Dear Readers,
In January, we reintroduced our company as Hey Rhody Media Co. This name change reflects our growth, and makes our brand more cohesive. We publish four free awardwinning monthly magazines – Pro v idence Monthly , So Rhode Island , The Bay , and Hey Rhody – and pride ourselves on showcasing the people and places that make Rhode Island so special through a local lens. As it turns out, much of our audience didn’t realize the four magazines were under one umbrella, so we now brand each magazine cover with Hey Rhody Presents.
At Hey Rhody Media Co. (formerly Providence Media) our small size enables us to be nimble and adapt to all of the changes the last few years have brought. Rising costs for businesses and individuals have affected all of us and continue to necessitate change. Rather than viewing these obstacles as hardships, we have chosen to use them as opportunities to revisit our processes to see what could be improved. This led us to launching a shared section across our magazines, which affords us the space to channel our time and effort to developing a single robust cover story and Life & Style section, rather than splitting our labor
between many. Additionally, the Rhody Gem page joins the shared section, encouraging readers to venture around the state, but for those who prefer their gems close to home, the space formerly used for online and newsletter highlights is now dedicated to a business within each magazine’s coverage area, sourced via #rhodygem. A new play about the vanished inventor of motion pictures to open in Woonsocket

n original story about the curious life of a French inventor and founding father of cinematography premieres this month in Woonsocket at the Beacon Charter School for the Arts. The Daydream Theatre Company in collaboration with the Rhode Island Stage Ensemble presents The Motion Picture Camera of Louis Le Prince , a new play written and directed by Lenny Schwartz. Based on a true story, the tale examines the mysterious circumstances around the death of Le Prince, who created a prototype movie camera several years before Thomas Edison, who is often credited with the invention. Scituate-based Schwartz, who has been writing plays since the mid1990s, has been working on the story for several years.

“In college, I learned about Louis Le Prince. He shot early films with his family in 1888,” Schwartz explains. But soon after his invention was announced, he boarded a train and disappeared, never to be seen again. “Six months later, Thomas Edison came out with his first film camera,” adds Schwartz. “The play explores what might have happened to Le Prince.
It goes through all the different theories.”
An advocate of local productions, Schwartz leads by example. He has appeared on panels at comic conventions and founded the Daydream Theatre Company, which focuses on bringing original scripts to the stage. “It’s always an adventure,” he notes. “If you write and you try getting these things out there, you will
eventually find your own audience. I like to make my own dreams come true and help other people make their dreams come true. It’s taken me places I never would have expected.”
“I think all the community theater that’s happening in Rhode Island is wonderful,” Schwartz says. “It’s great to see people come out, especially after the pandemic.” He

encourages new voices and hopes to see more people doing original work. “I would love to see people in Rhode Island writing their own plays, from all walks of life, all representations, people writing about their experiences. I think that would be awesome.”
Schwartz has written numerous plays over the years on a number of topics. “I’ve been
doing biographical plays: one about film actor Buster Keaton, and others about comic book heroes of mine, like Bill Finger and Steve Ditko,” says Schwartz. “I’ve got a play coming next year about the creators of Superman , Jerry Siegel and Joe Shuster.”
Back to Le Prince , Schwartz says, “It’s an important play for anyone who’s done theater
or film, filmmakers in the state, anybody who’s ever done a TikTok video, just to see where it all started. It’s the story of the dark, dirty past where film started off – it was really the Wild West. It’s an amazing cast. They’re all fantastic. Report Finds URI is Contributing to Narragansett’s Housing Crisis
The newly-completed study says students living off campus, higher income residents, and summer rentals continue to put a strain on Narragansett’s housing market.

A
new report commissioned by the town of Narragansett says University of Rhode Island students living off-campus have significantly altered the town’s housing market, leading to a “symbiotic relationship” between the university and private landlords at the expense of other renters.
According to the study by the Burlington, Vermont-based group Crane Associates, URI has benefited from the dynamic by not spending money to build the housing its students need, while landlords have benefited by renting to students nine months of the year and getting higher rents in the summer months from vacationers.
One of the researchers, Michael Crane, presented the findings at a meeting of the Narragansett Town Council Monday night. The report says URI students make up nearly half of the town’s population of about 16,000 people and occupy half of Narragansett’s rental units, placing unusual pressure on the town’s housing market.
“You can’t find a town like that very much,” Crane said. “This is very unique for you… The college students generate a demand for rentals far beyond what you would expect a town to have of 16,000 people.”
Researchers also cite the high incomes of many residents and the large number of vacation rental properties as contributors to the town’s housing woes, with the median household income in Narragansett 10 percent higher than it is statewide, and more than half of the total housing stock recorded as seasonal or vacant at the time of the 2020 Census.
Crane referred to the factors driving up housing prices for renters and owners alike as a “three pronged set of lightning bolts.”
Crane Associates estimates the town needs 1,236 affordable ownership units and 404 rental units to close the “missing gap” between housing supply and demand in the town.
According to the report, a household living on the town’s median income of $113,082 would have to spend 60 percent of that income to live in a median-priced home in Narragansett.
After the presentation, Narragansett Town Council member Steven Ferrandi told Crane his findings were consistent with what Ferrandi was witnessing in town.
“You can see that it’s chewing up all the available housing, and that’s why we can’t get full-time people to rent,” Ferrandi said. “They’re just being boxed out.”
The report draws from housing supply and
demand analysis, interviews, and affordability calculations. It includes forecasts on affordable housing needs going out more than a decade and suggested strategies for addressing the town’s housing challenges.
Crane Associates recommends Narragansett initiate conversations with URI and a developer with the intent of building 400 apartments to be rented at a subsidized rate to students and full-time residents.
Other recommendations include creating financial tax incentives for people to convert vacation rentals into year-round rentals, banning

Fresh picks about houses and gardens, both real and imagined

Ialways feel like Bambi’s friend Thumper when the first crocuses and daffodils peek through the (sometimes still snowy) ground. I am twitterpated – overcome with giddy exuberance as the world turns pink and yellow and green again. And I am definitely a proponent of a good spring cleaning, inside the house and out. This month, let’s turn our attention to some terrific new books that focus on home and garden. So pop some blooms into a vase, make a cup of your favorite tea, and immerse yourself in dreams of houses and gardens, both fictional and real.
Early March brought a burst of color with the publication of Home in Bloom: Lessons for Creating Floral Beauty in Every Room by Ariella Chezar and Julie Michaels. A celebration of Chezar’s floral designs, the book is organized into chapters with whimsical titles like “Welcome,” “Pause,” and “Wilding.” Layering colors and combining improbably wild elements, her stunning arrangements weave together architecture, light, and natural landscapes. Fun fact: Chezar keeps a flower farm in Ghent, NY, and holds online floral design workshops.
One of our country’s preeminent interior designers is Bunny Williams and her gardens in northwest Connecticut are a continual source of inspiration. Nora Murphy’s Country House Living: Celebrating the Beauty of Life at Home (released March 12) is a celebration of the country house, which Murphy considers less a place and more a state of mind. Exploring conventions of lens-based art at annual open juried exhibit

Situated in Kingston, the South County Art Association (SCAA) proudly operates as the state’s second oldest 503(c)(3) nonprofit arts organization, and for decades has served as a steadfast advocate for the pursuit of the visual arts. They aim to provide a platform for artists ranging from complete beginners to seasoned pros to hone their craft, showcase their talents, and push the boundaries of artistic expression.
One of their longstanding traditions is the annual Open Juried Photography exhibit, a celebration of the diverse range of results that can be achieved using a camera. “The photography annual exhibit has been an established part of the SCAA’s exhibits for more than 30 years,” exhibitions director Jason Fong proudly states. This year’s showcase, held on site at 2587 Kingstown Road, a few doors down from the University of Rhode Island entrance,
opened March 15 and will run to April 13.
In a move to embrace the evolution of photography, the exhibit is open to all photography-based media. “We didn’t want to limit the show to only ‘traditional’ photographs,” Fong explains. “As long as the main impetus for the work was created using a camera, the work will be considered.”

Fong continues. “Images may be altered through digital or physical manipulation and photographs can also be used as a basis for processes such as solar plate etching (a printmaking technique) or incorporated into mixed media pieces. Because of this, some prefer the term ‘lens-based art’ over photography.”
The Open Juried Photography Annual exhibit prides itself on showcasing a wide array of techniques and approaches. Fong anticipates landscapes, still lifes, figural, and abstract works, as well as experimental pieces utilizing techniques like Daguerreotype, infrared, drone, and X-ray photography. “Every year I feel like I’m seeing something new,” Fong shares, highlighting the ever-growing ways photographs can
be manipulated and printed as well as the materials that they can be printed on.
“Our intent is to exhibit the work of our photography community in all its forms, both traditional and experimental,” Fong says. However, he mentions a notable exception: the exhibit won’t include AI-generated images, acknowledging the technology’s newness and controversial nature. Unlike some exclusive showcases, this exhibit is an open juried show, welcoming submissions from both SCAA members and non-members.
Fong sheds light on the importance of a themeless exhibit, stating, “Although the camera has many applications, the purpose of this exhibit is to showcase artistic expression.”
The lack of a specific theme allows for a diverse exploration of subject matter, style, technique, and presentation, encapsulating the varied approaches to photography.
Fong expresses his hope that attendees will view the camera not merely as a recording device but as an instrument for experiencing the world in a unique way. “I always like to see the new work,” Fong adds, expressing his excitement for the upcoming exhibit. Facilitating the SCAA exhibits but not selecting the pieces himself, he shares in the anticipation alongside the artists of what is in store for each year’s exhibit, creating an atmosphere of collective discovery and appreciation. How does blown-in mulch work?
We deliver and install the mulch without it ever touching your driveway. The operator uses a remote control that allows materials to be precisely applied. It is very uniform and creates an even application. Having the mulch blown in saves time, and a lot of hard work.
How long does a typical mulch installation take with this service?
It really depends on the layout and size of the beds. A 10-20 yard job can typically be completed in about an hour.
What types of properties do you service?
We service both commercial and residential properties throughout Rhode Island with a 10 yard minimum.
What kinds of products and other services do you provide?
We install mulch, playground chips and errosion controls like silt sock.

on creating eco-friendly outdoor living spaces

After college, while living and working in Denver, Brooke Merriam realized she was not meant for an office job. The Middlebury College graduate decided to take some classes cultivating a long-held interest in plants, which grew into completing a degree program in Horticulture and Design from Front Range Community College. The natural beauty of the outdoors is a daily source of inspiration for the active hiker and trail runner’s aesthetic as owner of Sunflower Designs, a residential landscape design firm. Merriam began her business almost 20 years ago when she and her family moved back East. As the growing season gets underway, the Bristol resident shares some tips for the home gardener.
YARD SPACE: It is really important to think about how you use the yard. How much space do you really need for a patio? What are the traffic patterns throughout the yard? We are a residential landscape design firm, which also does project management design overseeing installations involving plantings, patios, decks, and pools.
MORE IS BETTER: People often will plant one each of an assortment of different plants, which is a mistake. You don’t get the impact visually. You never see only one of something in nature. To have an impact, you need a massive amount of a plant. In a large space, your eye doesn’t know where to go if there is only one of a lot of things. Another mistake is [to have repetition of] a plant, mulch, a plant, mulch etc. That’s not how things grow in nature. With more plants to cover the ground, they do the work and do not need as much mulch.
LESS MULCH: We always mulch new jobs to help keep down weeds and retain moisture. Over time, the goal is not to have as much mulch. Instead, have ground cover plants, referred to as green mulch or living mulch, which do the same job and don’t necessarily need to be replenished every year. I recommend staying away from dyed mulches like reds and oranges and stick to pine bark or hemlock mulch.

APRIL DIY: I am a proponent of leaving growth standing through the winter. It can look interesting and it supports insects and wildlife. Late March and April is the time to cut everything back, like ornamental grasses. Clean up a little bit. You don’t need to rake every last leaf out of your garden. Those leaves support nature. You can start planting shrubs. It’s a little early for perennials and there is not much availability. You don’t want to work in the soil if it’s too wet; let it dry out a bit.
BRING NATURE BACK: People often say, “I want all these flowers but I hate bees.” Bees are part of it; they’re a good thing.The accepted aesthetic of the American yard has been a big lawn and plants along the foundation. My style is more naturalistic, looser and less formal landscaping. We have stripped away a lot of native natural areas. I want to bring back native plants of the Northeast, which are more adaptable and support wildlife and insects. We don’t have to go find nature; we can have it in our own backyard. Less is more,” is how the saying goes, but when Ara and Pamela Millette purchased a 285-square-foot cottage just steps from the sea at Mary Carpenter’s Beach Meadow in Wakefield, the mother-daughter duo were ready to test the bounds of exactly how much “more” they could get out of their tiny new home.
The Millettes turned to Bernadette Heydt, an interior designer and owner of HEYDT HOME, a Newport-based interior design firm with a distinct focus on creating, remodeling, and furnishing both residential and commercial spaces – especially compact ones. “Our design ethos revolves around the transformative power of minimalism, where less becomes more, and functionality seamlessly blends with style,” explains Heydt, who works alongside her husband, master carpenter Andrea Pietrangeli. Where one might have seen a tiny, tired, two-bedroom home with nothing but limitations, Heydt saw a petite (pink!) palace with possibilities.
Tasked by her clients to turn the space into a modern, fully functional family home, Heydt was mindful of making every inch count while also making the home ADA-compliant to ensure accessibility and comfort. “Every element within the interior serves a distinct purpose, ensuring that the space feels open, efficient, and welcoming,” explains Heydt. She started by raising the ceilings and adding exposed beams overhead, then installed light-hued wide plank pine wood floors throughout. True to her design firm’s signature style,

Similarly, the 90/90 rule prompts this key question: have you or will you use something in 90 days? If the answer is no and it’s in decent condition, consider donating it to a worthy organization. Big Brothers Big Sisters of Rhode Island has a list of clean, odorless items they’ll accept posted to BigSRI.org; they even offer curbside pickup statewide, and a tax receipt. Another route is to sell gently used things at a consignment shop or ecommerce website (to possibly fund Refresh a Room!).

the porch, while a white marble gravel patio accommodates a dining lounge that invites both quiet mornings in the salty air and decompressing at sunset.
From the outset, the home’s existing outdoor shower and wrap-around porch captured Heydt’s attention. ”Our redesign involved relocating the porch’s entry to the front of the building, providing a more inviting approach,” she says. The shower was meticulously sanded, then refreshed with white paint, gold hardware, and a handy shelf for amenities, giving it a crisp, modern vibe. “These changes not only preserved the charm of the original features but also added a touch of contemporary elegance to the overall design.”

Heydt suggests incorporating native plants, like seagrass, into your landscaping to create a natural, coastal look. “It not only adds to the Ocean State vibe, but also supports local biodiversity,” she says. Consider swapping traditional mulch for beach sand. “It acts as a moisture barrier for your plants, and adds a nod to the coastal environment.”
Shop Small
Heydt believes local, mom-and-pop hardware stores, like Newport Hardware, are gems. “It’s one of the oldest hardware stores in town. What sets it apart is not just its longevity, but also the personal touch you experience when you walk in,” she explains. Best of all, she adds, it provides everything you’d expect from a big box store but with a charming, local touch. “It’s a small business with a big heart, making it one of our favorite spots in town.”
True Colors
The Color House, a paint and design retailer with five locations in Rhode Island, specializes in finding the perfect shade of paint every time. “If you have a specific color in mind that isn’t readily available in their shop, they’ll go the extra mile to make it happen,” says Heydt. “A great example of this personalized service was when Pamela Millette had a silk blouse in the perfect pastel pink shade. We took that blouse to The Color House in Middletown and their expert team skillfully matched it for the exterior color of the cottage.”
Finally, the home was dubbed “Sea La Vie,” (meaning “sea life” in French). “In Rhode Island, giving your home a name is a cherished tradition that adds a unique touch to your living space,” says Heydt. “This tradition allows homeowners to infuse character and personality into their homes, making them feel like a true part of the Rhode Island community.”

About 12 years ago, Brendalee and Michael O’Hara decided to downsize from their large home with acreage in south Tiverton to a nearby 55+ community. “Once the last child graduated high school, we began looking for something a little smaller,” says Brendalee. Originally Michael was not big on his wife’s plan of moving into a condominium, but everything from the unexpected tranquility to the water views on that first visit quickly won him over. “We love it,” says Brendalee. “One-level living to age in place with no yard to take care of nor outside maintenance to tend to!”
One thing that wasn’t so perfect was the master bathroom: an oversized space outfitted in beige that leaned toward looking institutional. Who better to infuse a bit of color and warmth than Johnston-based interior designer Michelle Lee Parenteau?

Parenteau’s first impression was that the bathroom looked sterile. “Their shower was 36 by 36 inches and they had a huge built-in jacuzzi tub taking up a lot of space,” she says. “My clients really wanted a free-standing soaker tub and a makeup area.” To accommodate the wish list, Parenteau completely demoed the room to reconfigure the area in a more useful way; she was also sure to infuse touches that connected with the coastal location and her clients’ adoration of the seaside and color blue.
With a blank slate, Parenteau brought in the freestanding tub, along with a large shower with
a built-in bench. For the makeup area, an elegant wraparound vanity was installed with a matching linen cabinet. Parenteau painted wide “nickel gap” shiplapped walls a bright cobalt blue, and for flooring, selected wood plank tile in a natural tone to keep things user-friendly. Accents like mango wood-wrapped frames on the mirrors over each sink and a wood drum light fixture above the tub serve to soften hard lines and add texture. “Every bathroom needs a little bling, so a round crystal LED mirror, which reflects the water view, was hung at the makeup area,” says Parenteau with a smile.

GFrom gardening to outdoor entertaining, South County DIY-er shares the benefits of a potting bench rowing up, my mom’s love for gardening was contagious. It wasn’t just about enhancing our home’s exterior or boosting our curb appeal; it was a form of therapy that brought her joy. Seeing how much happiness it brought her, I knew there was something special about getting your hands in the soil and connecting with the earth. As I’ve matured and taken on the responsibility of tending to my own gardens, this activity has evolved into one of my most cherished pastimes. The decision to invest in a potting bench a few years ago felt like a natural progression, a symbolic step towards true adulting, and a continuation of the legacy passed down by my mother.
Having a potting bench isn’t just about convenience; it’s about creating a dedicated space for nurturing plants (while also avoiding back pain from kneeling and bending). It also provides much-needed storage, and when cleaned up well, it can double as a serving station when entertaining. My garden bench has now become an essential part of my gardening routine, making the whole experience even more enjoyable for me.
When choosing a potting bench, it’s important to consider two things: size and material. Go for weather-resistant types like cedar, teak, or pine, as they can handle whatever Mother Nature throws at them. Also, make sure the piece is big enough to handle all your gardening supplies without feeling cramped – bonus points if it coordinates well with your home’s exterior.
Gardening isn’t just a hobby for me; it’s a way to connect with nature and find resilience in the process. As Audrey Hepburn said, “To plant a garden is to believe in tomorrow” – it’s about hope and optimism for what’s to come.

Take a second look at an old hutch or dresser – with a few coats of exterior paint and the addition of hooks, it could be transformed into a potting station.
START SMALL
Keeping a garden manageable will ensure a more fulfilling experience. Opt for lowmaintenance varieties like perennials, herbs, and tomatoes – they’re beginner-friendly and can boost your confidence as you dive into the world of gardening.
SPRING SCHEDULE
In April, I’m ready to roll up my sleeves and start clearing out the remnants of winter, cleaning up the garden beds, and keeping an eye out for new growth. It’s the perfect time to divide and transplant perennials, and also to add a fresh layer of mulch for moisture retention. In May, plant those warm-season veggies and annual flowers, adding splashes of color and excitement to the landscape. Also trim back the spring-flowering shrubs and tidy up any spent blooms.

A Providence-based interior designer shares what led to choices in three different rooms

IInterior design is not just about creating a beautiful room; it’s about creating an experience for all five senses that work together to produce a desired feeling for all who enter. No matter the room or style, these classic design principles serve as a guide to achieve the experience you’re seeking.

SHAPE: A round mirror breaks up the geometry around it. The dresser is a rectangle, as is the door to the left (and right) of it. The round shape of the mirror disrupts all the straight lines, and its tailored silhouette and dark wood lining keep it feeling masculine.
HARDWARE: For kitchen metals, stick to two finishes or less. If you are looking for budget-friendly options, polished nickel is a timeless choice that looks great at any price point. Brass must be selected carefully, as many economical options lack a sense of elegance.
COLOR: The first decision made in this living room was the paint color; typically when designing a room, you want to start with the walls and work your way inwards. I selected Farrow & Ball’s Parma Gray because it has a significant amount of gray in it, tying it to the nearby white marble fireplace with gray veining, and giving it depth.
HOME & STYLE
EMPHASIS: This is established by outlining a focal point for the room, somewhere your eye is immediately drawn to upon entry. In a bedroom, it’s usually a bed; in an office, it’s the desk; and in the living room, the fireplace. The focal point should lift both your eyes and your countenance. For example, if your eye is naturally drawn to the bed when you walk into a bedroom, a nice canopy bed frame or mirror above the headboard would help to draw your eyes up and make the room feel larger.
BALANCE: If you were to cut your room in half, there should be just as much visual weight on one side as the other. This can be achieved via symmetry, or without it. For example, you may have a living room seating arrangement with a sofa and a chair on either side of it. The two chairs provide symmetry and the living room feels balanced. In another, asymmetrical setting, you could have a coffee table on one side of a sofa, and two chairs on the other. The layout is not symmetrical, but the furniture on both sides of the coffee table feels even.
PROPORTION AND SCALE: This principle focuses on the size of an element in relation to the space as a whole. If you put a king bed in an 8’x10’ room, it will overwhelm the space. Furniture, accessories, and rugs should all be appropriately sized relative to one another and the overall environment. One quick and easy rule of thumb is the 2:3 ratio. If you’re looking to hang artwork above a sofa, a mirror above an entry table, or a TV above a mantle, they should all be about two-thirds the width of the item they’re mounted above.
HARMONY: This is a fancy way of saying that things need to go together. It can be applied to many things, but color is the most important and applicable element. The most harmonious color combinations come from complementary colors, or those on opposite sides of the color wheel, and tonal colors, or tones of the same hue.
CONTRAST: Where harmony asks that parts of a room are intentionally alike, contrast demands that other things decidedly stand against each other. This can come from color (black and white) or textures (such as a smooth, shiny glass coffee table topped with a woven wood tray). Rooms that lack contrast will feel one-dimensional and flat.

A handy resource for taking steps to buying a house in Rhode Island

Those home and garden network shows featuring couples scoping out potential homes are entertaining, but in real life, the process can be complicated, confusing, and filled with highs and lows. With any major life decision, the more homework (pun intended) you do, the better prepared you will be. In this guide, you’ll find everything from terms explained to advice and a few homework assignments.
CREDIT CHECK: Get to know your credit rating. Higher scores represent a better credit history and make borrowers eligible for lower interest. You’ll want to learn what your debt-to-income (DTI) ratio is, which is a tool lenders use to decide how much you can borrow. Different loan products and lenders have different DTI limits. To calculate yours, add all of your monthly debt payments (car payment, credit cards, etc.) and then divide them by your gross monthly income (generally the amount you have earned before your taxes and other deductions are taken out). If your DTI doesn’t look great after you run the numbers, set goals for paying down debt and re-check the ratio monthly to measure your progress.
SAVE MONEY: With your credit looking good, it’s time to think about a down payment, which is the amount you pay toward the home upfront. You put a percentage of the home’s value down and borrow the rest through your mortgage loan. Generally, the larger the down payment you make, the lower the interest rate you will receive and the more likely you are to be approved for a loan. Low- or no-down payment options may be available to you. There are special programs for veterans and service members, rural residents, some types of first-time homebuyers, and others. Individual lenders may also offer their own low- or no-down payment options. Low-down payment options usually come at increased cost. When you meet with lenders, ask questions and ask to see multiple choices.

A glossary of terms that will help in the homebuying process:
5/1 Adjustable Rate Mortgage: Or a 5-year ARM is a mortgage loan where “5” is the number of years your initial interest rate will stay fixed. The “1” represents how often your interest rate will adjust after the initial five-year period ends. The most common fixed periods are 3, 5, 7, and 10 years and “1” is the most common adjustment period. It’s important to carefully read the contract and ask questions if you’re considering an ARM.
Adjustable rate: Adjustable-rate mortgages (ARMs) offer less predictability but may be cheaper in the short term. If you opt for an ARM, keep an eagle-eye on the Federal Reserve Bank. When they hike interest rates, your floating rate goes up, too.
APR: The annual percentage rate is a wider measure of the cost of borrowing money than the interest rate; it reflects the interest rate, any points, mortgage broker fees, and other charges that you pay to get the loan. For that reason, your APR is usually higher than your interest rate.
Buyer’s agent: Assists and represents their clients through every step of the homebuying process, including finding the right home, negotiating an offer, recommending other professionals (e.g., mortgage brokers, real estate attorneys, settlement companies), and troubleshooting problems (e.g., home inspection or appraisal issues).
Conventional loan: Any mortgage loan that is not insured or guaranteed by the government (such as under Federal Housing Administration, Department of Veterans Affairs, or Department of Agriculture loan programs).
Escrow: An account set up by your mortgage lender to pay certain property-related expenses, like property taxes and homeowner’s insurance. A portion of your monthly payment goes into the account. If your mortgage doesn’t have an escrow account, you pay the property-related expenses directly.
Fixed rate: Your interest rate and monthly principal and interest payment will stay the same, but your total monthly payment can still change – for example, your property taxes, homeowner’s insurance, or mortgage insurance might go up or down.
Interest-only: Interest-only (I-O mortgage) plans allow you to pay only the interest on the loan for a specified period. This means a lower monthly price gets you started. Once the I-O period ends, your monthly cost could rise significantly, since you are now paying principal and interest.
Listing: A property that is for sale.
Listing agent: A real estate agent who represents a home seller and helps clients who are selling with a wide range of tasks, including pricing their home, recommending home improvements or staging, marketing their home, holding open houses, coordinating showings with home buyers, negotiating with buyers, and overseeing the home inspection process and closing procedures.
Long term: Lower monthly payment but you’ll pay more in interest.
MLS: Acronym for multiple listing service – a digital database of current real estate listings operated by a group of agents or brokers.
Principal: The total amount borrowed in a mortgage.
Private Mortgage Insurance (PMI): An additional cost required if you don’t put 20 percent down to protect the lender should the borrower go into default.
Real estate agent: Someone with a professional license to help people buy, sell, or rent all sorts of housing and real estate.
Realtor: A licensed agent with the ability to use that widely respected title, an agent needs to be a member of the National Association of Realtors®.
Real estate broker: Someone who has taken education beyond the agent level as required by state laws and passed a broker’s license exam.
Rental agent: Helps consumers find properties to rent.
Short sale: A property sold for less than the amount owed on the mortgage.
Short term: Higher monthly payment but you’ll pay less over time in interest.

Homeownership can be rewarding and a good way to build wealth, but there are risks and responsibilities associated with owning property. When you rent, your landlord is responsible for the property and takes on the risks. When you buy, you take on risks and responsibilities. Some cons to consider: Your home value could decline, and you could lose equity or even owe more than your home is worth. If something important breaks, expensive repairs are your responsibility.
DO THE MATH
Like any purchase, you must figure out how much you can afford. Take an honest look at your income, monthly expenses, and credit rating. Be realistic, too – you don’t want to get into a situation where you are “house poor,” which is when you buy a house above your means. Upholstering antiques instead of buying fast furniture is an investment that also pays dividends for the planet

The Army taught Robert Frances to sew. The WWII 82nd Airborne paratrooper needed to repair his chute so his specially trained unit could deploy at a moment’s notice. He became head of a drapery and sewing department and later started his own business. Bob Frances Interiors in North Providence, now in its 75th year, serves as a one-stop destination for all things fabric.
His son and current owner, Alan Frances, never developed a resume or went to a job interview, his life instead spent surrounded by reams of fabric. Frances loves finding antiques and restoring their former beauty. For those who can make the investment, he advises that higher quality furniture is worth it in the long run. “You’re going to buy the same $1,000 piece five times,” in the next 20 years, Frances gauges.
Today’s “fast furniture,” though inexpensive, is made of materials that are unlikely to last more than five years, Francis estimates, but a quality constructed piece of furniture is worth the investment of reupholstering. A vast selection of fabrics allows almost any piece of furniture to keep pace with design trends.

Fast furniture makes up about 5 percent of the nation’s total trash annually, about 12 million tons, according to the US Environmental Protection Agency, up from 9 million tons in 2015 and up 450 percent since 1960. Constructed to be discarded within a short time, the variety of materials used – a mix of wood, metal, foam and fabric – makes it almost impossible to recycle or repair.
The word “upholstery” originally comes from “upholder” which translates to furniture rebuilder. Craftspeople like upholsters, carrying on the textile heritage of the area, provide alternative options to contributing to the landfill, with shops specializing in the service all over the state.
Former art teacher Kris Stamps joined her sister Betsy Convery in her East Greenwich shop, Sew Many Things, in 1992. Family members taught them how to create from fabric, and Convery opened the shop in 1977 as a catch-all for her many talents with needle and thread. Stamps added her upholstery talents and artistic bent and took over when Convery retired.

Start by bringing a photo of the piece you would like to have redone to the shop. “Measurements are helpful, too,” advises Rhoda. “We’re glad to work with a client at any time during our shop hours.”
The Department of Corrections (DOC) is looking to incorporate more workforce training opportunities for incarcerated individuals in highdemand markets with livable wages, connecting them with apprenticeships when possible. “We need employers willing to do that. These trades are aging out,” says DOC project manager Jayne DelSesto. “We know that this trade fulfills a need in the market, so we will do what we can to continue to teach others this valuable skill.”
Stamps shares that it’s sentimental pieces families can’t part with, loyal repeat customers, and word of mouth referrals that have kept the shop consistently busy for years. There’s also a strong interest in remaking furniture in the younger generation. Whether diving into area antique shops or second-hand stores, “They enjoy the hunt,” says Stamps.
For Gerald Emin, owner of his namesake upholstery shop in North Scituate, his main tool is
a can-do attitude, inherited from his father and grandfather. He relishes the challenge of solving puzzles and has his forebears’ penchant for perfection. “I have stick-to-itiveness,” he surmises.
From inspecting mattresses to repairing furniture, Emin went on to work with a master furniture refinisher, who encouraged him to start his own business – and there’s no challenge Emin won’t accept when it comes to upholstering. “It served me well that I couldn’t

trade from his cousin Leo Carriere and then took over the firm. Often tackling large commercial jobs, one of Carriere’s most memorable projects was reupholstering the walls of the John Hay Library at Brown University under heavy security to protect the library’s collection of rare books, manuscripts, and archives.
His latest project, six months in the works, was reupholstering the almost 1,100 seats in the Stadium Theatre in Woonsocket. Carriere thankfully had family to help

remove and reinstall the seats to their precise location in the theater, which were last redone in 2002 when inmates at the Adult Correctional Institutions reupholstered and refinished the wooden arms as part of an ongoing program teaching the trade.
Belgium native and former intensive care nurse Line Daems opened Kreatelier, her fabric concept store, when she moved to Rhode Island. “It’s all about fabric,” Daems says. People are very conscious of sustainability, which has served her East Side store well. Her nine upholsters take project orders that are designed in house.

available and less intimidating. Free consultations and a welcoming showroom invite anyone to come in simply for inspiration, and will take on projects as big as a full living room set or as small as a custom pillow made with a swatch from grandma’s stash.
Another heavy emphasis for Daems is on using and reusing everything. Her fabric remnants
become gift bags, wallpaper ends become envelopes, and she gives remnants away to Rhode Island School of Design students.
Though business is brisk in most upholstery shops, what has dwindled are people interested in learning and preserving the craft. Stamps, who doesn’t have an upholster in training to take over Sew Many Things when she retires,
predicts, “This is going to be a lost art.”
But the craftspeople who remain preserve the vestiges of deep-rooted textile history by teaching the public about sustainability and durability, even turning down jobs they don’t believe would have a lasting, high-quality end product. “I try to educate people as to why it’s better to buy an heirloom piece,” Emin says. “It’s an investment.”

Tavern Comeback
Former speakeasy proprietor takes his popular Portuguese-fusion fare to Barrington

In its first iteration, Oxford Tavern, affectionately known as OT, was an intimate speakeasy that operated with limited hours, and guests could only find out the menu the day of via a Facebook post – a true IYKYK situation. The East Providence tavern built a loyal clientele over the years while serving up some of the East Bay’s most unique dishes, and allowed patrons to get up close and personal while they watched their food prepared in front of them at the bar. Seating was tight, but chef and owner Alan Manchester was serving up big flavor in his dishes. The move to Barrington introduced a larger floor plan and an even larger menu, while maintaining a cool and cozy atmosphere.
As we made our way down Maple Avenue to visit the new location, venturing deeper into the sleepy neighborhood, we spotted the warm glow of Oxford Tavern, where it now occupies the old Billy’s location. Inside, the dining room was bustling, and locals filled the bar, enjoying cocktails and college basketball on the TV.

While upholding their tradition of offering an impressive amount of specials, Oxford Tavern has cultivated a permanent menu since their move, which I would lovingly describe as Portuguese-American gastropub fare. With about a dozen craft cocktails to choose from, my partner went with an Oxford Manhattan, and I had the Spicy Pineapple Marg that was complete with a fresh pineapple garnish and a tajin rim.
Right out of the gate, we enjoyed one of the most unique starters I’ve had to date, and I love a creative appetizer – the Fried Spaghetti Sticks are tossed in a spicy seasoning, and served with fresh bread and olive oil. We admittedly went a bit overboard on the apps, trying the Portuguese-Style Egg Rolls, two flavors of

wings (the Mozambique and the Thai), and lastly the Hickory Smoked Bacon-Wrapped Scallops, deep fried and bursting at the seams. All of the above were spicy, shimmering, and savory. I also ordered a bowl of the chef’s special soup of the day: a seafood medley chowder that was overflowing with lobster, clams, and baby shrimp, garnished with corn and potato chunks.
For our main course, my boyfriend settled on the Rib-Eye Steak, and much like how his eyes tend to be bigger than his stomach, this steak was bigger than his head – though we’re not the type to complain about too much food! I went with our server’s suggestion, the Pan-Fried Veal Cutlet Parmesan. The veal was cooked to perfection with a light breading and smothered in a tangy red tomato sauce and cheese.

As you could probably guess, we were too full for dessert, but we got to enjoy some facetime with Manchester, who has been the brains behind the operation since its early days in East Providence. Spring harvests add crunch to this healthy crowd-pleaser

Any home cook can pull off this undaunting but delightful salmon recipe. Everything gets tossed into the slow cooker for a few hours before the quinoa is added to soak up all of the lemony broth. To make this already healthy meal even more nourishing, reap the rewards of local farm harvests with a side of vegetables. Frost-tolerant spring harvests making appearances this month include snap peas, asparagus, broccoli, spinach, and other leafy greens, which all pair perfectly with this dish.

SLOW COOKER SALMON WITH QUINOA
INGREDIENTS
• 1 ½ pounds salmon, wild caught recommended
• ⅛ tsp paprika
• ⅛ tsp cumin
• 3 Tbsp extra virgin olive oil, divided
• 4 large garlic cloves, minced or pressed
• 15 oz mixed pitted olives, such as green and kalamata
• ⅔ cup dry white wine
• ¼ cup lemon juice
• 10 oz cherry tomatoes
• 1 ½ Tbsp Italian seasoning
• ½ tsp table salt, plus a pinch for seasoning
• A pinch of pepper
• ½ cup vegetable broth
• ¾ cup plain dry quinoa
Optional: roasted side veggies such as asparagus, broccoli, or snap peas
STEPS
1. Season the salmon with a pinch of salt and pepper, paprika, and cumin. Spread it around with your hands to evenly coat. Slice the salmon into portion-sized pieces.
2. Drizzle 1 tablespoon of olive oil in the bottom of a slow cooker and place the salmon on top, skin side down.
3. In a large mixing bowl, add the remaining olive oil, cherry tomatoes, minced garlic, white wine, lemon juice, olives, Italian seasoning, salt, and broth. Pour the mixture over the salmon and place a lid on the slow cooker.
4. Cook on high for 2 hours. Add in the dry quinoa, making sure not to pour it directly on the salmon. Use a wooden spoon to make sure that every piece of quinoa is submerged in the broth. Place the lid back on, turn the heat to low, and slow cook for 1 hour and 15 minutes.
5. You will know it’s done when all of the liquid is fully absorbed by the quinoa. Sprinkle with parsley, and transfer to plates. Serve with a side vegetable and enjoy!

Woonsocket shopkeeper and forager teaches students about the healthy foods all around us

For many, the prospect of searching for food outdoors is a daunting task. “We’ve been programmed to not touch certain wild foods because they could be deadly, which in some respects, if you don’t know what you are doing, it could,” says Kathleen Lavallee, owner of the Honey Shop in Woonsocket and experienced forager. “Although once you educate and expose yourself to the wild, I’ve seen a lot of our participants become very hooked on it.”
Originally specializing in organic honeybased products sold in her retail shop, over time, Lavallee has become a resource for all things freshly foraged, homemade recipes, and natural remedies, teaching cooking and
foraging classes that help others tap into the ingredients right in our own backyards and outdoor spaces, and learn about clean eating via wild food resources.
“Whether it’s nuts or berries, wild lettuces, wild garlic, or mushrooms, I can fill my trunk every weekend with different food I’ve foraged from the wild,” says Lavallee, lamenting that the training needed to develop an eye for such finds isn’t always available. “It’s amazing to me how much food is around us, and no one recognizes it.”
Lavallee first launched her brand with the creation of Breathe, a honey-based allergy and cold remedy. The Honey Shop opened its doors on Park Avenue in 2014, with a second floor housing a kitchen where

Lavallee teaches workshops, and has since evolved into a food and gift store selling a range of organic goods, including oils, vinegars, and other pantry staples, as well as herbal remedies. Having worked in the healthcare industry for 27 years, Lavallee was interested in learning more about alternative medicines, herbalism, and creating healthier and wholesome foods, and teaching these practices to others. Recently acquiring the lower level of the building, the shop now hosts meditation classes and other workshops.
“The crux of our business really is the classes we teach,” said Lavallee. One offering
is a month-by-month guide to the wild foods folks can find here in Rhode Island, answering the questions of “What are the habitats and uses of the different things you find, and how can you use them safely?”
In addition to foraging workshops, The Honey Shop offers mushroom hunting, herbalism, and cooking classes, honing in on different focus areas, from ciabatta and focaccia baking to learning how to make your own pastas and cheeses. Lavallee enjoys creating recipes and foods that people love and that translate to home cooking for any level. Most classes can only accommodate
11 people per session and have become a hot commodity in the community. Lavallee says once tickets are posted, they can be sold out by the next day.
“I really love teaching people, and it’s satisfying to see how they develop over time by teaching their families what they’ve learned in our food classes,” she says. “I love the idea of exposing younger people to this alternative that tends to be lost in society nowadays.”
