Property Brokers Canterbury are excited to bring you our bi-monthly Canterbury Property Guide. Included in this publication is a range of properties from right across Canterbury and reflect the wide range of property that our team here in Canterbury are currently marketing.

Across provincial Canterbury where Property Brokers operate, we have seen the median house price rise from $429,500 to $484,250. This is an increase of $54,750, which for current homeowners in our area, is an amazing increase in equity over a 12 month period.

The market right now throughout Canterbury continues to perform at unprecedented levels. We continue to achieve incredibly strong results at our Property Brokers auctions. We continue to see large numbers of groups through all of the open homes that we are running, and the general sentiment in the market right now is one of total positivity.

Over this time, we have also seen the average days to sell decrease by 15 days. This is a real reflection of current demand and in some cases it is almost becoming hysterical the level of demand in certain properties.

When we compare March 2021 to March 2020 it paints a very clear picture around the positivity in the current market. The first factor to consider when comparing markets is the sales price achieved and for property prices to have risen by 13% over the last 12 months, is an incredible result.

It is this that is contributing to the significant price rises that we are seeing, and my recommendation to any considering selling in the current market would be use auction or deadline to create competition between buyers for your property. Unsurprisingly, the volume of sales is down. We have seen sales for the month decrease from 553 12 months ago,

to 509 in March 2021. This is a 4.5% decrease and along with increased interest in properties, is driving prices up due to the lack of supply. Whilst we would all love a crystal ball, none of us know how long the current market conditions will be maintained for, however, my advice to anyone considering selling is talk to your local Property Brokers agent sooner rather than later, get an up-to-date market appraisal completed on your property so you know exactly where your property sits in todays market, and from there, you can make an informed decision around what the best next move is for you.
