Most buyers want the obvious positive features: a good floor plan, nice finishes and a home that’s been well maintained. But there are also several not-soobvious features that will contribute to how much you enjoy living in a house.
If you’re planning on buying a home soon, you probably have a list of “must haves” and an idea of the general features you’re looking for in your perfect KAREN house. Most LIBIN buyers want the KL Realty obvious positive features: a good floor plan, nice finishes and a home that’s been well maintained. But there are also several notso-obvious features that will contribute to how much you enjoy living in a house. Consider these: Front entry Many older or smaller homes do not have a front entry; you simply walk into a living room. This may seem okay in the spring, but come winter you’ll discover it means cold air whips through the opened door. Having even a small front entry means there is a buffer from the elements and a place to put your keys, coat and wet boots. Room sizes and usability Most people understand that a room can be too small, but a room can also be too big to feel comfortable. Rooms with too
many adjacent doors and hallways can also be hard to arrange furniture in. Ceiling height Houses with generous ceiling heights feel open and larger while low ceilings can make a space feel oppressive. You can change paint, replace cabinets and move walls, but you usually can’t increase ceiling height. Think of this if you’re buying a fixer-upper. You don’t want to invest time and money in a place that no matter what you do will still feel closed in. Staircases Wider staircases feel gracious and elegant, and give more options for what furniture can be moved. Steeper or narrow staircases, often found in quaint homes such as bungalows, come with challenges. Besides limiting what furniture can be moved, they are a potential accident concern; most folks are used to standard tread sizing and have a hard time adjusting to smaller ones. Sunlight For some people, sunlight flowing through the windows makes a home feel beautiful and welcoming. At the other end of the spectrum are people with whom
Indoor/outdoor flow It is both nice to see and have direct access to your outdoor living area. An outdoor area adjacent to your house feels like another room and makes your home appear larger. If you have to travel down a staircase to a lower level outdoor area you will be less likely to use it, especially for dining. Who wants to carry dishes up and down a flight of stairs? Lot grade Sloped lots, though often beautiful, bring certain challenges. If you have small children and want to add a swing set, where will it go? How will the driveway be with snow? Consider water movement: We’ve learned through the last flood that a little bit of grade can do a lot of damage if water flow is not properly managed. Front walkway/ driveway location A north side walkway or driveway is fine in the summer. But come winter with no direct sun, the snow and ice will have a tendency to build up. No house is perfect, but some are more imperfect than others. The trick is to find your perfect imperfect home! FHA refinancing tips This is not the case with FHA. With FHA mortgages, interest for the entire month is calculated on the first day of the month. So, if you pay off your SUZANNE loan on the 12th, PLEWES interest for that RE/MAX Alliance entire month is still due. Since it takes a few days for payoffs to reach a lender, it’s always best to close around one week before the end of a given month. For instance, if you refinance on March 23, the payoff will probably be received by your old lender on the 25th and will include interest through the 30th. That’s only a few extra days of interest paid. Alternatively, if you closed on March 30, the payment wouldn’t arrive until April 2 or 3. Since it’s past the first of the month, interest is due through April 31. That’s a whole extra month of mortgage
FHA mortgages work a bit differently than conventional loans. Understanding the differences can help you save money during the refinance process. If you have an FHA loan, keep these tips in mind. Saving on Mortgage Insurance premiums FHA mortgages include an up-front and monthly mortgage insurance premium (if your down payment is less than 20%). If you are refinancing within a certain number of years of first obtaining the loan, then you may be eligible for a partial refund of the up-front premium that you originally paid. Be sure to ask your loan officer about this. Selecting an optimal closing date Interest calculations on FHA loans are much different than conventional loans. For conventional loans, interest is calculated to the day. So, if you pay off your existing loan on the 12th of the month, then you only pay interest up to that exact date.

Although this may result in no out-of-pocket expenses for a homeowner, it is still important to consider the costs involved with refinancing. Such expenses are dipping into the equity in your home, so it is still costing you money. Evaluate your true savings (considering closing costs) in deciding whether it’s worthwhile to refinance.

Prepare your home for an inspection
Selling a home can be a long and stressful process. When you arrive at the point of having your home inspected you are nearing the end. If the panel is locked, remove it. 5: Clear the way to the attic access panel or pull down, especially in a closet. The inspector will enter every attic. If you use your attic for storage, remove any items that will inhibit the inspector. 6: Install a new furnace filter and vacuum the register. It will be looked at during the inspection and be considered as a part of the overall condition of the furnace. 7: Provide keys or unlock sheds and outbuildings. 8: Remove or restrain pets on site.
9: Verify all utilities will be on at the time of inspection, and that gas pilots (including fireplaces) are lit. 10: Your Realtor may have suggestions that are specific to your home.

Why millennials are choosing FHA Loans in 2017 By William Cook Omni Fund, Inc. In Denver, Boulder and throughout most major U.S. cities, a growing number of millennials are buying a home with an FHA (Federal Housing Administration) insured mortgage. The findings are based on the latest report from Ellie Mae, a mortgage industry software firm that tracks U.S. mortgage applications. FHA Home loans represented 35% of all closed loans in January 2017. Specifically, FHA loans continue to be the top choice of millennial homebuyers even with the cancellation of reduced FHA fees in January. Reasons why do millennials prefer FHA loans Low down payment: Qualified home buyers in Colorado who apply for an FHA loan can make a down payment as low as 3.5% of the purchase contract or appraised value, whichever is less. Conventional loans by Fannie Mae and Freddie Mac also have low down payment programs. However, the eligibility restrictions include income limits in Boulder county, or military service eligibility for VA loans, and the geographic restrictions with USDA loans. Debt to Income Ratios: The second advantage of FHA loans is the debt-to-income ratio, or DTI, which is frequently an area that disqualifies young, debtstrapped borrowers. Your DTI is your monthly gross divided by
your recurring monthly debt on your credit report and housing. For example, if you earn $7,500 per month and your credit cards, student loan and auto loan monthly total are $2,000 and your rent is $1,500. $3,000 / $7,500 = 47. Student loan debt is still calculated by underwriting even if in deferment. Conventional loans require a 45 percent or less DTI, but FHA may permit above 50 or even as much as 56 percent, if the borrower has strong compensating factors like six or more months of the mortgage payment in their bank account, a high credit score, or recently started earning a much higher income. Flexible credit standards: FHA loans are a bit more credit lenient in contrast to Conventional mortgages. Ellie Mae’s report proves this fact which shows the average FICO score for a conventional loan was 748, while the average for an FHA loan was 690 and 734 for a VA loan. Many traditional banks require a 620 middle score while some mortgage companies allow borrowers who have a 580 middle credit score to obtain an approval for a 3.5% down payment. Assumable: Young adults are more likely to change jobs and move for an opportunity than older adults. As a result, these younger buyers will put more emphasis on the future resale value. If you decide to sell your home and you have an FHA loan, which is assumable, this means

the new buyer can take over the homeowner’s mortgage payments. The new homebuyer will need to qualify but in a rising interest rate environment, this can be a very attractive selling point. Ownership: Young collegeeducated homebuyers with well-paying jobs tend to have lots of student debt, a car loan and with rents rising without an end in sight, the faster they get into a home, the quicker they start to build equity and stop throwing away money. With a home, you have a potential tax write-off with mortgage interest deduction and potential appreciation. In addition, you can rent out a room for additional income without landlord restrictions.
The one negative about FHA loans is their permanent mortgage insurance requirement but that can be dealt with easily by selling the home or refinancing into a conventional loan later if it will benefit you. Colorado Mortgage Credit now at 20% dollar-for-dollar for first time and veteran buyers A new mortgage loan program, the Mortgage Credit Certificate (MCC), has expanded purchasing power designed specifically for first-time CATHERINE homebuyers and EUSEA U.S. veterans. First California Beginning in Mortgage, early March, Northern Colorado the Colorado Housing and Finance Authority (CHFA) renewed the MCC tax MARCH 24-25 2017
credit for qualified buyers for 20% of the interest paid on the mortgage, as dollar for dollar credit on the buyer’s tax return. This program is limited to Colorado qualified veterans and first-time home buyers who have not owned in three years – and the funding is limited so applying quickly is the best strategy to receive this credit. Participants can still take advantage of the traditional mortgage deduction – deducting the interest paid on the home mortgage – and in this case involves deducting 80% of the
interest payments to lower the adjusted gross income and then also receiving a dollar for dollar credit on the other 20%. A select number of mortgage loan lenders in the state of Colorado are able to offer this mortgage loan option for veterans and first-time home buyers. To see how it works, take, for example, a loan amount of $225,000 with estimated interest payments in one full year of $10,000. With this new credit, the home buyer would be eligible for a tax credit of 20% of the $10,000, providing $2,000 in a dollar for dollar credit on
income taxes. Dividing that benefit across the entire year, that’s the equivalent of $166.67 per month savings, every year! Warm weather brings out the wasps BOULDER COUNTY - With the warm beginning to spring, wasp queens are awakening, shrugging off a winter’s sleep with conquest on their minds. Emerging from their winter’s sleep, queens are foraging for food, a nesting location and materials to begin building it. Yellow jackets are a major nuisance later in the year when their numbers swell into the hundreds per nest, and to keep your yard from the black and yellow bullies, control starts now, in early spring. In winter, yellow jacket colonies die, leaving only queens. They emerge when the weather warms in spring to begin colonization of our landscapes. Put out your wasp traps now, filled with heptyl butyrate, or design your own with chunks of cantaloupe – all it takes is a 2-liter sized pop bottle. Cut the top off the bottle at the shoulders, turn it around and slide it into to the lower part of the bottle so the neck points inwards, and staple this together. Before you fit the top on, fill the bottle with a
small amount of cantaloupe. Some wasps prefer protein, so make another trap and put a bit of lunch meat in it. Hang these away from your house. CAROL Another O’MEARA wasp that’s Colorado State becoming active University Extension Boulder County is the European Paper wasp, Polistes dominulus. A rust-andyellow striped insect, they build open-faced nests up in the eaves, inside sheds, and in other spots located above ground. They aren’t aggressive unless you get too close to the nest; if you do, then they may sting. Paper wasps look a lot like yellow jackets but aren’t attracted to traps at all. They’re predators, hunting the yard for soft-bodied insects. Other hunting wasps, such as the leafhopper hunting wasp (Pseneo punctatus), are active as well. Their bodies are

usually slender with a long, thin constriction from thorax to abdomen. Constructing nests in soil or the hollow pitch of plants, hunting wasps are beneficial insects that stuff their prey into chambers as food for their young to feed upon. If you shudder at the thought of all these wasps flying around your yard, relax. Hunting wasps don’t bother people or pets unless they feel hassled or threatened. But yellow jackets are a different problem; they aggressively sting and it’s difficult to tell them apart
from the European Paper wasp so give them some room. My friend Tammy readily admits she has a problem. She is a self-confessed fabric-haulic who never met a plaid, paisley or floral she didn’t fall head over heels in love with. We have a lot of fun leading her astray, giving her a quick call every time we get in a new fabric that will make her flip. So when Tammy, her husband Tyler, and their three young kids moved into their diamond-in-the-rough a few months ago, it was exciting for us to see how she used fabric to help write this historic house’s newest chapter. Selecting window treatments can be hard. They are an investment, so you want to pick something you will love for years to come. That idea can paralyze a lot of folks. But not Tammy. She didn’t hesitate when it came time to dress the windows in her home. She is fearless when she decorates, trusting her gut and following her instincts. That’s

At the top of their home reno list was to gut their outdated kitchen and create this dreamy space that is a wash of warm whites. Tammy decided to add a punch of color through the window treatment over her skink. When she discovered this wonderful fabric, she knew it was the one. I could not agree more!
she wants a full view of the back. Navy girl’s room When Tammy’s daughter requested a navy bedroom, Tammy worried that painting the walls such a rich color would make the space too dark. So she compromised by using navy as the room’s primary accent color, paired with a perky pink. These Roman shades steal the show, with their bold navy stripe and magenta trim. Family room drapes As beautiful as their home is, Tammy, Tyler and their kids don’t
treat it like a museum. Along with their dog, they get comfy here, especially in this lowerlevel family room. Tammy opted for neutral upholstery on the furniture (Sunbrella so it was kid and dog-proof) so she could add some zip through her window coverings. These stunning drapes are just the ticket.
