By Natalie Campisi Bankrate.com If you’re looking to buy a home or refinance your current one in the new year, there’s good news: Today’s low mortgage rates are expected to continue into 2020. The average 30-year fixed mortgage rate started 2019 at 4.68% and steadily declined before closing out the year at 3.93 percent. In 2020, rates are expected to remain mostly stable, not straying too much higher or lower from the 4% mark. Here are responses from a range of experts predicting what will happen to mortgage rates in 2020. Expect mortgage rates to remain low Greg McBride, CFA, Bankrate chief financial analyst, predicts mortgage rates will stay relatively stable around 4% in 2020. “The benchmark 30-year fixed rate mortgage will hopscotch back and forth over the 4% mark for much of 2020, remaining low enough to facilitate homebuying and providing ample refinancing
opportunities on those trips below 4 percent,” he says. Inflation is something borrowers should watch for, especially toward the end of 2020, McBride says. Core inflation, as measured by the Fed’s PCE Index, will top out at 2.2 percent, he predicts, which will likely keep the Fed muted on rate hikes. “Rates will trend higher toward the back half of the year as inflation readings move above 2 percent.” Since the end of June 2019, interest rates for the 30-year fixed-rate mortgage have stayed south of the 4% mark. They hit their lowest point on Sept. 4, dropping to 3.74 percent, according to Bankrate data. These historically low rates have helped homeowners save money by refinancing and made it easier for folks to afford to buy a house. How the Federal Reserve could impact rates It’s challenging to predict where rates will head in the future, as daily news has the power to sway rates. But if the Fed’s attitude is
any indication, then rates should remain low next year. “We have been in a low interest rate environment for quite some time, and the current signaling from the Fed is that rates will continue to remain low,” says Alexander Akel, president of Akel Homes in South Florida. “Even if they tick up north of 4 percent, they will remain extremely attractive when compared to historical rates.” One thing rate-watchers should consider is that we’re voting for a president in 2020, which might compel the Fed to take a backseat to the political action in D.C., says Tony Taveekanjana, executive vice president and chief production officer at Gateway First Bank. “Obviously, there are no guarantees that mortgage rates will stay where they are for all of 2020. However, one significant factor is that 2020 is in an election year,” Taveekanjana says. “Historically, the Fed moves to the sidelines as it relates to rate hikes or cuts during the election and then steps back in to stimulate the economy by doing what they feel is necessary once the election is over. Based on this, it would be reasonable to expect rates to generally stay in the same area as they are now.” Although low rates are generally a good thing, they can also fatten price tags of homes, which might cancel out some of the savings, observes Mike Hardwick, owner at Escrow Services of Tennessee. “In 2020, we anticipate that rates will remain stable. This will cause home prices to increase slightly, but we will also see some improvement in home sales. Also, margins will continue to tighten,” Hardwick says. Visit Bankrate online at bankrate.com.

You know the usual: lose weight, join the gym, get up half an hour earlier, etc. BY DUANE Why not add DUGGAN a real estate Realtor and Author resolution or RE/MAX of Boulder two to your list this year and see if you can make it happen? When it comes to real estate, it’s great to have time on your side. Good things happen when you have plenty of time. However, the procrastinator in all of us can make it tough to get started in the real estate market. The sooner you make progress on any of these resolutions, the better. Write down what you want to achieve and work on a plan to get there. After all, if you wait until 2021, you will be one year older when you get going. No matter what your age, one of these resolutions below can apply to you.

If there are qualifying or credit issues, work on a plan to resolve them. Get a pre-approval from the mortgage lender first before meeting with your Realtor® to see what homes are available in your price range. The homeownership rate in the U.S. was 64.8% in 2018. From this figure, you can see that a large number of people never own their own home. The graph below was provided by Lawrence Yun, Chief Economist and Senior Vice President of Research at the National Association of Realtors®, at his annual presentation at the 2019 Realtors Conference & Expo in San Francisco. The left side of the graph shows, at a national level, the amount of wealth renters built up from 2000 to 2016, 2017 and 2018, respectively. On the right side of the graph, in contrast, significantly more wealth was created by homeowners from 2000 through 2016, 2017, 2018 respectively. As you can see, there is a stark difference between the two. I resolve to move up to my next home As the old saying goes, “Life Happens,” which means sometimes you need a bigger house or one in a different location. If you’re expecting to search for a new home this year, contact your mortgage lending professional and your Realtor. You can learn how much you are able to spend on a new home, and whether you or not you will need to sell your old home in order to buy the next one. If you can keep the old home and rent it out, you have already achieved the resolution below.
I resolve to buy my first rental property As stated above, the homeownership rate in the United States is at 64.8%. That means that substantially less people own their own home AND own a rental property. I could not find a statistic showing exactly how many Americans own both a primary residence and a rental at the same time, but I’m confident that it’s a pretty low percentage. However, as you can see from the graph above, owning a second property can be a significant source of wealth building. If you are able to keep your old house as described in the last resolution, you’re on your way to fulfilling this resolution. To acquire your first rental property, you might be able to refinance your old home in order to pull cash out for a down payment on a new residence. Then you can rent the first house and use a lowdown-payment, owner-occupied loan to buy the new property. If this is not possible, check into investment property loans and get pre-approved for a loan to buy a rental property. Check to see how much down payment is required. It’s usually 20%. Most people don’t like to own a rental because they don’t want to be a landlord. Research companies that can professionally manage your investment property. This will make you a much happier rental property owner. I resolve to paydown my mortgage People have different goals regarding their mortgage. Some homeowners would like their home to be free and clear when they retire. Others want to
build equity to have more down payment for the next purchase. In the U.S., we are actually one of the few countries in the world with 30-year mortgages. The argument for keeping your mortgage for 30 years is that towards the end of the term, you are paying it off with cheaper, inflated dollars. There is also an argument to keep the balance high for tax deductibility and use the proceeds from a mortgage to invest in other things. If paying off your mortgage quickly is one of your goals, there are a variety of mortgage acceleration techniques that can make that happen for you. Your financial planner can help you make those decisions. I resolve to build a real estate investment retirement plan Somewhere I heard that we spend our youth creating wealth, then we spend our wealth creating youth. When you think about it, that is so true! With two family members living in senior communities here in Boulder, I find it amazing to see how much wealth is necessary in the latter years of life to finance housing and medical care. The nice part about owning real estate is that home values have continued to rise, and rental income has continued to go up to help support those retirement years. As stated above, many Americans do not own a home and a rental property, let alone a real estate portfolio. A real estate investment plan doesn’t have to be huge to make real estate work for you. It could be to buy a rental house every two years over the next 10 years. If you have five free and clear rental houses by the time you retire, that is an incredible nest egg to take care of you as you age. I resolve to invest in real estate using IRA funds It’s been possible to invest in real estate using IRA funds since 1978. Most Americans don’t know that, let alone know how to do it. Many CPAs aren’t familiar with the process either. Investing in real estate in your IRA, allows you to let real estate values and income grow tax free, helping grow your retirement account faster.

I resolve to get my estate plan in order As I said in the beginning, there is a resolution on this list for everyone regardless of age. If you have created real estate wealth, it is important to figure out what
happens when you are gone. Meet with an estate planning attorney and make your wishes known. Even the great musician, Prince, died with a $300 million estate and had no will. A little planning makes it easier on everyone! Get time on your side The younger you are when you start acting on any of these resolutions, the better. When I started selling real estate in 1978, Baseline Subdivision houses in Boulder were selling for under $30,000. Today, they start around $600,000. Not exactly a get-richquick, fix-and-flip TV story, but an undoubtedly strong investment. Talk with your Realtor, mortgage lending professional, and financial planner. Work out a strategy and get moving today! Pantone Color of the Year, Classic Blue, is an inspiration for gardeners By Norman Winter Tribune News Service The New Year will be rockin’ baby thanks to Proven Winners’ introduction of the Salvia Rockin’ Blue Suede Shoes. Not only will this salvia bring in the hummingbirds, bees and butterflies all summer, but it will be trending with the celebration of 2020 Pantone Color of the Year ‘Classic Blue’. To be exact, Classic Blue is Pantone 19-4052, for those wanting to be in vogue by painting the master bedroom or living room or tweak the wardrobe. In the gardening world, I look at the Pantone Colors of the Year with the proverbial ‘chip card.’ Chip cards are what everyone gets at the paint store where the top of the card has Classic Blue and as you glance downward it takes you through the various related shades. When it comes to flowers, it would be near impossible to be exact on Pantone 19-4052. Blue is one of the colors that catches your eye when used in the garden and is a color we all treasure. The word “blue” itself can cause confusion and invoke several different feelings or thoughts because it carries a lot

of meanings in the English culture and language. Friends are true blue or perhaps you are feeling blue. What we do know is that most of us want some blue in our gardens. It is the ultimate cool color, and I don’t mean “in vogue,” either. Blue is unique in that if you give it a hint of another color, you still have a shade of blue. Oddly, these blue shades work harmoniously with each other. So, while Pantone and their color gurus set the new trend, know that the garden world wants to be a participant and join the Classic Blue celebration. Both have won awards from Texas to Michigan and Georgia to Minnesota. Catalina Midnight Blue is a deep blue, trueblue, while Blue My Mind offers olive grey-green foliage that sports icy blue blooms. Remember that blue works with any other color in the garden. Its opposite is orange, which may be the most wonderful marriage in gardening. Last year’s Pantone Color of the Year ‘Living Coral’ also creates a take your breath away partnership with blue. Lastly, put your favorite blue with red and you have the beginning of a patriotic garden. Make plans now and let Pantone Classic Blue be the inspiration in planting this spring. This contingency provides that if significant defects are revealed by a home inspection, you can back out of your offer, free of penalty, within a certain timeframe. A home inspection is an added expense in the process of purchasing a home but in the
long run you’ll be glad you did it. The inspection can reveal problems that you may be able to have the current owners to fix before you move in, saving you time and money. Or, you may ask for a reduction in the asking price. If you are a first-time homebuyer, an inspection can give you a crash course in home maintenance and a checklist of items that need attention to make your home as safe and sound as possible. Out with the old; in with the new. Ushering in a new year signals new trends. From shopping the home decor shows and stores, some clear trends for 2020 have emerged. Here's a list of 10 hot 2020 home decor trends.
• Benches and ottomans. These portable decor pieces can be transitioned in and out and moved from room to room.
• Faux fur and faux skin. From faux fur to shagreen, texture and color have been spotted on items from benches to consoles.
• Metal. From smooth to hammered, metal furniture works well for those looking for an interesting, industrial vibe.
• Classic patterns. A number of patterns and designs are timeless. Many are being mixed together as part of a single look. • Brass. Brass made a comeback roughly a decade ago and continues to be the go-to luxury finish in home decor. • Industrial style finishes. From lighting to furniture, industrialinspired pieces are more popular than ever. • Wood crafted furniture. These

How much does interior painting cost? By Diana Crandall Angie’s List A fresh coat of paint can go a long way in transforming your space – and what better time to start than heading into a new year? Here’s what you need to know to set your budget and complete a job well done. Getting started Painting the interior of a 2,000-square-foot house costs between $1,900 and $7,800, according to the Angie’s List Pricing Guide. Wall height, designer paint and regional differences all play into the final price point, so be sure to communicate with your painting pro about your budget. If extensive prep work needs to be done, like sanding or drywall repairs, find out up front how much extra this will cost – and whether or not your pro is equipped to handle the issue. If you need extra help from a handyman, you can typically expect to pay between $60 and $65 an hour.
Paint A single gallon of paint will cover around 350 square feet in one coat, and how many coats you need will depend on factors including the existing color and of the wall and the new color you’re painting. A gallon of paint costs between $15 and $50, according to the Angie’s List Pricing Guide. That price can jump to over $100 a gallon if you plan on using designer paints like Farrow & Ball; and it drops between $30 and $60 if you choose a mid-range brand like Benjamin Moore and Sherwin Williams.
