s the fall settles in and we prepare for the winter months the real estate market continues to generate buzz in the industry. The market consistently outperforms the year over year numbers and by many accounts, our expectations. The long term growth that has been experienced over the past decade is remarkable and shows no immediate sign of stopping. Looking back, in 1996 the average GTA residential selling price was $266K, in 2006 $440K and in 2016 $1.2M. There are several contribution factors to these increases including favorable interest rates on mortgage loans as well as demand far outweighing supply in populated cities. Real estate has such a solid track record of increasing value that it is the perfect

investment to include in your long term growth plan. In Sept, the Burlington Real Estate market celebrated cracking the $500K ceiling with the average selling price now ringing in at $501K and detached homes averaging $830K. Whether using real estate purchases as an investment property, summer home or principal residence the value has been consistently strong for over a decade. What buyers should know about Waterfront Design By Penn Javdan The wonders of waterfront living are many. From the thrill of crashing waves and the sizzle of a romantic storm to the soothing calm of a lake and majesty of endless horizons, many clients with comfortable budgets are inspired to build their dream homes in just such a setting— but do they know what to look for when it comes to design? Architects, designers, builders, and landscape professionals play an undeniably central role in this process, but the more informed a client is about the ways in which the nature of waterfront properties inform design, the better they can communicate with those professionals and the more they will enjoy their own properties for years to come.

[This is precisely why] it is imperative that discussions with local authorities happen up front on what can and can’t be done on the lot.” In terms of practical use, people typically think first of what they want in terms of items or features instead of lifestyle requirements. This can be a good starting point, some typical examples being pergolas, boathouses, infinity pools, outdoor covered patios, tiered decking, pavilions, and fire features. Another crucial consideration is to think of how the design of glass will affect the rear of the home, typically the elevation facing the water. Even where architectural styles turn out to be traditional or transitional, the rear of the home is often treated in a more contemporary manner: larger areas of

According to David Carrothers Architectural Designer at Carrothers & Associates located in Hamilton, “[Many] clients want the house to sit directly on the water but unfortunately there are

However, the right proportion of glass to other materials must also be maintained to preserve the feeling of warmth especially because waterfront living imposes different feelings in different seasons.

Many people think of waterfront properties in terms of what they offer on the exterior of the home, but an innovative way to approach the issue is to undo the traditional barriers and living spaces within the home. Bill Hicks remarks that the goal of a well designed waterfront property should be to address not only unobstructed views when a person is static inside the house, but even when he or she is moving throughout. And a major difference between waterfront and non-waterfront properties is the concern to create areas that are more balanced with the surrounding atmosphere — water, landscaping and vegetation included.

Still other ways abound in marrying indoor and outdoor living. According to a senior designer at International Landscaping. “The use of architectural features such as vanishing edge poolscapes where architecture meets natural landform while also reflecting nature in the reflection of the pool � is one example of being conscious of the attempt at minimizing the divide between interior and exterior spaces. Another application is to employ tiles or heated stone flooring with sliding doors to marry covered to uncovered space in one continuous flow. A more innovative way is to engage in strategic planting initiatives that create a sense of mystery to block and open up new views leading to the waterside, especially given varying degrees of grading. This acts as an attractive interplay between revelation and concealment. From an environmental perspective, well thought out design allows for the cleaning and maintenance of waterways, which permit more efficient use by private residences, while protecting precious habitat. And the use of environmental features such as solar power, LED lighting, rain water harvesting, native plants, and LEED-certified materials and processes enhance the performance of the home and reduce a wasteful footprint.


Most important of all, design considerations culminate in the expression and embodiment of lifestyle. Before engaging professionals on a particular project, clients should take the time to consider what their functional needs are: to take a few examples, if they will incorporate summer water sports such as jet-skiing or boating, winter activities like skating, and issues such as the dynamics of their family, the time of day they wish to be together, where they like the sun to be for a given activity, and other equally worthwhile practices. What clients desire out of a waterfront property can be optimized by also keeping an open mind on what to expect in the design of such a property. Waterfront lots are not traditional lots and should therefore not be designed as such. Introspection and research ahead of time will reward homeowners by adding value to the way they wish to live. We enjoy a sense of belonging by creating a sense of place. Part of that commitment is to make the design and build process enjoyable by ensuring that it is properly managed. In general, there exist three types of clients. The first is the hands-on client who wants to be heavily involved. The second is the turnkey client who involves him or herself minimally in

the project. The third type is the well-informed client who understands the importance of preparation and communication. This relies largely on trusting the professionals they’ve hired in an effort to make their work as great as it can be, all for the purpose of enjoying the final product. Whereas some builders build luxury homes on spec for sale to any potential client in the market, others build at the explicit solicitation of the client. This second sense is the sense in which the term “custom home� ought to be received, and in this spirit that true design should be accepted. A project as intricate and personal as a home relies on a network of informed processes and well-developed instincts. It is both a science and an art. In conceiving, planning, designing, and building a dream home, the client is shaping the character of the home as a reflection of his or her own character. This is the beauty and power of a truly luxurious lifestyle. It is a way not merely of knowing oneself, but of being oneself. Character goes a long way in the long run.

IN The fall leaves have wished their host trees farewell, completed their journeys from hopeful bud to burgeoning and bursts of chartreuse to wistful whispering reds and fuchsias to fluttering embers of memory and back to the earth. The cycle continues, unabated and unchanged, as the calendar crests unavoidably to the year’s final season. IT’S COMING. Or maybe it’s already here. Winter. The season of darkness. The playground of short days and sub-zero temperatures. The year’s final act before the promise of something new. Our buckets of salt are full and our shovels are new. Our fireplaces cleaned and our chimneys are swept. Our snow tires are on and our parkas and toques have been retrieved from long forgotten boxes in basement storage. We’re ready. Or are we? There is perhaps no region that oscillates so drastically between climates like Southern Ontario. From the cleansing rains of spring to the sweltering humidity of 40˚C summer days to the crisp snap of autumn to the desperate cold of -30˚C winter, the Golden Horseshoe and the Greater Toronto Area are a universe unto their own. And within the context of that vacillation is the manner in which we adapt and attend to the aesthetic of our homes. Nothing drives us inside like winter. The days are short, the nights are long, the snow is unrelenting, and the cold is unimaginable. And once we’re inside we’re hesitant to leave. And why would we? Winter’s reclusion is one if its great joys. Imagine a fluffy white shag rug or a white large knit wool throw on your sofa or love seat… Let the hibernation begin!” But the visual aesthetic of your home is simply not enough. Sitting down with Bob took several interesting turns, including an opportunity to discuss the hot Southern Ontario housing market and best practices in the world of home insurance. When thinking about purchasing a home, home insurance might not be the first item that comes to mind but it should be in the top 3 considerations. Home insurance is such an integrated part of home purchasing that new home owners are unable to collect their keys on closing day until the proper insurance policy is in place. Being an active and respected member of the Southern Ontario business community for the past 25 years, Bob and his team of professionals know a thing or two about this subject. The discussion began with the topic of home inspection. It is recommended that a perspective home owner always include a home inspection as a condition of purchase. The home inspection report is vital when applying for home insurance as it will identify the condition of the foundation, roof, appliances and many other relevant details. Once the home inspection report has been generated, it is recommended to review the results with an insurance professional. An insurance professional will be able to identify any items that will result in high premiums or that will be unable to be insured under standard policy terms. Once the purchase phase is complete the qualifying process begins for the new home policy. Bob and his team revealed the top 3 deterrents in achieving favourable home insurance premiums. The first and most problematic is a leaky basement or any cracks in the foundation that could cause leakage. A close second is knob and tube, aluminum or other forms of outdated piping or wiring that are not up to date according to current building codes. Lastly, older plumbing is problematic if past leaks have been identified. Additional items that come into play are the condition and age of the roof and furnace as well as any previous water damage or preventative measures in the home against water damage (such as back flow or sump pump).

Celebrating Thirty Years of Contemporary European Furniture and Design For Toronto’s Simone family, interior design is in their blood. It’s a family legacy that dates back to May of 1986, when husband and wife duo, Angelo and Ginette Simone, set to open the doors of Martin Daniel Interiors and become one of the city’s most well-known furniture retailers, specializing in Italian imports. an expert in imports, having worked for another prominent Toronto furniture company for a number of years. His wife, Ginette, originally from a small town in Quebec, was also well-established in the home décor industry, specializing in boutique merchandising for a variety of stores across Toronto. Meshing their talents and passion for curating the finest handmade furnishings from Europe was a given – and, as such, Martin Daniel Interiors was born.


Three decades later, as the company celebrates their highly anticipated thirtieth anniversary, Martin Daniel Interiors remains family owned and operated by Angelo, Ginette and their two grown children, Valerie and Martin Simone. The buying team, headed up by Angelo himself, frequently travels across the European Union to attend furniture shows in search of fresh and innovative designs that add originality and novelty to any space in the home. Their curated collection is known for their unique finishes and fashion-forward clean lines, with many pieces featuring the natural warmth of exotic woods, high-gloss lacquered finishes and metal accents.
