A Note from the
General Manager
Dear Readers,
In January, we reintroduced our company as Hey Rhody Media Co. This name change reflects our growth, and makes our brand more cohesive. We publish four free awardwinning monthly magazines – Pro v idence Monthly , So Rhode Island , The Bay , and Hey Rhody – and pride ourselves on showcasing the people and places that make Rhode Island so special through a local lens. As it turns out, much of our audience didn’t realize the four magazines were under one umbrella, so we now brand each magazine cover with Hey Rhody Presents.
At Hey Rhody Media Co. (formerly Providence Media) our small size enables us to be nimble and adapt to all of the changes the last few years have brought. Rising costs for businesses and individuals have affected all of us and continue to necessitate change. Rather than viewing these obstacles as hardships, we have chosen to use them as opportunities to revisit our processes to see what could be improved. This led us to launching a shared section across our magazines, which affords us the space to channel our time and effort to developing a single robust cover story and Life & Style section, rather than splitting our labor
between many. Additionally, the Rhody Gem page joins the shared section, encouraging readers to venture around the state, but for those who prefer their gems close to home, the space formerly used for online and newsletter highlights is now dedicated to a business within each magazine’s coverage area, sourced via #rhodygem. Hop on Instagram and tag your favorite Rhody Gem in a post so we can shine a light on them as well.
To all our valued readers, we thank you for your incredible support. We are a locally owned small business. We love making magazines about our community, and we look forward to sharing with our readership the exciting changes to come with this next chapter for our company.
Spring forward!

Exploring conventions of lens-based art at annual open juried exhibit
By Cheikh Higgs
Situated in Kingston, the South County Art Association (SCAA) proudly operates as the second oldest 503(c)(3) nonprofit arts organization in Rhode Island, and for decades has served as a steadfast advocate for the pursuit of the visual arts. They aim to provide a platform for artists ranging from complete beginners to seasoned pros to hone their craft, showcase their talents, and push the boundaries of artistic expression.
One of their longstanding traditions is the annual Open Juried Photography exhibit, a celebration of the diverse range of results that can be achieved using a camera. “The photography annual exhibit has been an established part of the SCAA’s exhibits for more than 30 years,” exhibitions director Jason Fong proudly states. This year’s showcase, held on site at 2587 Kingstown Road, a few doors down from the University of Rhode Island entrance, opened March 15 and will run to April 13.

In a move to embrace the evolution of photography, the exhibit is open to all photography-based media. “We didn’t want to limit the show to only ‘traditional’ photographs,” Fong explains. “As long as the main impetus for the work was created using a camera, the work will be considered.”
“There are many artists/photographers experimenting and pushing the limits of the medium,” Fong continues. “Images may be altered through digital or physical manipulation and
photographs can also be used as a basis for processes such as solar plate etching (a printmaking technique) or incorporated into mixed media pieces. Because of this, some prefer the term ‘lens-based art’ over photography.”
The Open Juried Photography Annual exhibit prides itself on showcasing a wide array of techniques and approaches. Fong anticipates landscapes, still lifes, figural, and abstract works, as well as experimental pieces utilizing techniques like Daguerreotype, infrared, drone,
and X-ray photography. “Every year I feel like I’m seeing something new,” Fong shares, highlighting the ever-growing ways photographs can be manipulated and printed as well as the materials that they can be printed on.
“Our intent is to exhibit the work of our photography community in all its forms, both traditional and experimental,” Fong says. However, he mentions a notable exception: the exhibit won’t include AI-generated images, acknowledging the technology’s newness

and controversial nature. Unlike some exclusive showcases, this exhibit is an open juried show, welcoming submissions from both SCAA members and non-members.
Fong sheds light on the importance of a themeless exhibit, stating, “Although the camera has many applications, the purpose of this exhibit is to showcase artistic expression.”
The lack of a specific theme allows for a diverse exploration of subject matter, style, technique, and presentation, encapsulating the varied approaches to photography.
Fong expresses his hope that attendees will view the camera not merely as a recording device but as an instrument for experiencing the world in a unique way. “I always like to see
the new work,” Fong adds, expressing his excitement for the upcoming exhibit. Facilitating the SCAA exhibits but not selecting the pieces himself, he shares in the anticipation alongside the artists of what is in store for each year’s exhibit, creating an atmosphere of collective discovery and appreciation. Report Finds URI is Contributing to Narragansett’s Housing Crisis
The newly-completed study says students living off campus, higher income residents, and summer rentals continue to put a strain on Narragansett’s housing market.
In partnership with The Public’s Radio • ThePublicsRadio.org • By
Alex Nunes
A
new report commissioned by the town of Narragansett says University of Rhode Island students living off-campus have significantly altered the town’s housing market, leading to a “symbiotic relationship” between the university and private landlords at the expense of other renters.
According to the study by the Burlington, Vermont-based group Crane Associates, URI has benefited from the dynamic by not spending money to build the housing its students need, while landlords have benefited by renting to students nine months of the year and getting higher rents in the summer months from vacationers.
One of the researchers, Michael Crane, presented the findings at a meeting of the Narragansett Town Council Monday night. The report says URI students make up nearly half of the town’s population of about 16,000 people and occupy half of Narragansett’s rental units, placing unusual pressure on the town’s housing market.
“You can’t find a town like that very much,” Crane said. “This is very unique for you… The college students generate a demand for rentals far beyond what you would expect a town to have of 16,000 people.”
Researchers also cite the high incomes of many residents and the large number of vacation rental properties as contributors to the town’s housing woes, with the median household income in Narragansett 10 percent higher than it is statewide, and more than half of the total housing stock recorded as seasonal or vacant at the time of the 2020 Census.
Crane referred to the factors driving up housing prices for renters and owners alike as a “three pronged set of lightning bolts.”
Crane Associates estimates the town needs 1,236 affordable ownership units and 404 rental units to close the “missing gap” between
A
housing supply and demand in the town.
According to the report, a household living on the town’s median income of $113,082 would have to spend 60 percent of that income to live in a median-priced home in Narragansett.
After the presentation, Narragansett Town Council member Steven Ferrandi told Crane his findings were consistent with what Ferrandi was witnessing in town.
“You can see that it’s chewing up all the available housing, and that’s why we can’t get full-time people to rent,” Ferrandi said. “They’re just being boxed out.”
The report draws from housing supply and demand analysis, interviews, and affordability calculations. It includes forecasts on affordable housing needs going out more than a decade and suggested strategies for addressing the town’s housing challenges.
Crane Associates recommends Narragansett initiate conversations with URI and a developer with the intent of building 400 apartments to be rented at a subsidized rate to students and full-time residents.
Other recommendations include creating financial tax incentives for people to convert vacation rentals into year-round rentals, banning short-term rental stays that are less than seven days, engaging a non-profit developer, making zoning changes to develop underutilized areas, and activating the Narragansett Affordable Housing Trust Fund.
“I do like some of the recommendations,” Council President Ewa Dzwierzynski said at the meeting. “Those are great to start the process.”

Let’s Talk About Men Rhody Health
In partnership with South County Health
By Sarah Toatley
Chances are good that you know a man who hasn’t been to the doctor in years. In the realm of healthcare, men often find themselves navigating a maze of misconceptions and reluctance when it comes to addressing their health concerns. Yet, in a world where individual wellbeing intersects with the broader fabric of community health, prioritizing men’s health is important. To launch this new series, we turned to urologist Arnold Sarazen, MD, who shares about two prevalent conditions and why screenings aren’t just for women.
Why is it crucial for men to prioritize their health?
DR. SARAZEN: When men take proactive steps to monitor and manage their health, they not only enhance their own quality of life but also contribute to the well-being of their families and communities. Prevention and early detection are key in mitigating the impact of various conditions, including prostate cancer and benign prostatic hyperplasia (BPH).
What is an important screening for men and why?
DR. SARAZEN: Prostate cancer is the second most common cancer among men globally. Regular screenings, which may include PSA (prostate-specific antigen) screening via bloodwork, are essential for early detection. Detecting prostate cancer in its early stages significantly improves treatment outcomes and can save lives. It’s recommended that men discuss the
appropriate screening schedule with their healthcare providers, especially if they have risk factors such as age or family history.
What about BPH? How does it impact men’s health?
DR. SARAZEN: Benign prostatic hyperplasia, or BPH, is a non-cancerous enlargement of the prostate gland that commonly affects men as they age. While BPH itself isn’t life-threatening, it can lead to bothersome urinary symptoms, including frequent urination, weak urine flow, and the feeling of incomplete bladder emptying. These symptoms can significantly impact an individual’s quality of life. Men experiencing such symptoms should seek evaluation by a healthcare professional to explore appropriate treatment options. At South County Health, we have just started treating patients with BPH with Aquablation Therapy, and are the only hospital in Southern Rhode Island to offer this treatment option. It’s a truly remarkable,
advanced, minimally invasive treatment that allows our surgeons to use the power of water delivered with robotic precision to provide long-lasting BPH relief without compromise and minimal risk of irreversible complications like incontinence, erectile dysfunction, and ejaculatory dysfunction, all with a fast recovery time.
How can communities support men in prioritizing their health?
DR. SARAZEN: Communities play a vital role in promoting men’s health by fostering environments that encourage open dialogue, education, and access to healthcare services. Reducing stigma around discussing health issues, even personal issues such as prostate cancer and BPH, including through conversations such as this one, is also important. By rallying together to prioritize men’s health, communities can create a ripple effect of positive change, ultimately leading to healthier, happier lives for all.
This information is intended to educate our readers about subjects pertinent to their health and is not a substitute for consultation with their pro v ider.

Player 367 on Netflix’ hottest reality show on cookie challenges and creating content
By Ruthie Wood
Tell us a bit about yourself.
Along with being a full-time lifestyle content creator and Dunkin’ connoisseur, I also work as a software developer. I truly believe that it is possible to have many different sides, interests, and passions, and I’m happy and honored that I get to showcase them all.
What was it like being a contestant on Squid Game: The Challenge , a reality competition show for Netflix inspired by the South Korean television series Squid Game . It was the most surreal experience of my life. I want to first mention how much of an honor it is to be picked out of hundreds of thousands of applicants; this little Middle Eastern gal got to represent our beautiful state on a global level. To walk into an experience where it looked exactly like the TV show blew my mind. I found it easy to connect with people due to being an extrovert, and quickly created several alliances. By the second day, I knew at least the name and one fun fact about all 197 people who lived with me. The hardest part of The Challenge was walking into games knowing that either yourself or your friends would not make it back with you.
How did you prepare to be on the show?
I did not train before the games and surprisingly, many others did not either! The only preparation I did was watch the original Squid Game show that came out in 2021 on Netflix. I wanted to make sure I had a refresh on the games, dorms, and outcomes that typically happened through the show. I truthfully think that if I rehearsed the cookie challenge, I would have been entirely more nervous and probably would have broken my cookie.
Back in Rhody, what are some of your favorite places?
I have favorite go-to ramen, Korean, sushi, BBQ, Brazilian, burger, vegan, and Indian spots, but I truly visit each one a ton. As a New Englander, nothing beats a Dunkies trip in the morning.
How do you find your top spots to make content around the state?
We’re so fortunate to have so many amazing places to eat here in RI! Although I’ve tried many places, please feel free to send me your recommendations! My Instagram is @shutupcamilla.

Less is more,” is how the saying goes, but when Ara and Pamela Millette purchased a 285-square-foot cottage just steps from the sea at Mary Carpenter’s Beach Meadow in Wakefield, the mother-daughter duo were ready to test the bounds of exactly how much “more” they could get out of their tiny new home.
The Millettes turned to Bernadette Heydt, an interior designer and owner of HEYDT HOME, a Newport-based interior design firm with a distinct focus on creating, remodeling, and furnishing both residential and commercial spaces – especially compact ones. “Our design ethos revolves around the transformative power of minimalism, where less becomes more, and functionality seamlessly blends with style,” explains Heydt, who works alongside her husband, master carpenter Andrea Pietrangeli. Where one might have seen a tiny, tired, two-bedroom home with nothing but limitations, Heydt saw a petite (pink!) palace with possibilities.
Tasked by her clients to turn the space into a modern, fully functional family home, Heydt was mindful of making every inch count while also making the home ADA-compliant to ensure accessibility and comfort. “Every element within the interior serves a distinct purpose, ensuring that the space feels open, efficient, and welcoming,” explains Heydt. She started by raising the ceilings and adding exposed beams overhead, then installed light-hued wide plank pine wood floors throughout. True to her design firm’s signature style,

LET IT GO
Turning the task of decluttering into a game could be just the ticket! In the Minimalist Rulebook: 16 Rules for Living with Less , Joshua Fields Millburn puts fun spins on chores, like finding someone to be your purge buddy; hosting a photo scanning party; and sorting things into piles of essentials, non-essentials, and junk. Similarly, the 90/90 rule prompts this key question: have you or will you use something in 90 days? If the answer is no and it’s in decent condition, consider donating it to a worthy organization. Big Brothers Big Sisters of Rhode Island has a list of clean, odorless items they’ll accept posted to BigSRI.org; they even offer curbside pickup statewide, and a tax receipt. Another route is to sell gently used things at a consignment shop or ecommerce website (to possibly fund Refresh a Room!).

the porch, while a white marble gravel patio accommodates a dining lounge that invites both quiet mornings in the salty air and decompressing at sunset.
From the outset, the home’s existing outdoor shower and wrap-around porch captured Heydt’s attention. ”Our redesign involved relocating the porch’s entry to the front of the building, providing a more inviting approach,” she says. The shower was meticulously sanded, then refreshed with white paint, gold hardware, and a handy shelf for amenities, giving it a crisp, modern vibe. “These changes not only preserved the charm of the original features but also added a touch of contemporary elegance to the overall design.”
Of the project, Bernadette Heydt says, “it’s a testament to our commitment to innovative design in tiny homes.”

Ideas and resources for making the most of living in the Ocean State.
All Natural
Heydt suggests incorporating native plants, like seagrass, into your landscaping to create a natural, coastal look. “It not only adds to the Ocean State vibe, but also supports local biodiversity,” she says. Consider swapping traditional mulch for beach sand. “It acts as a moisture barrier for your plants, and adds a nod to the coastal environment.”
Shop Small
Heydt believes local, mom-and-pop hardware stores, like Newport Hardware, are gems. “It’s one of the oldest hardware stores in town. What sets it apart is not just its longevity, but also the personal touch you experience when you walk in,” she explains. Best of all, she adds, it provides everything you’d expect from a big box store but with a charming, local touch. “It’s a small business with a big heart, making it one of our favorite spots in town.”
True Colors
The Color House, a paint and design retailer with five locations in Rhode Island, specializes in finding the perfect shade of paint every time. “If you have a specific color in mind that isn’t readily available in their shop, they’ll go the extra mile to make it happen,” says Heydt. “A great example of this personalized service was when Pamela Millette had a silk blouse in the perfect pastel pink shade. We took that blouse to The Color House in Middletown and their expert team skillfully matched it for the exterior color of the cottage.”
Finally, the home was dubbed “Sea La Vie,” (meaning “sea life” in French). “In Rhode Island, giving your home a name is a cherished tradition that adds a unique touch to your living space,” says Heydt. “This tradition allows homeowners to infuse character and personality into their homes, making them feel like a true part of the Rhode Island community.”

How a Tiverton master bathroom went from sterile to stunning
By Elyse Major
About 12 years ago, Brendalee and Michael O’Hara decided to downsize from their large home with acreage in south Tiverton to a nearby 55+ community. “Once the last child graduated high school, we began looking for something a little smaller,” says Brendalee. Originally Michael was not big on his wife’s plan of moving into a condominium, but everything from the unexpected tranquility to the water views on that first visit quickly won him over. “We love it,” says Brendalee. “One-level living to age in place with no yard to take care of nor outside maintenance to tend to!”
One thing that wasn’t so perfect was the master bathroom: an oversized space outfitted in beige that leaned toward looking institutional. Who better to infuse a bit of color and warmth than Johnston-based interior designer Michelle Lee Parenteau?

Parenteau’s first impression was that the bathroom looked sterile. “Their shower was 36 by 36 inches and they had a huge built-in jacuzzi tub taking up a lot of space,” she says. “My clients really wanted a free-standing soaker tub and a makeup area.” To accommodate the wish list, Parenteau completely demoed the room to reconfigure the area in a more useful way; she was also sure to infuse touches that connected with the coastal location and her clients’ adoration of the seaside and color blue.
With a blank slate, Parenteau brought in the freestanding tub, along with a large shower with
a built-in bench. For the makeup area, an elegant wraparound vanity was installed with a matching linen cabinet. Parenteau painted wide “nickel gap” shiplapped walls a bright cobalt blue, and for flooring, selected wood plank tile in a natural tone to keep things user-friendly. Accents like mango wood-wrapped frames on the mirrors over each sink and a wood drum light fixture above the tub serve to soften hard lines and add texture. “Every bathroom needs a little bling, so a round crystal LED mirror, which reflects the water view, was hung at the makeup area,” says Parenteau with a smile.
“EVERY BATHROOM NEEDS A LITTLE BLING.”

“Carrying the blue of the gorgeous Sakonnet River and Mount Hope Bay into our home has been a dream come true!” says Brendalee. “I grew up in a Victorian-style home and that influence from my mom, coupled with my love of traditional style and desire for a beachy retreat, is incorporated throughout our home. The view makes me smile every single morning when I open my eyes.”

GFrom gardening to outdoor entertaining, South County DIY-er shares the benefits of a potting bench rowing up, my mom’s love for gardening was contagious. It wasn’t just about enhancing our home’s exterior or boosting our curb appeal; it was a form of therapy that brought her joy. Seeing how much happiness it brought her, I knew there was something special about getting your hands in the soil and connecting with the earth. As I’ve matured and taken on the responsibility of tending to my own gardens, this activity has evolved into one of my most cherished pastimes. The decision to invest in a potting bench a few years ago felt like a natural progression, a symbolic step towards true adulting, and a continuation of the legacy passed down by my mother.
Having a potting bench isn’t just about convenience; it’s about creating a dedicated space for nurturing plants (while also avoiding back pain from kneeling and bending). It also provides much-needed storage, and when cleaned up well, it can double as a serving station when entertaining. My garden bench has now become an essential part of my gardening routine, making the whole experience even more enjoyable for me.
When choosing a potting bench, it’s important to consider two things: size and material. Go for weather-resistant types like cedar, teak, or pine, as they can handle whatever Mother Nature throws at them. Also, make sure the piece is big enough to handle all your gardening supplies without feeling cramped – bonus points if it coordinates well with your home’s exterior.
Gardening isn’t just a hobby for me; it’s a way to connect with nature and find resilience in the process. As Audrey Hepburn said, “To plant a garden is to believe in tomorrow” – it’s about hope and optimism for what’s to come.
TRY DIY
Take a second look at an old hutch or dresser – with a few coats of exterior paint and the addition of hooks, it could be transformed into a potting station.
START SMALL
Keeping a garden manageable will ensure a more fulfilling experience. Opt for lowmaintenance varieties like perennials, herbs, and tomatoes – they’re beginner-friendly and can boost your confidence as you dive into the world of gardening.
SPRING SCHEDULE
In April, I’m ready to roll up my sleeves and start clearing out the remnants of winter, cleaning up the garden beds, and keeping an eye out for new growth. It’s the perfect time to divide and transplant perennials, and also to add a fresh layer of mulch for moisture retention. In May, plant those warm-season veggies and annual flowers, adding splashes of color and excitement to the landscape. Also trim back the spring-flowering shrubs and tidy up any spent blooms.

A Providence-based interior designer shares what led to choices in three different rooms
By Corey Low
IInterior design is not just about creating a beautiful room; it’s about creating an experience for all five senses that work together to produce a desired feeling for all who enter. No matter the room or style, these classic design principles serve as a guide to achieve the experience you’re seeking.
Corey Low lives on the East Side with her family. Learn more at CoreyLowInteriors.com
SHAPE: A round mirror breaks up the geometry around it. The dresser is a rectangle, as is the door to the left (and right) of it. The round shape of the mirror disrupts all the straight lines, and its tailored silhouette and dark wood lining keep it feeling masculine.
HARDWARE: For kitchen metals, stick to two finishes or less. If you are looking for budget-friendly options, polished nickel is a timeless choice that looks great at any price point. Brass must be selected carefully, as many economical options lack a sense of elegance.
COLOR: The first decision made in this living room was the paint color; typically when designing a room, you want to start with the walls and work your way inwards. I selected Farrow & Ball’s Parma Gray because it has a significant amount of gray in it, tying it to the nearby white marble fireplace with gray veining, and giving it depth.
HOME & STYLE
EMPHASIS: This is established by outlining a focal point for the room, somewhere your eye is immediately drawn to upon entry. In a bedroom, it’s usually a bed; in an office, it’s the desk; and in the living room, the fireplace. The focal point should lift both your eyes and your countenance. For example, if your eye is naturally drawn to the bed when you walk into a bedroom, a nice canopy bed frame or mirror above the headboard would help to draw your eyes up and make the room feel larger.
BALANCE: If you were to cut your room in half, there should be just as much visual weight on one side as the other. This can be achieved via symmetry, or without it. For example, you may have a living room seating arrangement with a sofa and a chair on either side of it. The two chairs provide symmetry and the living room feels balanced. In another, asymmetrical setting, you could have a coffee table on one side of a sofa, and two chairs on the other. The layout is not symmetrical, but the furniture on both sides of the coffee table feels even.
PROPORTION AND SCALE: This principle focuses on the size of an element in relation to the space as a whole. If you put a king bed in an 8’x10’ room, it will overwhelm the space. Furniture, accessories, and rugs should all be appropriately sized relative to one another and the overall environment. One quick and easy rule of thumb is the 2:3 ratio. If you’re looking to hang artwork above a sofa, a mirror above an entry table, or a TV above a mantle, they should all be about two-thirds the width of the item they’re mounted above.
HARMONY: This is a fancy way of saying that things need to go together. It can be applied to many things, but color is the most important and applicable element. The most harmonious color combinations come from complementary colors, or those on opposite sides of the color wheel, and tonal colors, or tones of the same hue.
CONTRAST: Where harmony asks that parts of a room are intentionally alike, contrast demands that other things decidedly stand against each other. This can come from color (black and white) or textures (such as a smooth, shiny glass coffee table topped with a woven wood tray). Rooms that lack contrast will feel one-dimensional and flat.

Thea’s Plant Store
We’re on the hunt for Rhody Gems! Every neighborhood has that secret, hidden, cool and unusual, or hole-in-the-wall spot that locals love. Email or tag us on social media using #RhodyGem to suggest yours, and we might just feature it!
What it is:
An indoor plant boutique stocking greenery and artisan pots for all styles.
Where to find it:
Thea’s is located inside an olive green Victorian on Broadway, just across the street from Seven Stars Bakery. On weekend days when the shop is open, look for the leaning sign that says “plants & more” near the entrance overhang.
What makes it a Rhody Gem?
“We are a one-of-a-kind houseplant store, and technically the one and only in Providence,” says Anastasia Karatza, who opened Thea’s in May of 2023. “Most plant stores are a standard storefront, a greenhouse or a mill. We are inside of a Victorian house built in the mid-1800s.”
From cacti, succulents, and carnivorous venus fly traps to tropical beauties and hanging plants, there is a new “friend” available for everyone. Plant enthusiasts will also find trendy vessels (disco ball hanging planter, anyone?), along with pottery and art made by local creatives, and those new to plants can have their worries assuaged by class oferings like Houseplants 101 and staf happy to answer questions.
“We are so enthusiastic about plants and love helping our customers with them, whether they are experts or beginners,” says Karatza. Pro-tip: don’t leave your new greenery in its nursery pot – transfer to a new container with drainage when you get home!

Homebuyer’s Guide
A handy resource for taking steps to buying a house in Rhode Island
By the Editors
Those home and garden network shows featuring couples scoping out potential homes are entertaining, but in real life, the process can be complicated, confusing, and filled with highs and lows. With any major life decision, the more homework (pun intended) you do, the better prepared you will be. In this guide, you’ll find everything from terms explained to advice and a few homework assignments.
CREDIT CHECK: Get to know your credit rating. Higher scores represent a better credit history and make borrowers eligible for lower interest. You’ll want to learn what your debt-to-income (DTI) ratio is, which is a tool lenders use to decide how much you can borrow. Different loan products and lenders have different DTI limits. To calculate yours, add all of your monthly debt payments (car payment, credit cards, etc.) and then divide them by your gross monthly income (generally the amount you have earned before your taxes and other deductions are taken out). If your DTI doesn’t look great after you run the numbers, set goals for paying down debt and re-check the ratio monthly to measure your progress.
SAVE MONEY: With your credit looking good, it’s time to think about a down payment, which is the amount you pay toward the home upfront. You put a percentage of the home’s value down and borrow the rest through your mortgage loan. Generally, the larger the down payment you make, the lower the interest rate you will receive and the more likely you are to be approved for a loan. Low- or no-down payment options may be available to you. There are special programs for veterans and service members, rural residents, some types of first-time homebuyers, and others. Individual lenders may also offer their own low- or no-down payment options. Low-down payment options usually come at increased cost. When you meet with lenders, ask questions and ask to see multiple choices.

EXAMINE SPENDING: Take a close look at what you spend your money on. Meals out and streaming services add up fast. Consider starting a monthly budget or using a spending tracker app.
CHECK FOR UNCLAIMED MONEY: Each year, the Office of the General Treasurer recovers unclaimed cash and assets from businesses, banks, landlords, safe deposit boxes, and utility companies, all kept safe until it can be returned to its rightful owner. More than 300,000 Rhode Islanders have property waiting to be returned to them, and many don’t even realize it until they search the database. See if money is waiting for you at FindRIMoney.com

VOCABULARY LIST
A glossary of terms that will help in the homebuying process:
5/1 Adjustable Rate Mortgage: Or a 5-year ARM is a mortgage loan where “5” is the number of years your initial interest rate will stay fixed. The “1” represents how often your interest rate will adjust after the initial five-year period ends. The most common fixed periods are 3, 5, 7, and 10 years and “1” is the most common adjustment period. It’s important to carefully read the contract and ask questions if you’re considering an ARM.
Adjustable rate: Adjustable-rate mortgages (ARMs) offer less predictability but may be cheaper in the short term. If you opt for an ARM, keep an eagle-eye on the Federal Reserve Bank. When they hike interest rates, your floating rate goes up, too.
APR: The annual percentage rate is a wider measure of the cost of borrowing money than the interest rate; it reflects the interest rate, any points, mortgage broker fees, and other charges that you pay to get the loan. For that reason, your APR is usually higher than your interest rate.
Buyer’s agent: Assists and represents their clients through every step of the homebuying process, including finding the right home, negotiating an offer, recommending other professionals (e.g., mortgage brokers, real estate attorneys, settlement companies), and troubleshooting problems (e.g., home inspection or appraisal issues).
Conventional loan: Any mortgage loan that is not insured or guaranteed by the government (such as under Federal Housing Administration, Department of Veterans Affairs, or Department of Agriculture loan programs).
Escrow: An account set up by your mortgage lender to pay certain property-related expenses, like property taxes and homeowner’s insurance. A portion of your monthly payment goes into the account. If your mortgage doesn’t have an escrow account, you pay the property-related expenses directly.
Fixed rate: Your interest rate and monthly principal and interest payment will stay the same, but your total monthly payment can still change – for example, your property taxes, homeowner’s insurance, or mortgage insurance might go up or down.
Interest-only: Interest-only (I-O mortgage) plans allow you to pay only the interest on the loan for a specified period. This means a lower monthly price gets you started. Once the I-O period ends, your monthly cost could rise significantly, since you are now paying principal and interest.
Listing: A property that is for sale.
Listing agent: A real estate agent who represents a home seller and helps clients who are selling with a wide range of tasks, including pricing their home, recommending home improvements or staging, marketing their home, holding open houses, coordinating showings with home buyers, negotiating with buyers, and overseeing the home inspection process and closing procedures.
Long term: Lower monthly payment but you’ll pay more in interest.
MLS: Acronym for multiple listing service – a digital database of current real estate listings operated by a group of agents or brokers.
Principal: The total amount borrowed in a mortgage.
Private Mortgage Insurance (PMI): An additional cost required if you don’t put 20 percent down to protect the lender should the borrower go into default.
Real estate agent: Someone with a professional license to help people buy, sell, or rent all sorts of housing and real estate.
Realtor: A licensed agent with the ability to use that widely respected title, an agent needs to be a member of the National Association of Realtors®.
Real estate broker: Someone who has taken education beyond the agent level as required by state laws and passed a broker’s license exam.
Rental agent: Helps consumers find properties to rent.
Short sale: A property sold for less than the amount owed on the mortgage.
Short term: Higher monthly payment but you’ll pay less over time in interest.

HOME WORK
LIST PROS AND CONS
Homeownership can be rewarding and a good way to build wealth, but there are risks and responsibilities associated with owning property. When you rent, your landlord is responsible for the property and takes on the risks. When you buy, you take on risks and responsibilities. Some cons to consider: Your home value could decline, and you could lose equity or even owe more than your home is worth. If something important breaks, expensive repairs are your responsibility.
DO THE MATH
Like any purchase, you must figure out how much you can afford. Take an honest look at your income, monthly expenses, and credit rating. Be realistic, too – you don’t want to get into a situation where you are “house poor,” which is when you buy a house above your means. In other words, after you pay all of your bills, you still want to order a pizza on a Friday night. Make sure there’s some cash reserves, too, so that if after a month your roof leaks or the dishwasher breaks, you’re okay.
HOMEWORK: ASK QUESTIONS
Ask lenders about any special programs, like RIHousing’s 10kDPA program, which provides a $10,000 down payment assistance loan to eligible homebuyers in Rhode Island.
HOMEWORK: RESEARCH LOCATIONS
Many factors go into deciding where to live. Do you want city-living with cafes within walking distance? Maybe something by the water? Or it could be based solely on how school systems rank. This is why going down various real estate website rabbit holes can help. RILiving.com, for example, offers neighborhood reports, tax rates, and helpful stats about cities and towns, even the monthly median temperature (especially handy if you live in Westerly and wonder about the weather in Foster Glocester). Don’t forget to visit at various times. A quiet neighborhood by day may turn into a party palace once night falls. Consider checking in with local law enforcement to ask about the area.
GET ORGANIZED
Be prepared by assembling a loan application packet; this way you’ll be ahead of the game when it’s time to gather your personal and financial info.
• Pay stub for the last 30 days
• W-2 forms, last two years
• Signed federal tax return, last two years
• Documentation of any other sources of income
• Bank statements, two most recent
• Documentation of the source of your down payment: investment or savings account statements showing at least two months’ history of ownership. If some of the funds were a gift, get a signed statement from the giver stating that the funds were a gift.
• Documentation of name change, if recent
• Proof of your identity (typically a drivers’ license or non-driver ID)
• Social security number
• Certificate of housing counseling or home buyer education, if you have one

South County Ink
From classic art styles to photorealism, tattoo studios around the region offer spaces for creativity and healing
By Emily Olson
“There’s a lot of good tattooing happening in South County,” says Andrew Milko, owner of The Other Club, an art and tattoo studio in Wickford. “Providence has an interesting history of tattooing, but South County has its own, and a lot of great artists.”
Milko knows history. He set up shop in a church building built in 1885 and spends his days in the dormers, bathed in natural light with wide pine floors beneath his feet. “I’ve always been into old buildings and places that feel like they’ve got friendly ghosts hanging around,” he says. “It’s inspiring to be in an old church surrounded by old buildings, and when people come in to get tattooed, I want them to be in a history-filled place. Surroundings are so important.”
Milko draws inspiration from what he calls “the golden age of illustration” – the late 1800s into the early 1900s when artists were taking a purposeful approach to making commercial art for books and advertisements. “A lot of the things we think of as art were just their job,” he says. “I like taking a modern approach to that era of art and design.”

There’s a direct line from that style of illustration to Milko’s tattooing. “I like classic American, Japanese, and classic decorative styles,” he says. Trained in illustration, when Milko works with clients, he approaches tattoo design as he would any other piece of custom art, but respects the medium. “Working on paper versus skin is so different. You’re working on a human with thoughts and feelings and nerve endings. It’s an incredibly personal thing. And even if you’re prepared on paper, it’s always going to be a different design on skin. Skin, as a medium, has limitations. But those limitations make an interesting end result that you can’t have on paper.”
Rachel WS is the owner of Rachel WS Fine Art Tattoos, the only tattoo shop in Narragansett. She uses her fine arts training in her approach, but rather than two-dimensional – “I don’t like to draw,” she says with a laugh – she focused on sculpting. “I really loved using my hands. I loved getting my hands dirty in that type of physical interactive work.”

In a sense, she didn’t abandon her love for sculpture when she became a tattoo artist. “Tattooing feels 3D to me. Not only am I delving into the skin a little bit, my style feels sculptural,” says WS, whose expertise is in creating photorealistic tattoos, which take longer to complete than traditional tattoos. “My designs take a lot of sittings, and I build up a sculpture on the skin,” she continues, also emphasizing her respect for the human experience of being tattooed. “You have to be gentle and easy and nuanced. You can only go over the skin a little bit at each sitting. And the next time, you go over it a little bit more until it eventually looks
like a photograph. Seeing how it heals between sittings is a benefit because I can then go back into it and perfect anything that needs touching up.”
In addition to photorealistic tattoos, WS specializes in scar work.
“A lot of people in the industry tend to be scared of scar work, but I love doing it, and because I love doing it, I’ve gotten proficient with it,” she explains. WS works on stretch marks, with mastectomy patients, and with people who struggle with self-harm.
“Flowers usually work great on cut marks. I like to put beauty where pain was and help people reclaim their bodies and their confidence.”

A lot of the work WS does surrounds tragedy and triumph, and that requires a gentle presence that puts people at ease. “I go deep with people emotionally,” she says. “People feel comfortable crying with me, and I think part of that is my female essence. It’s such a blessing and an honor that people trust me with their skin, their emotions, their stories.”
Milko also acknowledges the therapeutic experience of being tattooed. “A lot of my clients are working on large pieces, so they come back a lot. You get to go through things with them,” he says. “And maybe you choose a design because you like it, or maybe because it’s meaningful. Either way, you get to have time that’s just for you, and you get to leave with an image that is going to make you feel different
and better. Being tattooed can be cathartic.”
“People joke that tattoo artists are therapists,” says WS. “But it is healing work, and the more I’ve done it, the more extensive that part of my practice has become.” WS was propelled into tattooing, in part, to support herself and her children after escaping an abusive marriage. “I entered this work with a lot of trauma and pain, and the more I helped people with their pain, the more I’ve healed. It’s symbiotic. The healing work is the crux of my practice.”
Rachel WS is booked through 2027, but says she never turns down scar work, with more information online at RachelWS.com, and Andrew Milko books appointments a month in advance at AndrewMilko.com.

Taking Stock
Chef-prepared culinary stocks bring farm harvest bases to any kitchen
By Abbie Lahmers
At the foundation of so many culinary creations – from basic soups and gravy to elaborate paella and risotto – is one deceptively simple ingredient: the stock. Johnson & Wales University grad and South Kingstown chef James English is serious about stock, so much so that he opened Toil & Boil, a farm-to-table brand that blends sustainability and flavor.
Having worked in kitchens across the state for the past 12 years, English sought a reprieve from the restaurant scene, and found it in the labor of love that goes into the alchemy of culinary stocks, which he produces in the commissary kitchen where his Sea & Smoke Catering business is also based. “The secret is that, like all things, good stocks take time,” he explains. “We simmer ours for 10 to 18 hours, creating layers of flavors that are unparalleled.”

The harmony of crop-to-stock enticed English. “I love the romanticism of the farmer-chef relationship,” he says. “The farmer working the land, using the Earth, caring for their animals. And the chef, who takes what the farmer has created and uses their own passion and creativity to change that animal or vegetable into more than just basic sustenance, but into food that’s delicious.” It’s a relationship English describes as “symbiotic poetry,” and he pours this energy into a mission that’s unpretentious. “Stocks are the backbone to good food,” he says, and by bringing chef-prepared ingredients to homecooks, anyone can experience a little bit of the magic – without the toil.
Sourcing local ingredients was an obvious choice for many reasons, not least of all the environmental and economic benefits of
using vegetables and bones from farmers –many of whom operate using sustainable agriculture practices and organic farming, oftentimes even ones that aren’t FDA Organic Certified because “that label costs a farmer big bucks,” English explains.
“Because we are boiling and straining out all these vegetables – and composting the waste! – we are also able to purchase vegetables from the farmers that are not so pretty and otherwise may end up as animal feed, or ground back into the fields,” English explains, and the farmers can rely on regular purchases of their ugly produce. A firm believer in uplifting the local food system, he notes, “When you spend your money on food that was grown nearby, that money goes to someone nearby, and they in turn spend their money nearby. Buying directly from the

farmers also allows us to pay our farmers a fair living wage for their hard work.”
And the flavor? “On a whole other level,” says English. He’s rolling out vegetable, chicken, and beef stocks – along with a Doggy Collagen Gravy for canine family members – that can be found at South County farmers markets this summer. Unlike storebought broths and bouillons that go in the pantry, English’s stocks are sold frozen to preserve flavors for up to six months.
Not just for soups, Toil & Boil’s line of products add depth to any recipe in place of water, in dishes that use gravy, for braising meats and vegetables, and countless other uses – English shares recipes on his website. “Every home cook should have good stock on hand,” he says, “like having spices in the cabinet.” Follow @toilandboil for farmers market dates and locations or visit ToilAndBoil.com.

Generations of Goodness
A former Narragansett mainstay now serves up beloved Italian and Rhode Island staples in South Kingstown
By Kennedy Ryan
On a chilly Sunday afternoon, my mom and I stopped by for dinner at Terminesi’s Cafe, a takeout and dine-in eatery. We were greeted by a well-rounded menu, complete with plenty of cozy comfort food options. We even had the chance to chat with owner Albert Terminesi himself, getting his recommendations on pairings for our meal, and learning about the establishment’s evolution.
“I want everyone to leave full and happy,” shared Terminesi of the fourth-generation South County cafe dating back to the 1930s in Narragansett. After a search for the perfect spot for their relocation, the restaurant found its current home on

Kingstown Road in September, 2023. “We had a line out the door from the first month,” he continued. “We’ve had a great response from the community.”
We kicked off our meal with Terminesi’s take on one of the state’s most iconic appetizers: Rhode Island-style calamari. The platter arrived in a generous portion, with enough for a large party (or hungry duo). Alongside the perfectly crisp calamari, the dish featured
hot banana peppers, a trademark of the Ocean State style. The acidic crunch of the peppers paired excellently with the fried squid.
For my main course, I ordered the Chicken Caesar Salad Wrap and opted for grilled over fried – the lean yet satisfying handheld featured the perfect ratio of salad to chicken, offering a well-balanced bite with the rich Caesar dressing. My mom enjoyed the small Grilled Steak and Cheese sandwich – which
was still pleasingly large, yet ideal for one. The sub was brimming with thin-sliced ribeye, melty cheese, and a variety of flavorful peppers, onions, and mushrooms.
As we ate, we sipped Galvania Italian sodas, as recommended by Terminesi. The imported, organic fizzy drinks – in orange and prickly pair – are made with fresh fruit pulp and minimal added sugars, making for a refreshing complement to the savory fare.

Happily full, we may have left without dessert, but thankfully Terminesi arrived at our table with a round of house-made cannolis we couldn’t resist. He makes the filling with his own recipe, which includes ricotta and mascarpone cheeses, and candied citrus fruit. Each bite was balanced by cool sweetness and a touch of tanginess from the grapefruit.
Terminesi explained that he’s always loved
creating authentic, simple meals. His family has owned four generations of restaurants across the state, and after years of watching his parents, grandparents, and great-grandparents create classic, Italian cuisine, he eagerly honed the craft and is now an expert at creating dishes that rely on high-quality ingredients – such as his popular tomato sauce.
“Our meals are made with real food,” said Terminesi. “We import our tomatoes for all of our
sauces, which gives it that quality flavor.” In addition to the menu’s numerous subs, sandwiches, and pasta dishes, Terminesi rotates specials throughout the month. “We have more prep people than cooks. Everything is made fresh.”

Food Trends: Picnic Perfect
Step into spring by open-air dining with artisan charcuterie, traditional soupy, and wine pairings
By Ken Abrams
Leave charcuterie curating to a Wakefield pro
If you’re looking for the perfect charcuterie board for your special event this season, look no further than Fig and Fromage. Working out of the Town Made commissary kitchen in Wakefield, Emily McCoy assembles artisan charcuterie boards, grazing tables, and spreads inspired by rustic, countryside dining. “I got started in April 2023 and have been very busy
ever since,” says McCoy. “I do everything, including small boards that people order and pick up, or I go on site. I’ve done grazing tables for events of up to 100 people.”
For spring picnics, McCoy suggests “a variety of cheeses, local and imported, some different salamis and meats, and seasonal accompaniments like berries, fruit jams, olives, and
freshly baked bread… all those fresh products that make the board delicious.” You provide the location, and McCoy handles everything else. “I bring linens, pretty props, and everything you need to have a fantastic picnic. All you need is the space to set it up. It’s great for a girls’ day out, an engagement, or something special.” Wakefield, FigFromageCharcuterie.com

Soupy for you, made Westerly style
Westerly Packing is a family business that specializes in “soupy,” perhaps better known as Soppressata, a mainstay on any Washington County charcuterie board and the perfect snack for a picnic. At the retail outlet, butchers prepare 80,000-100,000 pounds annually in the traditional fashion, while meeting modern health and safety standards in their USDA-inspected facility. “We still do it old style, no preservatives,” says Bruno Trombino, who works at the family business originally established by his great-grandfather. “We use a real beef casing; we pack it and tie it the same way my grandfather tied it. We let it hang for five to six weeks.”
Available in sweet, mild, hot, and triple hot, each stick is just under a pound. “It was a tradition in Italy to unveil it for Easter,” says Trombino. “We used to make soupy only in the winter; we’d cure it in the attic. As rules and regulations changed, we built coolers, so now we do it year-round. It’s become a staple; it’s like bread, milk, and soupy.” WesterlyPacking.com
Wine and cheese pairings in East Greenwich
You can dine in or take out at Graze on Main, where a selection of curated organic wines complements tasty charcuterie, served “on a sustainable palm leaf, ready to enjoy wherever you are,” says owner Elyse Pare. “Every weekend, we do bachelorette parties and we partner with bridal studios, so when girls go to pick out their wedding dresses, they make a full day out of it.” Pare notes that all the meats served are imported from Europe, and they only sell small-production organic wines with no added sulfites. “There’s a huge demand for that.”
The monthly Wine and Cheese Club at Graze on Main has become popular since launching a year ago. “It comes with two bottles of wine, two cheeses, and a cured meat,” says Pare. “We include a tasting sheet that explains why certain cheeses go well with certain wines – it’s meant to be an educational experience. We do something different every month, and we introduce wines that might be a unique grape varietal – you’re not likely to see a pinot grigio as part of the club.” East Greenwich, GrazeOnMainEG.com

Spring Fling
Warwick microgreen farmer shares a colorful pasta dish, plus ways to reduce packaging waste
By Jen Tanner
Spring Fling Pasta INGREDIENTS
• ½ pound pasta of choice (campanelle, or trumpets, pictured)
• ¾ cup cream cheese (or goat cheese)
• ¼ cup grated Parmesan, plus more to serve
• 1 tsp beet powder
• 1 Tbsp olive oil, plus more to serve
• 1 Tbsp minced garlic
• 1 Tbsp minced onion
• 1 cup pasta cooking water
• Salt and pepper, to taste
• ¼ tsp red chili flakes
• Microgreens
• Chopped parsley
STEPS
1. In a large pot of boiling salted water, cook pasta according to direction until al dente. Before draining, reserve a cup of pasta water.
2. In a large skillet, warm 1 tablespoon of olive oil and lightly saute the garlic, onion, and chili flakes for 2-3 minutes.
3. Add the cream cheese and about half the cup of pasta water, and stir to create a creamy emulsion in the skillet. Add beetroot powder and parmesan cheese. Stir well.
Spring is such a special time of year, especially when it comes to cooking, with the warmer temperatures inspiring us to ditch the hearty soups and casseroles for all things pretty in the kitchen. This creamy, boldly hued pasta not only takes on a seasonal color palette (and palate!) but also creates an opportunity to think about low-waste and sustainability in the kitchen with Earth Day around the corner. Along with visiting local farmers markets for fresh produce, Wakefield is home to a sustainable grocery shopping haven: South Coast Organics and Bulk Foods. Many of the ingredients for this pasta dish can be found there, including the organic beetroot powder, which provides a lovely pop of pink and bursts of nutrients.

Bring your own bags and reusable jars to browse organic bulk foods, coffee, tea, herbs and spices that come in low-waste packaging, with zero-waste BYO container options.
223 Robinson Street, Wakefield, SouthCoastBulkFoods.com
4. Add your pasta to the skillet. Evenly coat the pasta in the sauce; add more cooking water as needed to make the consistency smooth and creamy.
5. Serve immediately with a drizzle of olive oil and freshly grated Parmesan, black pepper, and red chili flakes (optional for a little bit of heat) to taste. Garnish with microgreens and parsley.
