SCHEDULE OF SERVICES AND FEES Our goal is to provide you with the simplest and most transparent services & fees schedule. MANAGEMENT OF PROPERTY (RESIDENTIAL) 6% of monthly rental for each month of Lease on condominiums and single-family homes. Multi-unit properties are priced individually, dependent on exteriors & common areas, size and scope. $900 flat fee for tenant placement for new tenant placements. Management Services include: 1. Maintenance and repairs Respond to Tenant maintenance with inspection and recommendations Vendor bids and issuance of Work Orders
Owner pre-approval of non-emergency maintenance over $150 Inspection and approval of vendor invoices Payment of approved maintenance charges from Owner funds on hand

Monthly Accounting Prepare monthly Tenant Statement for monthly rent, HOA electricity charge late fees, HOA and maintenance chargeable to Tenant Collect Tenant charges Address late payment and non-payment issues Issue 3-day notices when necessary Prepare monthly Owner Statement and remit balance (retaining reserve) to Owner
3. Year-end accounting 4. Leases, lease extensions, renewals or month-to-month tenancy Consult with Owner regarding retention of existing Tenant and any change in monthly rental rate. Solicit Renewal of Lease with Owner approval of terms. With Owner approval, prepare Lease document
5. Move-out & Re-Rental Notify Owner of pending vacancy and obtain return of Security Deposit. Conduct legally mandated (Pre-)Move-out Inspection in coordination with Tenant Conduct Post-Move-out to assess Security Deposit offsets and refund any balance to Tenant. Notify Owner of recommended maintenance prior to obtaining new tenant.
6. Liaison with homeowners’ association (if applicable) 7. Placement Fee: $900 flat rate placement fee. POSSIBLE ADDITIONAL CHARGES MAY INCLUDE AT TIMES (upon confirmed request): Additional hourly Broker time for property or Owner / Tenant issues may require from time to time additional charges, i.e. for extraneous and non-recurring issues (such as landlord and/or tenancy disputes, HOA or property issues, whole or partial damage and destruction, and like issues) , including but not limited to 3rd party legal cost reimbursement for broker counsel on property issues at incremented attorney rates; further, costs for documentation preparation and broker and/or staff hours spent.
