00 Apartment managers and property managers attended the annual Apartment All-Stars event on January 29th at the Realtor building in Sandy. The All-Stars are National Speakers who travel the country presenting the latest trends and tools in apartment leasing and retention. This year, they focused on perseverance, making the experience of leasing fun for prospects and understanding the 8 second attention span of customers. Notes & Tips from All-Stars 2014 Leasing • 95% of sales close on the 5th try – so keep asking and following up

• 33% of residents look at your website on a device • 85% of residents begin search online • Make the leasing experience fun with low cost options such as leave candy out in the apartment, etc. • People are more influenced by how they feel about you than what you are saying. Getting people to smile, it will make them happy.

In the center of the town is a monument “erected by the tenants and friends of the late David Berry, in remembrance of a kind and considerate landlord and true friend of the people.” Sadly, no matter how good you are your tenants are unlikely to erect a monument in your honor. They probably won’t even remember to send you a Christmas card, let alone a Valentine. But you can still make your tenants love you by doing some simple things. Housing Authorities and UAA Strike a Deal on Source of Income

A

bill to allow landlords to opt out of working with housing authorities was dropped after the UAA and Housing Authorities agreed to implement an accountability system for housing authorities and tenants, in which both groups agreed to police their own.

How You Can Help 1, Report any problems you are having or have had to with Housing Authorities to the UAA. Email them with specific names (such as tenant, which housing authority and name of caseworker) to paul@uaahq.org so we can give the housing authorities a chance to make it right or take it to their peers if they don’t. 2, Report any tenants you think are still on housing assistance that you have evicted or have a judgment against so the Housing Authority can help hold them accountable. 3. If you have had rent withheld or money billed back to you by the HA, notify us so we research whether proper procedures were followed. Continued on page 2
