Welcome Sales Update The strong property market we had in 2016 in the Newcastle area has only continued to get stronger in 2017, with prices continuing to rise at a rapid pace and with the recent announcements and incoming changes in the June 2017 NSW State Government Budget, it has shown no signs of slowing down. In the Budget, some changes were made to Stamp Duty payments and Grants when purchasing real estate.

has been cancelled as from 30th June 2016. This grant applied to any home buyer as well as investors. From the 1 July 2017, first home buyers, regardless whether they purchase a new or existing home, will be exempt of paying Stamp Duty for properties up to $650,000. Stamp Duty in excess of $650,000 to $800,000 will be concessional for the amount between $650,000 and $800,000. Also from 1 July 2017, the First Home Owner Grant Cap for new home purchases is $600,000, for a property where you enter into a contract to build, or are an owner builder the total value cannot exceed $750,000. For eligible transactions made on or after 1 January 2016, the grant amount is $10,000.
