudor charms and culinary delights of The Bull pub, hotel and restaurant
T
he journey from Brighton beach to The Bull pub, hotel and restaurant in Ditchling will take about 20 minutes, unless you're really dragging your feet, or you're biking or hiking, and by merely crossing the South Downs you enter a new world of achingly beautiful views and Tudor charm. The Bull began life over 450 years ago, apparently as a stopover for monks visiting the monastery at nearby Lewes and was one of the three original houses in the village. Owner Dominic Worrall and his very competent team have been nurturing this ancient pub for only the past 15 years or so, and in that time have transformed it. Their efforts and dedication would appear to have culminated in October of 2016, when The Bull captured the coveted Great British Pub of the Year 2016 award. But for Dom and crew, that was just the start signal for new, exciting challenges... It was clear, as we parked up, that big things were happening here. A large new structure will provide changing rooms for the chefs and a spanking new kitchen in which to ply their trade. The foundation for what will soon become a fifty per cent increase in restaurant capacity is already in place, and the hotel rooms have previously been refurbished to a high standard. Ours was cosy, romantic, immaculate and blessed with a fabulous bed. Not that any of this activity has fazed the Bull's very loyal local guests, who continue to account for about 35% of their business. Like many Sussex residents, we have often had a pint and a meal in the pub, but never in the restaurant, so we welcomed the opportunity to experience the kitchen crew's skills first-hand. Ours was one of fourteen tables thoughtfully arranged in a Tudor room with exposed brickwork, beams and fireplaces. Although The Bull is a modern restaurant serving contemporary British food, the 16th -Century ambience is very authentic and comfortable, and we were surprised by how busy they were on an ordinary Tuesday evening.

“My friend's oohs and ahs announced the arrival of her main dish, a creamy caramelised cauliflower risotto topped with citrus and caraway granola” We sipped glasses of wine – a fresh, spicy, dry Provence rosé for her and a memorable glass of rich, dry Malbec, redolent of black cherries and liquorice from Santuario, Argentina for me – and quickly ascertained that we would have to find the courage for three courses as there were simply so many wonderful things on offer. My companion started with the trout pastrami because it sounded so interesting, and what arrived looked almost too beautiful to eat. Vibrant orange tranches of pastramied trout loin about the thickness of a onepound coin were arranged on a rectangular slate board and garnished with crispy tempuraed cornichons and caramelised onions. I had taken a chance on a new dish invented by the sous chef at The Bull, and I was struggling to contain my trout envy when my plate of venison carpaccio arrived. Again,

Thin slices of venison were complemented by zingy, crispy pickled balls of apple and cubes of pickled beetroot, mixed with feathers of radicchio and finished with a generous handful of Friseé (Curly Endive). The real surprise in this dish was the courageous use of small dabs of blackberry sorbet along with all the pickles. The sweetness and tartness of the sorbet worked very well with the other pickles and the sauce. It was colourful and festive in presentation and both dishes were wonderfully balanced explosions of flavour. Nice one, Jack. My friend's oohs and ahs announced the arrival of her main dish, a creamy caramelised cauliflower risotto topped with citrus and caraway granola. She found the delightful, decorative wedges of cauliflower a bit too “pickly” following, as it did, a starter with pickles as well, but this is a niggle in the grand scheme of things. The risotto disappeared at a breathtaking pace in an atmosphere of greedy silence. I had been unable to resist the tantalising notion of beef and oxtail pasties with seasonal vegetables and bone marrow. These
golden brown beauties were packed with moist morsels of savoury beef and perched on a bed of peas, asparagus and new potatoes. A rich, tangy sauce added freshness to what might have been a heavier dish in less skilled hands. Another truly impressive demonstration of clever cooking with a sense of exploration and fun. We usually leave a little on our plates to make room for pudding, but the portion sizes were perfect and the food too good to leave, so we were well sated by the time we arrived at dessert. We nevertheless felt nary a whiff of shame as we ordered up a selection of The Bull's home-made ice creams and their white and dark chocolate fondant. The latter takes about 15 minutes to cook, so we had a moment to loosen our belts, have an espresso and come up for air, which is when we picked up on the interesting fact that The Bull produces its own craft beers at their Bedlam Brewery, which is nestled at the foot of the Downs near Albourne. There are about thirteen of their ales available at The Bull, so there's bound to be a style to suit any beer drinker. We stuck to wine for our meal, and there were over twenty to choose among, all served by the glass. Enough booze chat, however. Here comes the fondant. We all have an expectation of what chocolate fondant should be like. It should have a thin, crispy “skin” on the outside and should ooze molten rivers of rich, dark chocolate when sliced. This particular fondant cleverly combined white and dark chocolate and surrounded it with a crust as thin as a wedding veil. The result was an unforgettable chocolate pudding, the best chocolate fondant I have ever had. And I've had a few. The ice creams were the perfect partner: discreet, nicely turned out and classy. So...do whatever you have to do when you dine at The Bull – skip the starter, leave some food on your plate – but do not pass by the chocolate fondant if you like chocolate. When crowning The Bull with the GBP Award last year, Ed Bedington, editor of the Morning Advertiser, which organises the awards, characterised this Ditchling pub as "...the kind of place that everyone wishes was their local...a superb site, offering great beers, great atmosphere and great food.”. WHAT’S HIS BEEF? Gordon Ramsay is one of the most recognisable chefs on the planet – and not just for his often colourful choice of language. Here, the tripleMichelin-starred chef extols the virtues of a classic British dish
P
eople who know me know I love big, hearty, solid meals, and soon enough we’ll be switching to autumn menus where meat and pastry and veg really start to come into their own. So, with that in mind, I’ve chosen a Beef Wellington dish that’s big on appearance and flavour. Yes, it looks impressive, but it’s actually a lot easier to do right than it might appear. Using a mix of simple ingredients, like puff pastry and prime beef fillet, this Wellington can be used to replace the traditional main in a Sunday roast, or for any special occasion. To keep the pastry light and crisp, I find it best to wrap the beef and mushrooms in a layer of Parma ham to shield the pastry from moisture and prevent it from becoming soggy. Served alongside sautéed potatoes and wilted baby gem lettuce, with classic mustard vinaigrette making a great dressing, this is a hearty, rustic dish that the whole family can tuck into. And remember, don’t make the dishing out of food something that’s hidden away in the kitchen ; carving at the table can bring everyone together, and it’s hard to go wrong with tender beef, juicy mushrooms and mustard. >

BEEF WELLINGTON INGREDIENTS
METHOD

Put the mushrooms into a food processor with some seasoning and pulse to a rough paste. Scrape the paste into a pan and cook over a high heat for about 10mins, tossing frequently, to cook out the moisture from the mushrooms. Spread out on a plate to cool.

400g flat cap mushrooms, roughly chopped sea salt and freshly ground black pepper olive oil, for cooking 750g piece of prime beef fillet 1-2tbsp English mustard 6-8 slices of Parma ham 500g ready-made puff pastry flour, to dust 2 egg yolks, beaten

Heat a frying pan and add a little olive oil. Season the beef and sear in the hot pan for 30secs only on each side. (You don’t want to cook it at this stage, just colour it). Remove the beef from the pan and leave to cool, then brush all over with the mustard. Lay a sheet of cling film on a work surface and arrange the Parma ham slices on it, in slightly overlapping rows. With a palette knife, spread the mushroom paste over the ham, then place the seared beef fillet in the middle. Keeping a tight hold of the cling film from the edge, neatly roll the Parma ham and mushrooms around the beef to form a tight barrel shape. Twist the ends of the cling film to secure. Chill for 15-20 mins to allow the beef to set and keep its shape. Roll out the puff pastry on a floured surface to a large rectangle, the thickness of a £1 coin. Remove the cling film from the beef, then lay in the centre. Brush the surrounding pastry with egg yolk. Fold the ends over and wrap the pastry around the beef, cutting off any excess. Turn over so the seam is underneath and place on a baking sheet. Brush over all the pastry with egg and chill for about 15 mins to let the pastry rest. Heat the oven to 200C, 400F, gas 6. Lightly score the pastry at 1cm intervals and glaze again with beaten egg yolk. Bake for 20mins, then lower the oven setting to 180C, 350F, gas 4 and cook for another 15mins. Allow to rest for 10-15mins before slicing and serving with the side dishes of your choice. The beef should still be pink in the centre when you serve it.

A WAY OUT Depression affects us all at some time. When feelings become overwhelming, there are effective treatments available
W
e all experience low mood at times, feeling sad, fed-up or ‘blue’, but sometimes these feelings start to last longer than normal and start to pervade our day-to-day lives, affecting how we think, feel and behave. It’s estimated that around one in four of us will be affected by depression in our lifetimes, yet many of us may have difficulty recognising the symptoms. Churchill famously described depression as the “black dog” that followed him around, and Sylvia Plath described feeling as though “under a bell jar.” Our experiences of depression vary form person to person, but there are common signs and symptoms that we can recognise. Depression clouds our experiences, we may no longer find pleasure in the things we enjoy, we may lose motivation to go to work, see friends or even get out of bed; and at our worst, we may experience thoughts and feelings of an inability to carry on. Our mind may become clouded or ‘foggy’ and experience the repetition of thoughts going round in our head, often self-critical in nature. We may notice that “should” is more present in our vocabulary - “I should be happy, I shouldn’t be upset” - and have feelings of worthlessness, shame, guilt and of being a failure. This is not the case. These feelings and thoughts may lead us to engage in ‘self-medicating’, drinking slightly more, ‘comfort eating’ or self-harming. These efforts to relieve the pain are only short-lived, and in the longer term can lead us to feel worse. Therapy can help identify more helpful coping strategies, enabling us to start managing these emotional experiences.
Depression can affect sleep, often perpetuating our experiences. We may have difficulty getting to sleep, staying asleep, or the opposite, and find it exhausting just trying to stay awake. Depression can occur for many reasons, sadness can be, at times, a helpful emotional experience, signifying what matters to us in life. Sadness and grief are natural responses to the loss and significant changes in our lives. This experience of loss does not have to be that of a person, but can be of a lost job or relationship, moving away from your home, starting university, changes in social circumstances, stresses and pressures from family/work. These are all significant life events and may lead to our feeling overwhelmed and unable to manage. ESCAPE TO THE COUNTRY This month we take another look at one of the many fantastic cycle routes you can take across the South Downs: Falmer, Stanmer and Ditchling...
S
tanmer Park has over 5000 acres of open and wooded land mostly open access for walkers. The village, with its flint-knapped cottages, was built in the mideighteenth century by the Earl of Chichester. Today the park is open to the public, and there is a café in the village. Guided walks of the woods are sometimes available, and in particular, “bat walks” where attendees are shown the considerable local bat population. There is also a plant nursery in the old walled kitchen garden of the estate. It has been producing plants for local parks since the 1950s. The trig point at Ditchling Beacon marks the highest point in East Sussex at 814 feet (248 metres) above sea level and is the site of an early iron-age hill fort. It consists of a large chalk hill with a particularly steep northern face, covered with open grassland and sheepgrazing areas. A wide variety of flowers can be found here in the summer months.

olfGuy persuaded us at PORTFOLIO magazine last month to enter at team at The Brighton & Hove Estate Agents Association which held its annual golf day at Mid Sussex Golf Club last month. There was a huge turn-out of the local agents and their supporters, and all were rewarded with the most beautiful golfing weather. David Beaken, Director of Oakley Residential, organized the event, with Tina Templeman and others on hand to show support, and BHEAA President Paul Taggart played. Competitions, including ‘Beat the pro’ on the 5th hole, proved popular, and many prizes were awarded at the end of the event, including a presentation to this year’s winner of the President’s Cup, which again went to Phil Graves. The event was sponsored by Rego Property, G&K Plumbing & Heating, David Aspey Sussex Surveyors and PORTFOLIO magazine, and £1800 was raised at the event to support the Association’s chosen charity, The Clock Tower Sanctuary.

STAR TREK for the next generation Star Trek: Discovery: the new, female-led TV series is building up quite a bit of momentum ahead of its release this month
I
t has been over fifty years since captain Kirk, Spock and the rest of the crew from the original Starship Enterprise took to the skies for the first time, and the series may be more popular than ever, thanks to JJ Abrams’ wildly successful film reboots. Its 50-year run is a pretty incredible achievement — especially considering the fact that, by all rights, this franchise shouldn’t still exist. Cancelled after just three seasons, the original series could easily have gone the way of dozens of other sci-fi stories of its time that had great ambitions, yet just didn’t find the right fit for its audience. But Star Trek didn’t die. In fact, you might argue that the franchise is as strong and vibrant today as it ever was. The original show has spawned 13 films and 726 episodes of space-exploring television so far, along with troves of related media, conventions, fan art and more. With this new series, Star Trek: Discovery, a blockbuster movie still in cinemas, and the promise of another film in the near future, the sci-fi institution is showing no signs of stopping. So, no surprise, then, that Star Trek: Discovery, the new, female-led TV series and the first since Star Trek Enterprise ended in 2005, is building up quite a bit of momentum ahead of its release this month. The iconic and influential global franchise will return with a new ship, new characters and new missions, while embracing the same ideology and hope for the future that inspired a generation. There has been little word on the show’s plot. What is known is that Discovery will be set in the Prime Timeline of the Star Trek universe, about ten years before the five-year mission of the original series, that it will follow the voyages of the Federation

starship USS Discovery, and that it will eschew episodic plots in favour of season-long serialised stories. The new series will commence on Netflix on Monday, 25th September, one day after the opening episode is shown on US network CBS. Unlike Netflix Original series, Star Trek: Discovery will be released weekly on Netflix, less than 24 hours after the episodes are shown in the States. We also now know that the 15-episode season will be broken into two parts: the first eight episodes will air weekly on Mondays from 25th September until Monday 6th November. The second half of the season will then resume in January 2018. Michelle Yeoh and Sonequa Martin-Green star as Captain Philippa Georgiou and First Officer Michael Burnham respectively. Showrunners Aaron Harberts and Gretchen J. Berg have since confirmed that First Officer Michael Burnham is not from Vulcan. Harry Potter star Jason Isaacs also features as another Starfleet captain. They will be joined by deep make-up wearer extraordinaire Doug Jones, AKA the terrifying monsters with eyes in his hands in Pan’s Labyrinth, and Anthony Rapp (A Beautiful Mind). “The launch of the new ‘Star Trek’ will truly be a global television event,” said Armando Nuñez, President and CEO, CBS Studios International. “‘Star Trek’ is already a worldwide phenomenon, and this international partnership will provide fans around the world, who have been craving a new series for more than a decade, the opportunity to see every episode virtually at the same time as viewers in the U.S. Thanks to our world-class partners at Netflix, the new ‘Star Trek’ will definitely be ‘hailing on all frequencies’ throughout the planet.” Netflix, from September 24th

The much anticipated Great British BakeOff is expected to air in early September, having switched to Channel 4. The line-up includes Bake-off original Paul Hollywood, who is joined by judge Prue Leith, and presenter Sandi Toksvig. One half of the new presenting team, Noel Fielding, has admitted that he will not be wolfing down the contestants’ creations - as former hosts Mel Giedroyc and Sue Perkins did each week - because he is careful about his weight! Perhaps he’s on the wrong show.
The Tour of Britain will return for its sixth year running on September 3rd, and is expected to draw big name riders and even bigger crowds as it sweeps across the UK. It starts in Edinburgh and covers eight stages, finishing in Cardiff, Wales through until 10th September. 2016 saw Steve Cummings (Dimension Data) take the title, and after other recent successes he might be hoping to do it again. The Tour will be broadcast live, plus a one-hour highlights programme every evening with the best of the day’s action and reaction.
From National Poetry Day on 28 September to 1 October, Contains Strong Language is the biggest poetry festival in the UK devoted to new work. Taking place in Hull, as part of its City of Culture celebrations, the festival will be accompanied by a season of programmes across BBC TV, Radio and Online which will celebrate poetry past and present, in all its forms.

Litter on our beaches is unsightly, but rubbish on our beaches is also a hazard for wildlife, with hundreds of species accidentally eating litter or becoming entangled in it. Our most loved marine life is under threat from the waste and litter in our sea and on our beaches. We all have to play a part in turning the tide on litter to keep our beaches and waters clean. A special event celebrates the achievement of the Dunkirk evacuation and the very particular British wartime spirit that saw us through, in the face of great adversity. On Wednesday, 20th September and Thursday, 21st September, Studiocanal will present the premiere of a new restoration of Leslie Norman’s classic wartime epic Dunkirk (1958), on the very beaches of Camber Sands where it was shot. The event is produced in association with The Luna Cinema and The Vintage Festival and is part of the Britain on Film collection: Coast and Sea. As well as the screening, event-goers will enjoy an evening of themed 1940s homegrown entertainment, including food and drink of the era, 1940s dance classes and set dressing, music and walkabout re-enactments. SNOWDOGS CONTRIBUTE £10 MILLION TO LOCAL ECONOMY During Autumn 2016, the nine-week sculpture trail, Snowdogs by the Sea, hit the streets of Brighton & Hove with visitors to the trail, contributing over £10million to the local economy. Visitor numbers were in excess of 350,000 with more than 14.6 million social media impressions for the hashtag #brightonsnowdogs and media coverage worth over £450,000. However, most importantly of all, Snowdogs by the Sea raised £310,000 for Martlets Hospice and achieved an unprecedented level of awareness for this local charity, which provides a vital community service. Imelda Glackin, Chief Executive for Martlets Hospice, said: “The engagement we have seen from individuals and local businesses has been phenomenal. We set out to create something that would bring life to the city, inspiring people to get involved with Martlets and to connect with the story of The Snowman and the Snowdog. The fundraising success we have seen as a result of the art trail has been incredible.” Martlets has partnered with public art event organisers Wild in Art to present Snowdogs by the Sea, and there is another special sculpture trail under wraps for Autumn 2018. HISTORIC QUAKER BURIAL SITE ON ROYAL PAVILION ESTATE New images which have just been released give a unique insight into excavations at the historic Quaker burial site, which was discovered earlier this month during redevelopment work at Brighton Dome Corn Exchange. A total of 15 skeletons have been exhumed and removed from underneath the area that was formerly the venue’s mini-conference room by a team of five archaeologists from Archaeology South-East. The remains have now been carefully lifted and taken to the Archaeology SouthEast office where they will be cleaned and looked at in detail by the osteological team. After this, decisions will be made as to whether they will be reburied, cremated and reburied, or stored for longer-term curation and study. The remains are thought to be from 'Quakers Croft,' a Quaker burial ground that existed before the Royal Pavilion Estate was built, and before the Quaker meeting house moved to its current location in Meeting House Lane in 1805.
BRIGHTON AND HOVE TRIATHLON After a fantastic first year's event with 1,000 entrants, the Brighton and Hove Triathlon returns on Sunday 17th September 2017. The race will see participants take on the challenge of a sea swim, a scenic cycle along the seafront on the closed road cycle leg and flat run along the iconic beach lined promenade. HURST FESTIVAL HAS OVER 80 EVENTS IN TWO WEEKS When the Hurst Festival launched 14 years ago in the village of Hurstpierpoint, one of its key aims was to encourage the community to try something new in the field of art, culture and entertainment. For 2017 they are revisiting this aim. Colin Matthews, Festival Chairperson explains, ‘Hurst Festival this year has over 80 events over two weeks and really does has something for everyone. THE WRIGHT RENAISSANCE Robin Wright talks about the current crop of roles which facilitate her move from masterfully manipulative to acrobatically awesome – and they’ve been a long time coming…
W
hile most actresses would give all their worldly possessions for a shot at just one stand-out role, a very select few have managed to land a stream of them. Take, for example, Robin Wright: titular billing in 1987’s utterly treasured fantasy romp, The Princess Bride, troubled sweetheart Jenny in Forrest Gump – and now, following one of the meatiest roles around in Netflix’s biting political drama series House of Cards and a turn in perhaps the biggest feminist achievement in cinema for years (Wonder Woman), she’s in the Blade Runner sequel too? Some girls have all the luck, it seems, but for Wright those 30 years have seen a lot of graft, resulting in an evolution for the actress to the point where it’s not so much that she has caught up with Hollywood, but Hollywood has caught up with her. Strong female roles are finally coming up to a par with the traditionally male-led industry. “Characters like Claire Underwood [House of Cards] or General Antiope [Wonder Woman] are iconic figures. They have their own moral codes and bring a powerful message regarding their respective ambitions and their mission in life,” Wright says. “I spent a long time playing the angry or disappointed wife, or broken women. Today I can only say how grateful I am for the opportunity to play very different kinds of women who are empowering and inspiring. Ten years ago, women my age very rarely had those possibilities.” Reinforcing this paradigm shift, in the hugely-hyped Blade Runner 2049 Wright plays a hard-nosed police commander and boss of Officer K. (Ryan Gosling), the LAPD’s best replicant terminator. She’s no stooge in House of Cards either, easily out-manipulating Washington’s finest; and in Wonder Woman she proves, even at 51 years of age, a formidable and fierce presence. “I love these films where women get to be just as brave and strong as men,” she says. “That’s where we need to be and where we should be. Women need to achieve gender equality in all areas of society. If we can succeed in re-educating society and changing attitudes, especially with younger people, then we’re going to see deeper changes taking hold. A good example is gay marriage, which is now gaining wide acceptance. But the process is underway, and that’s a very good thing.” >

Wright credits another industry shift with opening the door that led to the best role of her career. “For the past several years the medium-sized budget films just haven’t been getting made anymore. It’s either hundred-million-dollar blockbuster movies or small art-house films that are made for under five million, where you get paid very little and often audiences never see them,” she says. “That’s why you’re seeing a migration to TV, because some of the best work is being done there and there’s a lot of money to be made.” Perhaps it’s life imitating art; Wright is visibly more self-assured than she’s ever been, on and off-screen. It could be that these dream roles came along at just the right time, coinciding with Wright as a mother having in some ways completed her task, bringing a more intense emotional involvement to her performances once her children were ‘all grown up’: daughter Dylan is 26 and son Hopper is 24. “It was good timing,” she asserts. “When you’re married and looking after two children, your life is very busy and you’re not necessarily thinking about your own needs as much. As a mother, I felt an obligation to make the lives of two small children as beautiful as possible; that’s where my focus was, and I don’t regret any of that. Now that they’re finding their own way in life, I can work on different projects and think about what I want to do.” Those mothering instincts are likely a result of her own,
somewhat less stable, upbringing. “I was very shy and insecure as a child,” she says. “My parents divorced when I was two, and after that I was constantly moving and having to deal with new schools and new classmates. I had a hard time making friends and that reinforced a lot of my insecurities. “Then I started modelling when I was 14; I was travelling a lot and living in places like Paris and Japan, where I was always on the go and looking for work. It wasn’t a very settled life and I never found myself in a place where I could develop that sense of security that some people just seem to have naturally. It’s always been more difficult for me.” Now settled in Los Angeles, enjoying being single and putting in the performances of her life, Wright is riding a wave. Whether the Blade Runner sequel manages to be a success – this being Denis Villeneuve’s updated vision of Ridley Scott’s 1982 genre masterpiece – seems irrelevant: Wright is in it, which is all that matters. Later this year we’ll see her again as Antiope in DC superhero love-in Justice League; and with series five of House of Cards ending on such a sharply inviting note, she’s set up for a fantastic sixth. The Wright Renaissance is in full swing. “I used to turn down roles because I was afraid and didn’t feel that I could take up the challenge,” she says with a shrug, before concluding with typical Underwood intensity: “Now I feel ready to take on anything.”
