Inventory spike aids home buyers in heated Boulder-area market BOULDER – Significantly more homes became available for sale in June to the benefit of would-be Boulder County buyers looking for their next home, according to real estate statistics published by the Boulder Area Realtor® Association. The jump in inventory is a welcome surprise in a real estate market marked by persistent low inventory and high demand. The largest inventory increase – 36 percent – showed in condominiums and townhomes for sale in Boulder County in June 2016 with 117 units available compared to 86 in May. Inventory for singlefamily homes improved 15.4 percent in June compared to May – 914 units versus 792 units. The surge in inventory appears to be price related, notes Ken Hotard, senior vice president of public affairs for the Boulder Area Realtor® Association. “The likely explanation for the significant inventory jump is that market pricing has reached a level that is moving sellers to enter the market,” said Hotard. “It’s that combination

With Boulder County’s ongoing tight supply of housing and continued high demand, Hotard calls the additional inventory “good news,” particularly in the condo/townhome market. Even with June’s inventory increase, Boulder County residential real estate trends continue to see tight inventory, as well as month-over-month increases in sales and rising prices. Single-family home sales countywide increased by 18.9 percent in June 2016 compared to last month – 523 units versus 440 – while sales of condominiums and townhomes grew by 34.4

percent month-overmonth with 168 units sold over 125 units. Meanwhile, prices continue to rise. Yearto-date, the city of Boulder’s average sales price eclipsed $1 million and median sales price exceeded $865,000. But 2016 year-to-date sales continue to lag behind 2015. In the first six months of 2016, sales of singlefamily homes in Boulder County fell 9 percent with 2,112 homes sold in 2,016 versus 2,322 in 2015. Condo and townhome sales dropped 20.8 percent with 626

units versus 791 units. Looking forward, Hotard expects a continued increase of month-overmonth sales through July, which he says, is not always the case. “Often there is a pullback beginning mid- to latesummer and certainly by September. With the additional inventory in the market, July is looking pretty good.” Ongoing demand is fueled in part by population growth in Boulder County and statewide. Colorado was the second-fastest growing state in the U.S. between

2014 and 2015, according to recent population estimates from the U.S. Census Bureau. And Boulder County has additional draws. Hotard noted the Boulder area’s “abundance of well-paying, desirable jobs with upward mobility” and continued low interest rates provide the ingredients to sustain a vibrant residential real estate market. All of the demand adds emphasis to one persistent issue – the housing shortage. “We need to urge community leaders to improve the supply of housing, affordable and market rate and encourage different types of housing products so people have more choice in the homes they live in and the lifestyles they choose,” Hotard said. “It’s the one way to address the squeezing of our market and some of our potential buyers.” Tom Kalinski is the owner/founder of RE/ MAX of Boulder. Showing your home during hot days LOVELAND - Weather can present some challenges when it comes to selling your home. On really hot days, it is important to make the showing experience a pleasant one for your prospective buyers. Here are a few ideas. Cool the interior This almost goes without saying, but we’ll say it anyway. If you have central air, be sure to turn it on! If you don’t have central air, consider installing some window AC units. A hot and uncomfortable home will not give prospective buyers a very good feeling. If they’re uncomfortable, they will not spend as much time inside, appreciating everything that your home

has to offer. Provide refreshments A simple gesture of providing cold bottles of water can go a long way! If you’re hosting a private showing, please a few bottles on the counter with a nice note inviting the buyers to help themselves. For open houses, you may need a lot more bottles! A nice added touch would be cookies or some other snack. Provide a little shade If you have a yard built for entertaining, you’ll want visitors to imaging themselves sitting out there and enjoying the space. Five interest rate terms every first-time homebuyer should know (BPT) - You’ve saved enough for a down payment, your budget is looking good and you’re earning steady income. You’re at the point in your life where you feel confident you’re ready to buy that first home. Congratulations! Buying a home is one of the most exciting and rewarding purchases you’ll ever make. However, if it’s your first time shopping for a mortgage, you may not be super knowledgeable about some of the financing terms you’ll hear, including “interest rates.” If you’ve used any kind of credit before, you probably have a basic understanding of interest - it’s the money lenders charge in exchange for allowing you to use their funds to make a purchase. While the basic concept is

simple, mortgage interest rates can be complex and differing. “Many factors go into determining the interest rate your lender will offer you,” says Eric Hamilton, president of Vanderbilt Mortgage and Finance. “By understanding the factors that influence your interest rate, you can obtain the best possible mortgage plan and get into the home of your dreams quicker.” A variety of factors determines your interest rate, including: Down payment - Just as you put money down on a new car, mortgage lenders like to see down payments from homebuyers. A down payment not only reduces the total amount you need to borrow, but it also shows the lender you are able to manage

money. Different lenders require different amounts for a down payment, but most would likely view 1020 percent of the home’s purchase price to be a good down payment. Collateral - This is the property you agree to “put up” in exchange for the loan and serves to protect the lender against a borrower’s default. If you’re buying a manufactured home, you can collateralize the loan with either the home itself or with the home and a piece of land together. For site-built homes, the loan would be collateralized with the home and land together always. Loan amount - The amount you need to borrow is calculated by taking the purchase price of the home, less your down payment, and

adding any other expenses that will be financed as part of the loan, which could include closing costs, discount points and third party fees. Credit score - Lenders will want to review the credit reports and scores for everyone who is listed as a borrower on the mortgage application. With your written permission, the lender will obtain your credit report from a credit reporting agency. Generally, the better your credit score is the more likely you will be approved, plus qualify for the best available interest rate from the lender you choose. Origination cost - This is the amount the lender charges to process the loan application, which includes gathering and reviewing all loan application

documents, underwriting and closing your home loan. This expense typically appears on your loan documents as a “loan origination fee.” “After you apply for a mortgage, the lender should be able to give you an idea of the interest rate you’ll likely qualify for,” Hamilton says. “With that information, you can use a monthly mortgage payment calculator to estimate just how much the mortgage payment will be each month. Dated decor can make selling a home difficult By Ilyce Glink and Samuel J. Tamkin, Tribune Content Agency Q: I’m interviewing Realtors in preparation to sell my townhouse. Both brokers interviewed so far recommend painting my dark wood kitchen cabinets white. Painting wood seems nonsensical to me, but she says white shows better. Similarly, she recommends replacing the (old, but functional) toilets with white ones, even though one of the bathrooms also has a bathtub and shower of the same (robin’s eggblue) color. What do you think? A: We think that these brokers are giving you sound advice. From the way you phrased your question, we can tell you haven’t renovated your home in quite some time, or perhaps ever. The look must be dated: The dark cabinets in the kitchen and the robin eggs blue color of the bathrooms must be from the ‘70s. It will be difficult to sell this house, even in “as is” condition. That’s what your brokers are trying telling you: You have dated decor and

that painting cabinets and changing toilets may help you sell this house faster. What you need to understand is that potential buyers may walk in, take a fast look around and then walk out when they see how dated your home is. The only thing they’ll see is how much work it will take to bring your home up to the expected standard. Since you probably have not redecorated your home while you have lived there, having a professional painter paint the cabinets and whitewash the walls, and having a plumber replace some toilets may change the overall look and feel to your home. A fresh coat of paint can go a long way toward getting buyers to come, stay and put a bid in a home. Even if they choose to repaint, if the fresh coat helps you sell your home faster and for more money, it may be worth it. For not too much money, you might sell your home far faster, and perhaps might get back all the

money you put into fixing up your home for sale. You may have maintained your home perfectly and know that everything in the home is in perfect order, but decor is still a huge part of selling a home. So, keep an open mind and ask for their help in identifying if anything else should be done to your home. Most home sellers get defensive when brokers tell them that they should fix up their home for sale. Others simply dismiss their

broker’s observations. The truth is that most good brokers have a pretty keen eye on what buyers are expecting to see. Frequently these brokers will only say something to a seller when they truly see something that is a huge issue. While we don’t know what else about your decor seems dated, you should ask the brokers to make other suggestions. Once you add up the list, you can decide what it worth doing and spending in order to

get your house sold quickly. Most sellers need to declutter, pack up family photos, clean off countertops, box up and clean out closets, clean out basements and attics, install higher wattage lights, buy solid light colored towels and comforter bed covers, and get rid of any furniture that makes it hard to walk around a home. Home inspection tips for sellers BOULDER – One of the best ways to make certain your home attracts buyers and the highest possible sales price is to make sure it’s “dressed for success,” both inside and out. Q: I have Wasco-thermalized skydomes on my roof that have never been completely watertight. Rather than being flush-mounted at the roofline, they are mounted on boxes similar to dormers and elevated from the roof. The inside of the box is clad with Sheetrock, and the exterior is Dryvit. The tops of the boxes have been flashed to prevent moisture intrusion where the dome fits over the box, and the box is step flashed and counter flashed at the roofline. All the skydomes are new, as is the roof. Despite all this, I still am having occasional problems, i.e. drips or damp spots on the interior walls. My roofer has given up, and I have become somewhat resigned to the occasional drip. A: It sounds to me as though the skylight itself is not leaking but moisture is forming on the inside cooler surfaces and forming drips. Dryvit is a stucco-like material also known as EIFS (exterior insulation finish systems). The first layer of an EIFS application is molded, expanded, polystyrene boards or extruded expanded polystyrene boards. The insulation boards are then covered with a fiber reinforcing mesh and a base coat. The finish coat is commonly an acrylic or aggregate-based finish. The insulation and finish coats do not allow the skylight framing to breathe. The system is water and moisture-proof so it is easy for condensation to form on the inside portion of the skylight. You did not say in which room the skylight was installed, but bathrooms, kitchens and other rooms that produce

higher levels of moisture contribute to condensation. In a bathroom, use a timer on a vented bath fan and operate the fan 12 hours or more a day until the problem stops. In a kitchen the range hood should be vented all the way through the roof or sidewall. In other rooms, the use of a dehumidifier may solve the problem. Lastly you could choose a vented skylight or change the exterior cladding on the skylight frame. Q: Can a master bathroom on the first floor with a bath above it on the second floor be fitted with a skylight some way? A: Maybe yes. There are skylight products that use a flexible shiny metal tunnel or tube to direct the sunlight to areas that are not directly below the skylight opening. The tubes I have seen are approximately 14 inches in circumference. Depending on the layout of the second floor bathroom, you may be able to design and build a cubical for the shaft in that room approximately 18 inches square on one side of the bathroom to accommodate the tube or simply leave the metal bare inside the bathroom. Be aware of wiring and pipes inside the walls and under the floor so that nothing is damaged or disturbed. Not ideal, but it could be done. C. Best siding choice for golf course homes By Angie Hicks, Angie’s List (TNS)

Dear Angie: We live on a golf course and golf balls always hit our house. We need to replace the siding, but it doesn't make sense to do it with the same product that'll get damaged over and over again. Is there a product that won't crack or show damage when hit by a golf ball? – M. Doyle, Hagerstown, Md. Dear M.: While golf course communities offer great views and home values, houses often find themselves in the wayward crosshairs of hacks and pros alike. Many homeowners, especially those within range of tee boxes, spend their time constantly checking for and fixing golf ball damage. As for siding options, foambacked vinyl offers more protection than standard vinyl, but it isn't enough to eliminate cracks caused by golf balls. While fiber cement features increased durability, you'll find another type of siding on an increasing number of golf course clubhouses nationwide – engineered wood. Benefits of engineered wood siding Considered a green building material, engineered wood brings the look of old school wood, but it's cheaper, easier to install and sometimes guaranteed up to 50 years. The composite product is designed to resist damage, moisture-based deterioration and even pests. Engineered wood consists of treated wood strands and a resin July 29-30, 2016

binder. One manufacturer adds zinc borate to combat fungal decay and termites. Siding comes in 16foot boards, which means fewer seams and waste than common 12-foot varieties. You can buy finished or ready-to-paint siding, with an extensive selection of trim possibilities. Installation costs $6 to $9 per square foot. That's more than vinyl, but less than fiber cement. The value isn't limited to when you own the home. A 2016 report based on a national survey of real estate professionals found engineered wood had a 78.6 percent payback at home resale, the best of any siding type. NASA video evidence NASA recently tested engineered wood siding and fiber cement versus golf ball, baseball, rock and marble impact at high velocity. The results were clear, as engineered wood held up better across the board. While golf balls made a hole in fiber cement at 49.4 mph, engineered wood remained dentfree at nearly 64 mph. So, if your siding has taken a beating from errant golf shots, engineered wood might be your home exterior hole-in-one. Fire blight, apple scab and codling moth, oh, my! BOULDER COUNTY – Gardeners who plant apple trees are hopeful souls, putting in saplings as they dream of future pies, sauce, and tarts. With each season of growth, we croon encouragement at the plant. To have an apple tree is to have an Elysian dream, one that doesn’t include oozing bacteria, scab-spotted leaves, or wormy apples. Occasionally we get those perfect seasons. But not this year. Instead, it’s a banner season for fire blight, apple scab, and codling moth. Fire blight is a bacterial disease that is especially destructive to apple, pear, quince and crabapple. It attacks in spring, when temperatures reach 65 degrees and frequent rain occurs. Bacteria overwintered in cankers on the tree resume activity, multiplying rapidly. Our wet early summer weather created good conditions for this damaging disease, and masses of

Insects picked up the bacteria on their bodies and carried it to opening blossoms where it infected the trees. infections. Leaves wilt, darken and curl to form a shepherd’s crook. This gives the tree a fire-scorched appearance, thus the name “fire blight.” There is no cure for this disease, so prevention is the best solution. Remove and destroy newly infected young twigs as soon as possible, so that your tree doesn’t become the mother ship for disease in the neighborhood. Do this when no rain is predicted for at least two weeks. It may be best to leave pruning until winter when the bacteria are not active. In young twigs, make cuts at least 12 inches below the dark, visible edge of infection to avoid slicing into the bacteria. Remove all blighted twigs and cankered branches. Prune larger limbs about six to 12 inches below the edge of visible infection. After each cut, surface sterilize all tools used in pruning. Spray tools with Lysol or dip tools in 70-percent ethyl alcohol, or a 10-percent bleach solution. Bleach can rust tools, so if you use this to sterilize your pruners, wash them after you’re done and apply a light tool oil to keep them rust-free. Apple scab, a fungus that attacks leaves and fruit, also was favored by the cool, wet weather. Gardeners are seeing the rapid spread of this disease across their apples and crabapples. At first, leaves get yellow or dark olivecolored spots, then turn yellow and fall off. Fruit develops dark, greasy-looking spots that then become sunken. The disease overwinters on fallen leaves, so clean the area during fall. Avoid overhead watering that can splash spores

around. Coddling moth adults have come and gone, laying eggs on fruit so the larvae can hatch and burrow inside. A tell-tale sign of the wormy apple is a light brown, crumbly frass being pushed from a hole in the side of the apple. Larvae leave the apple when fully grown to pupae under the bark or in debris on the ground. There can be several generations of codling moth each year, so the best prevention is spraying with a pesticide to control the moth when the adults are flying and picking off and destroying infested fruit. Using trunk bands to trap the larvae as they climb down the tree also helps. For now, picking off and destroying the fruit is an option if you want unblemished fruit, but if you don’t mind sharing your treat with a legless, segmented intruder, you can wait until the apple ripens and simply cut off the worm-eaten part. Summer vacation means fun in the sun somewhere other than your backyard. But it's also prime time for burglars prowling the streets, looking for houses whose owners are out of town on holiday. Of course, that isn't the only thing vacationing homeowners have to worry about. Did you know that 49 percent of all lightning insurance claims and more than one-third of claims filed for hail damage each year are made during summer months? That's what Farmers Insurance says, anyway, and it suggests some things you can do to avoid unpleasant surprises on your return: – Unplug anything that doesn't need to stay plugged in, including televisions and computers. – Schedule a friend or neighbor to stop by the house randomly (to avoid a pattern or anticipated time) to remove boxes from the doorstep, check the mail, and take notices and fliers from the door.

– Consider shutting off the water to your washing machine, dishwasher, and toilets if you're going to be away from the house for an extended period of time. This can help prevent nasty, and potentially expensive, shocks when you return. You can also install wireless leak sensors in flood-prone areas like your basement, laundry room, or bathroom, to notify you of leaks before significant damage is done. – Keep expensive and irreplaceable items such as old family photos, artwork, electronics, and stamp collections off the ground in case of water damage. Store them up on shelves and/or in waterproof containers. – If you have outdoor furniture, bring glass tables, chairs, and umbrellas inside to avoid wind/ storm damage to yard items or the exterior of your home. – Avoid posting on social media while away on vacation. If the temptation to post is unavoidable, ensure that all possible security

Space-saving tips for kids’ bedrooms From toys to clothing, finding a home for everything a child may need is often a challenge. Preserving space is often at the top of the must-dos list in addition to proper organization. With many Americans choosing to downsize, rooms have gotten smaller, but the good news is there are perhaps more design options on the market than ever to help maximize space.
