Buy-to-let property: still a safe bet? In December 2015, the UK’s biggest private landlords, Fergus and Margaret Wilson agreed the sale of approximately 900 of their properties to an international investor for around £250M (thisismoney.co.uk, 9th December 2015). With the Chancellor seemingly targeting buy-to-let owners as a way to generate further tax revenue and to help overcome the residential housing crisis, many are asking whether buy-to-let properties are still a good investment long term. In capping tax relief for mortgage interest payments on buy-to-let properties and introducing an additional 3% stamp duty surcharge on all buy-to-let and second property purchases, Chancellor George Osborne has directly targeted the purses of UK landlords by increasing cost of investment and reducing net profit for these investors. When combined with the other costs associated with buying and managing a buy-to-let property, along with the inherent risks to return on investment of vandal tenants, periods of vacant possession and capital gains tax on sale, purchasing a buy-to-let is becoming an increasingly less attractive investment option. The reason for the timing of the Wilson’s mass property sale has been subject to wide speculation, however it is fair to assume that the announcements this year will have contributed to their decision. While they, like many, have made great returns on buy-to-let investment over the last 30 years, it is difficult to see how the next few decades will yield similar returns without a change in attitude from the government.
Investment in personal residential property still remains a sensible option for many, and has been fully supported by the Chancellor through 2015 with the introduction of help to buy ISAs the addition of a main residence nil-rate inheritance tax band and political pressure to increase the options for, particularly, first-time buyers. It seems, however, that there is a continued threat of action being taken by the government to deter potential would-be landlords and this makes investment in buy-to-let property not for the faint hearted. Your home or other property may be repossessed if you do not keep up payments on your mortgage.
