As I sit in our storefront and write this, I am blessed to be looking out over Kew Gardens. And, while blocking our seasonal view of the sun dancing off Lake Ontario, the trees are in full bloom, and I find myself daydreaming of Summer days!
While the Beach is a magical place to live year-round – warm Summer days are when we really get to enjoy the benefits our area has to offer. Whether grabbing a waffle cone at Ed’s and walking the boardwalk, playing beach volleyball, going for an SUP on the lake or relaxing on your favourite patio – Summers in the Beach are special!

The story remains the same… inventory is low and great homes are selling quickly – often before they hit MLS. This January, a new rule was imposed on Realtors. If a home is marketed publicly (a lawn sign, a social media post or an ad in a local newspaper) it must be listed on MLS within three days. While these homes can’t be marketed publicly, they are allowed to be promoted from Realtor to Realtor. The result is that potential home buyers searching without a Realtor aren’t seeing these off-market opportunities, while local Realtors such as those at Grace & Co. are in the loop and bringing these opportunities to our buyers. 1) Grace & Co. Hosted Events
In May of last year, we kicked off our event hosting with a delightful popup featuring KupKates, a newly opened bakery located at 955 Kingston Road. Attendees savoured an array of delicious cupcakes, cake pops, and custom-order cakes. @kupkatesdessert

2) Thanksgiving Food Drive
In our effort to give back to the community, we organized a Thanksgiving Food Drive supporting the Daily Bread Food Bank. It was truly heartening to see the generosity of our neighbours and clients as they donated essential food items. Together, we collected a significant amount to contribute to those in need. This initiative not only provided nourishment but also strengthened the bond within our community.
3) Santa Claus Parade
Participating in our local Santa Claus Parade is a tradition we cherish, as it allows us to show our support for Centre 55 and spread joy throughout our community. It has been a muchanticipated staple in the Beaches for over a decade, and marks the exciting beginning of the holiday season.

4) Gingerbread Silent Auction
In November, we enthusiastically joined the Gingerbread Silent Auction at the Beaches United Holiday Market. Led by Sheila, our Design Manager, with the support of our dedicated team, we crafted a stunning replica of the Beaches Leuty Lifeguard Station using gingerbread, candy, and icing. The auction proceeds contributed to vital community programs supported by Beach United Church, underscoring our commitment to giving back to the community. It was a joyous opportunity to showcase our creativity while supporting a worthy cause.
5) Pictures with Santa Claus
After a hiatus due to the pandemic, we were thrilled to revive our cherished tradition of hosting pictures with Santa Claus at our office. We extended warm invitations to both clients and the public, inviting them to capture the magic of the season with Santa while enjoying holiday cookie decorating and refreshments. In the spirit of giving, we encouraged attendees to bring a new toy to support our Toy Drive for Sick Kids, and we were overwhelmed by the generosity as we donated a trunk full of toys to bring joy to children in need.
In a meaningful shift from our usual client Christmas gifts, this year we redirected our efforts toward supporting organizations combating food insecurity in the East End, including our local Centre 55.
6) Kid2Kid Bag Drive
In July, we proudly donated funds and assisted in filling backpacks with essential school supplies for Kid2Kid. This meaningful initiative took place at our local Beaches Recreation Centre, where we joined hands with the community to support students in need. Upon receiving the go-ahead from our clients, Sheila Shabsove, Design Manager at Grace & Co., obtains quotes for all the improvements. Then, the budget is presented to the clients for their approval. If they agree, Sheila and the team manage every aspect through to completion. It's a truly turnkey experience.
Often, these strategic improvements can be as simple as a fresh coat of paint, replacing brass door knobs from the '90s, or adding a tile backsplash in a kitchen. But some homeowners want to see larger returns, so they tackle larger high-value items, such as updates to their kitchens and bathrooms that can exceed $100,000 but bring high-value returns.
In this article, we focus on a home we recently sold where our Design Team worked their magic!
Our clients interviewed three local real estate teams and, based on the value proposition we offered and the value we saw in their home, they hired Grace & Co. Five weeks and a day after hiring us, their home was updated, staged, marketed, and sold with 14 competing offers, fetching in excess of $100k more than what the other real estate teams said their home was worth!
In this case, our clients led busy lives. The husband had accepted a new position in the UK and was frequently flying internationally while the wife

was managing their home and looking after two little ones. Our team ensured a concierge level of service to minimize their workload and stress. Geoffrey even went the extra mile, driving to Markham to pick up a hinge for their kitchen cabinets and installing it himself!
Their home was unique. In an area of the Upper Beach where most homes are 100 years old, a pair of semi-detached homes built 24 years ago stood out. With modern construction, including a tall basement, level floors, no knob and tube wiring, and a spacious layout, this property was highly desirable. However, at 24 years old, some elements were showing their age, particularly the kitchen.
Without installing an entirely new kitchen, we aimed to bring the heart of the home from 2000 to 2024. We updated the counters to a neutral quartz, added an adorable 4x4 tile backsplash, painted the cabinets a soft shade of off-white, and replaced the hardware and faucet.

Our clients were pleasantly surprised by how cost-effective this refresh was and were blown away by how their kitchen looked afterward! They even discussed how they should have done it when they first moved in.
To complete the makeover, several lights were changed, interior door handles were swapped for new black hardware, an updated laundry sink was installed, and the home was painted from top to bottom.
Not only did the homeowners get a substantial return on their investment, but their home also sold quickly. A competing semi-detached home that listed the day before only received one offer, while our clients reviewed
14 competing offers! The other property didn’t sell, had to raise its price, and is still on the market.

In-house design manager Sheila Shabsove knows what it takes to make any house present better, sell faster, and earn more money for the seller.

Making a house look its absolute best when it goes on the market can make a difference of literally hundreds of thousands of dollars to the final selling price. That’s where the expertise of Grace & Co.’s inhouse design manager, Sheila Shabsove, can be indispensable.
As soon as you hire Grace & Co., arranging a walk-though with Sheila is one of the first steps in the process of getting your house “ready for its close-up,” so to speak. The kind of work that Sheila does relies on understanding not only what trends and tastes are likely to appeal to buyers, but which upgrades or repairs can’t be overlooked – and where she can save the
client money. “Some people are willing to spend a lot of money to make their house look great, while others prefer not to; you have to be able to work with both equally well.”
That trained eye comes from a fascinating and varied background in both commercial and residential interior design. Sheila was born in Sarnia and grew up not far from Goderich, Ontario. While still an

undergrad at Fanshawe College (where she would go on to earn a degree in commercial interior design), she landed a co-op job with Cineplex Odeon Theatres under legendary impresario Garth Drabinsky, and after graduating went on to work full-time there.
“They had a huge design department at the time, and we designed movie theatres all over the world.” It was here, she said, that she learned about flexibility, and finetuning a design to the precise needs and tastes of those who would later patronize the theatres – each tailored to the unique character of its region.
Eventually, of course, Drabinsky fell from grace in a spectacular and very public way, and Sheila went on to work for a local architect, where she gained her first real exposure to residential work. She discovered a real passion for this area of design, and more residential work followed over the next few years, until she decided to take time off to raise her growing family.
Once her kids were old enough to go to school, she returned to design work, and found herself gravitating to an even more specialized pursuit: real estate prepping and staging. She worked regularly with several local agents here in the Beach, while doing the occasional private commission on the side. Then one day, she received a call from Geoffrey.
“He had seen a post I put on Instagram of a reno I had done of a house on Sprucehill Road. I guess he saw something in it, because he said he was looking for a designer for the company and suggested we try each other out and see how it goes. Well, I guess it worked out okay,” she laughs, “because we’re coming up on three years this spring.”
Prepping a house for sale, Sheila explains, is a complex process that requires flexibility and empathy as much as great technical and communications skills. You are being called upon to objectively assess a home whose sellers may have strong emotional bonds to it, so a degree of tact is always necessary. At the same time, maximizing return on investment is paramount, whether the budget is generous or tight.

detailed plan of everything the house needs to bring out its best, from basic painting to full-bore renovation. The assessment also includes a detailed cost breakdown and identification of must-dos and might-dos.
Even more than in regular residential work, she says, “You’re always working under time constraints, and you have to keep that in mind at all times.” As soon as she and her team get the go-ahead, it’s straight to work: ordering materials, scheduling trades, doing the measuring and spec-ing that are part of every design project. For the client, the process is virtually turnkey.
But sometimes, she admits, it isn’t always quite that straightforward. “When you’re under time constraints, sometimes you just do what you have to do to get the job done.” That might mean driving to pick up products herself, or, in at least one
was one job where we were almost out of time, so I changed into my jeans and the handyman and I finished up the painting ourselves. Often, it’s a stressful time for the owner, so you just do whatever you have to do to help out.”
With every job, there is always a lot of back-and-forth with clients and trades, and staying on top of it all is a challenge; it’s a difficult but ultimately gratifying aspect of the work. “That’s where having good communications skills is very important. It’s all about juggling different properties, and all the little stuff that makes a difference.”
What’s her favourite part of the job? Of course, it’s when the last tradesperson packs up, the furniture is in place and the house is finally ready for the opening.
“When all the clutter and mess is gone and you see the client’s reaction when they see it – that’s definitely the best part.”

5) Toronto Outdoor Picture Show

On clear and warm summer weekends from June through to the end of August, nothing quite compares to taking a blanket and some popcorn and heading to the neighbourhood park for a free film screening. The Toronto Outdoor Picture Show’s summer film series, held in five downtown parks across the city, follows a theme (in 2023, it was “Another World”), and offers a different double bill each night, pairing a beloved classic like ET with a lesserknown short film. Film fare can range from family favourites like the Wizard of Oz to more adult-oriented films; go to the show’s website at topictureshow. com and see what’s on before you go. Screenings are free, but a taxdeductible donation is appreciated.

Another small park on the waterfront that arose from an unlovely bit of former infrastructure, Love Park was opened in 2021 on the former site of the Gardiner Expressway’s York-Bay-Yonge off-ramp. This charming little jewel of a park features walking paths lined with mature shade trees, bronze animal sculptures, rolling landscapes, and as a centrepiece, a heart-shaped pond. (The pond’s whimsical silhouette is best appreciated by the denizens of the nearby office towers, giving them a momentary visual respite from the daily grind). It’s a great place to sit and eat a sandwich, people-watch or just enjoy the shade on a warm summer’s day. But there’s usually something going on, and space along the paths for pop-up food vendors and events— waterfrontoronto.ca lists upcoming events here as well.

TOAF brings together dozens of established and new artists from Canada and internationally and is known for having launched the careers of many now-famous artists, including Ken Danby, David Blackwood, and others. While you’re browsing the iconic white tents that house the artists’ work, enjoy food from Mado Turkish resto, Tropic Love smoothies, and five other unique food vendors. For homeowners and those wishing to deliver beautiful bouquets that send a heartfelt message, Edwards says that people have a strong desire to purchase natural and/or locally grown products and opt for designs with a more relaxed feel rather than compact (less formallooking) designs. “In past, (it was) what we would call flower on flower, so not a lot of greenery with it,” he says. “Now, they’re more asymmetrical kind of designs. There’s a little bit more greenery, more movement in the flowers so you can appreciate each bloom rather than be gazing at a tight collection of flowers.”

Compared to the home décor industry, which banks much of its business on the “Colour of the Year,” Edwards says florals are instead closely tied to personal tastes in bouquets that can accent someone’s home. “I would say still at the top is greens and whites. More of a neutral palate,” he says, noting that the same is currently true for special events, where white and green is already a common colour choice this year.
Seasonally speaking, spring brings tulips, hyacinths and daffodils, while early summer offers peonies, and then unexpected combinations, sizes and textures of mixed wildflowers, which is one key trend to point out for the year. Wildflowers are also a natural way to embrace sustainability within the industry. The availability of wildflower bouquets is in the heart of summer, a time when you may reflect on your childhood, picking collections of blooms from a field, and anticipating giving them to your mother or a childhood crush.
Caring for fresh bouquets is easy, with a few tips in mind. “What’s important is first trimming the stem,” Edwards says. “Then, the container you put them in must be clean. Fill the container with cool to lukewarm water.” The last step in ensuring their longevity, he says, is to change the water every other day. “It’s all about caring for them properly when you receive flowers,” says Edwards. “Generally we say cut flowers should last seven to 10 days. If you’re buying cut orchids, you may get two to three weeks (because of the type of stem). Most flowers will likely only live for seven days.”

Secondly, we want to ensure that a buyer falls in love within the first seven seconds of browsing your home online to increase the chances they will book an in-person viewing. Real estate purchases are often led by the heart, not the head, so we want the furnishings to complement or elevate your space. When looking for top dollar for your home, you need to provide an experience similar to a new home sales centre – a clean, well-lit space with furnishings, art and accessories that could be from your buyer’s favourite shop and even some subtle music playing in the background! It’s not enough for a buyer to like your home; they must fall in love with it.

This issue’s featured staging is of a detached home just east of the Beach –in the Hunt Club. More than 14 years after helping our clients sell their Beach home and purchase this one, the benefits of condo living were growing stronger, and it was time to help them sell their home.
We discussed the return on investment that our Designed to Sell program could bring them. A fresh coat of white paint, updated light fixtures, and painting the kitchen and bathroom millwork along with new stone counters would transform the space and increase what they could realize for the home. But since the home had already doubled in value since they bought it, they were satisfied with the current value and opted to focus on just staging.
In the living room, the placement of their furniture was perfect, but while the oversized leather sofa and club chairs were extremely comfortable, they crowded the

room, absorbed the natural light flowing in from the bay window, and felt dated. When the team was done, a tailored light grey sofa, two bouclé occasional chairs, a bright area rug, an airy marble table, and fresh accessories transformed the space. The room immediately felt brighter and more spacious!
At the front door, a console table was brought in and dressed while a pouf was added for the functionality of sitting to tie/untie your shoes. At the rear of the home, a small family room housed both an outdoor wicker loveseat and a workstation. Both were removed to accommodate a more comfortable sofa, given there were already two work-fromhome setups in the basement, and an area rug was put down to keep your toes warm on the tile floor.
The primary bedroom in this home featured a sitting area with a fireplace. By removing the dresser and updating the furniture set to match the new living room, we made the room feel larger and ensured a cohesive feel throughout the home.
Our clients were thrilled with how their home looked and even more thrilled with the result we achieved for them. One of their neighbours had sold the week before, with six competing offers. We secured nine buyers for their home and beat that last sale by $110,000! And that neighbouring sale that they were worried might drag down their value… we beat it by nearly $350,000!!

This year, we saw buyer activity pick up in January and the market matched its 10-year average of a nearly 8% jump in price from January to February. While Beach-specific stats are always relevant, the small sample size makes the data less reliable. Although bidding wars returned in January and early February, they usually resulted in conservative sale prices. We have recently noticed the return of bully offers and the occasional sale price beyond our expectations. With recent economic data pointing to interest rate cuts on the horizon, buyers are rushing to enter the market prior to interest rate cuts and the expected price increase that will follow.
