Home Inspections are standard when buying a home. The purpose is for a buyer to understand the condition of the home they have contracted. Buyers want to prevent buying a home that needs a major repair not figured into the cost of the house. Sellers are wise to have a home inspection prior to putting their home on the market to be aware of what might be required of them to make a sale close, allowing them to preemptively repair what buyers might have problems with. Health, safety and building integrity are the issues that should be attended to as a result of home inspections. Home inspections are not opportunities to nickel and dime the seller to death or renegotiate a contract.

Having recently experienced a sub-par inspection on a listing I had, I realized sellers and buyers alike need to understand what they may expect of their inspectors. Buyers (and sellers having a pre-listing inspection) need to re-

What to Expect from a Home Inspection

Buyers are smart if hiring a professional inspector rather than having a friend or relative do their home inspection. Why? Home inspectors in New York State are licensed and undergo a study course not under 140 hours. A minimum of 40 hours are supervised unpaid inspections. In addition, they must have performed 100 paid or unpaid inspections under supervision and pass a state exam. Licensing became law in 2005. There are a fair number of inspectors in the Rochester area grandfathered in. Many are excellent, others might have been weeded out had they had to adhere to these rigorous requirements. Sellers and their agents need to know they have the right to decide which inspectors to allow onto the property. Each city has their share of inspectors known as “deal killers”. While a “deal killer” might be an ok guy, the question is why are they a deal killer? Do they inspect a majority of inferior homes? Or, don’t they like Realtors? If an inspector openly brags and proclaims they hate Realtors, just how unbiased and professional will their inspection be? I inform my sellers they are within their rights to refuse an inspector. Yes, the deal could be in peril. But with some inspectors it is doomed anyway or will cost my client a lot of money for unnecessary items. For example, during my recent inspection an air conditioner did not work. The inspector recommended it be replaced, not noticing the breaker to it was turned off. He was so eager to find fault he did not bother to check something so simple! It cost my client an HVAC charge and aggravation for everyone but the inspector. Additionally, repairs called for were vaguely described in the report, making the seller uncertain as to what and where to repair! The deal was briefly in peril because of a poorly written report. Both buyers and sellers have rights in regards to inspections. It is important they both ask questions and seek out the best people for the job! Happy house hunting and selling!
