Button Up for the Weather! While we may be in the dark of winter, if you’re selling a house, despair not! This year the buyers are looking and are serious about finding their new home. Here are some tips to help your home show at its best along with tips for buyers of what to be on the look out for during their search!  Rochester is known for its gloominess in the winter months and can be depressing for both sellers and buyers. What they don’t know is because of the number of buyers currently looking, and the lack of listings to chose from, sellers are getting prices they may not see in the coming spring market when there are more properties to chose from. If you have a beautiful property and are ready to sell now is the time to list it!  The overcast skys of Rochester’s winters tend to be dark and the lighting of a house sets the tone for any buyer. Sellers should trouble shoot their light fixtures and 1) make sure they work, 2) replace all bulbs not working or casting a cold light and 3) clean - yes CLEAN dusty lightbulbs! This does not just brighten the place up but it gives a feeling of warmth. Buyers, when going through a property, are looking for reasons to either offer less or not offer at all. They are looking for the home that seems most perfect to them. If light fixtures or wall outlets do not work, buyers make assumptions that there are electrical problems. In their minds, this translates into expensive fixes, best to be avoided by not buying this home! Dirty light bulbs speak volume to buyers subconsciously, making them think the lighting is inadequate and sometimes forming the idea that the property is neglected because of lack of updates. Light bulbs that do not cast a warm glow, but more of a cold white light or florescent light subconsciously take away from the friendly ambience of the house.   Because it is darker outside, lights are more a focal point as buyers move through a house. This is the time to re-evaluate the fixtures. If the kitchen light or dining room chandelier or any other light fixture in or outside of the home are unattractive relics of the past, its usually worth-while to replace. Shabby or old fashioned fixtures imply lack of care to buyers and they may begin to wonder what else was not cared for? Also replacing them may allow for a fixture that would cast a bigger aura of light into the room, if it has more bulbs or is strategically better placed, than the old. Don’t forget basement lights! Nothing is more chilling to a buyers pocketbook than a dark basement!  Lastly regarding indoor lighting – turn it on! Turn it on when the house is being shown. Let there be light! People like light! Gloomy rooms are rooms buyers spend little time in or they will spend just enough time to develop a sense of unease or dislike towards the home. This is a natural instinct

for humans and the only way to counter-act this is to present the home beautifully lit. Home stagers will talk about the importance of lighting and how it affects buyers ideas and thoughts of a home. Even empty houses should have good lighting, this will go a long way to making a sale!   One thing you might consider, if you are not always home, is to put both indoor and outdoor lights on timers. That way they will be on as prospective buyers do drive-by’s. A lit up home is far more inviting and will create a desire for the buyer to get inside to see it. Also check your outdoor lighting. Make sure it works when dark. If you have an interesting feature to your home, such as a wonderful porch, keep it fully lit at night until at least 9:00. Also make sure it is cleaned off and attractive. If you store things on it, remove them except maybe fire wood, which should be arranged in an attractive way. Some homes have wonderful doorways or windows. Spotlights on them can add a sense of desire to the buyer, since they are encouraged to consider the special features this home has to offer!  Decorate your home to the season. Outside, concentrate on the doorways and porches. Wreaths and garlands strategically placed create a festive atmosphere. Lace them with ribbons and winter foliage, either real or artificial such as pine, holly, or other greeneries. Coordinate these decorations with the colors on the exterior of the home.  Make sure shrubs and trees are trimmed and do not block access to the house if bent over with heaps of snow. The walkways and driveway should be cleared of snow and ice. Not only is this more attractive, but it will lessen the possibility of someone becoming injured by slipping and falling on property. Everyone knows how litigious this society is, best move is to avoid issues by being diligent.   Inside, check the temperature. To help with our heating bills, many of us prefer to keep the temperatures at the lowest settings possible. This is totally understandable, but when the house is being shown, it should be warm and inviting. If the air is cold or chilly, buyers will assume exorbitant costs associated with heating this home. Why else would a home owner endure such cold temperatures in their home? This rule of thumb does not apply as much to an empty house since buyers

understand heat is typically set only to preserve plumbing and walls. But the cooler a house is, the less buyers are apt to linger and think where they would put their furniture!  If sellers have a fireplace, it should be cleaned out and usable. If possible, sellers should light a cheerful fire when the house is being shown. This is more doable when it is a gas fireplace, due to the dangers of leaving a log built fire in the hearth unattended. Listing agents should how to turn it on, adjust it and turn it off. If this is a wood burning fireplace, candles arranged in the hearth with matches left for the showing agent to light them can do the same trick, showcasing the fireplace without actually building a fire. The chimney should be inspected and cleaned with the paperwork available to prove this. If the fireplace needs a liner, it’s better to tell the buyer that up front if no repairs will be made. If the problem is found during the inspection, instead of the seller acknowledging the problem upfront it could kill a deal. Once it becomes knowledge there is a defect, that will have to be disclosed on the Property Condition Disclosure form provided by the selling agent. A sale will be lost if the seller and the buyer are not able to come to terms regarding the problem.  Storm windows, should be complete and buttoned up. They will create a barrier to the bitter cold outside. Many buyers look to see if they might have to replace storm windows and factor that cost into the home. Sometimes replacing all the storm windows in a home with older windows will translate into having to purchase new windows for the buyer. That being a big expense, will make the home less desirable to them. Also, ripped summer screens need to be repaired or at least removed and stored out of the way. Sell-

ers should check all the windows, replacing broken or cracked panes whenever possible. Lastly, sellers need to clean the windows – all of them. That way they let natural light stream in and add to a warm ambience. Clean windows look newer!  Often neglected are window treatments such as curtains and blinds. Are they completely out of date? Are they clean? How about the blinds, if there are some; are they polished and whole? Broken or missing slats in blinds is a sign of neglect. Any deficiencies should cause them to be replaced. Cleaned up windows, either through washing and/or painting creates a fresh look. If window treatments are removed, remove all of the same in that room. One window with curtains and the other without looks strange. The purpose of these tasks are to make the home look more cared for.   A home buttoned up for the winter, must be clean, clean, clean! Carpeting could be professionally washed to remove odors that accumulate through everyday life. Walls should be washed to remove lingering odors. Cat litter boxes must be cleaned daily! Regularly washing pet bedding and pets more often than normal, goes a long way to keeping pet odors out of the house. In bedrooms or bathrooms, dirty clothes hampers can emit subtle odors so keep them empty by doing laundry as often as possible.   Buyers don’t like to be hit with a wall of odor as they enter a home. Every agent can tell of homes their clients took one step into and promptly exited citing the smell of the house was to much. They would not even consider that home. Sellers may not notice odors in their home and should ask a close friend or relative, trusted to be honest; for their opinion. Candles don’t mask odors completely and often make buyers suspicious as to why there are so candles or air fresheners everywhere!   The key to attracting buyers in all seasons is presenting a home in the best possible way at all times! Remember, there are always buyers in the winter! Be ready to be one of the successful home-sellers!

Back-Up Sump Pumps With the somewhat porous masonry block basements that are commonplace in our region, along with the floating slab floor drainage systems, a reliable means of pumping water out of the sump is important to protect the basement and all of the items and equipment contained therein.  Every year, some part of our region will be the unlucky recipient of a serious storm. When this occurs, the power can be interrupted to thousands of homes throughout the area. These interruptions can last anywhere from a few minutes to a few weeks. Couple this with other “normal” interruptions of electrical power and there is a significant potential for your primary electric sump pump to be out of commission.   There are several means of providing a backup sump pump, or at least a backup means of pumping water out of the basement in the event of a power failure. Battery backup pumps, water-powered pumps, portable emergency generator connections and wholehouse gas fired generators are all potential solutions. These methods provide varying degrees of reliability, endurance, and additional benefits. Battery Powered Pumps  Perhaps the most economical method of backing up a sump pump is with a battery backup. There are many available and they vary in size and capacity. Costs vary, but are typically in the range of $200 to $400 for the pump and accessories, plus $75 to $300 for the battery. If installing this on your own, the cost would be $300 to $700. If hiring a handyman or plumber, you might spend $600 to $1,000.   Basically, these backup pumps consist of a second, individual pump that sits in the sump alongside of the primary electric pump. The

float or actuator for the pump will typically be set several inches above the main pump. That way, if the water level rises above the level that the main pump can typically maintain, the backup pump will automatically turn on.  Usually a buzzer or alarm will sound to let occupants know that the battery backup pump is in use, typically due to the main pump needing service or a power outage.  Once the battery backup pump is operating, there is a limited run-time for the pump. Typically, this varies from between 6 to 12 hours of run-time. During an extended power failure, this may not provide enough time to fully protect the basement, but it does provide a time “cushion” during which a generator or alternative pumping means could be set up. It is also adequate for power failures lasting for only a few hours. Water Powered Pumps A step above the battery-powered pump is the water-powered backup sump pump. These are popular due to their relatively low first cost, along with the fact that they will run indefinitely, as long as there is a pressurized source of municipal water to the house. Obviously, this is not a good solution for homes with a water well.  Although there are different models, the most widely used water-powered pumps only cost $120 to $300. However, there is some water piping necessary, in addition to drain piping. Further, the local water authority requires a type of back-flow preventer on the water supply piping to the pump. This may actually cost as much as the pump. Together, the cost could range from $250 to $450 selfinstalled or $450 to $700 installed by a contractor.  There is no alarm to let occupants know

that the water powered pump has activated, as these are typically loud enough for you to hear them engage and disengage. These pumps should be checked periodically for leaks in the piping and valves and a type of flow alarm on the piping is a good accessory to consider to let you or your security provider know when the pump is in use.  Water-powered pumps will run as long as the water pressure from the municipal service is adequate (usually 30 psi is required). These pumps also use a lot of water that you will be billed for when the pump is needed.

Whole House Generators The Taj Mahal of backup pumping provisions is the whole house generator. Permanently installed natural gas powered generators provide the most reliable backup option. Along with an automatic transfer switch, a whole house generator can automatically supply power to most, if not all, of the house, including the sump pump. High quality comes at a high cost, and the installation of a whole house generator can run from $4,000 to $15,000.   As with any mechanical equipment, generators require maintenance. The whole house generator will typically run once per week for several minutes to “exercise” the unit and help charge the internal electric start battery. Similar to a car, there are air filters, oil filters, oil changes, etc. If you are not familiar with changing the oil in your car, you will want to consider a service contract to maintain the generator to make sure it is always ready for operation.  A backup means of pumping water out of the basement is not always needed. Some basements have gravity drains and don’t require pumps. Some pumps never run because the sump never accumulates water. But for basements with pumps that run frequently a backup means of pumping is good insurance.

Portable Emergency Generators If the power to the house is interrupted, the best solution is to have a backup source of power. One method is to use portable gasoline powered generators. There are many models available with a huge variation in price based on brand, capacity, features, and more. Prices for a generator can range from $100 to $5,000.  There are small generators that can simply be operated outdoors near the basement with an extension cord running to the sump pump. However, for greater reliability, and to power other appliances such as the furnace and the refrigerator, a larger portable generator and a manual transfer switch are a better choice. This allows safe connection and operation of the outdoor generator and eliminates the risk of back-feeding the utility company service. The transfer switch has fuse or circuit breaker protection for the specific circuits as well. Transfer switches can cost from $250 to $400, plus installation by a qualified electrician.   There are high water level alarms available for sumps that are battery powered or connected to the security system of the home. These are helpful to alert you when the pump

Super, then you could eat his head and arms and legs off in three little sticky bites.   From a company in Brooklyn comes a cool idea, it is beer soap. Most guys like anything beer related. I can see the picture… crawling into bed with a guy smelling of Pabst Blue Ribbon or Bud Light, head to toe. I also found an item called the corkcicle. It is a long tube that you freeze, then it slides down into the beer to keep it cold for an hour or two, [sorry guys only bottles work], and it must be for very slow drinkers.   If your guy reeks of testosterone and is rather furry, buy him some manscaping tools like Nair or a shiny new rotary razor that shaves nasty nose hairs and troubled ear feathers. Or,

you could treat him to a waxing or a pedicure with a professional.   If you love to putz in the kitchen, I have a fun recipe for you to make for your man – rum spice aftershave. - Mix 1 cup of witch hazel in a pan with ½ cup of water. - Place on low heat, add some orange peels and continue to warm for an hour. - Remove from heat, add ½ tsp vanilla and 2 ounces of rum, cool to room temperature.

- Strain into a manly bottle & cork.  Whether you are making aftershave, Rice Krispie treats or his favorite chicken wings, show that you love him in your special way!
