In the back of your mind the thought has been slowly coming together that you want to buy a house. But you have no clue what to do first, except some vague thoughts to look on line and go through some open houses until you find what you want. Of course if you ask your friends, you will get a 100 different opinions on what to do. Here is what professional Realtors will advise you to do:
GET PRE-APPROVED. The realtor needs to know if you have been pre-approved for a mortgage. If so great! If not, they can recommend mortgage officers who they trust. If you are financially ready to start house hunting, your mortgage officer should outline the process and what to expect. Start giving documents to the officer for a smooth start to the coming transaction.

FIND YOUR REALTOR. Once you do that all else will fall into place, guided by the proven formulas Realtors follow to an successful outcome. As a buyer, you will not directly pay the Realtor since traditionally the seller pays their commissions. The only time a buyer would pay a commission is when the home being bought is a For Sale Buy Owner. There are some things to consider. Is the Realtor full time or part time? If you’re not ready to buy, put your house hunting is on hold, but don’t quit! There’s more work to do first. A good mortgage officer will offer to work with you to help you qualify by advising what to pay off and what not to pay off. Many people approach this wrongly paying off items that will not count in their credit scores as heavily as others. Let the mortgage officer guide you. Make sure your agent knows. Good agents are not put off by your not being ready. They go on standby, staying in touch if they know you are working to move forward and will be capable to buy in the future. THE HOME SEARCH BEGINS! Once eligible for a mortgage, your agent will need to know what kind of mortgage you will be working with to determining what houses are eligible. Tell them the price
range that works for you and what needs you have in a home. Number of bedrooms, baths? Where do you want to live? Agents will need to know your answers to get you to your goal as efficiently as possible. Once they have the information they will set you up on a search engine bringing houses to your email box as soon as they go on the market. You will not be able to resist looking at all kinds of websites on line too. Be aware though, if you are working with an agent and you see a home you are interested in, call them. A lot has changed in home electrical use over the last decade or so. Appliances and electronics that were once simple and consisted of a few mechanical switches and a few key components have been replaced with solid state technology. These items now consist of circuit boards with microprocessor chips and memory. Everything from refrigerators, Washing machines, Furnaces, Tank less water heaters, Garage door openers, Even circuit breakers (Arc fault circuit breakers) and devices such as dimmers and even light bulbs (LED bulbs) are now all solid state. More times than not when something fails nowadays it’s no longer a mechanical or electrical failure but an internal electronic failure due to power spikes and power surges. Even when some of these things are switched off they are still connected & using electricity. This leaves them susceptible to damaging power surges 24/7.
A good whole house surge protector will have indicator lights and some even have alarms that let you know that it is functioning properly.
