Pittsford What town was carved of out of “the District of Northfield” and was named after a town in Vermont? If you guessed Pittsford, you are right! This scenic town southeast of Rochester has a long history reaching back to before 1796! Cousins Simon and Israel Stone, both Revolutionary War veterans, purchased 13,000 acres of land including the area now known as Pittsford. After establishing their homesteads they returned to their home town of Salem, Massachusetts to persuade others to join them in their land tract. Enough came to be able to establish a settlement known as Stonetown, which was located south of where the village is today. In 1813, after being divided from the parcel of land known today as Brighton, Pittsford was born. Caleb Hopkins, who was given the honor of naming this new town, named it after his home town in Vermont. The town was incorporated in 1827. The Town of Pittsford has about 29,405 residents with the Village of Pittsford clocking in with 1,355 residents. The Pittsford township covers about 23.4 sq. miles and is one of the most affluent in the county with an average household income of $88,232 (Mendon is wealthier). The average sale price in Pittsford is $172,749. Ouch! Homes can be found for less, but these tend to get snapped up fairly quickly - especially if they are zoned for Pittsford Schools. Typically finding one of these requires a dedicated Realtor who can set up a search to notify the client as soon as a property hits the market. Currently a Fannie Mae property can be found on Cullens Run priced at $101,900. The next lowest priced listing comes in at $146,400 on Winding Run with prices going up from there. The majority of properties sell within the first 30 days when properly priced. What makes this town so appealing? The cachet of claiming Pittsford as an address is part of the equation, and the town is well funded, allowing it to be well run. Most importantly, through the years, the governing bodies of Pittsford recognized the importance of history. With that in mind, many worked to preserve the original flavor of the town through their historic preservation board, planning board and zoning board. All that effort has paid off with a village filled with appealing historic buildings updated to suit today’s needs, and yet still remind us of the past. The zeal for historic preservation is especially evident in Shoen Place. In the 1970’s, many of the buildings here, designed for the industries of their day with few architectural details, would have no appeal to the casual observer. Most of the buildings along this canal industrial spot were built roughhewn, serving as simple and basic work buildings, sheds and even a coal tower. Most towns would have allowed demolition of this area, instead, Pittsford gave the green light to a radical proposal; development of the buildings into shops and restaurants.
This area draws many to shop and eat at the quaint shops and popular restaurants along the canal. The Erie Canal played a large part in the history of Pittsford and still does. Walking the tow path is a popular activity for many. The houses themselves in Pittsford Village and on the out-skirts are lovely and well preserved. What had begun as a farming community became home to housing developments. The earlier developments often were average homes, but as the years went by more upscale developments were built, continuing to this day. Million dollar homes are not unusual in this town. In the village, one will find small, typical homes such as colonials, cape cods and four-squares, to large Victorian era homes that are either well preserved or totally renovated. Many homes are situated on the well traveled streets. Typically, homes located on busy or main streets hold less value due to their location, but Pittsford village is one place where a home located on a main or busy street still retains high value, contrary to the usual “rule”. One of my favorite listings currently in the village is found at 73 S. Main St. This historic home is owned by the listing Realtor and a partner. It is a Greek Revival home that was completely redone down to the studs and rebuilt to original plans, yet incorporating modern details in the new design. What had been a very neglected house, sitting right up to the sidewalk, and discounted by many as not worth the bother, has been turned into a show-boat of a home! It now combines the best of historic homes with modern amenities. A double living room is separated by double columns, original shaker staircase, french antique fireplace mantel, sculpted moldings on ceiling and so much more. No details were ignored, right down to a reproduction range in the kitchen one would have found in the late 1800’s. There are other homes through out the village that have been brought back from the brink and restored. One of the most famous is the Lusk Farm at 1 Mendon Center Rd. This is one of the oldest houses in Pittsford, built by Stephen and Sarah Lusk, who are buried in the Pioneer cemetery across the street. For years the home was neglected and decaying. It had its start as a farm house and was a simple four room home. Several additions were made to the house through the years. The home was painstakingly restored in the early 2000’s. It was sold in 2004 after being restored to glorious detail. Many
passing by, who knew the home when it was downtrodden, cannot help being thrilled to see it in its present condition. Another reason Pittsford is so popular is its school system. This district is known as one of the best school districts in the area and was awarded the New York State Governor’s Excelsior Award. Several of its schools have received national or state based awards, including the “Schools to Watch” award. Pittsford Mendon and Pittsford Sutherland High Schools are ranked in the top 100 school districts in the nation, according to Newsweek Magazine! There are two high schools and five elementary schools. Another claim to fame besides scholarly success is the Pittsford Mendon Vikings Soccer Team, which has won seven state championships! Interestingly enough, Pittsford schools spend an average of $13,900 per year per pupil, in contrast to the City of Rochester, which spends over $22,000 per pupil, with dramatically opposing results! Pittsford boasts two colleges on its perimeter, St. John Fisher College and Nazareth College. St. John Fisher has built a large sports complex and now hosts the Buffalo Bills summer training camp, making it a popular draw for football fans. The LPGA tour was an impressive event held every in June at Locust Hill Country Club. Initially Sponsored by Kodak, and then by Wegmans, it has been held for the past 37 years in the Rochester area. Sadly, the end of this run will be at Monroe Country Club in August. The LPGA decided it could make more money if it were located closer to NYC. It’s scheduled to rotate periodically back to Rochester, with an anticipated run at Oak Hill Country Club. Not only does Oak Hill Country Club call Pittsford home, so do Irondequoit C.C., Monroe C.C., Locust Hill C.C. and The Country Club of Rochester. Pittsford is a golfers paradise! There are twelve parks in and around

Pittsford, including Mendon Ponds Park, Powder Mills Park (where I learned to ski) and Lock 62 and the Erie Canal Trail. The area is a haven for the outdoors lover. In the winter across country skiing is a very popular pastime. Located in the Powder Mills Park is the Riedman Fish Hatchery, which is a part of the NY State Parks system. Visitors can buy pellets of fish food and feed the fish. The hatchery is much as it was fifty years ago, still raising quality trout for release through out NYS into the ecosystems. Pittsford’s location affords it access to rolling farmlands on the south side, making it an ideal area for the equestrian minded. There are many large horse farms and stables located near Pittsford. For the less horsey set, there’s plenty to do. Several main roads run through Pittsford, including Monroe Avenue and Rt. 96 (Pittsford Victor Rd.), where major shopping hubs are located. Pittsford Plaza and surrounding shopping venues are among the most popular shopping areas for the region and are closest to the village. Wegmans has its flagship store next to Pittsford Plaza. The Monroe Avenue strip from Pittsford four-corners to Brighton, NY., is a shopping and restaurant mecca. If you cannot find it there, you might not find it at all! Take a short ride east, out of Pittsford on Rt. 96, and you’ll find EastView Mall for further shopping. If you’re not into shopping, there are many other offerings. Enjoy beer at Locke 32 Brewing Company, which offers home brews, popcorn and soft pretzels. Located alongside the canal, it is a great place to pass an evening. If it is crepes you desire, Shoen Place offers Simply Crepes, which offer crepes in every form possible. To make up for the pounds put on eating or drinking, go to the YMCA which has a large facility on Jefferson Road for the fitness and youth-activity minded or RAC on Monroe Avenue. You can even take in a movie at the Pittsford Cinema in Pittsford Plaza. There is so much to do, see and explore in Pittsford. If you want an “everything-lifestyle”, Pittsford is the place to be. My husband and I own a small, quaint, quiet cottage getaway. We had new siding installed last fall, a calming, dark, banker’s grey. The front elevation is sided in cedar shingles and the sides and back in clapboards. I am going for that Nantucket style. The front door has always been painted a safe, soft white and I have been losing sleep trying to decide on a color to paint the front door. Should the color be the Pantone color of the year? That color is a pinky lilac, no, I don’t think so. Maybe a yellow or deep brick orange would make the house appealing. I could go with a Crayola red, I have always loved a bold red door, but not my little house. Green is always a safe choice, but if I selected green, it would have to be a funky green like a kiwi or key lime pie. If you have been rethinking the color of the front door, now is the time to make that decision and move on. Take a walk to the curb in front of your home and
turn around. Does your home look predictable? Boring? Does your home need a splash of color? If you are putting your home up for sale in the near future, the front door is the first feature the prospective buyer will see. Your goal should be to make your home as inviting as possible. The buyers will judge the interior of your home by the exterior and that most important ‘curb appeal’. The go to color reference is always the color wheel. The most complimentary colors are those opposite on the wheel. Red is opposite of green [Christmas colors], Yellow is opposite of purple [think Easter Peeps], and then there is blue opposite of orange, I personally don’t like blue and orange but together they are the true mix of a warm and cool color pallet. I would suggest taking a trip to the paint store. Find some strips of paint swatches to bring home. The colors in the store will always look greenish. The fluorescent
light brings out the green in every color. When you hold those chips up and find a color you like, select the color two shades down. Ink dyed paint chip samples are always brighter than the color indicated. After many sleepless nights, I have decided on a color! It is a Benjamin Moore color, aptly named “A Breath of Fresh Air’. It is a simple, clear, blue color and should look perfectly great with the new
grey siding and soft white trim. Calming. If it isn’t perfect and I lose sleep over my selection, I will try again, it’s only a quart of paint!

Back-Up Sump Pumps With the somewhat porous masonry block basements that are commonplace in our region, along with the floating slab floor drainage systems, a reliable means of pumping water out of the sump is important to protect the basement and all of the items and equipment contained therein. Every year, some part of our region will be the unlucky recipient of a serious storm. When this occurs, the power can be interrupted to thousands of homes throughout the area. These interruptions can last anywhere from a few minutes to a few weeks. Couple this with other “normal” interruptions of electrical power and there is a significant potential for your primary electric sump pump to be out of commission. There are several means of providing a backup sump pump, or at least a backup means of pumping water out of the basement in the event of a power failure. Battery backup pumps, water-powered pumps, portable emergency generator connections and wholehouse gas fired generators are all potential solutions. These methods provide varying degrees of reliability, endurance, and additional benefits. Battery Powered Pumps Perhaps the most economical method of backing up a sump pump is with a battery backup. There are many available and they vary in size and capacity. Costs vary, but are typically in the range of $200 to $400 for the pump and accessories, plus $75 to $300 for the battery. If installing this on your own, the cost would be $300 to $700. If hiring a handyman or plumber, you might spend $600 to $1,000. Basically, these backup pumps consist of a second, individual pump that sits in the sump alongside of the primary electric pump. The
float or actuator for the pump will typically be set several inches above the main pump. That way, if the water level rises above the level that the main pump can typically maintain, the backup pump will automatically turn on. Usually a buzzer or alarm will sound to let occupants know that the battery backup pump is in use, typically due to the main pump needing service or a power outage. Once the battery backup pump is operating, there is a limited run-time for the pump. Typically, this varies from between 6 to 12 hours of run-time. During an extended power failure, this may not provide enough time to fully protect the basement, but it does provide a time “cushion” during which a generator or alternative pumping means could be set up. It is also adequate for power failures lasting for only a few hours. Water Powered Pumps A step above the battery-powered pump is the water-powered backup sump pump. These are popular due to their relatively low first cost, along with the fact that they will run indefinitely, as long as there is a pressurized source of municipal water to the house. Obviously, this is not a good solution for homes with a water well. Although there are different models, the most widely used water-powered pumps only cost $120 to $300. However, there is some water piping necessary, in addition to drain piping. Further, the local water authority requires a type of back-flow preventer on the water supply piping to the pump. This may actually cost as much as the pump. Together, the cost could range from $250 to $450 selfinstalled or $450 to $700 installed by a contractor. There is no alarm to let occupants know
that the water powered pump has activated, as these are typically loud enough for you to hear them engage and disengage. These pumps should be checked periodically for leaks in the piping and valves and a type of flow alarm on the piping is a good accessory to consider to let you or your security provider know when the pump is in use. Water-powered pumps will run as long as the water pressure from the municipal service is adequate (usually 30 psi is required). These pumps also use a lot of water that you will be billed for when the pump is needed. Portable Emergency Generators If the power to the house is interrupted, the best solution is to have a backup source of power. One method is to use portable gasoline powered generators. There are many models available with a huge variation in price based on brand, capacity, features, and more. Prices for a generator can range from $100 to $5,000. There are small generators that can simply be operated outdoors near the basement with an extension cord running to the sump pump. However, for greater reliability, and to power other appliances such as the furnace and the refrigerator, a larger portable generator and a manual transfer switch are a better choice. This allows safe connection and operation of the outdoor generator and eliminates the risk of back-feeding the utility company service. The transfer switch has fuse or circuit breaker protection for the specific circuits as well. Transfer switches can cost from $250 to $400, plus installation by a qualified electrician. There are high water level alarms available for sumps that are battery powered or connected to the security system of the home. These are helpful to alert you when the pump
fails and when you need to get the generator connected and working. As long as you can keep the generator running and working, you can run the sump pump. In homes where constant pump operation is a possibility, having a second primary pump available in the event of a pump failure is a good idea as well. Whole House Generators The Taj Mahal of backup pumping provisions is the whole house generator. Permanently installed natural gas powered generators provide the most reliable backup option. Along with an automatic transfer switch, a whole house generator can automatically supply power to most, if not all, of the house, including the sump pump. High quality comes at a high cost, and the installation of a whole house generator can run from $4,000 to $15,000. As with any mechanical equipment, generators require maintenance. The whole house generator will typically run once per week for several minutes to “exercise” the unit and help charge the internal electric start battery. Similar to a car, there are air filters, oil filters, oil changes, etc. If you are not familiar with changing the oil in your car, you will want to consider a service contract to maintain the generator to make sure it is always ready for operation. A backup means of pumping water out of the basement is not always needed. Some basements have gravity drains and don’t require pumps. Some pumps never run because the sump never accumulates water. But for basements with pumps that run frequently a backup means of pumping is good insurance.

how much can you recover when you resell? Carmen Santora, Executive Director of the Better Contractors Bureau in an effort to help homeowners contemplating a major remodeling project and who are concerned if the cost invested would be recouped should they decide to sell their home offers the following information. His analysis is based on a national average “cost vs. value” survey and condensed to specifically relate to our local area. The resale value depends on a lot of variables, such as the state of the housing industry and local market conditions in particular at the time of sale. A lot of homeowners are concerned that their remodeling investment might price their home out of the neighborhood averages. This should only be taken into account if you think that you may be selling your home in the near future. If a homeowner has small children and is thinking of adding extra bedrooms or an additional bathroom they may want to think of the advantages of staying where they are. If the schools are great, they live close to their workplace and shopping and are in an area of lower taxes or other personal conveniences, then they shouldn’t worry about pricing themselves over their neighborhood averages, especially if they
intend to stay there for many years. However, if the homeowners know they will be staying where they are for only a short time then a major remodeling would be foolish. Things like energy efficient updates such as new replacement windows, high efficiency furnace, roofing or siding, kitchen or bath updates would add to their comfort and help to sell the house faster and save them money while they still remain in the home. Major expenditures for a new kitchen and bath can run into thousands of dollars and unless money doesn’t
matter or you don’t care about resale values then by all means go for it. It’s important to know that there are a variety of variables that can effect both the cost of the remodeling and the resale of the home such as the size of the remodeling company estimating the project and the values of the properties in the surrounding neighborhoods. Below are some area examples of the cost of what some remodeling projects can cost and what could be recouped if you sell your house. The numbers presented

Recovery costs for home improvement projects remain high and have been accelerating even though the growth in spending on home improvements has declined nationally over the last few years. As the economy improves so will spending on home improvements. Lower priced projects during a sluggish economy are typical and usually only what is needed to keep a home energy efficient or make essential repairs. Higher priced projects tend to be more discretionary, and usually homeowners wait for the economy to improve before undertaking these expenditures. Carmen Santora, says that he believes that within the five county area that the BCB services, the average cost recouped for home improvements probably falls lower than the national average and is somewhere around 75% or less range.
