Welcome Sales Update Newcastle and Lake Macquarie’s property market only continued to get stronger in 2017 with prices continuing to rise rapidly across both Municipalities. Lake Macquarie had an average price increase of 9.4% with most suburbs in our immediate area having an increase of around 10 to 13%. Newcastle’s CBD continues to transform at an amazing pace with the new Newcastle Interchange now being completed and the light rail network well under way. New unit sales in the CBD are selling at record price and most new buildings are selling out within a few weeks. When was the last time you can remember driving into Newcastle and seeing 5-7 construction cranes across the skyline? Overall Newcastle rose by an average of 13.5% with Elermore Vale increasing by a massive 20%. Meanwhile at Andriessen Property the Waterview Apartments at Belmont, we were marketing, sold out in 2017 with the first residence moving in just before Christmas. Our latest project, which we will commence marketing shortly, is Heartwood Estate at Edgeworth. Which is a limited release of 117 blocks of near level land. You can register for this now at heartwoodestate.com.au The government is continuing to help first home buyers at the moment, with free stamp duty on new or second-hand homes up to $650,000 as well as a $10,000 grant if you build or purchase a new home.
Property Management Update Newcastle Property Management continues to outperform our competitors leasing properties well under the average time period of other agencies in our area, according to realestate.com.au statistical data. This goes hand in hand with NPM vacancy rate being under the REI average for the last 12 months. (See graph below). Why?
