Last night as I was fumbling through my graveyard of anti wrinkle cream, I thought to myself, I am just too young to fight wrinkles. Are wrinkles, thinning hair, cracked heels and tummy bulges the rewards for living a good, clean life? Does it happen overnight? It seems that everyone has a different description and number for being a senior. Because I have a drawerful of creams and potions, does that make me a senior? Moss Build-Up on your roof
We all have seen roof surfaces where moss, algae or lichen has begun to grow or collect on the surface. Often times people make the assumption that a noticeable buildup of moss or lichen is an indication that the roof needs to be replaced. This is not necessarily the case, but it should not be ignored. First, you should understand that moss, algae and lichen tend to collect on roof surfaces that are heavily shaded and/ or are regularly damp or wet. The buildup of moss occurs very slowly over a long period of time. As a result, it is somewhat rare to see significant moss buildup on a roof that is very young in age.

Over the long term, a buildup of moss can be detrimental. The moss traps moisture, eventually causing accelerated wear, especially in cold climates. For this reason we typically advise homeowners to take steps to clean a roof that has a buildup of moss and/or lichen. Steps can also be taken to help prevent the eventual of buildup of moss, lichens, and algae. Roofing contractors can install metal strips at the peak of the roof. The metal is usually zinc, but galvanized metal and copper are also used. Minerals and ions that wash off the metals when it rains will retard the growth of moss or algae on the shingles.
Installing metal strips along the ridge of a roof that already has some moss or lichen buildup can also be beneficial. It will help to kill lichen and moss when rainwater gradually washes over the roof system. Care must be taken when trying to clean roofs that have a buildup of moss, lichen or algae. Gentle cleaning with a soft brush can be beneficial. It is important to not aggressively scrub the roof since it can damage the shingles. Of course, if the roof shingles are already worn, dried, cracked and brittle they are probably beyond saving, and roof replacement becomes more immi-
nent. There are also roofing contractors who can be hired to clean a roof. You should consult with a number of contractors so that an educated opinion can be made as to whether the cost is justified, and whether the methods used are truly beneficial. The contractor that you choose should be able to provide you with references so that you can consult with satisfied customers.

Carmen Santora, Executive Director of the Better Contractors Bureau is warning consumers contemplating having their driveway sealed that there are contractors in our area, some from out of state, using unscrupulous tactics when sealing driveways. Santora says, “The usual rule of thumb when sealer is mixed is, for every 100 gallons of sealer 30-40 gallons of water should be added. “Senior Living” is not “Assisted Living”, which is the first thought that pops into many peoples heads. People often think this term does not apply to them if they are 50 years old or older, when actually, it does. Senior living as defined by the Assisted Living Federation of America, is a “lifestyle choice for individuals seeking an independent lifestyle with as much assistance they need or want.” There often comes a time in peoples lives when they decide to make changes to their style of living because their needs and wants have changed. Some of these changes are a result of aging or health issues, others are due to a change of priorities and interests. As the baby boomers age out, they have brought a great deal of change with them to the traditional view of becoming a senior in our society. As a group, they have varied interests and no matter how old they’ve become, they continue to be active and involved with their interests. Most abhor the idea of becoming dependent on their children and try to chose options with that intent in mind. The good news is there are many more options today than there ever have been. When it comes to real estate, The National Association of Realtors (NAR) has recognized there are special needs and considerations that agents need to be aware of and resolve when dealing with clients considered seniors in our society. To help agents with this task, NAR has created a designation that a Realtor can earn after taking the required classes.
The Senior Real Estate Specialist designation (SRES) can be found after a Realtors name in their advertising. One way to find agents in Rochester who have earned this designation is to go the SRES website: SeniorsRealEstate.com. At the top of the page is a link reading “Find an SRES”, click there and the rest is easy. There are 49 Realtors in the Rochester area with this designation. Some of the highlights of their training are that they are familiar with HOPA which stands for Housing for Older Persons Act and all that pertains to it. They also specialize in the differences of housing options available and the suitability of each depending on their clients needs. Options run the gamut from age-restricted communities and aging in place designs to assisted living. SRES designated agents understand how their clients can use their pensions, 401k accounts and IRA’s in real estate transactions. They are also aware of mortgage and loan schemes targeting the 50 year+ crowd and can help their clients avoid these traps. One of the most important skills SRES realtors

No matter the reasons, eventually the time will come where a transition point is reached and part of that transition involves selling the beloved family home. What options are out there for those that have decided to make a change? Actually, there are as many options as there are seeking change. The first step is to locate a Realtor, with or without the SRES designation. There are many agents in the Rochester area that have experience with seniors and are more than willing to offer assistance. For instance, sellers shouldn’t be surprised if on their first visit, the agent actually offers to assess their home to see if it might be modified to allow the seller to stay in their home longer. Should the determination be made to sell, they will then provide information on current market conditions, create a Comparative Market Analysis as well as go through the home providing insight for the owner on what to do to make the home marketable or contribute to bringing in the best price possible. If during the process, the decision is made to “stage” the property, the agent should be able to recommend a staging professional to help with the process. It is important to realize the distinction between an “elder law” attorney who is a specialist in elder care and its special issues and an real estate attorney who specializes in real estate law. To think one could or should do both jobs is like asking an emergency room doctor to perform heart surgery instead of getting a heart specialist! Most elder care attorneys will recommend another attorney to handle the real estate portion. In large firms the referral will often be in house where the two attorneys will act as a team. Why consult an elder law specialist? There can be severe repercussions regarding inheritance, care-giving and government programs if steps are not planned strategically. These attorneys are able to advise how to shield the sellers assets when possible, whether it’s the home or its proceeds. Additionally, it is important to consult an elder law specialist before assets are tapped by a nursing home or such. Imagine for instance,
a person who does not plan. Should they have the misfortune of having a stroke or some other medical emergency requiring specialized care and are no longer able to live independently in their home, they may lose their assets because they did not shield them. In circumstances such as this, it is often to late.
