Thousands of Americans are choosing to upsize, downsize or simply relocate, placing properties on the market and selling at a brisk pace in many parts of the country. How can you ensure your property stands out from the crowd? 1. Hire a professional real estate agent. While the lure of selling your property as a FSBO (for sale by owner) may have appeal, the advantage of having your property represented by a professional will likely outweigh any cost savings. 2. Properly price your home for the market. While it may be enticing to price a property as high as possible, a property that undergoes price reductions or sits on the market will quickly become a stale listing. 3. Select an agent who will invest in the right marketing. Marketing can be a critical component when it comes to presenting your property to potential buyers. These days properties must be marketed in different ways, from virtually, to in-person and in print.

4. Be open to different financing options. While cash is king, many potential buyers may still need bank financing. Others may need to be creative with down payments and overall financing. 5. Invest in staging. How your property is presented will play an important role in helping your property stand out from the crowd. You only get one first impression to wow a potential buyer.

New Year’s Resolutions for the Garden Deryn Davidson, Colorado State University Extension Boulder County Once holiday celebrations wrap up and 2020 comes to close (hooray!), it is time to start thinking about the new year. Are you someone who makes New Year’s resolutions? For a lot of people, things like getting more exercise or keeping in better touch with loved ones tend to top the list. What about gardening resolutions? Whether you’re new to gardening (welcome!) or a veteran with a proven green thumb, here are a few suggestions for your New Year’s resolution list. 1. Try something new. If you are a vegetable gardener that sticks to tried and true varieties, why not give a new crop a little space in the garden? Perhaps it’s a different variety of tomato or something totally foreign to you. Trying new things keeps us fresh and on our horticulture toes. If you have a bumper crop you can donate any extras through the CSU Extension Grow & Give program. Who knows, maybe you’ll even find something that ends up on your tried and true list. If you are more of a landscape gardener, you have lots of options to try something new. It seems every year there is a new spot that is just asking to be filled, or a plant that has run its course and needs to be replaced. Or maybe

you want to tackle a whole new section of your yard. Consider adding native plant varieties to your landscape. Water thrifty and attractive to pollinators, they can be incorporated into an existing landscape that is a majority nonnative plants. Just make sure to check the mature size, sunlight, water, and soil requirements as you normally would, and you’ll be ready to make a new plant friend. 2. Learn about phenology. Phen-what, you might be saying? Stay with me here. Phenology is the study of the timing of biological events in plants and animals. This applies to you and your garden in several ways, but one of the most important has to do with pollinators. If you are interested in creating pollinator habitat in your garden, it is important to have plants that are in bloom for as long as possible. Pollinators

need pollen and nectar from your flowers early in the spring, all through the summer and as late into the fall as possible. Simply put, your garden is their grocery store. If the store is closed for the month of August because there isn’t anything blooming, they have to go somewhere else to find their sustenance. By focusing on the bloom phenology of the plants in your garden, you can ensure that something is blooming for the whole growing season. And, this ties nicely into resolution No. 1, as you might have to try something new! 3. Learn about your soil. Healthy soil is the basis for healthy plants whether food crops or ornamentals. Along the Front Range we tend to have tough soil to garden in. Understanding what is happening underfoot, makes it a bit easier. So much more than just dirt, soil is a dynamic, living

ZILLOW’S TOP 10 HOME TRENDS FOR 2021 According to Generations United, about one in six Americans currently live in multigenerational households, and this year, the share of young people moving back home reached all-time highs as more Millennials and Gen Z’ers than ever - particularly renters found themselves packing their bags and moving back in with their parents. Katie Detwiler, Chief Experience Officer at Berks Homes says this trend is manifesting in how people are designing new construction homes, with more requests than ever before for a finished basement with a full bathroom, and bedroom additions.

PRNewswire—We’ve all been there this year -- toddlers interrupting Zoom meetings, daydreaming (or Zillow Surfing!) for more space, and shamelessly feeding sourdough starter kits. This year has changed the way we live in and outside our homes. As people rethink their homes’ functionality after spending more time in them, features we never knew we needed—such as a home gym or no-touch appliances—are more important than ever. While public health precautions continue to keep us at home, these features will only become more popular to create spaces that keep our families safe, all while providing an oasis of comfort. Driven by the COVID era, Zillow shares top 10 home trends for 2021 that will not only add comfort, but extra value to your home. ‘Zoom Rooms’ A Zillow survey found a desire for a home with a dedicated office tops the list of reasons why Americans working from home 4

say they would consider a move, if they were to continue working remotely at least occasionally. In 2021, people will receive more clarity from their employers about the ability to telecommute moving forward, which could trigger a move to a home with more space. And, as people tire of working from a kitchen table, they will be wanting a more permanent and quiet solution for their home desk. As of November, the number of listings mentioned “home office” or “Zoom room” increased by 48.5% compared to the same time last year. Pennsylvania home builder Berks Homes also says requests for an at-home study in lieu of existing living space more than doubled this year. ‘Homecation’ Amenities With lots of time and nowhere to go, homeowners are coming up with creative solutions to create vacation-vibes right at home. “Pool” was the top Zillow keyword search term in 2020. “Waterfront” and “dock” also landed in the top ten.

Additionally, homeowners may be looking for big and small ways to create a luxury experience at home, from upgrading to a spa-like bathtub or relaxing rain shower. Zillow research shows buyers paid more for amenities that make their home feel like a retreat. Listings that mentioned a free-standing tub typically sold for 5.5% more than expected, while the listing keyword “spa-inspired” contributed to a 1.8% price premium. The rise of remote work will allow more homeowners to turn their favorite vacation destination into their hometown. Page views of for-sale listings in areas typically considered vacation destinations - such as Key West, the Jersey Shore and Cape Cod -- are up nearly 50% compared to last year. Intergenerational Living Intergenerational living will rise in popularity as young adults and grandparents alike find themselves moving in with family for financial and health reasons.

Gourmet Kitchens This year inspired people to start new hobbies in the kitchen, and in 2021 homeowners will want to level-up from their sourdough obsession to create other culinary masterpieces. A previous Zillow survey1 finds 41% of people value a well-equipped kitchen more than before as a result of social distancing recommendations -- and more people will want the space to show off their new culinary skills in the next year. “We’ve seen an increase in requests for gourmet kitchens,” says Katie Detwiler, Berks Homes’ Chief Experience Officer. “This includes bigger cabinets and island additions so homeowners have the space they need to cook their gourmet meals.” Berks Homes has seen more than 100 more requests for alternate kitchens and island additions this year compared to last. Backyard Oasis A yard that is safe and functional has taken on renewed importance; a Zillow survey from the Harris Poll2 found that 41% of people say they value a large outdoor space more as a result of social distancing recommendations. oasis the whole family can enjoy, and in tandem, increase the resale value of a home. Zillow research finds homes mentioning “firepit” in the listing sold for 2.8% more than similar homes, and “outdoor kitchen” sold for 4.5% more. Smart sprinkler systems and outdoor lighting are other features that add a contemporary flare to a backyard that also help your home sell up to 15 days faster than expected. Smart and Safe Tech It’s more vital than ever that our homes stay as germ-free as possible, and smart-home technology has come to save the day, with products like touchless appliances, self-cleaning toilets and bidets. And while a lot of these products are niche right now, they will evolve to become the standard in home design. Next year, as homeowners can start welcoming guests back inside, they will increasingly seek out creative solutions to keep their spaces as germ-free and chic as possible. “Our tech-driven appliances, solid surfaces and smart fixtures have come to the rescue,” says Kerrie Kelly, Zillow home design expert and founder of Kerrie Kelly Design Lab. “Features like voice-activated faucets, robotic vacuums, and electronic-assistant controlled lights have updated the traditional tasks of cooking and cleaning by incorporating thoughtful innovation into home products.” Smart home technology is becoming increasingly appealing to buyers. A Zillow analysis found that listings mentioning a smart light in their description sold seven days faster than

expected, and listings mentioning a smart thermostat sold six days faster than expected. Features like a shiny, new touchless faucet will rise in popularity as homeowners prioritize the cleanliness of their home to keep their families safe and germ-free. Small City Living Increased opportunity for remote work has pushed many home shoppers to reconsider how and where they want to live. Since there is less need to be close to urban job centers, shoppers in 2021 may opt for wide open spaces and smaller, more affordable communities. This trend is already playing out in search traffic data. Small cities, such as Borger, Texas, Pierre, S.D. and Vernal, Utah, accounted for the greatest year-over-year growth in out-oftown search traffic, and a dozen markets such as Pierre, SD, Jackson, WY and Hudson, NY saw out-of-town search traffic double this year. Newly pending sales for small cities (population between 54,000 and 137,000) is up 34.3% since last year, and have seen positive year-over-year pending sales since July. Small city living will only continue to rise as telework becomes more permanent and open up homeownership opportunities for renters. Health and Wellness at Home People across the country quickly adapted to rapidly changing restrictions, creating fitness clubs or mental wellness spaces in their homes. In November, 4.1% of for-sale listings on Zillow mentioned

health and wellness areas in the home. Listings that mentioned “health and wellness” increased starting in summer, peaking in November as lockdown orders resumed and daylight took away precious daylight hours for outdoor activities. But it’s not just physical health homeowners are prioritizing. The isolation from social activities and loved ones will increase the need for more-private “feng shui” areas -- spaces for reflection and meditation to stay mentally fit, as well. Berks Homes have seen floor plans adding an extra bedroom over a garage or in their basement increase this year. These additional private spaces may start to become meditation rooms, or a quiet room to escape the chaos of life. Pet-Friendly Living The flexibility of remote work gave many the opportunity to be home all day, and made it easier to add a new best friend to their family. According to a Nielsen survey, 20% of respondents in July said they adopted one or more dogs or cats between March and June, up from less than 5% over the same time last year. An increase in furry friends means “pet-friendly” rentals are on the rise, as landlords entice renters with added benefits. Zillow research3 found that 73.1% of rental listings allow pets. As people welcome more furry family members, Zillow expects they will be looking for pet-friendly features in their next home. A 2020 Zillow analysis found for-sale listings mentioning a pet shower or dog wash in their listing description sold for 5.1% more than similar homes,

Bear hibernation is a fantastic phenomenon, and different from that of smaller mammals. Researchers have recently discovered that some hominids had whatever gene it takes to have hibernated. It seems that finding cases of rickets in skeletons provided some clue to this. But back to bear facts. Those with good fat storage maintain near normal body temperatures and are more active in the den than skinny bears who lower their temperatures more. Mothers do move around the den and are awake for the birthing in January and tend to their young. Shallow dens are at ambient temperature and most of the heat loss a bear will suffer is through the head for this reason they tend to tuck their heads beneath their bodies, thereby also breathing warm air on the cubs. The fur on the back is dense and almost impenetrable to moisture. In periods of warmth they are known to forage outside the den so maybe your Christmas fruitcake is at risk. Beary merry Christmas.

Owner Financing in Real Estate Owner financing is an alternative to a using a mortgage lender or bank. Carrying the financing on a home can be an attractive investment for a seller. the borrower and the owner/ lender: the note and the deed of trust. The note is a written agreement stating that the debt is acknowledged and there is a promise to repay it. The deed of trust is a written agreement, which allows the owner of the note and deed of trust to foreclose in the event that the buyer defaults on the payments. This second document is almost always recorded publicly in county records. Over the years, owner financing has changed and evolved dramatically. In the ‘70s, standardized Bradford forms were often used by real estate brokers in a real estate transaction. Rather than brokers creating forms or using Bradford forms, the Colorado Real Estate Commission came up with a set of approved notes and deeds of trust for real estate brokers to use. Those forms were used by Colorado Real Estate Brokers through 2013. As a result of Federal legislation commonly known as Dodd-Frank in January 2014, the Colorado Real Estate Commission removed the financing language from the standard Colorado Contract to Buy and Sell. The standard forms for notes and deed of trusts were repealed, and a whole new set of rules followed suit. Today, there are two common types of owner financing. In the first type of owner financing, a seller owns a property free and clear of any mortgages. This enables the seller to carry a note and a first deed of trust. In this case, the buyer and seller agree to a down payment amount and the terms (length of loan, interest rate, and payment schedule). At closing, title will transfer to the

buyer, and the seller’s security is the deed of trust signed by the buyer. In the second type of owner financing, a seller carries a “second” lien on a property. It is called a “second” because the loan will be in second position, or subordinate to a first mortgage from a bank or mortgage company. Just like the first deed of trust, the buyer and seller agree to the down payment amount and the terms of the loan. From the seller’s point of view, there might be more risk because the first deed of trust is in front of the “second” and if the buyer defaults, the seller would need to foreclose and pay off the first mortgage before the second lien. If the buyer is getting a new conventional first mortgage, the buyer always needs to disclose the terms of the “second” to the first lender for qualifying purposes. Sellers of their personal residence essentially get a free pass to sell their home without having to comply with more complicated owner carry rules. However, it is still a good idea to employ a real estate attorney or licensed mortgage loan originator (MLO), to make sure the documents are prepared correctly, in accordance with both federal and Colorado law. In Colorado, the law allows up to three owner-financed transactions a year without having to comply with additional rules. In the event a seller has more than three properties and wants to sell them with owner financing in the same year, it is required that a seller use an MLO to process and qualify the transaction. It is possible for sellers of multiple properties to actually become a licensed MLO rather than hiring an independent one. As always, anyone considering selling their home or buying a home with owner financing should consult the appropriate licensed professionals, such as an attorney, mortgage loan officer, and REALTOR® to help them make their decision and structure the transaction. The 2020 holiday letter of gloom, doom and gratitude Every year my husband and his siblings look though my mother-inBY MARY law’s holiday LYNN BRUNY cards and letters to catch up on the lives of extended family and old friends. She used to get these truly amazing holiday letters from a former neighbor who has since passed away. These letters weren’t marvelous because they were filled with the wondrous news of accomplishments or travels. No, these letters were fabulous because they were jam-packed with tales of woe. Anything and everything horrible that could happen seemed to happen to this poor woman and her family, and yet she always attempted to look on the bright side, bless her soul. I imagine this sweet woman now in heaven but still prone to misfortune: As she’s arriving, the pearly gates close too quickly and smack her bottom; her halo keeps

slipping and bonking her head despite several size adjustments; and saucy young angels keep knocking her over by flying too closely despite being told by Saint Peter to stop doing so. But one thing this poor woman has not had to endure is the world in 2020. I can’t help but think how wonderfully horrible her holiday letter would be this year if she did. I imagine it would be something like this: Dear Friends, Hello from my new home! Yes, you will notice by my return address that I now live in the basement storage closet of our apartment building. After my son Darrell (who used to live with me) had to give up his Uber job, I had to economize and downsize. Poor Darrell was attacked by a hive of killer hornets while waiting in line at a COVID testing site. He’s now recovering, living in his brother Neville’s barn, a great place to quarantine. Neville’s barn is empty as his farm is in

foreclosure after the drought and the plague of locusts did in his last crops. The good news is now these brothers can mend their fractured relationship. Darrell really never got over the fact that Neville ran off with his fourth wife, Darlene. But that’s all water under the bridge now since Darlene left Neville for their former farm hand, Bud. Despite Bud’s right arm and leg being ripped off during that harvesting accident, he’s still an attractive man (at least, what’s left of him, ha ha!), and apparently Darlene couldn’t resist. After pawning Neville’s electronics, Bud and Darlene disappeared right before the fires started and the house burned down. Thank goodness those hero firefighters were able to save the barn! Home sweet home (at least for 60 more days, ha, ha)! The financial glimmer of hope in our family is my daughter Angie. Her Etsy business making custom sweaters from cat hair is thriving. This is great news as her boyfriend

Duke took off with her van filled with all their pandemic supplies – including their huge stash of toilet paper and n95 masks – to sell on the black market. And I thought he was a keeper! Darn! I am finding my new home a cozy place to quarantine and am just appreciating my good health. Like most folks during this challenging year I’m learning to do more with less, especially space. For instance, it turns out one doesn’t need to be horizontal when sleeping. Who knew? And I’m fortunate to have access to a large amount of cleaning products as they are stored in my new lodgings. This probably explains why I’ve recently lost my sense of taste and smell. But really, who needs those? (Especially when one doesn’t have a shower, ha ha!) Best wishes and happy holidays!
