PETONE BOWLING GREEN Kensington Green is being developed on the historic Petone Bowling Club site. Founded in 1897 the Petone Bowling Club was originally the Petone Tennis Club. In 1900 the Club purchased the site and this remained here until late 2008 when it closed its doors to start the new Petone Central Bowling Club situated in Roxburgh Street. The club has always been successful on the green with both National and Central titles. In 1980 the Club founded a Women's section of the Petone Bowling Club until its full integration in 1998. In 1997 the Club celebrated its Centennial year with a week of tournaments and ending with a Centennial dinner held at the Petone Working Men's Club. In the 2008–2009 seasons a new club was born – the Petone Central Bowling Club. Today there are approximately 150 members made up of

TE PUNA WAI ORA (SPRING OF LIFE) It's fresh, clean, refreshing and free – and it's just around the corner in Jackson Street. Te Puna Wai Ora provides pure artesian water that originates from the Hutt River. The water enters the artesian aquifer (layers of sand, gravel, boulders locked in by clay and silt) several kilometres up the Hutt River at Taita Gorge. It is naturally filtered through the alluvial gravels and sands of the Hutt Valley over several years before reaching Petone and flowing out to the sea. Some of that water is drawn into Te Puna Wai Ora. The water is free from micro-organisms and organic substances. It is safe to drink in its natural form because it has been naturally filtered on its long journey through the aquifer. It is highly valued throughout the region and some consumers travel long distances to collect the water for drinking – just a small walk for Kensington Green residents.

FOR SALE NOW Kensington Green townhouses are each for sale with a fixed asking price on a 'first in' basis. The prices are subject to change without notice but of course are locked in once an Agreement For Sale and Purchase has been signed by both buyer and seller.

DEPOSIT You are required to pay a deposit of 10% of the purchase price on the Purchaser confirming the Purchaser's conditions

RESIDENTS SOCIETY On completing your purchase, you will become a member of the Kensington Green Residents Society Incorporated. The Society has been formed to manage the common area and amenities (landscaped garden areas, car parking, common lighting, walkways etc). The society is responsible for making sure each member, as an owner of a Kensington Green Residence, complies with the provision of the constitution and with any bylaws made by the Society governing the use and enjoyment of the common areas and the townhouses. Each owner will pay an annual levy to the Society to cover the management of the Society and the maintenance in the short and long-term of the common area and common amenities.

LEVIES The levy has been set at $500 plus GST (if any) per annum. Any monies not used by the Society for management and immediate maintenance are to be held by the Society as a sinking fund for long-term maintenance of the common areas and amenities. A copy of the Society's Constitution is included in your Agreement for Sale and Purchase.

TITLE Successful purchasers will acquire a freehold certificate of the title in their property, including 1/25th share in the common area, together with reservations, restrictions, encumbrances, liens and interests as determined by the vendor and otherwise provided for under the Agreement for Sale and Purchase.
