NORTHSHORE CONTAINER FESTIVAL IS ON! The Northshore Containerval festival kicked off on Saturday, November 2 and runs every weekend until November 17. GOOD NEWS FOR INVESTORS AS HAMILTON’S VACANCY RATES DROP The riverside suburb of Hamilton is paying dividends for investors with rental rates increasing by up to $120 per week over the past two years.
“All of its two bedroom apartments have two bathrooms and all apartments, including the one bedders, have a secure car park.
New research by Broad Property Research and Advisory indicates the rental market is undersupplied forcing rental rates up and vacancy rates down.
Mr Broad said while Hamilton itself was in an excellent position as a practical extension of the inner northern riverside suburbs of Newstead, Teneriffe and New Farm, the location of Portside Wharf along the river was a sought-after spot.
The report shows over the past year, Hamilton’s population has grown by 3.9 percent - the highest rate of population growth of all inner-northern suburbs. According to Broad Property Research & Advisory Director Paul Broad there is not enough appropriate rental product to keep up with demand. “The lack of product and Hamilton’s population increase has forced the median weekly rents to rise, with one bedroom apartments increasing by $120 per week over the past two years and two bedroom apartments by $70,” he said. “Gross rental yields for apartments in Hamilton are currently averaging 5.5 percent per annum which is excellent in the current investment climate. “This is also a result of a low vacancy rate which is sitting at just 2.2 percent - a vacancy rate under three percent indicates an undersupplied market.” Mr Broad said developments like Portside Wharf were injecting much needed product into the market. “Promenade Hamilton Apartments at Portside Wharf has been designed to suit long-term residents - both owner occupiers and long-term tenants,” he said.
“These features alone are a major point of difference compared to other new projects currently for sale across inner Brisbane.”
“Portside Wharf has established itself right in the heart of what will become the greater Northshore Hamilton development. It’s also central to the largest two employment nodes in Brisbane - the CBD and Fortitude Valley business centres that contain around 100,000 employees, and the Australia Trade Coast with an additional 60,000 employees,” he said. “Add to that excellent transport connectivity and infrastructure, and a mixed-use development on your doorstep and you’ve got a lifestyle opportunity that’s attractive to a wide range of tenants.”
“When you’re smack in the middle of key economic areas, six kilometres from the CBD, in close proximity to the airport and perched on the river, your location will always be desirable.” Portside Wharf is now home to four completed residential towers with a limited number of two and three bedroom apartments still available in Promenade priced from $515,000. Pinnacle at Portside Wharf is the latest residential building to be released with construction due to commence in the coming months. The riverfront precinct is now home to more than 30 retailers including Dendy Cinema, IGA supermarket, Jetts Fitness and Ella Bache, as well as a number of boutique retailers including Urbbana Men’s Style Studio, and some of Brisbane’s best restaurants including Sono, Gusto da Gianni and Belvedere.
