LETTER FROM THE PRINCIPAL Dear Readers, At its meeting on May 5, the Reserve Bank’s Board decided to lower the cash rate by 25 basis points to 2.0 per cent, effective 6 May 2015. That is the lowest Australian rate on record, a rate that is further encouraging buyers and keeping prices strong. The low interest rate environment is particularly encouraging investors, many of them mums and dads buying their first investment property. The west will continue to be a key market for these people and we are looking to further strong sales in the coming months. It really is the time to sell. It just won’t get any better.

An Event Not To Be Missed

Eight properties carefully selected for their potential to benefit from the addition of a granny flat will be offered for auction at PRDnationwide Penrith’s unique Big Backyard Sale on May 31. The NSW Government’s relaxation of planning regulations means that council approval is not required for a two bedroom backyard granny flat. The paperwork can be through in as little as 10 days. The government’s Affordable Housing State Environment Planning Policy (SEPP) permits all residential home-owners with a property larger then 450m2 (which also has a minimum 12m street frontage) to build a Granny Flat on their property. Under this policy Granny Flats in NSW can be approved as a complying development in just 10 days subject to requirements. The minimum site requirements for a Granny Flat approval as a complying development on a block less than 900sqm include: • Property must be a minimum 450m2 • Maintain a 3m setback from the rear and 0.9m from side boundaries • Maintain a distance of 3.0m from any existing trees that are over 4m in height • Maximum 60m2 internal area

• Property must be zoned residential • Property must have a 12 metre width at the building line of the proposed detached granny flat.

Penrith Stands Out At National Awards

PRDnationwide Penrith returned from the recent Annual Awards ceremony with a whole host of prizes!

20 members of the team travelled to the event at The Ivy in Sydney for a night of great food, great company and even some dancing. The Garden of Eden inspired evening provided the perfect backdrop for the company to celebrate across its real estate services nationwide, and to honour its high performers. Competing against over 110 other offices, PRDnationwide Penrith were delighted to improve on their positions from last year in the Best Office and Best Performing Principal categories. They also picked up some new prizes including Darren Latty’s High Altitude Award – one of only 6 received – and the Creative Marketing Award collected by Sophie Armond. Sharon Richards received a beautiful watch as a thank you for 10 years of dedicated service, as well as being nominated for the Support Staff Member of The Year award.
