Is it a good time to refinance? LOVELAND – Refinancing involves obtaining a new home loan and paying off your existing loan. It can allow you to access some of the equity in your home or reduce your monthly mortgage payments. If you have been thinking of refinancing, here are a few ways to evaluate whether it’s a good time to do so.
Interest rate changes Take a look at the interest rate on your existing home loan. Is it 1% or more higher than the current mortgage rates? If so, then it may be a good time to refinance. Since there is a cost to refinancing, it does not make sense to incur the charges involved for only a small reduction in your mortgage payments. Typically, a 1% difference in rates has a decent impact and makes it worthwhile.
For example, on a $400,000 loan, the difference between a 4% interest rate and a 5% is $237.63. That applies over the life of the new loan. So within a year, it’s a savings of $2,851.56 (or $85,546.80 over a 30 year term). Market changes resulting in higher equity In many areas across the country, the market has improved dramatically. This means that homeowners now have more equity built up. Refinancing is one way that you may access that equity. For example, let’s say your home was originally worth $400,000 and you obtained a mortgage for $320,000 (80% loan-tovalue). If the market has increased and your home is now worth $470,000, that’s an additional
$70,000 in equity. You may be able to refinance for up to $376,000 while retaining the same 80% loan-to-value ratio. After paying off your previous loan of $320,000, that leaves $56,000 available as a cash-out. By refinancing, you may use the equity in your home for other purposes. You can pay off credit cards, which are likely
Other refinance considerations The type of loan that you currently have, the type of loan you plan to obtain, your home’s value, your mortgage balance, your personal finances, and your future plans all play a role

Fall watering and sod installation By Stacy Cornay, Rocky Mountain Sod Growers DENVER – Steve Korby, President of the Rocky Mountain Sod Growers, advises homeowners to consider Fall sod installations and proper Fall watering guidelines. “Many homeowners fear that it is too late to install sod, notes Korby. “Actually this is a great time of year to install sod and we want people to know the benefits. Fall sod installation is beneficial for many reasons including: – Water consumption is reduced due to cooler temperatures and potential for natural moisture, – While the soil is warm and the nights are cool leaf growth slows down and root growth becomes very active,
– Erosion damage and pollution related to uncovered land is reduced, – homebuilders can get certificates of occupancy as required, – There is a 30% reduction in landscape water needs for sites that are properly prepared. Sod will root into the soil within two to three weeks. Determine if the sod is well rooted by gently tugging on it. The new sod may be mowed as needed, even if it hasn’t rooted down. When the grass reaches approximately three inches tall, begin allowing the sod to dry out slightly so that the grass may be mowed diagonally to the direction in which the sod was laid. Catch the grass clippings. Then,
resume normal watering procedures to permit the sod to knit down into the soil. Once established, you can water less frequently. Develop a schedule that waters deeply to promote a well-established root system. It is also important to understand Fall watering. Outside watering is beneficial through November 15 so that plants can absorb enough water to survive winter dormancy. Research has shown that Kentucky bluegrass lawns do not require vast amounts of water. But it is necessary to water both bluegrass and fescue once every 30 days to survive dormancy and drought. Newly installed sod requires

more water initially, but will do quite well over the winter months. Understanding how much water landscapes actually require, and how to best deliver that water, is fundamental to both property owners and municipalities. How to downsize without sacrificing luxury in Boulder BOULDER – There are plenty of reasons why you would want to downsize your home. Perhaps the kids have all moved out, you’re retiring, or you just want a smaller residence that requires less upkeep. However, just because you are transitioning homes doesn’t mean you have to leave behind the charms of our city and give up valuable amenities. Here are some tips for downsizing without sacrificing luxury in Boulder. Choose walkability As the housing market in Boulder becomes more competitive, the definition of luxury is changing. Walkability, which was once overlooked as a “nice to have” feature, is now considered a new form of luxury and is in high demand. When choosing your new home, keeping the neighborhood’s walkability score in mind will pay off in terms of increasing your property’s value. With this in mind, city centers in Boulder have changed over the years to reflect the new value placed on having walkable amenities nearby. New
JENNIFER EGBERT RE/MAX Alliance
communities have popped up in north, south, and central Boulder, each with their own set of convenient, walkable businesses, residences, and recreational areas. For example, the neighborhoods from Dakota Ridge to Shannahan Ridge along Broadway have exploded with new businesses and activity, allowing folks in those areas to walk to their choice of fine dining, organic grocery stores, and boutique shops. As a result, some of our city’s highestvalued properties surround these areas. Go downtown Downtown Boulder’s historic homes are beautiful, but aren’t always as spacious as what you’ll find in other parts of Boulder. Developers
ASK THE EXPERT BOULDER – Many people are under the false impression that a townhouse or condominium inspection is far easier, takes less time and costs less than a single family home. None of these are true. Inspections on these multi-unit residences are conducted in the same manner as a single family home, including common areas. Typically inspection fees are based on the square footage of the unit just as in a single family home. A common misconception is that September 16-17, 2016
have taken to renovating them into modern smart homes; the homes located between 18th and 25th on Walnut Street are a perfect example. Now that you no longer need as much space, consider an older home that has been gutted and renovated with the highend finishes you’re looking for. Boulder today is very different from the Boulder 20 years ago. Two decades ago, activity on the Pearl Street Mall and around town ebbed and flowed with the school semesters. Now, tourists come to Boulder year-round, and you’ll see visitors on Pearl Street any time of every day. This means that your downtown residence will always be close to the heart of the action.
Look (slightly) outside the city If you can’t find what you’re looking for in Boulder, looking just outside the city limits may yield your perfect home. Don’t be afraid to gut a home outside of the city to get what you want. Surrounding cities like Niwot, Gunbarrel and Louisville offer their own walkable communities, downtown areas, and gorgeous homes, to boot. For example, Goldbranch Estates, our new development listing in Niwot; we are giving them a complete makeover that will have buyers lined up to buy. The Boulder market is unlike any other market in the U.S., and the city’s skyrocketing property
appreciation is changing our perception of luxury real estate. The best part is, prices are continuing to rise – Boulder has been identified as the most stable market in the country for maintaining property values, according to data from the Federal Housing Finance Agency. The FHFA also reported that while the average American home gains three to five percent in value annually, Boulder County home prices grew 13.52 percent last year. You can always buy with confidence in Boulder County. Regardless of size, your home will likely still gain more value than a similar home in any other area of the country. Jennifer Egbert is an award-winning, topproducing Realtor with more than eleven years of experience. She is a licensed residential agent that specializes in the Boulder market. common areas are not included in the inspection. In most cases the common areas are owned by an HOA but if repairs are necessary and the association isn’t aware of this or hasn’t budgeted funds for repairs, who is going to pay? It is difficult to properly inspect the components that only belong to the individual property owner without inspecting the exterior of the building. Units that begin on the 2nd floor or above would not need a radon test. If the unit is in an area with expansive soils, large tree roots or is older a sewer scope should be considered. COVERPROFILE
Lanterns is down the final 3 homes ever to be built in the popular Steel Ranch neighborhood.
Your Last Chance at Low-Maintenance Living in Steel Ranch By A Martin, At Home. Photography by Timothy Seibert. Ed Karkut wasn’t entirely sure about a move from Denver. He and his wife, Elda, had been in the same home for 43 years. They raised a family there. They were familiar with the lay of the land, from nearby medical facilities to their favorite theaters downtown. But their kids and grandchildren live in Louisville. On top of that, the house in Denver was simply more square footage than the two of them needed. It had become a real chore to maintain, and both
were ready to enjoy retirement. Elda admits it was a difficult decision. “The move was hard,” she said. Not only were they considering relocating, but they were also thinking about a smaller house. That would mean parting with some of what they’ve collected over a lifetime. It’s a big deal to leave what’s familiar, even if the tradeoff is close proximity to the people you love. But Elda saw the value in

moving to Louisville, as did her daughters. Together, they began to convince Ed. Though he agreed to the move, he remained dubious. Fast forward to present day. “We made the right decision at the right time,” Ed said without a trace of doubt or reservation. “I’m living in a dream house.” That’s a significant 180. What could have possibly happened in the interim? In three words, Boulder Creek Neighborhoods. If the Karkuts were going to uproot themselves and move, Ed and Elda knew what they wanted in a new home. Their list was short, but their expectations high. First and foremost, they wanted a smaller home. Something that would fit better for just the two of them. Something they could easily manage. Second, less maintenance. They have no desire to spend their free time taking care of the house. Finally, the new location would have to be pretty close to ideal. Let’s start with their first musthave: size. The Boulder Creek approach to home building is surprisingly practical. They aim to provide home owners with the perfect amount of space. Too little,
Daily Camera / Times-Call – AtHomeColorado.com
and you feel cramped. Too much, and you’ve wasted your resources. Ed and Elda used a common phrase to describe what they wanted: “down-sizing.” But that’s not the phrase Boulder Creek uses. Instead, Boulder Creek team likes to call it “right-sizing.” The idea is a home that strikes a balance, providing plenty of generous open space without an unnecessarily large floorplan. The homes at Lanterns at Steel Ranch, like Ed and Elda’s, are a prime example of this strategy in action. The most critical rooms, like the living room, kitchen, laundry room, and master suite, are all on the main floor of the home. That makes for unparalleled convenience, and completely eliminates the need for multiple hikes up and down the stairs every day. Additional space, like a family room, guest bedroom, and storage space, are on the fully finished lower level. And because everything has been laid out so well, the homes feel comfortable and welcoming, even for couples who, like the Karkuts, are moving from a considerably larger home. The second item on Ed and Elda’s list was low maintenance living, and Boulder Creek knocks that one out of the park. Every Boulder Creek home in Lanterns at Steel Ranch offers a lowmaintenance lifestyle that covers virtually all of the exterior chores. Ed laughed about giving away his September 16-17, 2016
lawn mower. He won’t need it anymore because the yard work is all taken care of for him. Even snow removal is included. As far as Boulder Creek is concerned, that’s not a “luxury amenity,” but a lifestyle-enhancing feature of their homes. According to Boulder Creek staff, the average home owner spends 6-8 hours a week just taking care of the house. When home owners get that time back, they’re free to do the things they love doing rather than breaking a sweat out in the yard. The last requirement on the Karkuts’ list was location. Because their kids and grandkids are in Louisville, that’s where they were looking. However, they wanted to be close to retail and dining. They enjoy taking walks, so they wanted to settle into a spot where sidewalks and trails were nearby. And they didn’t feel ready to move into a retirement community. They wanted a neighborhood that has a sense of diversity among residents. Lanterns at Steel Ranch proved to fit the bill perfectly.
Everything the Karkuts wanted to be close to is right there. In fact, Lanterns is within walking distance of downtown Louisville, which means there are plenty of restaurants and entertainment venues nearby. Additionally, Steel Ranch is a vibrant community with families of all stages. Just as Ed and Elda had hoped to find, when they take walks they see other active retirees, like themselves, as well as families enjoying the Colorado outdoors. Elda described it as a “really nice, small-knit neighborhood.” Perhaps that’s why Lanterns at Steel Ranch is so popular. It wasn’t that long ago that Boulder Creek still had a dozen homes available at Lanterns. Currently, only three are left. Furthermore, Lanterns is expected to be the last phase of development at Steel Ranch. For anyone in the market for a new home in Louisville, now is the time to act. Resale homes in Louisville are known to be in limited supply and high demand, which results in high prices and sometimes questionable value. Lanterns at Steel Ranch offers a refreshing

alternative to the ultracompetitive Louisville market. These low-maintenance, ranchstyle homes with finished lower levels start in the high $600s, and offer significantly more value than nearby resale homes on the market today. The friendly folks at Boulder Creek will be only too happy to give you all the information you need to find the home that perfectly fits your lifestyle. As Ed and Elda discovered, working with Boulder Creek makes home
buying feel effortless. “The staff really made it as easy as possible,” Elda said. These final three homes to be built in Steel Ranch are available for move in by the end of this year. If you’d like to learn more about these homes, you can schedule a personal tour by calling 720.636.7279 or visit DwellLouisville.com. These homes won’t be on the market long. Find out why Ed described his new Boulder Creek house as a “dream home” today.

BOULDER – Before you get ready to buy a house, understand what type of funds you need to have available for your down payment – the lump sum paid upfront that reduces the amount of money borrowed. Seasoned funds The money you use for a down
payment must be seasoned and in a verifiable, liquid account. To be seasoned, the money must have been acquired more than two months prior to the mortgage application. If it’s not seasoned, it has to be fully documented for the underwriter. Liquid accounts include checking, savings and money market accounts.
