Banks look at your Debt Service Ratio (DSR) and generally would not approve a loan if the monthly instalment exceeds 60% of the borrowers’ monthly income and this is assuming the best-case scenario where the individual can fork out RM25,000 up front and possesses a good credit history. And for the first time at this year’s MAREC Convention, we will have a separate national youth convention which will be held a day before the MAREC Convention. For the first time, youths from all these four states will converge to have their own national initiative. You see, I’m a baby boomer. How I think and how the millennials think are very different. They are full of energy and they do things differently. They are more tech savvy and use a lot of social media, and they also have different and newer ideas. And we recognise that. We don’t know what will come out of this convention, but I’m sure that it will be something very exciting.

This is your last year as President of MIEA. What’s the next step for you? My two-year term will end on the next AGM which will be on 22nd April, which I will then go through a transition period before fully handing the responsibilities to the next president and deputy president. My responsibilities and focus thus far have been to enhance MIEA’s administrative capabilities. You see, we are an NGO, and we all work voluntarily. So we have to ensure that whatever program we undertake, whether it be short, medium and long-term perspectives, secures continuity. I have put in place, a few exciting programmes that I hope will be continued such as ARENA, IRC, and on a more local scale, MASPEX, the secondary properties exhibition which we will re-engineer into MIEA Property Expo. Now, this will also include primary properties, but, only agents can represent in the expo. So, if a developer wants to showcase their property, they have to appoint an agent to represent them. about the strong points of a condo today.

As for landed houses, there are just too many points of entry and many choices for unwanted guests to get through

For a more high-end condo, like Peak Vista, this is even more so, which is at RM3500 for 129 sq ft, whereas Golden Hill, with its superior space of at least 2000 sq ft built-up and its 2 carparks, would go for around RM3000 per month.
Better Views Now I don’t know about you, but waking up to spectacular a sea view is one of the best ways to start your day. But with landed houses, they are generally not built on higher ground – although there are a few out there – hence, your outside views are essentially your immediate surroundings. However, having a park or a lake in the area is a bonus, but more often than not, you mostly only see your

Less hassle and better facilities Most tenants these days prefer renting because maybe they’re from out of town, don’t have the luxury of time, or are just too lazy to commit to a garden. So, condos are the easier option. You get to enjoy having a garden without having to put in the work. You also have other facilities compared to a landed house, such as a pool, gym, BBQ pit, and for some, even a sky garden. When going for a vacation leaving behind a condo, it only takes pressing the buttons in the lift. But going on vacation leaving behind a house, is much like brain surgery. Lock the windows, lock the doors, lock the grills, lock the gate, the side door, turn the alarm on, set the security
