John Medlin Project Executive, Greensboro, NC How have you developed your career. My goal, after college, was to become a trusted leader at a reputable construction company. I also wanted to be a successful manager, but I never defined that with a title. I started my career as an Office Engineer and worked my way up to an Assistant Project Manager within 2 years while working on a team that managed large scale, hard bid projects for universities and the local school systems. I came to Samet Corporation in 2004 as a Project Manager and worked mostly in the commercial/industrial market. I’ve completed complex, fast-paced projects over the years, many achieving LEED Certification. After thirteen years at Samet, the best way I’ve developed my career has been taking every opportunity Samet provided. I’ve been able to work on complicated projects, get involved with driving changes for the company and pursue educational opportunities. Samet also helped me become a LEED AP and earn an MBA. While I am who I am because of my family, Samet has made me the construction professional I am today. For that I am grateful.
Spuntech and Creative Snacks because they were complex projects that took detailed coordination and teamwork to complete successfully.

What do you enjoy about your role as a Project Executive? As a Project Executive, I’ve worked with some really great clients whose products are used across the world. I enjoy learning about each of our customers and how they operate, which helps me better serve them. I also really enjoy working with the teams of people here at Samet. From preconstruction and field operations to accounting and real estate, we have the very best people in the industry. Tell us about your family. I married my college sweetheart Catherine. We met at East Carolina University during Hurricane Floyd. We’ve been married for 14 years of the 18 years we’ve been together. We have two awesome children; Wyatt (8) and Sara Cate (6), along with one chocolate lab, Bear (12). What has been your favorite project? ISP Sports has always been one of my favorites. It was a very high-end office space project with maple and cherry wood throughout and a functional half-court basketball court in the front lobby. More recently, it is Glen Raven, Shalag, Sheetz,

The Global HQ expansion project was the vision and initiative of the Gant family (Glen Raven owners), specifically Allen Gant Jr and son Allen Gant III. Phase I of the project includes the extensive renovation, upfit, and re-purposing of a 100+ year old historic mill building located on the original plant campus in Glen Raven, NC. The mill renovation includes ~90,000 sq. ft. between two floors, a mezzanine, and a basement auditorium. The architecture includes extremely complex framing arrangements, an extensive finishes package including suspended wood ceilings and fiberglass shaped walls, an exposed glulam wood structure, replacement of nearly 100 windows with arched storefront frames, an expansive steel and glass curtainwall atrium, intensive masonry modifications and infill, reconditioning of existing maple flooring, two new elevators, a grand staircase, custom metals and railings, and countless hours of rework and repair to the existing steel structure.

The project includes custom mechanical, electrical, and plumbing packages with equipment and fixtures single-sourced from around the globe. The mill building will serve as the new corporate headquarters’ primary office space for the Glen Raven executive team, as well as marketing, R&D, sales, accounting, and HR departments. The finished space will include amenities such as a full-service coffee shop and barista, numerous collaborative spaces, state of the art audio-visual and conferencing capabilities, and will be an overall design showcase for Glen Raven’s fabrics, products, and brands. The anticipated completion for the mill renovation portion of the project is Summer 2018. Phase II of the project includes a new three story Welcome Center with a pedestrian bridge component that will cross an existing road to connect to the existing office complex. Design for this portion of the project is still in progress and will likely be released to Samet in early 2018. Samet’s past projects with Glen Raven include multiple renovations and upfits to the entire existing HQ campus, as well as construction of a 100,000 sq ft facility for their TriVantage distribution company located in the NCIC park in Mebane, NC.

3D Mapping Using Drones At Alston Village Over the past few years, drones have become more and more prevalent in the construction world for surveillance, inspections, marketing, etc. As technology improves, more uses emerge. Through the use of advanced software, drone photography can be used to create highly accurate threedimensional maps of project sites. Once generated, these renderings can provide a seemingly endless amount of information. Using 3D maps, a Project Manager can determine the mass and volume of a pile of dirt, the exact distance between two points, or efficiently create a logistics plan. This method allows for more accuracy and efficiency throughout the project leading to a quicker and more economical project delivery.
Alston Village is a 42 acre apartment community located in Cary, NC. Using drone mapping, a 3D model of the entire site was created in only a few hours.

Partnering for Success Woodfield Investments
Introduced when Samet opened their Charlotte office in 2007, Woodfield and Samet began their first collaboration in 2013, on the Circa Uptown project. Owner Representative, Chad Hagler stated “Samet was selected for this project because of their experience with the project type we were building: 5-story stick over 2-level concrete podium. Team members, Brandon Roberson(PM) and Kevin Pangrazio(PS), did a tremendous job which solidified the partnership for future projects.” Woodfield is currently working with Samet on two other large developments: Rea Farms, a project that will contain 455 residential units in 15 separate, multi-story mid-rise, garden, and town home buildings, with a total of approximately 500,000 heated sqft, retail, clubhouse, 2 pools, along with 806 surface parking spaces in Charlotte and Alston Village, which will consist of 206 traditional garden units, 238 manor building units and 49 town homes. The property will have 3 swimming pools, a golf simulator and putting green, fitness center, outdoor cross-fit gym. As Rea Farms continues to progress, Hagler adds “You guys really know what you’re doing, you’re very thorough, professional, and focused on completing the job on schedule. I couldn’t ask for much more. If the second half of the project goes as well as the first we will have another home-run of a construction project from my perspective. Steve Fijalkowski(PX), Miguel Losada(PM), Frank Arceneaux(PS), Stewart Justice(APS), and Dillon Hawks(FE) have been very impressive so far on Rea Farms from our initial meetings until now…”

“Samet personnel are very professional, thorough, and most importantly to me – have a tremendous focus to adhering to the schedule.” - Chad M. Hagler Woodfield Investments
Sr. Superintendent Frank Arceneaux’s first task on this project was to determine the best method of communicating Samet’s safety expectations to many multi-tiered subcontractors. During early construction activity Frank and his field team held numerous pre-construction safety meetings to instill our safety culture. Early safety inspections conducted by Lost Control Consultants, hired by the owner to oversee the safety performance of the project, were rated “Excellent.”
Safety
A successful project must begin with the site management team. Housekeeping on any project must remain constant – it not only protects all people working or visiting the site, but it also helps maintain organization and a safe working environment.
As the construction on the project advanced, with multiple buildings in different stages of construction, Frank and his team remain proactive in controlling site safety. Frank works with each subcontractor to ensure awareness and compliance with Samet’s requirements for PPE (personal protection equipment) use and general safety hazards, always promoting Samet’s “Safeguarding Families” initiatives. Frank’s leadership is valued and he is dedicated to The Samet Way, “Make the Job Safe”. This is evident with no lost time injuries and an average score of 90 from past safety inspections conducted by Lockton Company’s Lost Control Consultants. Great job Frank!
