[PROJECT DESCRIPTION]
THE CENTER FOR INDEPENDENT LIVING AND CULTURE, A NONPROFIT ORGANIZATION SUPPORTING PEOPLE WITH DISABILITIES, SEEKS AN INNOVATIVE DESIGN SOLUTION TO RENOVATE THE KEY SYSTEM BUILDING. EMPHASIS WILL BE PLACED ON ACCESSIBLE INTERIOR SPACES THAT WILL CREATE A VIBRANT NEW CIVIC ACTIVITY CENTER FOR VISUAL AND PERFORMING ARTS. THIS BUILDING, WHICH FEATURES A STRIKING BEAUX ARTS FACADE AND IS REGISTERED AS A NATIONAL HISTORIC PLACE, IS IN A GREAT LOCATION AND IS ACCESSIBLE TO THE PUBLIC TRANSPORTATION SYSTEM, INCLUDING BART. THE INTERIOR SPACE WILL BE USED FOR OFFICES, MEETING SPACES, A CAFE, GALLERY, PUBLIC EVENTS, A SMALL THEATER, VISUAL AND PERFORMING ARTS STUDIOS, AND CLASSROOMS. THIS CENTER PARTNERS WITH THE ED ROBERTS CAMPUS AND LOCAL VISUAL AND PERFORMING ARTS COMMUNITIES, INCLUDING NEARBY PERFORMING ARTS THEATERS IN THE OAKLAND AREA. THE CENTER FOR INDEPENDENT LIVING AND CULTURE OFFERS VISUAL AND PERFORMING ARTS EDUCATION AND PROFESSIONAL SERVICES (SUCH AS MARKETING AND OUTREACH) TO LOCAL ARTISTS WITH DISABILITIES. THE CENTER WELCOMES EVERYONE REGARDLESS OF ABILITIES OR DISABILITIES. IT IS A PLACE TO CELEBRATE THE HUMANITIES AND DIVERSITY. [CLIENT GOALS]
THE GOAL OF THE FOUNDATION THAT IS FUNDING AND RUNNING THE CENTER FOR INDEPENDENT LIVING AND CULTURE IS FOR THE DESIGN OF THE INTERIORS TO BE UNIVERSAL WITHOUT CALLING ATTENTION TO ITS SPECIAL ACCESSIBLE FEATURES. THE DESIGN SHOULD BE ATTRACTIVE, INNOVATIVE, COMFORTABLE, AND ELEGANT - EQUALLY USABLE TO YOUNG AND OLD, MOBILITY CHALLENGED OR NOT, AND ACCOMMODATE THE NEEDS OF A CULTURALLY DIVERSE PUBLIC. [DESIGN PROBLEM]
THE BUILDING STRUCTURE WAS DAMAGED BY THE 1989 LOMA PREITA EARTHQUAKE AND HAS BEEN VACANT SINCE THEN. THEREFORE, IT NEEDS A MAJOR SEISMIC UPGRADE. THE BUILDING ENVELOPE IS NOT TO BE MODIFIED EXCEPT AT THE NORTH FACADE. IN ADDITION TO PRESERVING THE EXTERIOR APPEARANCE OF THE BUILDING, THE CLIENT IS INTERESTED IN RESOURCE-EFFICIENCY (SUSTAINABLE ARCHITECTURE).

USING THE PRECEDENT OF THE SEATTLE PUBLIC LIBRARY, THIS STUDY MODEL DEALS WITH CREATING A CIRCULATION THAT IS EASY TO USE, BUT ALSO A CONTINUOUS PATH. THIS WOULD MAKE IT EASY FOR ANYBODY, WITH OR WITHOUT DISABILITIES, TO USE AND TO NAVIGATE.
IN ANOTHER EFFORT TO CREATE SIMPLE AND INTUITIVE USE OUT OF THE CIRCULATION, THIS STUDY MODEL LOOKS AT A CENTRAL VERTICAL CIRCULATION CORE THAT EVERYTHING ON THE UPPER FLOORS WOULD THEN CONNECT TO. THIS PUTS THE VERTICAL CIRCULATION IN CLEAR PLACES THAT ARE EASY TO REACH FROM ANY ROOM.
CREATING COLLABORATIVE SPACES WAS SOMETHING IMPORTANT IN MY PROJECT TO HELP THIS BUILDING DESIGN TAKE SHAPE. THIS STUDY MODEL EXAMINED HAVING THESE COLLABORATION SPACES IN DIFFERENT AREAS BUT BREACH MULTIPLE FLOORS AT A TIME.
AGAIN, LOOKING AT COLLABORATION, THIS STUDY MODEL TOOK A DIFFERENT APPROACH ON THE COLLABORATIVE SPACES BY LOCATING THEM IN THE SAME PLACE ON EACH LEVEL. THIS WOULD CREATE A SPACE THAT IS EASY TO FIND, REGARDLESS OF WHAT FLOOR YOU’RE USED TO BEING ON AND POSSIBLY BE CONNECTED VISUALLY.

CONCEPT ONE ANALYZED THE PROGRAM TO SEE HOW IT AND THE BUILDING AND DESIGN CAN WORK TOGETHER. THIS BUILDING IS A CENTER FOR THE ARTS AND CREATIVITY AND DESIGN HAS THE ABILITY TO SPARK INSPIRATION. WITH THIS IN MIND, THE INTENTION OF THIS CONCEPT WAS TO USE THESE TWO ARTISTIC PROGRAMS, VISUAL AND PERFORMING, TOGETHER TO CREATE A BETTER ENVIRONMENT FOR BOTH OF THEM. THE KEY WORDS INCLUSIVE, COLLABORATIVE AND CONNECTED PUSHED THIS CONCEPT. CREATING OVERLAPPING AREAS WHERE DIFFERENT PROGRAMMATIC SPACES COME TOGETHER INTO ONE WAS THE WAY THAT THIS CONCEPT AIMED TO DESIGN TOWARDS THE PROGRAM OF THE PROJECT.

CONCEPT TWO LOOKED AT THE DESIGN PRINCIPLES OF UNIVERSAL DESIGN FOR GUIDANCE INTO DEVELOPING THE DESIGN. THE THIRD PRINCIPLE IS THE ONE THAT WAS USED, “SIMPLE AND INTUITIVE USE”. THIS PRINCIPLE STATE THAT THE USE OF THE DESIGN IS EASY TO UNDERSTAND, REGARDLESS OF THE USERS EXPERIENCE, KNOWLEDGE, OR ABILITY. THIS PRINCIPLE DEVELOPED INTO A WAY FINDING PRINCIPLE FOR THIS BUILDING. CREATING A CLEAR CIRCULATION SYSTEM ENSURED THAT ALL USERS WERE ABLE TO USE THE BUILDING TO ITS FULL POTENTIAL. A CIRCULATION CORE WAS PLACE ON THE NORTH EAST SIDE OF THE BUILDING IN THIS CONCEPT AS WELL AS VERTICAL CIRCULATION BEING PLACED IN LOGICAL AREAS.

PROGRAMSAND INSPIRE NEW IDEAS AS WELL AS COLLABORATION AMONG THE DIFFERENT PROGRAMS. A SIMPLE AND INTUITIVE OF PROGRAMATIC ORGANIZATION WILL ADVANTAGE OF WAY FINDINGIS METHODS TO HELP THOSE VISUALIN IMPAIRMENTS AND MOBILITY ISSUES THROUGOUT THE BUILDINGAREA, COMFORTABLY EASILY. DESIGN INTENTIONS SUCH AS A BUILDHIGH THE CONCEPT OPPORTUNITY IS TAKE SOMETHING THAT PRESENT NOTWITH ONLY THE OAKLAND ANDMOVE SAN FRANCISCO BUTANDALSO IN THE HISTORIC CONTRAST BETWEEN FLOORS AND WALLS AND OPENINGS AS WELL AS FLOORING CHANGES BETWEEN SPACES WILL HELP VISITORS USE THE SPACE EFFICIENTLY. THE STRUCTURAL SYSTEM WILL BE REIMAGINED TO CREATE A MORE OPEN FLOOR PLAN AND GET RID OF THE COLUMN GRID THAT CURRENTLY INTERFERES WITH OCCUPIES, TRAVEL. ANOTHER ASPECT OF THIS DESIGN IS TO EMBRACE THE HISTORY OF THE BUILDING USING A SIMILAR DURING THE BUIDINGS INITIAL CONSTRUCTION, IN A MORE CONTEMPORARY, THESE ING OUR PROGRAM AS WELL AS THE PROGRAM ITSELF. THISBYAREA WASMATERIAL BUILTPALLET ON USED OPPORTUNITY-FROM PEOPLEBUTCOMING OUT WESTUP-TO-DATE, FOR AWAY.BETTER MATERIALS WILL HELP TO CREATE A BEAUTIFUL AND INTERESTING INTERIOR DESIGN IDENTITY WHILE CONNECTING TO THE INDUSTRIAL PAST OF BOTH THE BUILDING AS WELL AS THE KEY SYSTEM TRANSIT COMPANY WHO HELPED TO MAKE THIS BUILDING SO WELL KNOWN. LIFE, TO PEOPLE COMING ACROSS THE SEA IN SEARCH OF THE “AMERICAN DREAM”. THE KEY SYSTEM TRANSIT COMPANY INHABITED THIS BUILDING FROM DESIGN CONCEPT KEY IDEAS: INCLUSIVE, COLLABORATIVE, AND CONNECTED. CELEBRATORY AND INSPIRING. AN ARTWORK IN ITSELF. REMINISCENT OF THE BUILDINGS HISTORY. SIMPLE AND INTUITIVE. THE MID-20TH CENTURY UNTIL THEIR EVENTUAL COLLAPSE. THEY CREATED OPPORTUNITY FOR HUNDREDS OF THOUSANDS OF PEOPLE TO TRAVEL AROUND THE BAY AREA THROUGH MASS TRANSIT TRAINS AND FERRIES. THE CENTER FOR INDEPENDENT LIVING AND CULTURE AIMS TO CREATE OPPORTUNITY FOR ARTISTS WITH DISABILITIES. THE GOAL OF THE ORGANIZATION IS TO PROVIDE PEOPLE, BOTH WITH AND WITHOUT DISABILITIES, WITH THE SERVICES TO HELP THEM PROFESSIONALLY. IN THE FIELDS OF THE PERFORMING AND VISUAL ARTS. THE MAIN INTENTION OF THE DESIGN IS TO HONOR THE BUILDINGS HISTORY AND CHARACTER WHILE PROMOTING A COLLABORATIVE AND CREATIVE CULTURE FOR ALL PEOPLE.

[LIGHTING DESIGN CONCEPT STATEMENT]
ONE OF THE KEY ASPECTS OF THIS ORIGINAL BUILDING IS THE AMOUNT OF WINDOWS THAT RUN ALONG THE PERIMETER ON THREE OF FOUR SIDES. MY DESIGN INTENDS ON REALLY TAKING ADVANTAGE OF THIS AS BOTH A LIGHTING AND SUSTAINABILITY ASPECTS. THE PROGRAM HAS BEEN ARRANGED SO THAT SPACES USE THE DAYLIGHTING AS MUCH AS POSSIBLE AND THAT DAYLIGHT PENETRATES INTO ALL OF THE SPACES IN SOME WAY. WHILE THESE MAY BE GREAT FOR LIGHTING WHEN IT IS DESIRED, SOMETIMES PEOPLE MAY WANT TO CONTROL THE LIGHT BETTER SO “ALU-TECH S2” WINDOW SHADES BY VELUX PROVIDE SUSTAINABLE OPTION THAT ALLOW LIGHTING AND HEATING CONTROL INTO THE SPACE. ELECTRIC LIGHTING WILL BE TAKEN CARE OF WITH LED LIGHTING, BOTH OVERHEAD AND TASK LIGHTING, BECAUSE OF ITS ENERGY SUSTAINABILITY AS WELL AS IT DOES NOT CAUSE PROBLEMS WITH THOSE WITH VISUAL IMPAIRMENTS OR AUTISM. THEY ALSO LAST MUCH LONGER THAN FLUORESCENT AND INCANDESCENT LIGHTS WHICH WILL HELP WITH MAINTENANCE AND MANAGEMENT OF THE BUILDING SYSTEMS. [HVAC DESIGN CONCEPT STATEMENT]
BECAUSE THIS BUILDING HAS SO MANY WINDOWS THAT CAUSE A THERMAL BRIDGE TO THE OUTDOORS, THIS DESIGN WILL REPLACE THE OLD, SINGLE-PANE, WINDOWS WITH NEWER DOUBLE OR TRIPLE-PANE WINDOWS TO HELP WITH THE SOLAR HEAT GAIN INTO THE BUILDING AND INSULATE FROM HEAT LOSS. THESE WINDOWS WILL REMAIN OPERABLE TO CREATE THE OPTION FOR USERS OF THE SPACE TO “PERSONALIZE” THE TEMPERATURE IN THE ROOM. BECAUSE THERE IS SO MUCH AVAILABLE ROOF SPACE AND SUN IS FAIRLY ABUNDANT IN OAKLAND, CALIFORNIA, THE CENTER FOR INDEPENDENT LIVING AND CULTURE WILL EMPLOY THE USE OF PHOTO-VOLTAIC SOLAR PANELS TO HELP OFFSET SOME OF THE ENERGY USE IN THE BUILDING. ALSO, THE ROOFING WILL BE REDONE TO HELP WITH HEAT GAIN AND LOSS THROUGH THE ROOF MEMBRANE. RAIN WATER COLLECTION WAS AN INITIAL IDEA, BUT AFTER ANALYSIS OF RAIN FALL, THE LIGHT AMOUNT OF RAIN IN THE AREA DID NOT SEEM TO MAKE IT A VIABLE OPTION FOR THE COST TO INSTALL THE SYSTEM THROUGHOUT THE BUILDING. A GREY WATER RECYCLING SYSTEM WILL BE UTILIZED HOWEVER, TO RECYCLE THE WATER THROUGHOUT THE BUILDING FOR REUSE. THESE SYSTEMS WILL HELP WITH THE OVERALL MAINTENANCE OF THE BUILDING AND COST IN THE LONG RUN, ALTHOUGH THEY WILL BE MORE PRICEY UP FRONT. THE SYSTEMS WILL BE STORED IN A LARGE MECHANICAL ROOM IN THE BASEMENT AND USE MECHANICAL CHASES THAT RUN ALONG THE RESTROOMS FOR EASIER ACCESS TO THOSE PLUMBING SYSTEMS. BECAUSE OF ALL OF THE HARD SURFACES, THIS BUILDING WILL BE USING A RADIANT HEATING AND COOLING SYSTEM WHICH PROVIDES GREATER COMFORT WHILE USING LESS ENERGY THAN A TYPICAL FORCED-AIR SYSTEM.

VERTICAL CIRCULATION ROUTES ARE PLACED IN LOGICAL SPOTS WITHIN THE PROGRAM TO MAKE THEM EASY TO USE IN DAY TO DAY OPERATIONS AS WELL AS IN EMERGENCIES. A DIAGRAMATIC FLOORING DESIGN ASSISTS IN WAY FINDING WITH A CLEAR CONTRAST PATH LEADING TO VERTICAL CIRCULATION AS WELL AS BUMPS THAT POINT OUT MAJOR CROSSING POINTS FOR THOSE WITH VISUAL IMPAIRMENTS.
BY USING A HIGH CONTRAST BETWEEN THE FLOOR SURFACE AND WALLS, AS WELL AS BETWEEN WALLS AND OPENINGS, IT IS EASY TO RECOGNIZE EACH SURFACE AND TO DETERMINE THE PATH OF TRAVEL.
