For most people, the only way to get even a contribution to their payments is to rent out a room in their house or apartment. While this does cut your mortgage costs, it also means sharing your living space, kitchen, and potentially bathroom with a stranger. What if there were a way to cover your mortgage without having to listen to your roommate singing in the shower? The Coterie, a new development currently under construction in Fortitude Valley, has just launched eight dual-key apartments for the savvy Brisbane. Located on floors

Not only are the dual-key apartments actually cheaper, they also come fully furnished and ready to move into, with European Oak furnishings from the same company that supply the uber stylish furniture showrooms of James Street. Could these apartments be the perfect solution for buyers wanting to live mortgage free? Well, it’s not rocket science: the simplest way to pay off your loan and grow your investment in the shortest amount of time is to maximise your returns. Luxury dual-key apartments, like the ones at The Coterie, do just that. The long-term rental yield for the one-bedroom part of the apartment is expected to be $450 per week or $750 for the two-bedroom, twobathroom side (including car space).

This is considerably more than the expected income from renting out one room in the three-bedroom apartments which is $250 a week. If you are willing to put in the extra work, there’s no reason not to reap the rewards of short-term leasing. That’s right, Airbnb! The stunning views out to the CBD make The Coterie the perfect place for tourists, interstate travellers and staycationers alike. When expected short-term rates are factored into the equation, the potential returns are $840 per week for the onebedroom apartment and $1,400 per week for the two-bedroom (including car space). Before you start planning how you are going to spend your investment profits, don’t forget to factor in expenses and vacancy rates. Whether it is short-term or longterm rentals, there will be outgoings on top of your mortgage. Costs include body corporate ($8,072 per year), council rates, and possibly management fees if you don’t rent it out yourself. See page 34 for more details on budgeting for your short-term rental.

In Queensland, 62 percent of households have some type of pet. And it is fair to say most people consider their pets part of the family (there is a reason, after all, that the term ‘fur baby’ has made it into the dictionary). Research has actually shown that having a pet is good for you — they can help improve sleep and self-esteem, as well as decrease loneliness, depression, anxiety and blood pressure. This is all well and good if you live in a house, but apartment dwellers have been running into problems of late. Finding a pet-friendly apartment building has become notoriously hard for Brisbanites and Gold Coasters alike. While there is debate over whether anyone can legally stop you having a pet in an apartment that you own, there are often restrictions on pets in the buildings rules and regulations, and you sometimes have to apply to the strata body to have the pet approved. If you are in the market for a new apartment and can’t bear the thought of parting with your four-legged friend, then fear not! PropertyMash has scoured the city and found a number of off-the-plan apartments being advertised as pet-friendly. The best part is, we’ve bought the top ten of these together in a handy list, just for you.

The north-eastern aspect means the majority of the apartments have expansive Moreton Bay views. Each of the apartments has between 75 and 80 square metres of indoor space and large 13 square-metre balconies. With prices for waterfront property skyrocketing in Brisbane’s inner suburbs, Wynnum remains one of the only coastal areas with apartments under $500,000, although we doubt this will last long with demand expected to soar in the next few years. Maggie and Nev Storey are residents at Halcyon Lakeside in Bli Bli on the Sunshine Coast — an active and welcoming over 50s lifestyle community. After downsizing from their family homes, the Storeys met while living at the Halcyon Waters lifestyle village back in 2007; and since they got married in 2011, they have lived in both an apartment complex and a lifestyle community. “The community and the facilities at Halcyon are incredible, we have a fantastic pool and over 40 different interest groups”, said Maggie. “When we moved from Halcyon Waters to a new apartment block in

We have a communal bus that we can use if a group of us all want to go out somewhere together

From Bunnings, Costco and IKEA opening in North Lakes, plus a $140 million redevelopment of the Westfield Shopping Centre in 2016, to North Lakes Sports Club in 2017. With 2,997 students enrolled in North Lakes State College in 2017, the school is predicted to reach capacity (3320 students) within the next few years. The Lakes College is the closest private school, which achieved OP results within the top ten in the state for 2016 and 2017. The University of the Sunshine Coast Petrie campus, opening in 2020, is estimated to draw 10,000 students within its first decade of operation. This campus is only 15 minutes drive from North Lakes, so the suburb is expected to benefit from the influx of new students.

HOW TO MAXIMISE THE RETURNS ON YOUR HOLIDAY HOME There are a range of factors that motivate people to buy a holiday home, investment being one of them. We caught up with Jordan Property Group’s Sue Jordan to find out how you can make the most of your investment property.

Q: Does the location of your holiday home impact the return on your investment? A: Definitely, you have to do your research. In South East Queensland, there can be oversupply in coastal areas, so if you are looking to buy here you have to make sure the property is unique in some way. Don’t just do what everyone else is doing, because you won’t stand out. You have to always think to yourself, “why would someone choose to stay here over anywhere else?”. Ultimately, your holiday home is a business, and for businesses to make money they have to out-do the competition.

Q: What should readers bear in mind when choosing a location?

Q: When it comes to choosing the actual property, what are the things to look out for?

A: Make sure people have a reason to go to that area, whether that is being next to a beach or tourist attraction; or being close to a sports stadium, conference centre or big hospital. Transport and parking are also major considerations depending on your target market.

If you don’t intend to use it yourself, the property you choose could be entirely different. When you’re researching make sure you work out your Rate vs Occupancy. Your short-term rental doesn’t have to be full all the time to make money, and conversely, it doesn’t have to have a high price per night to bring in a big profit — as long as you get the bookings.


Q: If you could give PropertyMash readers one tip for maximising the return on their investment, what would it be?

Q: What advice would you give readers when it comes to managing the property themselves vs using a management company? A: Managing a holiday let is a 24/7 job 365 days a year. People often burn out managing it themselves long term, but it is a great idea to do it yourself for the first few months so you can get an idea of how the business is going to work. Then you can put a team in place to manage it for you. Part of my job is training people on how to manage their rentals to get good returns.

Q: What are the setup costs that people don’t think about? A: When you have to furnish an entire property from scratch you are normally looking at about $10,000 – 15,000 for a onebedroom apartment, with an extra $3,000 per bedroom on top of that. Furniture, linen, TVs, washing machines, dishwashers, a fridge — even if you buy second hand, it all adds up. Depending on the area you buy in, different local councils will have different application fees when setting up a short-term rental, and different costs for your quarterly rates, this can make a huge difference in both your initial setup costs and ongoing costs. Other ongoing costs to think about include short-term rental insurance, wifi, higher than usual water and electricity bills, cleaning and laundry costs; even small things add up, like refilling tea and coffee or buying toilet rolls.

A: To be competitive in today’s online world you need good reviews, a good description and good photos. First impressions count (both online and when they arrive), so if you can present your property well on whichever portal you choose to advertise on, give good customer service, and get great reviews, you will already be ahead of the game.

Q: If you had $500,000 available for a holiday home right now, what/where would you buy to maximise returns? A: Look for somewhere with poor supply and high demand. Where have you stayed recently that you struggled to find a decent apartment to rent? I think South Brisbane is one of those areas at the minute, and it is close to The Gabba, the Brisbane Convention & Exhibition Centre, etc so there will always be people passing through.

Q: If you had $1 million available for a holiday home right now, what/where would you buy to maximise returns? A: If you have a large budget consider buying multiple properties. Remember not to put all your eggs in one suburb, so to speak. Buying smart is all about having a backup plan. Plan A would be short-term rentals, but if you buy somewhere where long-term rentals are also in high demand it gives you a Plan B, which is important in today’s volatile market.

If you’re serious about building a home, the amount of money you can afford to spend has to be one of your first considerations. For most people this means getting a home loan, and so, getting a pre-approval is the place to start. Contacting a mortgage broker who is experienced in house and land finance and can offer a variety of lenders is

• Be aware that any credit cards, car loans, and personal loans, etc, can be viewed by the bank as if they were ‘maxed out’ to the limit. This can be the difference in getting approved for the amount you need or whether you can obtain finance at all.

Different lenders may have small variances in their lending criteria and the broker will be able to guide you on how you may best fit with a particular choice. Once you’ve found out how much you can borrow, you can start looking for a property that matches the amount you can afford. Six Mile Creek Estate

• Work on your deposit — the bigger the better. A big deposit will open more options to obtain better finance deals. If your deposit isn’t large, ask your broker and parents if an Equity Guarantee is an option. Equity Guarantees are often a great way for parents to help first-home buyers to enter the property market.

UPGRADES, ADD-ONS AND ADDITIONS No matter the house and land price you end up negotiating, the reality is that the lender will conduct a valuation (and other

checks) to make sure the property will be worth enough to cover the loan; and that the deal is sound enough for them to lend you money. If you’re serious about entering the market, perhaps have a small deposit, and want the best chance of getting your finance approved — don’t go overboard with extra house inclusions. The lender will usually be comparing your proposed deal with other comparable existing properties sold close by, which may or may not have non-standard additions. The valuation often doesn’t discriminate between expensive upgraded roof tiles and standard tiles — isn’t a roof a roof? If you want upgrades and are working to a tight budget, consider leaving out items that can be added once the build is complete. Only include structural items that should be incorporated in the building of the home. Maybe the built-in barbecue or the European kitchen appliances could be a future purchase? Better to have a standard oven rather than no house because you can’t get finance. If you do add in a few upgrades to your build contract, and the valuation comes in lower than you had hoped, be prepared to compromise on removing expensive items, which may help the deal progress.

HOW SOIL QUALITY AFFECTS YOUR BUILD What should I know about foundations and soil quality? In brief, a soil test will be conducted on your land so that an appropriate slab design can be produced for the conditions. This typically occurs when you pay an initial deposit ($1,500 or so) to a builder to perform that task, amongst others such as a contour survey. When you’re initially getting quotes from a variety of builders you should understand what they’ve allowed for in terms of the foundations/slab. This is important because there can be significant differences in the final price, depending on the soil conditions.

A builder could offer a quote based on the best-expected conditions, but a little research on the area might reveal this best-case result is not a likely expectation. From this, you can begin to understand what should be allowed for in your initial quote. This will mean the price you are working on is closer to reality when you eventually handover money for the soil test. Good, upfront salespeople, based on their experience, will offer some guidance on what to expect in their estate. Some builders (usually larger ones) may offer a fixed price on their foundations, and this is often a reassuring purchasing aspect for buyers.

Even if a fixed price is offered on the

foundations, ask about the Rock Clause in the building contract and whether they cover or allow for any discovery of rock on site during construction. Rock excavation can be costly. This is something again to do a little research on in the area in which you’re looking to build. The aim is to eliminate any costly surprises.

WHAT YOUR QUOTE INCLUDES What does turnkey actually mean? In theory, it is meant to reflect a price that includes everything. All you do is ‘turn the key’ and walk into your completed home, with finished driveways, landscaping, curtains etc. But, every builder has their own idea of what turnkey should include. As well as variances in inclusions there are definitely variances in the quality of products they offer. Be sure to compare specifications and don’t forget the foundations! The most important thing to remember is that turnkey does not mean the price they have given you is a fixed price.

HOW FENCING WORKS Has your builder included fencing into your quote? Have they quoted for a full share of fencing or half? This is a very common problem area which can cause disputes with new neighbours; all because the builder hasn’t informed you of the process with the shared costs of fencing. In Queensland, the cost of fencing should be shared equally between neighbours. If you are being quoted for the full costs of the fence, what about your neighbours’ contributions? These items usually need to be negotiated prior to installation. If the fence is paid for in full by you without prior negotiation with neighbours, I would be praying my neighbours were good people and offered to pay their half, however, this subject does cause problems in some cases. Negotiation on fencing should be instigated by the client or builder and done well in advance of the fence being constructed so that there are no issues. However, this is not always possible; for example, building your home when the adjoining lot has not been purchased yet. Regardless of which way the builder includes the fencing cost — what will they do to ensure you get your contributions from the surrounding neighbours? This is definitely something to be aware of and something that could cost you thousands more than it should if you aren’t careful.

The home may not be a standard offering, in some cases including a lot of non-standard upgrades. Often there will be a pre-prepared list of upgrades and some builders include this list along with the standard specifications, but some may not. Some other builders go the complete opposite direction with their display offerings and don’t even have furniture in the home. They look to display exactly what their specifications are. These homes aren’t usually as ‘pretty’ to look through, however, they do offer a realistic representation of the product you’re paying for. To avoid the disappointment of not getting that big beautiful engineered window that was at the display home, be sure to ask for a list of upgrades to compare to the normal specifications you may be looking at.

Making the journey north isn’t just for migratory birds and humpback whales anymore — it’s becoming the norm for Sydneysiders too. More interstate migrants have started calling Queensland home over the last seven quarters than since the end of the Global Financial Crisis (GFC), and there’s no doubting why. The inflated property market in many Australian cities, Sydney more significantly than any other, has led to a dramatic increase in the number of Australians who’ve made the move to the Sunshine State. The latest Australian Bureau of Statistics data released in December 2017 highlights a dramatic transitional period, with Queensland, Victoria, Tasmania and the ACT all recording net interstate migration booms, Queensland with the highest migration gain. Net losses were experienced in Western Australia, South Australia, the Northern Territory and most dramatically, New South Wales. Of all interstate migration, 27.5 percent of people relocated to Queensland, a total of 30,687 people. Within the last twelve months, the rate of interstate migration to Queensland has approached figures seen before the GFC, with 20 percent of total population growth being attributed to out of state migrants. The pre-GFC migration boom was caused by new jobs in mining and gas, this time however, it is people escaping high property prices in other states. Affordable housing, year-round great weather, plenty of new investment opportunities, growth in the job market, and exciting new infrastructural developments throughout the state make Queensland the no-brainer choice for Sydney locals who can no longer justify the inflated cost of living. With an increase in demand comes a natural increase in the competitive nature
