METHOD

Begin by melting the butter in a medium saucepan, then add the onion and let it cook over a gentle heat for 5-7 minutes or until the onion is soft and golden. Meanwhile, place the baking dish in the oven to warm through. Now add the rice to the saucepan, stirring it around to get a good coating of butter (it will look like there’s not nearly enough rice at this stage, but it swells up during the cooking), then add the white wine and vegetable stock. Next, add the chopped sage, half a teaspoon of salt and some freshly milled black pepper and bring it up to simmering point, then transfer the whole lot from the pan to the warmed dish. Stir once, then place it on the centre shelf of the oven (without covering) to cook for exactly 20 minutes – a timer is useful here.

Meanwhile, heat the oil in a small frying pan. Add the whole sage leaves, a few at a time, and cook for 30 seconds to a minute until crispy, then remove with a slotted spoon to a plate lined with kitchen paper. After the 20 minutes are up, remove the risotto from the oven and gently stir in the broad beans, asparagus and spring onions along with the 2 tablespoons of Pecorino cheese, turning the rice grains over. Now put the timer on again and cook the risotto for a further 15 minutes, then remove the dish from the oven, stir in the chives and put a clean tea cloth over it while you invite everyone to sit down. Stricter regulation allows us to stand out from the crowd As we all know, the property market has had its ups and downs over the years and regulation, most of it welcome, has been introduced in stages to ensure that appropriate standards are met and maintained within the mortgage industry. This has led to a huge increase in administration and the time it takes to advise on and process mortgages. It means that all advice has to be justified and written down. This tighter regulation did drive the poorer quality mortgage brokers from the market and the more efficient, ethical firms have grown stronger with a bigger slice of the cake for them. In fact, in the first quarter of 2017 almost 7 out of 10 new mortgages have been arranged by mortgage brokers rather than by the lenders themselves. Clients have become more financially savvy and clearly see the value of a broker’s advice and knowledge.

Times, they are achangin’ In those very buoyant times our very experienced team of independent mortgage and insurance advisors was advising potential property buyers on what they could borrow, finding the most competitive mortgage for them and ensuring there was adequate protection in place to ensure that the buyer and their family could afford the mortgage through both good times and (heaven forbid) bad, should they strike. How things have changed in our industry in those 30 years, yet, this is still basically what we do. Back in the late eighties and early nineties getting a mortgage at times seemed incredibly simple, perhaps too simple, with lenders prepared to offer people 125% of the value of the property in the mistaken belief that prices could only continue soaring! If that wasn’t enough many lenders would almost disregard what clients earned provided they had a decent deposit to put down. In hindsight, it was of course absolute madness and the credit crunch which followed in 2007 caused the housing market to plummet. It’s all very different today and rightly so. Today, what a client can actually afford is looked at very carefully and the amount they can borrow is carefully calculated. The days of 100% mortgages have gone, possibly for good although a few 95% mortgages exist, but these are generally expensive and difficult to obtain. Most lenders require at least a 10% deposit these days.
