Is it a good time to refinance? LOVELAND – Refinancing involves obtaining a new home loan and paying off your existing loan. It can allow you to access some of the equity in your home or reduce your monthly mortgage payments. If you have been thinking of refinancing, here are a few ways to evaluate whether it’s a good time to do so.

Interest rate changes Take a look at the interest rate on your existing home loan. Is it 1% or more higher than the current mortgage rates? If so, then it may be a good time to refinance. Since there is a cost to refinancing, it does not make sense to incur the charges involved for only a small reduction in your mortgage payments. Typically, a 1% difference in rates has a decent impact and makes it worthwhile.

For example, on a $400,000 loan, the difference between a 4% interest rate and a 5% is $237.63. That applies over the life of the new loan. So within a year, it’s a savings of $2,851.56 (or $85,546.80 over a 30 year term). Market changes resulting in higher equity In many areas across the country, the market has improved dramatically. This means that homeowners now have more equity built up. Refinancing is one way that you may access that equity. For example, let’s say your home was originally worth $400,000 and you obtained a mortgage for $320,000 (80% loan-tovalue). If the market has increased and your home is now worth $470,000, that’s an additional

$70,000 in equity. You may be able to refinance for up to $376,000 while retaining the same 80% loan-to-value ratio. After paying off your previous loan of $320,000, that leaves $56,000 available as a cash-out. By refinancing, you may use the equity in your home for other purposes. You can pay off credit cards, which are likely

Fall watering and sod installation By Stacy Cornay, Rocky Mountain Sod Growers DENVER – Steve Korby, President of the Rocky Mountain Sod Growers, advises homeowners to consider Fall sod installations and proper Fall watering guidelines. “Many homeowners fear that it is too late to install sod,� notes Korby. “Actually this is a great time of year to install sod and we want people to know the benefits.� Fall sod installation is beneficial for many reasons including: – Water consumption is reduced due to cooler temperatures and potential for natural moisture, – While the soil is warm and the nights are cool leaf growth slows down and root growth becomes very active,

– Erosion damage and pollution related to uncovered land is reduced, – homebuilders can get certificates of occupancy as required, – There is a 30% reduction in landscape water needs for sites that are properly prepared. Sod will root into the soil within two to three weeks. Determine if the sod is well rooted by gently tugging on it. The new sod may be mowed as needed, even if it hasn’t rooted down. When the grass reaches approximately three inches tall, begin allowing the sod to dry out slightly so that the grass may be mowed diagonally to the direction in which the sod was laid. Catch the grass clippings. Then,

resume normal watering procedures to permit the sod to knit down into the soil. Once established, you can water less frequently. Develop a schedule that waters deeply to promote a well-established root system. It is also important to understand Fall watering. Outside watering is beneficial through November 15 so that plants can absorb enough water to survive winter dormancy. Research has shown that Kentucky bluegrass lawns do not require vast amounts of water. But it is necessary to water both bluegrass and fescue once every 30 days to survive dormancy and drought. How to downsize without sacrificing luxury in Boulder BOULDER – There are plenty of reasons why you would want to downsize your home. Perhaps the kids have all moved out, you’re retiring, or you just want a smaller residence that requires less upkeep. However, just because you are transitioning homes doesn’t mean you have to leave behind the charms of our city and give up valuable amenities. Here are some tips for downsizing without sacrificing luxury in Boulder. Choose walkability As the housing market in Boulder becomes more competitive, the definition of luxury is changing. Walkability, which was once overlooked as a “nice to have” feature, is now considered a new form of luxury and is in high demand. When choosing your new home, keeping the neighborhood’s walkability score in mind will pay off in terms of increasing your property’s value. With this in mind, city centers in Boulder have changed over the years to reflect the new value placed on having walkable amenities nearby. New

communities have popped up in north, south, and central Boulder, each with their own set of convenient, walkable businesses, residences, and recreational areas. For example, the neighborhoods from Dakota Ridge to Shannahan Ridge along Broadway have exploded with new businesses and activity, allowing folks in those areas to walk to their choice of fine dining, organic grocery stores, and boutique shops. It is difficult to properly inspect the components that only belong to the individual property owner without inspecting the exterior of the building. Units that begin on the 2nd floor or above would not need a radon test. If the unit is in an area with expansive soils, large tree roots or is older a sewer scope should be considered. In general an inspection on a condominium or townhouse should include the same major components as a single family home; plumbing, electrical, heating and air-conditioning, doors, windows, all appliances and the exterior (including the roof). He and his wife, Elda, had been in the same home for 43 years. They raised a family there. They were familiar with the lay of the land, from nearby medical facilities to their favorite theaters downtown. But their kids and grandchildren live in Louisville. On top of that, the house in Denver was simply more square footage than the two of them needed. It had become a real chore to maintain, and both

were ready to enjoy retirement. Elda admits it was a difficult decision. “The move was hard,” she said. Not only were they considering relocating, but they were also thinking about a smaller house. That would mean parting with some of what they’ve collected over a lifetime. It’s a big deal to leave what’s familiar, even if the tradeoff is close proximity to the people you love. But Elda saw the value in

moving to Louisville, as did her daughters. Together, they began to convince Ed. Though he agreed to the move, he remained dubious. Fast forward to present day. “We made the right decision at the right time,” Ed said without a trace of doubt or reservation. “I’m living in a dream house.” That’s a significant 180. What could have possibly happened in the interim? In three words, Boulder Creek Neighborhoods. If the Karkuts were going to uproot themselves and move, Ed and Elda knew what they wanted in a new home. Their list was short, but their expectations high. First and foremost, they wanted a smaller home. Something that would fit better for just the two of them. Something they could easily manage. Second, less maintenance. They have no desire to spend their free time taking care of the house. Finally, the new location would have to be pretty close to ideal. Let’s start with their first musthave: size. The Boulder Creek approach to home building is surprisingly practical. They aim to provide home owners with the perfect amount of space. Too little,

and you feel cramped. Too much, and you’ve wasted your resources. Ed and Elda used a common phrase to describe what they wanted: “down-sizing.” But that’s not the phrase Boulder Creek uses. Instead, Boulder Creek team likes to call it “right-sizing.” The idea is a home that strikes a balance, providing plenty of generous open space without an unnecessarily large floorplan. The homes at Lanterns at Steel Ranch, like Ed and Elda’s, are a prime example of this strategy in action. The most critical rooms, like the living room, kitchen, laundry room, and master suite, are all on the main floor of the home. That makes for unparalleled convenience, and completely eliminates the need for multiple hikes up and down the stairs every day. Additional space, like a family room, guest bedroom, and storage space, are on the fully finished lower level. And because everything has been laid out so well, the homes feel comfortable and welcoming, even for couples who, like the Karkuts, are moving from a considerably larger home.
