Low down payment programs BOULDER – You’re in the market for a new home, but you don’t have tens of thousands of dollars saved for a down MICHAELA payment. PHILLIPS Sound familiar? It’s Guaranteed Rate, Inc. a common situation for many Americans. Fortunately, Here, we’ll explain two popular programs: Fannie Mae’s 3% down payment program and Federal Housing Authority (FHA) loans. To qualify for Fannie Mae’s program, at least one of the parties must be a first-time home buyer, meaning that either you or your partner can say that you haven’t owned any residential property in the past three years. However, there’s a caveat. If it has been three years since you have owned a home, the clock starts over once you have been qualified to participate in one of these first time homebuyer programs. FHA loans do not require you to be a first-time homebuyer, but you can have only one FHA loan at a time. Fannie Mae’s 3% Down Payment Mortgage Fannie Mae’s 3% down payment mortgage is an excellent option for homebuyers who meet underwriting and income requirements but may not have the funds readily available for a larger down payment. In addition to the first-time

home buyer requirement, borrowers must meet the following criteria in order to qualify for a Fannie Mae mortgage: - The loan amount may not exceed $417,000. - The property must be a single-unit residence and the borrower(s) must plan to live in the home as their primary residence. - The mortgage taken out must be a fixed rate mortgage (adjustable rate mortgages are not eligible). - There is no specific minimum credit score, aside from that which is required for a typical conventional home loan. - There is also no income limit. Fannie Mae permits borrowers to use gift funds as part of their down payment. Buyers are required to pay private mortgage insurance (PMI) as part of their monthly payments. As I’ve written about previously, homebuyers employed in the marijuana industry may face challenges securing a loan due to the fact that marijuana remains illegal under federal law, which governs banks and lenders. Many down payment assistance programs, including FHA loans, do not permit marijuana-related income to count toward mortgage qualification. This is not the case with Fannie Mae for w-2 employees. For independent contractors who have a relationship with the marijuana industry and wish to qualify

Millennials and real estate: A tale of love, adventure and crushing debt BOULDER – Meet Declan. A 24-yearold college graduate, he recently landed in Boulder to participate in Techstars, SEAN the dream of MCILLWAIN becoming the Mod Boulder next Mark Real Estate Zuckerberg his driving force. After his flight which he booked on Kayak, he grabbed an Uber at DIA and settled into his week long Airbnb just off Pearl Street. Looking for a few good restaurants, he Snapchat’ed his query to followers and got a flurry of insider recommendations in just a few minutes. Sound familiar? This sharedeconomy, digitally driven millennial experience is becoming the new norm. Now America’s largest generation, millennials are focused more on their careers and less on settling down. Case

in point: homeownership for millennials is the lowest of any generation in over five decades. According to a recent Washington Post article, U.S. homeownership across all age groups has fallen to its lowest level in over 50 years to just 62.9 percent. And for Americans under 35, homeownership is just below 35 percent. Is this housing trend a choice, or a byproduct of our for-profit educational system? The jury’s still out. One theory behind the millennial abandonment of homeownership is that this generation subscribes to the digital nomad lifestyle, where a sharing economy is both hip and easy, and mind-expanding experiences are more valuable than tangible property. With a laptop and a work-remotely job, millennials only need fast wifi (and caffeine) to make a living. There have been plenty of influencers and trendsetters in this movement toward paring down and simplifying life. James

Altucher, whose age surpasses millennials by a few decades, owns only 15 things. He’s also a venture capitalist, financial pundit, and the author of 16 popular books. Ever heard the saying, “You have to be rich to be a minimalist”? Yep, me too. An alternate theory behind the lack of homeownership among millennials claims that it’s not a choice – it’s a result of the crushing weight of student debt. With the average student loan debt now topping $30,000 for millennials, many continue to lease long after the diploma is handed over, and some even – gulp – still live at home with their parents. Almost a third of today’s 18-to-34-year-olds are still bunking with the ‘rents – a number so shocking, this age group has now replaced the elderly as those most likely to live in a multigenerational household. This same theory claims that millennials actually aspire to be eventual homeowners. According to Fannie Mae’s National Housing Survey 93 percent of millennials between the ages of 25 and 34 say they are likely to purchase a home in their lifetime, compared to 81 percent of renters overall. With millennials largely underemployed and waiting longer than ever to marry

(the age is now pushing 30), homeownership seems out of the question. Regardless of whether this housing trend is intentional or not, a seismic generational shift in priorities is happening across the country. For older generations, real estate is symbolic of a lifetime investment, and something that could likely serve as an eventual nest egg for retirement. For newer generations, homeownership is starting to be seen as an antiquated approach to financial stability and overvalued as a financial investment. Will Declan, our tech-savvy millennial, be accepted into Techstars, building his wealth to the point where he recognizes homeownership as a valuable appreciating asset and settles down in Boulder? Or will he continue to thrive on experience and the excitement of a nomadic lifestyle in a shared economy? Either way, let’s hope Declan has a solid plan for saving for the future. Zombie plants need love too BOULDER – Stepping from my house I was stopped by the sight of a single, perfect flower on the lavender shrub next to CAROL the door. The O’MEARA stem extended Colorado State University Extension horizontally so the blossom would gently caress the leg of a passerby, a ghost reminding me of summer glory long past. “That’s odd,” I mused, “you’re supposed to be asleep in the ground.” It is, after all, time for Halloween. Lifting my eyes, a niggling worry began to take shape: the roses are still in bloom. Like anyone in a horror movie, I didn’t take the hint, climbing into my car to go to work. There, the penstemon was in full bloom, along with the chocolate flower (Berlandiera lyrata). Reports of hyssop and pincushion flower blooming still, and iris flowering again came in to the Help Desk, setting off the theme from the Exorcist in my head. As October closes and November dawns, it’s worse than putting a toddler to bed

ASK THE EXPERT BOULDER – Plumbing inspections are for the most part visual. in the garden; the plants are refusing to lie down and go to sleep. And if they don’t before deep cold hits, we’ll have a perennial version of the Walking Dead. To help our plants, make sure they get water. We’re still in a moderate drought and the days are warm enough to keep the plants growing. But whatever you do, don’t deadhead them. Yes, those late roses are tempting and would make a lovely centerpiece. Deadheading and pruning encourage new growth, which won’t be hardened off for the winter. Put down the pruners and back away. There are several schools of thought on how to care

for perennials once they’ve gone dormant for the winter. For those who like their beds well-made, cutting back the foliage once it’s dead gives it a neat, tidy appearance. Others subscribe to the “heck-withit” philosophy of leaving all the plants in place, frozen into a winter tableau of browned leaves, spent seed heads, and crisp flowers. Both have their strengths and drawbacks – cutting some perennials back will open up stems to drying winds of our winters and accelerate winterkill. However, leaving dead, decomposing plants in the garden may increase risk of splashing/blowing fungal spores and other diseases. How to achieve balance? After perennial foliage dies off, you can remove it, though you might want to leave ornamental grasses, seed heads of Rudbeckia, Echinacea, or poppies until late winter for the texture and food for birds they provide. One note of caution – leave only the healthy ones to stand. If they are diseased, remove them and throw them out. Birds may appreciate a nice seed snack, but nobody, bird or human alike, appreciates a disease filled meal. Leaving your plant clean up until spring also allows the plant to capture more snow, funneling moisture to the soil. Snow, along with mulch,

gathered at the base of plants sitting close to each other in a winter garden also gives them some added protection from wind. After the ground freezes, apply mulch to stabilize soil temperature and prevent alternate freezing and thawing of soil, which can lift crowns above soil levels. In Colorado, roses do not have to be capped for winter protection, and, due to our intense, sunny days, capping is discouraged. The best protection for roses against winter kill, particularly for the hybrid teas and grandifloras, is to mulch over the bud union and lower portion of the canes to a height of six to eight inches with loose soil, leaves, or similar material. This protection is particularly important in late winter and early spring to protect the vital parts of the plants from extreme changes in temperatures. Homeowners might not have realized that these solar panels can have an impact when it comes to selling a home. Here’s how… Buyer appeal Some buyers will love that a home is equipped with solar panels, while others may not be so enthusiastic. It’s not that they don’t have a desire to be environmentally conscious. They simply may not agree with or want to deal with solar panel contracts. Impact on curb appeal Placement of solar panels is extremely important. Panels placed on the front roof of a home can be an eye sore in some cases. It can reduce curb appeal, which correlates to less buyer interest or a lower selling price. Transferability and logistics Since solar panel contracts are specific to a property and homeowner, they may need to be transferred to the new owner or removed from the property altogether. Homeowners will need to review the specific terms/ options, communicate that to potential buyers, and complete

any necessary steps to resolve the situation prior to closing. Added legal requirements The existence of solar panels adds another legal aspect to a home sale. Buyers and sellers may want to seek legal advice to understand the contract and what their rights and options are. Walking into Exhibit Hall D at the Santa Clara Convention Center earlier this month, real estate agent Lisa Faria scanned the day’s schedule and spotted a talk she wouldn’t miss: “Look at this one – ‘A Day in the Life of a Mobile Savvy Agent.’ I am so not a mobile savvy agent. I definitely need that panel.” A few minutes later, she got the lowdown from Kristi Kennelly, a national speaker for Realtor.com who used to be a Broadway dancer. Seriously. Among other shows, she appeared in “How to Succeed in Business Without Really Trying.” The opening act for the Santa Clara County Association of Realtors’ 26th Annual Convention and Expo, Kennelly led her audience through a fictitious day on the phone: how to succeed in business by trying hard, with apps. There’s an app, she explained, that tracks mileage for tax purposes (MileIQ), as well as an app (Legend) that transforms photos into videos with written sales pitches, and yet another app (FiveStreet) that answers clients’ 3 a.m. inquiries with prewritten messages: “Catching a few zzz’s right now. Can I call you at 8 a.m.?” You know, leveraging technology. “Mobile-friendly is what it’s about,” said Kennelly, who proposed an app for just about every 30 minutes of the workday, starting at 6 a.m. Faria, who works for Coldwell Banker, intends to use “Great Schools,” which can get agents up to speed with detailed ratings, reviews

and test scores for neighborhood schools, and “slydial,” which lets an agent leave messages for clients without their phones ringing. She picked up a bushel-full of tips: “Lots of easy-to-use apps that we need in our oh-so-mobile lives.” Around the exhibit hall, there were dozens of vendors in booths, representing mold- and odorremoval services; title companies; property inspection services; banks and other lenders; an off-price carpet outlet; even a chiropractor. Old-school stuff, most of it. But the talks attended by the 1,700 agents and real estate professionals who registered for the convention were all about the new world that’s unfolding around them. Stay relevant, they were repeatedly told – keep up. Joseph Lin, a product manager for MLSListings.com in Silicon Valley, said he hoped to scope out “the new stuff on the market – maybe to help me build my website better.” He had his eye on a talk called “Strike it Rich Using Real Estate Data with Five Market Mining Habits,” to be given by Sean O’Toole, CEO and founder of PropertyRadar, a marketing and customer management service. “When you know your target audience’s behavior better, then you can create more services that fulfill their needs,” Lin said. “Then you can be successful.” Another talk, about building successful brokerages, was titled “If You Build It, Will they Come?” The two presenters – Chris Trapani, founder and CEO of the Sereno Group, and James Dwiggins, CEO of NextHome – talked a lot about improving productivity and professionalism. Dwiggins discussed establishing “brand standards” for his agents, while Trapani described effective team-building: “We are very picky about who we hire,” he said. “We don’t care if somebody does 150 deals a year if they have too big an ego.” He wasn’t holding back, and the audience cheered him on when he said, “The real estate industry needs to stop hiring people simply because they passed the state exam.” October 28-29, 2016
