A NOTE FROM THE EDITORS I’m extremely excited to present the Winter edition of Cayman Marshall – International Luxury & Lifestyle. We constantly try to outdo ourselves each issue, and I’m proud to claim that title again with this edition. Thanks again to my resilient staff for pulling all this together, and special thanks to Greg Armishaw. As for the market:

Toronto It’s still a seller’s market in Toronto. Sales in the Toronto housing market rose strongly in the fall. Homes sold faster on average than previous fall (measured by days on market). October prices continued to rise by 1% over September’s average prices, and 3.5% over October of last year. New listings swelled by more than 14,000, so the Toronto real estate market is more than just alive again, although still price-constrained for buyers.

Muskoka Firstly, as a team we had another record-breaking year, as we captured more market share in our respective markets. The overall sales volume, however, did drop mid-summer in Muskoka, as buyers experienced what I call the “fear factor.” In typical Muskoka fashion, our sellers also withdrew their positions on the selling side. I don’t see any sign of value dropping in Muskoka, despite all the talk of interest rate hikes and foreign policy threats. Very few of our purchasers in Muskoka require financing, and we are running out of good waterfront within three hours of Toronto, so I remain bullish on Muskoka as a sound and safe investment. Please enjoy the Winter edition of Cayman Marshall – International Luxury & Lifestyle!

Exciting times for Cayman Marshall International Realty as we continue to grow our dominance in the Muskoka market and apply those same guiding principles to bring our strategies and the same high quality service to the Toronto market.

I pride myself on being a consultant rather than a pushy salesman, to ensure clients acquire the right property for them at the right price. When the stars align and this happens, for me there is no better feeling.

For me, it’s equally exciting, as I realize a dream of working in a profession that I have always wanted to participate in. I have personally owned, built and/or developed over a dozen properties, which include rural, downtown single family, multi-unit residential, condominium and waterfront cottages. These experiences, and those gained as a real estate professional, have well equipped me with the knowledge to effectively guide clients through the complexities of buying their dream property, which as we know can be the single largest investment that most people will ever make.

GLASSES? LOOK AGAIN

ANDY WOLF

Forest Hill Optical’s eye expert, Eugene Gurevich, has a few words of wisdom for you. BY LESLIE C. SMITH • PHOTOGRAPHY BY DAVID LASKER Ask any style expert and they’ll tell you – whether you’re a fashionista or not – that a person’s most vital accessory is glasses. It doesn’t matter if it’s a pair of fun-in-the-sun shades or high-powered prescription lenses; what does matter is that your body’s most important real estate is your face, especially your eyes – the proverbial windows to the soul. These are what other people notice the most and remember the longest, so what you wear up there really, really matters. For proof, just look at the fact that these days, glasses themselves have become a fashion statement, worn regardless of necessity. WINTER 2018/2019 19 ■

WHETHER YOU’RE A FASHIONISTA OR NOT – A PERSON’S MOST VITAL ACCESSORY IS GLASSES. Of course, ask any style expert past the age of 40 and they’ll tell you that eyeglasses are more than just a modish accoutrement: they’re a must. There’s something about reaching that age that plays havoc with one’s sight. One minute, you’re tootling along with 20/20 vision; the next, you’re peering at instructions on pill bottles and complaining about font sizes. Oh, you may be able to control it for a while with drugstore readers, but sooner or later, you’ll find yourself sitting in a high padded chair, your face pressed up to a numbered wheel with a pair of small goggles in its centre while a doctor keeps asking: “Is this better, or is this better?” It’s better all round for you to resolutely ignore your baser instincts at this point. Treat it as a fact of life: the sticker shock you’ll experience when you first find out how much prescription lenses and designer

frames cost. It’s no different from understanding that those two-suits-for-$199 deals are a mug’s game. A cheap suit or a cheap pair of glasses will do serious harm to your image. And when you’re talking about your eyes, there’s the added risk of doing them permanent damage in order to save a few bucks. Sure, there are some great deals to be found on the Internet. Chances are you can click on those same designer frames that you saw in a shop selling for $20 or $30 more. But the Internet cannot fit those frames perfectly to your face, nor adjust them for optimal eyesight (nor, for that matter, can it perform readjustments, cleanings or repairs down the road). For that, you still need an experienced, registered optician, and that means taking your physical self into a bricksand-mortar store and talking to a real person. Eugene Gurevich has been in the business for 18 years, the last year and a half as the owner-operator of Forest Hill Optical. Located at 398 Spadina Road, just below Lonsdale Road, his cosy store lies right in the heart of Forest Hill Village’s tony shopping area, its mid-town location easily accessible to the rest of Toronto.

CLIENTELE WHO ARE UNSURE OF THEIR LENS NEEDS OR WHO DON’T HAVE THEIR OWN OPTOMETRIST MIGHT WANT FIRST TO HAVE AN ONSITE EYE EXAM.

“WHATEVER SUITS YOU, THAT’S IN STYLE.” Inside the store, there’s no rush, no push to buy anything other than what’s best for you. Grab an in-store espresso and sit down with one of the staff members, who will draw you out about both your lifestyle and personal style. Are you a writer who loves the classics? Then you might want some traditional tortoiseshell frames, with progressive lenses tweaked for more up-front computer viewing and book reading. Are you a sales rep who spends a lot of time on the road? How about a set of rimless lenses that offer better distance vision and less peripheral sight interference – maybe featuring the new Zeiss “Safe Drive” coating, designed for optimum performance in low light for nighttime driving? Gurevich mentions that clientele who are unsure of their lens needs or who don’t have their own optometrist might want first to have an onsite eye exam: either a partial to check prescription levels, or a full test of eye pressure, as well as early warning signs of glaucoma and cataracts. Along the way, you may hear some useful advice, such as how those transitional lenses that you see on TV (where regular glasses transform into sunglasses in bright light) may not be as handy as they seem because they won’t work when you’re behind the wheel. Or the fact that people with long-distance vision problems are unable to benefit from laser surgery. Or that laser surgery itself has a few perils that are not widely known – not to

mention that one’s eyesight changes every few years and can also be affected by certain medications, which might render the surgery null and void. When asked what the hottest eyewear looks are these days, Gurevich answers in true, style expert-approved manner: “Whatever suits you, that’s in style.” However, he does go on to list a few currently fashionable forms, including larger frames and rounder shapes for regular eyewear and nostalgic aviator styles and mirror finishes for sunglasses. As well, “Metallic accents are coming on,” in addition to très European frames that are either clear or brightly coloured, or that have ombré (gradual shifts in hue) shading. New titanium models are also touted for their non-break flex that makes them virtually indestructible. When you’re talking the latest in lens coatings, Gurevich waxes even more enthusiastic. The “Safe Drive Lens” comes up again, and the special Zeiss treatment that renders their lenses smudge-, scratch- and body oil-resistant. Then there’s the new Choice BluSelect coating that filters out eye-damaging UV and High Energy Visible blue light from electronic devices, helping prevent eye disease and also allowing digital users a good night’s sleep. Finally, he makes a very good point for shopping for designer looks in more upscale neighbourhoods, such as his. Forest Hill Optical carries a plethora of big names – Thierry Lasry, Cazal, OVVO, Fred, Tom Ford, 35/139 Tokyo, Serengeti, Vinyl, Andy Wolf, Masunaga and Cartier – brands that have a vested interest in being seen in only the best stores. It’s kind of like trick-or-treating: No matter where you live, it’s worth a small trip into the good ’hoods to get the best candy. Or, in this case, eye candy.

’Twixt the

drip

and the

loop

Words & Photography By David Lasker

Toronto abstractimpressionist artist Christine Miller creates professional art for the budget collector In the 2000 biopic "Pollock," Ed Harris portrays Jackson Pollock, the midtwentieth-century artist who used basting syringes to create abstract “drip” paintings (Hollywood mogul David Geffen sold one in 2006 for (U.S.) $140 million). The movie poster shows the artist in a characteristic pose, bent over with his canvas spread out on the floor to prevent the paint from running.

she paints with dilute acrylic pigments on an articulated drafting table that she angles up or down to control the length of the drips. “I let gravity help with the work, but it’s a controlled technique,” she says, during an interview in her east-end Toronto house. “I hold a spray bottle in my hand the whole time I’m painting, to keep the paint layers loose. The effect is close to watercolour.”

Toronto artist Christine Miller embraces drip painting, too, though

Often, her drips are a major player in the composition of the bottom third

of a painting, where they read as a reflection of trees or whatever else is going on in the focus of the painting.

“That wasn’t my intention when I started doing these paintings, but everyone says, ‘I love the reflection,’ and now those drips are one of the most popular features of my work.”

WINTER 2018/2019 33 â–

“I let gravity help with the work, but it’s

a controlled technique”

In Birch Trees in Winter, a canvas measuring 40 by 60 inches, the drips evoke the reflections on the surface of water that’s not perfectly calm. The painting was inspired by a rock wall at Gull River in Haliburton, Ont., where she and her husband, who works in construction, drive every weekend to the cottage they own. The aggressive tapering of the tree trunks in her painting conveys the foreshortened perspective of looking up at the trees while standing at the bottom of the wall. Blue-green speckles conjure patches of lichen growing on the rocks. On second or third glance, another signature trait – a tad obsessive-compulsive, perhaps – of her nature paintings reveals itself: lasso-like loops. “I connect a lot of drips back up to the top,” she explains. Another favourite detail found in many of her works, such as Red Island, measuring 32 x 60 inches, are repetitive,

34 WINTER 2018/2019 ■

wallpaper-like patterns of abstracted birds. Or are they butterflies flapping their wings, or little hearts? Miller explains that in her art she wants to form a connection between humans and nature, thus depicting interior design elements blended with outdoor landscapes. “It creates a feeling of happiness.” This current series of drip paintings is called “Home.” The V-shapes, she explains, are chevrons, “because chevrons are a popular pattern. I cut a stencil of the pattern out of paper, and I’ve been using it for a year.” Besides the great outdoors, Ms. Miller has done cityscapes, portraits and has even painted a guitar, guitar case and a piano or two. As a scenic painter, her brush graces Star Trek, the TV series. She also worked on location in 2018 in a decrepit mansion where Pape Avenue turns west below Danforth, for the miniseries based on Stephen King’s It.

She has pondered her business model. “I try to be affordable to young homeowners such as myself. I want my art to be accessible to people who buy commercial art from, say HomeSense, IKEA or Winners." For her Christmas sales, she paints 12-inch-square works directly on wood panels. In these works, the wood grain adds a subtle, collage-like background. “As an artist trying to establish a career, you can choose to be represented by an agent or gallery, if you can find one. However, coming from an entrepreneurial background – I ran a successful house-painting business called The Painter Girls, which I departed from to pursue art full time. Right now, I handle the business side myself. I’m a risk-taker, which I call my gift and my curse. I have a hard time with the confinement of a 9-to-5 job.” She sells about 100 paintings a year, and attributes much of her success to paying attention to trends in art and fashion, particularly to annual reports such as paint manufacturer Benjamin Moore’s colour trends. “Many clients, or decorators who are buying for their customers, want colours that are going to coordinate with their interiors,” she says. She also explains that her style, abstract impressionism, aligns with what’s au courant. “Trends have moved toward contemporary, abstract work and away from the hyperrealism of Trisha Romance, Glen Loates or Robert Bateman, who were popular when I was a kid – though those artists are brilliant and still have their patrons, obviously.”

WINTER 2018/2019 35 ■

“I try to be affordable to young homeowners such as myself ”

Christine was born in Calgary, but her family moved to Burlington, Ont., when she was a girl; she studied art at the University of Guelph. “As a kid, I was always drawing nature. I would endlessly draw trees, ponds, insects and animals with Magic Markers, using up my dad’s computer paper. I wouldn’t go to the cottage without bringing my art supplies.” Her summer rituals include painting outdoors at Woodbine Beach and taking an annual weeklong course at Fleming College’s Haliburton School of Art. “One of my biggest takeaways there was the classic landscape-painting technique of using a red background, because red and green are complementary colours, which creates a slight vibration on your canvas. So, I like to leave a little bit of a red background around the trees.” Indeed, she doesn’t merely revel in the optic-nerve-jangling juxtaposition of complementary hues; she likes to jack up the effect, much like the Vivid setting for the flat-screen TV that played Justin Timberlake videos during our interview.

36 WINTER 2018/2019 ■

“The more saturated colours appeal to me. They make my work bright and lively, so that, I find, people smile a lot when they step into my booth at art shows. They say, ‘It just makes me so happy.’” You can find her work at juried outdoor fine-art shows like the Riverdale ArtWalk on Queen Street East in Toronto’s Leslieville district in early June, at the Cabbagetown Art and Crafts Festival in September, at her own studio show in December, and throughout the year in rotation in coffee shops and pubs near her studio, such as Tango Palace (1152 Queen St. E.), Morgans on the Danforth (1282 Danforth Ave.) and Flying Pony (1481 Gerrard St. E.). www.millerart.ca / christine@millerart.ca Instagram: @millerfineart

WITH

Antonio

TADRISSI It seems like architect-artist-entrepreneur Antonio Tadrissi is always on the move – having over the course of his eclectic career designed condos in Yorkville and Miami for the musician Drake; nightclubs for Raptor Vince Carter; Toronto’s largest and most luxurious spa, Hammam Spa, which happens to be owned by his wife Celine Tadrissi; and private and public spaces, furnishings and artworks all over the world. Tadrissi’s studio/fabrication facility, Prototype Design Lab, focuses on building his furnishings and other pieces, which are then reproduced in limited editions for sale or as artist-grade one-offs. Having his own factory lets him control the entire process from conception to fabrication to delivery and installation. He also recently launched his own natural energy booster and hangover cure, EZOne, promoting it by wrapping his Lamborghini in advertising for the supplement. The Iranian-born Tadrissi’s designs are as much about art as they are about architecture, inspired by the local landscape, materials, light and nature. But many of them are also grounded – however obliquely – in maths and science, the product of early training in medical research. “I came to Canada in 1990 to study molecular biology at York; I originally wanted to go into bioengineering. But after obtaining my undergraduate degree, I had continued doing research there – working in cell analysis, mainly – when I stumbled across the masters program in architecture. It had never occurred to me before, but something just clicked.”

LORNE PARK, MISSISSAUGA

WINTER 2018/2019 39 ■

Tadrissi’s designs are as much about art as they are about architecture. BEL AIR, LOS ANGELES

To apply to enter the program, he discovered, required a portfolio. Though he had always been artistic, of course he hadn’t any projects to present. Instead, he began photographing buildings he liked and wrote about the connections between their designs and the inner workings of cells – both, essentially, creative forms of problem solving. His application was accepted.

spacious homes: A transparent hilltop aerie in Los Angeles’ breezy Bel Air neighbourhood; a templelike vacation getaway in Turks & Caicos; and the house he considers home, a sunny, sprawling villa in the Lorne Park neighbourhood of Mississauga. He talked to us about the reasoning, both practical and creative, that went into the design of each of them.

“LINDA FLORA,” BEL AIR, LOS ANGELES “For an architect, there’s an obsession with creating beauty,” he says. “But I also think like a scientist, so I think, why is it made? It has to be very much about function as well as about beauty.” Today, his ventures force him to spend roughly half of each month away from home, but Tadrissi is also a dedicated family man, and time with Celine and their three school-age daughters is precious. The Tadrissis divide their time together among three 40 WINTER 2018/2019 ■

Set on a hilltop with enviable views of the J. Paul Getty Museum and the Pacific Ocean on the west, and to the east, the L.A. skyline and the lights of Wiltshire Boulevard, Tadrissi’s California house is inspired by the rolling topography of the landscape around it. Recently, the house earned a Best Interior Design award in California at the 2018 International Property Awards, along with a five-star rating in the single-family residential category.

From the street, the house has a clean, almost cloistered look, with Modernist blocks of Ocean black slate and Brazilian teak, and a central stack (actually an elevator) of brass perforated in a unique, almost lacy pattern. Patterned metal like this, made from an intricate Tadrissi-devised algorithm, appears in virtually all of his designs – the perfect blend of aesthetics and math.

BEL AIR, LOS ANGELES

The garage door opens to reveal a back wall entirely of glass, illuminating the view beyond. “California is all about driving, of course,” he says, “so the car is part of the process of entering the house.” The interior flows directly from there: the elevator takes you directly up to the master suite, a convenience after a late-night party; or down to the main floor, whose openness – most of the back and one side wall consists of soaring glass walls, which open to eliminate the barrier between indoors and out – contrasts with the sheltered façade. A wellappointed kitchen takes up most of the inside wall at centre, flanked by lounge seating at one end and a dining area on the other. One of the most striking features of the house is the intricately constructed kitchen island. Its three arms resemble the shape of a Stealth bomber, an analogy Tadrissi likes. “The area has a lot of hawks, so it has a sense of flying,” he says. Fashioned at the PD Lab in Toronto from a single piece of blackened steel, its interior is reinforced with ribs, like a boat, for strength. “It pushes the envelope in terms of engineering,” he laughs. “It’s actually similar in technology to the Crystal at the ROM.” The top floor deck leads directly off the master suite as well as from a bridge that adjoins the topfloor bedrooms. Lined by perforated planters of Japanese grass, which give off a soothing sound in the breeze that reminds him of wheat fields, the top deck runs the entire length of the house, offering a variety of vantage points from which to take in the view. One end even features a small outdoor cinema, complete with pop-down movie screen: “It is Hollywood, after all,” he laughs.

“VILLA BELLA VITA,” TURKS & CAICOS The decision to build a vacation home in Turks, Tadrissi confesses, was a bit of an accident. “We were visiting a friend a few years ago, and out of the five days we were there, it rained for three of them, so there wasn’t much to do. I noticed that just about every house in the area had a for-sale sign, so we decided to look at properties just for fun.” But of course, then they saw this property, and his wife knew immediately this was the one.

BEL AIR, LOS ANGELES

WINTER 2018/2019 41 ■

Set 50 feet from the shore of Grace Bay, one of the top-rated beaches in the world, Turks has some of the world’s largest and most beautiful reefs. Unlike their hilly Bel Air neighbourhood, this property is set on a coastal flat; but Tadrissi was struck by a high black cliff face in the distance. Something about it seemed very spiritual, he says, so he set out to build a house that would be simple and almost temple-like in form. The home’s street façade, clad in pure Dominican coral stone, features a large front opening that steps down progressively to an imposing hand-carved door. “I brought that door from India, and I had it for a few years, but it was perfect here,” he explains.

"By day, from a distance the brass gleams in the sunlight, and by night the light shines through it like a lighthouse.”

TURKS & CAICOS

The door opens on a grand staircase with intricate, lacy brass railings – Tadrissi’s trademark algorithmic pattern again – and a high back wall of concrete, made to resemble the rough surface of beach sand. From there, to the left, the back of the house opens out to embrace a bright, two-storey view directly on the ocean. At ground level, oversize glass doors slide back into pockets, with triple banks of clerestory windows above, filling the interior with light. The kitchen, finished in flame-patterned Brazilian teak cabinetry, boasts a spectacular centrepiece: an island topped in a rare form of granite from Brazil, with a swirling pattern of olive-green and black. “That particular colour is found only in one in 10,000 slabs,” he says.

TURKS & CAICOS

42 WINTER 2018/2019 ■

TURKS & CAICOS

In the centre of the back wall, a double-faced fireplace warms both the indoor seating area and the deck beyond the big doors. Tadrissi’s algorithm appears again, this time as a tall perforated brass chimney equally visible from inside and out. “By day, from a distance the brass gleams in the sunlight,” he says, “and by night the light shines through it like a lighthouse.”

LORNE PARK, MISSISSAUGA Antonio confides that when he first bought the lot, he knew he would build a new house on it, but it saddened him that several mature maples and oaks on the property would be lost in the process. So he vowed that he would put them back somehow, even if only symbolically. So, in the airy and transparent interior of the home he shares with Celine and their three schoolage daughters, there’s a grove of full-size living palm, bamboo and cypress trees planted right in the centre of the main floor, lit by huge skylights in the roof and rooted in a custom-built section of the foundation. The front façade presents a minimalist, somewhat formal design, with blocks of pure white quartzite, Brazilian teak, and fish-scale shingles of Corten steel, currently a weathered deep-grey, but destined to rust attractively over time. But the fulcrum of the front marks it as a Tadrissi house: a column of laserperforated brass in his signature algorithmic pattern, adding an almost feminine, welcoming beacon to the front door.

Of all of Tadrissi’s houses, his Mississauga home feels the most personal. Here is where he and Celine house their beautiful and copious art collection, featuring a few “important” canvases but also quirky and arresting pieces that have caught their eye during their travels. He shows off an intricately cut diorama by an unknown artist with the same pride as the handful of valuable works. “When I see things I love, I buy them, rather than worrying about whether it’s a good investment or not,” he says. Tadrissi’s Mississauga home, like all his houses, is constantly being tweaked and updated. He halfapologizes for the empty pool set into the deck, which they rarely use and is destined to be converted into the foundation for a greenhouse. It’s emblematic of Tadrissi’s restless imagination: always rethinking, looking for new solutions, embracing change. “The house is a living, physical form, not a static monument,” he says. “It’s not so much about having a lot of space or a lot of stuff. I think of it as a canvas for life, always evolving and changing as we change.”

Sfogliatella filled with cinnamon pastry cream and glazed with amarena cherry

A TASTE OF THE AMALFI GOOD LIFE IN TORONTO By: Alyssa Schwartz Made up of 13 colourful villages that tumble down hillsides to meet the gulfs of Naples and Salerno, Italy’s Amalfi Coast is considered to be one of the most idyllic and beautiful destinations in the world. It’s high in these hills where you’ll find Don Alfonso 1890; widely considered one of the best in Italy, the 45-yearold Michelin-starred restaurant has become a culinary pilgrimage, a destination in itself within one of the world’s most iconic locations.

WINTER 2018/2019 45 ■

J “WE KNEW THIS WOULD BE THE PERFECT FIT FOR THE TORONTO MARKET”

ohn Steinbeck, who once described Amalfi as “a dream place that isn’t quite real when you are there,” wrote about the terror of driving along the impossibly narrow, twisty roads such as the 10-kilometre route that brings visitors from Sorrento to Sant’Agata, the quaint village that is home to the original Don Alfonso (Steinbeck wrote that when he and his wife were chauffeured over Amalfi’s hills, they “lay clutched in each other’s arms, weeping hysterically”). But there’s a far easier path for Torontonians, the new fruit of a partnership with Liberty Entertainment Group, which brought Don Alfonso to the city for its first North American outpost (its other two international locations are Macau and within a luxury lodge on New Zealand’s North Island). “We knew this would be the perfect fit for the Toronto market,” says Liberty Group president and CEO Nick Di Donato. Together with his wife, Nadia, Liberty Group’s vice president and creative director, the scions behind such hotspots as Casa Loma’s Blueblood Steakhouse and Brassai were on a mission to bring Michelin-style dining to the city. From Chile to France to Italy, the pair travelled the globe looking for the right concept to elevate the Toronto scene. “Toronto has a very discerning community with a depth of knowledge of food and an appreciation for quality,” he says. But while we have Italian restaurants in abundance – nearly 1,000 listed on Yelp – Di Donato notes, “There are (none) who are doing solely a tasting menu created by a Michelin chef.”

WINTER 2018/2019 47 â–

Don Alfonso 1890 doesn’t just sail – it soars.

Ice-creamed eel with sturgeon caviar and rose scented tagliatelle

T

he new Don Alfonso 1890 is as much of a dreamy mind-bender as Amalfi is, as Steinbeck described it: two eightcourse menus consisting of dishes such as ice-creamed eel topped with sturgeon caviar, gorgeously plated with brilliant emerald swoops of minced fresh herbs and a coil of wild rose-scented tagliatelle, and dusted with crumbles of pulverized egg yolk; or rich, creamy soy smoked tofu soup, dramatically revealed via a crack of its crisp sesame bread cover. Some standout courses, such as seared Muscovy duck breast served with smashed Royal Gala apple, balsamic reduction and a house-made dust of borage and cinnamon, created in homage to Canadian local ingredients, are also available on an à la carte menu in the upstairs lounge.

48 WINTER 2018/2019 ■

“I had the pleasure of spending two months with [Don Alfonso 1890’s Michelin-starred] Chef Ernesto (Iaccarino) in Sant’Agata,” says Saverio Macri, Don Alfonso Toronto’s executive chef. “We have very similar philosophies in which we both believe that the quality of local ingredients comes first.” As such, while Toronto guests can taste some of Iaccarino’s most iconic preparations – for example, his take on a traditional baked egg: a slow-cooked egg yolk surrounded by indulgent burrata foam and topped with black truffle caviar – there are also some unique Toronto adaptations. Macri, who earned a diploma in culinary management from George Brown College and who was previously executive chef at Etobicoke’s acclaimed (and far more traditional) Via Allegro, says his time with Iaccarino gave him “a different way of thinking. Our cuisine is about taking pride in the ingredient, working with fresh local ingredients straight from the farm and keeping the final dish simple yet elegant.” While honouring Don Alfonso’s culinary heritage means importing some ingredients – such as Amalfi’s incomparable olive oils, lemons and San Marzano tomatoes – seasonal vegetables come from within 100 kilometres of the downtown location. There is one item that wasn’t transported across the Atlantic, though it perhaps should have been: a quote from the late Italian actor and poet Eduardo De Filippo, which opens the Amalfi menu. “Only after having studied, breathed and respected tradition do you have the right to set it aside with the knowledge that we are in its debt for having shown us the way. Naturally, if we remain anchored to the past, our life becomes stagnant, but, if we use tradition as a springboard, we will sail that much higher in the air.” Rooted in this philosophy, Don Alfonso 1890 doesn’t just sail – it soars.

WONDERING WHAT MAKES AN EXCLUSIVE LISTING EXCLUSIVE? The Muskoka real estate market is hotter than ever, and common advice from ordinary brokerages tells you to advertise to millions on multiple websites. Your property is neither common or ordinary, so how do you keep your listing from getting lost in the thousands of other listings? It deserves the premier services of a Cayman Marshall exclusive listing, designed to deliver proven results. An exclusive listing with Cayman Marshall is a level of service uniquely created to get your luxury property front and centre to interested buyers: quality over quantity. Our dedicated team of agents knows the difference between simply whipping up attention for a property and establishing credibility with serious buyers and sellers. We know that the exact buyer you need is the one who wants the inside track on only the best available properties. These are the buyers who have neither the time nor inclination to sift through hundreds of similar-sounding descriptions on MLS. A Cayman Marshall exclusive listing means our agents will pre-qualify prospects and eliminate the “recreational” lookers and

nosy neighbours. For higher-end properties, we may require bank documentation to prove serious interest before we show it. Our agents may work on a negotiated reduction on commission. Our clientele may desire very specific showing instructions. These are examples of specific and/or custom conditions that are set out in the listing agreement that are available to our exclusive clientele. This ensures that every one of your expectations is met. We at Cayman Marshall don’t believe in a one-size-fits-all approach to selling luxury Muskoka real estate. An exclusive listing starts with a personalized marketing plan rolled out to the more than 27,000 people in our database and visitors to our website. When you list exclusively with Cayman Marshall our team will have the sole right to showcase your property for the duration of the listing. Concessions can be made for other brokerages, but only for genuine, qualified prospects. Regardless of whether you’re a motivated buyer or seller, an exclusive listing with Cayman Marshall is a great option for those that want an alternative to MLS.

For Richard and Tracy Campbell, making the decision to sell their beloved Lake of Bays waterfront property wasn’t an easy one. They’d been cottaging up here with their kids since the ’90s, and Richard’s family had owned vacation property on this road going back five generations. The Campbells had built the original cottage on the property, a post-and-beam cottage by Normerica, in 1995. It was great when the kids were young, but when the couple retired about three and half years ago, they decided to sell their house in Oakville, Ontario, and move up here full-time. The idea, says Richard, was to turn it into a family compound that would bring everyone together for holidays, winter and summer.

The cottage was designed to maximize the views. “But then, our kids moved out west and they don’t visit us that often any more,” says Tracy. “We ended up buying a house in Kelowna, and planned to come back to the Ontario cottage in summer and fall. But we gradually began to realize it wasn’t very practical; having to keep up the maintenance on a cottage that would stand empty for eight months of the year just made no sense. And then, we hadn’t planned on falling in love with the Kelowna area. So we slowly realized the time had come.” Set on a deeply sloped plot above the water, surrounded by 28 acres of maple woods, the cottage was designed to maximize the views of the water and the beautiful rock outcroppings all around. “There’s a cliff directly behind the house you can walk right out onto, and another in front,” says Tracy.

How one couple’s experience with the Cayman Marshall Advantage made the sale of their Lake of Bays cottage more than just a great financial success – it was a great experience from beginning to end. BY MARTHA UNIACKE BREEN

Working with Toronto architect Thomas Moore and local builder Ian Karn of Byl-Karn Construction, they pushed out in all four directions, more than doubling the size from 2200 to 4500 square feet, and added a wealth of contemporary-tinged design touches. They also customized it for how they lived now, with features such as a private master suite and a sunny adjoining art studio for Tracy, who is a painter, and extra bedrooms for their kids and grandkids. The couple had taken an active role in the planning and design of the revitalized cottage. For Richard, who had grown up with a traditional Muskoka cottage, retaining the rustic look and feel of exposed wood in an open contemporary space was important; for artist Tracy, it was all about beautiful finishes and materials.

“It was apparent that Todd had clients, listings and sales in our price range and type of cottage.” “Wherever I could bring in an interesting contrast, I did: rustic/modern, contemporary/traditional, large/small, light and shadow. I wanted the entire interior to feel organic and textural.” She tells of going to the stone distributor with Ian to pick out just the right patterned stone for features like the quartzite kitchen counters and marble surfaces in the powder room. Another striking artistic touch is the steel double-sided fireplace that warms the lower-level Muskoka/games room. “When the section of cold-rolled steel first arrived, it was shiny and new looking, which didn’t look that good,” Tracy explains. “But our builder treated it with acid and then ‘rusted’ it by simply leaving it outside – you can see raccoon footprints and the outlines of fallen leaves on it. It’s beautiful,” she says, adding with a laugh, “I didn’t want to cover it up by hanging the TV in front of it!” The property also includes a boathouse with a great dock for swimming, a bunkie and a garage, where in years past, they’d get together with neighbours to make maple syrup from their own sap line of 68 trees. “When we decided to sell it, of course we were sad,” says Richard. “Our heart and soul was in this cottage, and we never thought we’d sell. And we thought about selling it for a long time before we finally did.” They started their research slowly, figuring they’d just chat with a couple of local realtors to find out what was involved. That’s when they first came across Cayman Marshall, and owner 108 WINTER 2018/2019 ■

Todd Adair. “It was apparent that Todd had clients, listings and sales in our price range and type of cottage. So we said, let’s just meet him and see if there’s a fit.” A couple of days later, says Richard, Todd came to the house and walked around the entire property with them, discussing how it could be presented to get the maximum return, and answering the couple’s questions about the Cayman Marshall Advantage, which takes a team-based approach to marketing its properties. A few days later, he invited them to the Port Carling office, introduced them to Amanda and other team members, and gave them a formal presentation. Though they had originally thought they’d wait till spring, they decided to sign. From Todd’s point of view, it was the perfect combination of a great house and a great couple. “It was really an ideal scenario from my point of view. We hit it off right from the first minute. I could tell they were a bit nervous, because our team approach is a bit different, but any myths were quickly dispelled, and there was a great synergy.”

After a bit of staging and other preparatory work, the Campbells put their cottage on the market on a Friday in late September, expecting it to be on the market for about six months or so. That same night, they got a call for a showing on Saturday, and six the following Sunday. By Sunday night, Tracy says, “Todd called and said, very casually, that we had three or four offers. We were stunned! Even the lowest was significantly above our asking price. And all of them were nice families. In the end, we sold it to people we knew whose parents have property down the lake – a lovely family with young kids.” In the end, the Campbells’ cottage earned the highest price on the lake this year, and the whole selling process was handled so quickly and efficiently that, Tracy says, “We were only sorry that since it sold so fast, we couldn’t spend more time working with Todd! “He was with us every step of the way; the whole team was very professional but very down-to-earth as well. I would highly recommend Todd and Cayman Marshall – in fact we already have, three times.”
