The Summer months have seen a significant upsurge in the number of properties coming to the market, no doubt partly as a result of the removal of the burden of the Home Information Pack (HIP).
In contrast, transaction levels have fallen; no doubt influenced by the election, football world cup and the fact that a large number of the population had taken off on holiday.

This has inevitably resulted in an over supply of property for sale but, in the longer term, that might just be the best piece of news we could have hoped for as property prices will not be artificially inflated by scarcity and we could be about to experience a much more balanced phase in the market all round. Added to this, there are clear indications of pent up demand – with transaction levels down by 30% over each of the last two years this was almost bound to happen.
Why is this good news?
Because every seller is usually a buyer, this should lead to a much increased level of activity all round. It is accepted that getting a mortgage these days is no longer a ‘walk in the park’ however, there are several times more mortgage products available now than there were just 12 months ago. So, despite the negative news about the property market emanating from some quarters, when you really think of it there are plenty of reasons to be optimistic of a busy autumn market.

Here, she explains how her ‘horsey’ upbringing is used to great effect in her job.

orses have been a huge passion in my life since the age of eight, when I was taught to ride at the local stables on an 11.2hh pony named ‘Minnie’. I still reminisce about cantering along the beautiful North Norfolk beach at Holme-Next-Sea, on bright crisp mornings throughout the year; even in the cold and rain there was still something fantastic about the experience. Every Saturday I would spend the entire day at the riding school, learning to improve my riding skills and widen my knowledge on the wonderful equine creatures.
At the age of 16, I gained employment with horses and undertook my British Horse Society Stages, which are a combination of equine knowledge and care, riding and teaching examinations. I learnt a great deal
about all matters equestrian and in later years I went on to compete in Show Jumping, Dressage and Eventing.
Presently, due to an ever-increasing workload and not enough hours in the day (like most of us!), I have simply reverted to riding maybe once a fortnight, not only for the enjoyment but for the therapeutic qualities too. Today, with the rapid diversification of human activity, we all come face to face with numerous causes of stress – pressure from work being one of them! Did you know that our equine friends are an incredible tool for physical therapy, emotional growth and learning? Horse riding offers a great workout for both the mind and body, physically boosting the
Bonnie Pooley MNAEA cardiovascular system and mentally easing stress in the mind.Those of you that ride will be fully aware of the unique relationship developed between rider and horse, which creates trust and friendship that is most rewarding to experience. In the UK, horse riding has grown massively in popularity over recent years, and the trend looks set to continue as more people discover the pleasure of the equestrian field. I believe more than 2.4 million people ride regularly in the UK alone and many more ride occasionally or as a holiday activity. Maybe this statistic explains why buying and selling equestrian property is on the rise. I could not think of any better feeling than waking up in the morning, opening my curtains and seeing my much loved and vastly appreciated equine friend grazing in a paddock on my doorstep – what more could one wish for!
