Distinguished Necessities An old friend of mine has this thing about hand-made leather shoes. He explained to me why he started buying them, though he could barely afford them at the time. His grandfather had taught him to avoid purchasing on price alone. His grandfather’s logic, he

said, was that when shopping on price, one would spend far more, over time, again & again for cheaper goods that were arguably less durable. Instead, his grandfather said, purchase the best at the outset and commit to good care during its considerable life span. Grandpa’s logic is making a comeback as mindful consumption today. From carbon offsets for travel, to using reclaimed wood, to computers designed for recyclability - sustainability is now a consumer concern, along with corporate citizenry and contribution beyond self. In an ideal world, such elements should not be deemed a luxury. Rather, in a world of di-

minishing resources, consumers are becoming cognizant that everything is finite, that we are stewards to share what we have been gracefully given, and that we should apply care and consideration. Projects such as Oris’ restoration efforts (page 34) and Charity:Water (page 44) are perfect examples of this changing sentiment. This also holds true for that which is most intrinsic to us, our home. No matter their size, shape, or form, in the end, the properties showcased herein are housing. In its root, housing always remains elementary and requires care, consideration, and the stewardship of mindful owners. The true luxury of any property might be that it enables owners to care for its inhabitants, giving space to friends and family members, allowing memories and the lives of families to unfold. Such care is what turns a house into a home. In the long run, home owners invest up front with the anticipation of benefits for years to come, provided they engage in mindful stewardship over the long life-time of their home — just like my friend, who is still taking good care of his decades-old, hand-made leather shoes. Family Offices & Real Estate A conversation with the world’s #1 family office club

Whenever wealth management is brought up, the topic of family offices has been heard more and more in the past decade. Unlike third parties such as private banks, privately held companies such as family offices handle investment and wealth management for individuals and families. Generally, the goal of each family’s office is to offer controlled stewardship over their assets and effectively grow and transfer wealth across generations, often built around the family’s core assets that are professionally managed— whether in house, through specialized third parties, or as a combination thereof. Family offices might invest in private equity, venture capital opportunities, hedge funds, or commercial real estate, among others. Richard C. Wilson is the founder of the Family Office Club (www.familyoffices.com) and a family office manager himself: his firm Centimillionaire Advisors, LLC, focuses on serving clients at the $100M level and above.

Richard and his group has helped dozens of families start their family offices over the last 12 years, and has met with over 2,500 family offices in person, bringing perspective and depth of relationships that uniquely qualifies them to add particular value to the discussion of high net wealth and asset management strategies. Richard recently took some time out of his schedule to talk with RW Portfolio about the family office phenomenon.

RW Portfolio: Richard, the last time we met in person was at your Investor Summit in San Francisco in 2019. Since then, the world has changed, and for now you have gone to virtual events, most recently a virtual workshop. How has all this affected the members of the Family Office Club?

Richard C. Wilson: Actually, the transition to online has worked quite well, even though we miss the person to person connections of the live events.

The attendees of our events remain the same – our workshops attendees include investment funds, real estate and private equity sponsors. We see private bankers and wealth managers. Third-party marketers also attend generally, anyone who wants to position themselves and their firms. We also see investment bankers and M&A brokers looking to get more deals done, and wealthy families with multiple operating entities who are looking for a marketing and investor relations edge.

RW Portfolio: You host several events each quarter now. When did you get

started with the family offices events?

Richard C. Wilson: From the group’s inception: I founded the Family Office Club in 2007. It is the #1 largest association in the family office industry. We have over 102,000 registered members from 100+ countries, and over 1,750 registered family offices globally, managing a combined $1 trillion AUM.

RW Portfolio: In the area of real estate investing by family offices – what are the trends you have noticed? Has 2020 affected how family offices view in-

vestments in commercial real estate?

Richard C. Wilson: For most families, real estate is a significant part of their investments. It is usually part of their long play, especially the closer it gets to commodities, for example unimproved land or forestry. This year, the commercial sector has seen accelerated change and disruption that was already nascent on the horizon, along with some unsuspected developments.

Offices are always monitoring specific markets and subsets, and recalibrating their holdings, deals are always being had in the commercial real estate arena. Around 65,000 real estate professionals use our platform and are always active.

RW Portfolio: besides commercial, many offices seem to handle also residential real estate holdings—both as investments as well as personal use properties. From my experience with our family office clients, some priorities distinctly override those of others – for example, privacy and discretion are of the utmost concern. Liability prevention also seems to take precedence in many considerations. Personal use properties are viewed not only as an investment, but also as a liability – not unlike a like a jet ski or a private pool amenity. We have seen clients with not just one, but several instruments insulating each asset. What do you see in your practice?

Richard C. Wilson: Discretion is certainly an absolute obligatory. In terms of asset protection, the insulation of investments into distinct entities is not limited to the commercial environment – the use of LLCs and other entities has become popular, it is not uncommon now to see residential assets making best use of such vehicles, but it will always depend on the type of asset, its location, the governing laws, the asset holder’s risk aversion strategies, and what their legal counsel has recommended.

RW Portfolio: Back your operations at the Family Office Club. I first learned of you online. Do a lot of people first connect with you via your Linkedin group or other social media?

Richard C. Wilson: One of our most visible contributions to the conversation about wealth management is that we provide thought leadership. We do this through many channels – the Family Office Podcast, our Family Office Monthly Newsletter, our Blog, our Youtube channel, our email updates, our books, as well as our live events. We have a model of giving away knowledge and best practices as often as possible, to constantly build new relationships within the industry.

RW Portfolio: When I read your book, I felt you were filling a void with solid information. Before you were visible on social media and with your live events, the whole topic of family offices was a bit mysterious for many, so your books and events are quite helpful to people serving family offices.

Richard C. Wilson: Our goal was to provide valuable information, to create a forum either where families and those who serve them, or where investors and those who are raising capital can more easily connect. Also, our publications share best practices, which is helpful for everyone, since it facilitates dialogue and ensures that the parties understand each other better. On the capital raising/investor relations side of things we offer Charter Membership which includes our online portal, investor relations tools, over 300 recorded investor interviews, and 20 live summits and workshops a year to attend in person.

Time to Pause at Pausa Northern Italian Food, as redefined in Northern California

Celebrating nearly four years since its opening, Pausa restaurant is probably one of the most authentic contemporary Northern Italian restaurants in North America. Located in downtown San Mateo, California, partners Andrea Giuliani and Steve Ugur took on an existing Italian restaurant venue, which had operated for decades, and completely modernized the space with a contemporary décor and an exquisitely authentic Northern Italian menu. The result has been described as “wonderfully different” and “decidedly modern” on Tripadvisor and elsewhere. The ambience and architecture are reminiscent of similar locales in New York’s Meatpacking District, as well as what one would expect to find today in downtown Madrid or Milan. The relaxed atmosphere invites people to literally pause and enjoy a variety of wines and dishes rang-

ing from Venetian seafood to wood-fired pizza to charcuterie wholly cured, aged, and prepared on-site. Pausa is regularly listed as among the top restaurants in San Mateo and the Bay Area. It has rave reviews online, a loyal diner base, and is described in the Michelin Guide in adjectives such as “exceptional”, “enticing”, and “downright perfect”. Wine Spectator honored Pausa with their Award of Excellence for every year since 2018. It’s architecture and design, by CCS Architecture, was a finalist in IIDA’s 2019 awards. Being awarded the Gambero Rosso three years in a row, Pausa is among the top 500 Italian restaurants worldwide. RW Portfolio’s Joseph Stein recently caught up with Andrea at Pausa over some delicious agnolotti, which readers can recreate with the included recipe.

RW Portfolio: Andrea, when you, Steve, and your wife Aimee first opened, did you anticipate the huge success and the rave reviews? Pausa’s space and décor embraces a different vibe than what people usually associate with Italian restaurants in the US - more along the lines of your venue’s precursor, Spiedo’s, or the multi-generational family-style restaurants of New York and Chicago.

Andrea Giuliani: actually, my partner Steve and I knew Spiedo’s intimately – in the US, I first worked at Spiedo for 1.5 years where I meet Steve—he was just starting then in his father's restaurant, and Spiedo had been owned by Steve's father for 24 years, from 1991 to 2015. After I worked at several well-known restaurants in the Silicon Valley and Marin County, Steve and I reconnected as Spiedo’s was closing. We definitely wanted to create something fresh and vibrant, something metropolitan and new. So we are very happy that our vision resonated so well with the Upper Peninsula crowd, I feel we have introduced a lot of diners to new forms of contemporary Italian cuisine.

RW Portfolio: How have you been impacted as a business during Covid? The lockdown must have been difficult.

Andrea Giuliani: yes, it has been: luckily, we were able to open up a second al fresco dining area right into the street, we were able to extend a wood framed, semi enclosed patio, which effectively gives us a third area besides the existing sidewalk table stalls and the interior dining. Indoor dining is slowly opening up again. We also provide take -out. We appreciate our loyal customer base, and we are looking forward to a time when we can hopefully return to a better new normal. Right now, we are making lemonade out of lemons - a lot of residents love the repurposed outside dining in our downtown areas, it slows down our car-centric culture and adds old world flair, actually restoring urban quality of life.

RW Portfolio: in general, the San Francisco Bay Area is a highly competitive restaurant scene. I was stunned when I first came to your restaurant upon its opening. It reminded me so much of a true contemporary European venue.

Andrea Giuliani: Yes, with our Pausa concept, we definitely wanted to introduce diners to a more modern Italy - the tables and chairs, the clean look of the interior, the handmade plates, which are from a local artisan, by the way. The look is both modern Italy and modern regionalism. It provides a very fresh vessel, but not overpowering to the visual palette. Only when you add the diners and the dishes does the space truly come to life. And over the course of the day, the dining room is an ever changing, colorful scene. Just like the moving boats on the Canale Grande in Venice or the crowds filling the amphitheater in Verona: the space recedes as a backdrop with an emphasis on the food and the people.

RW Portfolio: What is so amazing is your attention to your native region, and how it translates to the table. Your herb crusted beefsteak is my favorite. I remember our waitress asking us how everything was. I told her that I can literally taste the alpine meadows of the Alto Adige. Next thing I knew, you came over and gave me a hug - that’s how we met.

Andrea Giuliani: I worked in Trentino Alto Adige for 12 years every winter, so that comment felt real-

ly close to home. Our customers are like family to us. We have diners who come several times a week, even if it is just for a little bite and a glass of wine. This means a lot, since we have somewhat recreated some typical aspects of Italian life right here in San Mateo. We make everything ourselves – the pasta, the sausage, the meats, the mozzarella. For example, our pizza dough rests for 72 hours before we commit it to the oven. It’s all about craft: we are obsessed with giving you the authentic regional tastes and the atmosphere. When diners recognize true flavor, and they pause and take note — then it was all worth it.

RW Portfolio: Speaking of the lake areas – you are a native of the Veneto

and lake regions, right?

Andrea Giuliani: I was born in Bassano del Grappa and I grew up in between Lido di Jesolo and Peschiera del Garda where my father's family comes from. In our region everything is close together— the lakes, the sea, the mountains, the forests. So the produce, the flavors, the rhythm of life, it all comes together at the table. We attempt to recreate this authentically for our diners at Pausa.

RW Portfolio: you certainly have succeeded! What is this deliciousness that we are eating today?

Andrea Giuliani: It is agnolotti - a light pasta dish, yet incredibly robust and full in flavor, we make the ingredients ourselves here at Pausa, and your readers can recreate it at home: Butcher Agnolotti (Andrea Giuliani) Dough: 1 lb 00 flour, 5 eggs, 2 oz of (organic) spinach powder Filling: 6 oz. savoy cabbage, 6 oz pancetta, 6 oz prosciutto, 10 oz ricotta cheese, 1 egg (for dampening the edges)

Dampen the edges with beaten egg mixture, then fold the pasta over the mounds. Starting in the middle, press to seal and to remove any trapped air. Cut between the mounds, then place the agnolotti on the prepared baking sheet, let it dry.

In a large sautĂŠ pan over medium heat, combine Kuri squash mix with remainder butter, blend until silky, and remove from heat. Sauce: Kuri squash, brown sugar, sage, cinnamon, 8 oz butter, 12 oz. vegeta- Meanwhile, bring a large pot three-fourths full of salted water to a boil over ble stock high heat. Working in batches, add the agnolotti to the boiling water and boil until ‘al dente’. Drain in a colander. Garnishmens: sliced and dried red onion rings, beef demi-glace, finely chopped sage With ladle, create squash sauce basis in plate. Add cooked agnolotti. Place dried (or candied) red onion rings decoratively across agnolotti. Sprinkle freshly chopped herbs and grated cheese and add demi-glace, if desired. Instructions: Serve immediately, pair as desired, for example with medium bodied red wine. In a large bowl, knead flour, eggs, and spinach powder to a dough until silky smooth, let it rest for 30-45 minutes. Roast Kuri squash for 40 minutes at mid to high temperature, scoop out and blend with vegetable stock,2 table spoons of brown sugar, minced sage, cinnamon, and melted butter. In food processor, combine prosciutto, pancetta, ricotta cheese, and savoy cabbage, and pulse until well combined, set aside for filling. Line a baking sheet with kitchen towel. Lay the pasta sheets on a surface and cut each one into two small squares, or into circles (halve the circles), as desired shape. Spoon dollops of the filling along the center of each strip.

Et in arcadia ego The idyllic bliss of summering on Lake Garda in Italy. As we dream of renewed travel in a

post pandemic world, in this issue of Portfolio, we look at scenic Lake Garda, an idyllic and picturesque destination since imperial Roman days. The results may look effortless, but both jazz and watchmaking require immaculate attention to detail and to craft. RW Portfolio: This is perhaps why your watches speak to so many artists. I myself was introduced to Oris at a high school reunion. A mate, who works both in digital transformation and electronic music, swears by his Oris

We have a lot of loyal customers, who have a very personal relationship with their watches. This is why our independence and our projects are so important to us.

RW Portfolio: Besides your involvement in the cultural and sporting realm, you have taken up environmental restoration with dedication and seriousness. When did that begin? Oris: The first time our restoration efforts fully entered into the public perception was a project for the Great Barrier Reef off of the coast of Australia in 2009. Since then, we have been supporting several marine life and ocean conservation foundations, producing limited edition watches. The Carysfort Reef Limited Edition, in partnership with Coral Restoration Foundation (CRF for short), is one of our latest ventures. RW Portfolio: I had the privilege to experience Biscayne National Park, so I am fascinated to learn more about your restoration efforts in Florida. Oris: We have been working with CRF in Florida since 2014. They have become the world’s leading expert on coral restoration, and they apply innovative reef restoration methods, in which coral is reintroduced to damaged reefs. This has been successfully adopted around the world, including the Reef Restoration Foundation, which Oris partnered with last year for the Great Barrier Reef Limited Edition III. They have been working on restoring Carysfort Reef since 2014 and already made great strides towards securing its future. So far, the foundation has returned nearly 25,000 corals to the reef, rising to at least 30,000 corals by year-end. It’s a remarkable achievement, and the result of incredible vision. It gives hope for the future of this iconic coral reef. This is why Oris is so committed to raising significant funds for CRF.

Preservation | Portfolio RW Portfolio: How exactly does Oris raise funds for its environmental projects, for example the Coral Restoration Foundation? Oris: We provide our partners with specially created timepieces. For background, in 2017, we created a watch called the Oris Staghorn Restoration Limited Edition in partnership with CRF, to raise awareness for CRF and endangered coral. CRF received a number of the watches for their use to support their efforts, which was very successful. The watches help our conservation partners to be able to raise as much money as possible — by auction events, for example. This

year, we partnered again, so we could help support CRF even more with funds they raised from our newly created Oris Carysfort Reef Gold Limited Edtion: of the fifty gold watches created, three were given to CRF. The Oris Carysfort Reef Gold Limited Edition is the first produced in solid gold, with a solid 18-carat gold bezel and a black & blue ceramic insert. RW Portfolio: That is wonderful. Besides acquiring one of the limited edition solid gold watches, are there other options for the public to become part of this? Oris: Absolutely. Our sales support our conservation efforts, such as donating watches for auction. For example, the Oris Carysfort Reef Limited Edition in steel retails for $2,000 USD on rubber strap and $3000 on metal bracelet, and is limited to 2,000 pieces. It is a beautiful, functional watch. Our sales enable us to donate to our partners in conservation, preserving coral reefs. Coral reefs in turn support circa 25% of all fish species worldwide. So our watch not only pleases the eyes of its wearer, but it pleases the wearer’s heart, as well.

Lisa Gerdes: Hi Joseph & Joseph, great to talk about our profession. I realize that you and your teams have sold nearly $1.5 billion. That is a lot of real estate.

Joseph Pavich: In the day to day, it certainly doesn’t feel like it — I’m just out there, as always, serving our clients. But it does add up!

Joseph Stein: I estimate my team’s production has been around $600 million in sales to date. Joe, you have sold north of $900 million to date, right?

Joseph Pavich: ...yes, and reaching for the next level this year: I am on track to closing $100

million in sales for 2020.

Lisa Gerdes: that’s amazing. To what do you guys attribute that kind of production success?

Joseph Pavich: I aim to be as knowledgeable as possible. We want to get to know every submarket, every development and community. A lot of our clients are from out of state, and they absolutely need to be able to rely on our area expertise: not only is each home different, each community is very different. My job is to give them the good, the bad, and the ugly on each home owner’s association and community.

Joseph Stein: you touch on something very important—the limited access developments that characterize a lot of Florida and California. Not everyone wants to commit to learning about all the HOAs and their rules & regulations. That is again where know-how, dedication, and service count.

cently, in 2013. What brought you to us?

Joseph Stein: Property management and real estate services for long-term clients are a big part of our business. I acquired the Realty World franchise to expand my sales division: having a dedicated sales brand has helped tremendously in selling single family homes, estates, mid century moderns, luxury properties. And the RW luxury brand is a wonderful update. Joseph Pavich, Jr.

Joseph Pavich: I agree, branding is important, that’s why we’ve been with Realty World for so long. We are a contemporary, approachable brand, just like we are upmarket, approachable agents. Lisa, thank you for your leadership in that department.

Lisa Gerdes: Thank you both for your involvement in the Realty World brand! One last question: what are the marketing trends you are seeing right now?

Joseph Pavich: Consumers are wary of banner ads and “paid-fors” in social media. Instead, our online connections take place primarily organically. I think it’s a more genuine approach, more viable in the long run. It takes more time—time you only invest if you care about the relationship.

Joseph Stein: I agree, people now practice digital minimalism. They want authentic engagement. We treat agents with just as much care as their buyers, giving them digital tools for their clients. In that respect, video is a must. Everyone loves youtube. With over 344,000

Charity: Water From New York club promoter to global agent of change.

At 28 years old, Charity Water founder Scott Harrison had it all. A top nightclub promoter in New York City, his life was an endless cycle of parties.
