Property Brokers Canterbury are excited to bring you our bi-monthly Canterbury Property Guide. Included in this publication is a range of properties from right across Canterbury and reflect the wide range of property that our team here in Canterbury are currently marketing. It is a beautiful Spring day here in Canterbury as I sit and write this market update on Day 5 of our latest Level 4 lockdown. It is fair to say that this latest lockdown has caught us all a little bit off guard, but what I would say is that based on how the market responded to lockdowns last year and the heat that existed in the market prior to this latest lockdown, I think it’s fair to assume that the Spring market that is just around the corner may well see the market performing at unprecedented levels. If we compare July 2021 to July 2020, it paints a very clear picture around what is fuelling the fire that we are currently seeing in the property market. The very first economics lesson we were all taught at high school is the supply verses demand curve and what we are seeing at the moment is a low supply with record high demand and this is having a significant impact on property prices. If we consider that across Provincial Canterbury the median house price
in July 2020 was $415,500 and when compared to July 2021 we see this increasing to a staggering $535,653. This is an increase of over $120,000 in just 12 months, which equates to a 29% rise in property values. There is no doubt that a major contributor to this rise has been the shortage of stock and this is very much highlighted by the fact that the sales numbers for July 2021 were approximately half of the sales numbers for July 2020. In July 2020, 549 sold across Provincial Canterbury, compared to just 307 in July of this year. Over this time, we have also seen the average days to sell decrease by 15 days. This is a real reflection of current demand and in some cases it is almost becoming hysterical the level of demand in certain properties. The other factor driving the record prices we are currently seeing is the low interest rates and current economic conditions across both local and international economies. Whilst we would all love a crystal ball, none of us know how long the current market conditions will be maintained for, however, what we do know for sure is that the property market always has been, and always will be cyclical. So whilst the current prices are unprecedented, there is every likelihood
that with more development occurring and more stock coming to the market, with interest rates on the rise, and with a reserve bank that has very openly stated that they will be taking action to take some heat out of the property market, we will at some stage in the future see prices ease from where they currently sit. When that happens and what that looks like, none of us really know, but what I would say to anyone considering selling should be talking to their local Property Brokers agent sooner rather than later. It doesn’t cost you anything to get an up-to-date market appraisal completed on your property and it will give you an excellent idea of exactly where your property sits in todays market, a likely sales result in the current climate and from there, you can make an informed decision around what the best next move is for you.
