ALTHOUGH the snow hit the slopes of Mt Buller and Mt Stirling in two separate bursts this season, it is shaping up to be quite successful. Visitor numbers have been slightly down this season but only by a small margin, mainly due to the early burst of snow then a dry spell followed by the August dumps. The last half of August has seen visitors returning to the mountain with happy guests

For week 11 of the season some 89,511 visitors enjoyed fun in the snow across all Victorian slopes - an increase of 21 percent compared to the same time in 2018. For Mt Buller this was up by 13 percent with 35,786 people visiting the mountain in Week 11 and to date over the year 288,495.

But there is still more snow and more fun to come. A major boost for Mt Buller will be hosting the National Interschools competition due to commence today (September 4) and run through to September 8. The major event is rotated between the northern mountains annually. Communications ofďŹ cer

for Buller Ski Lifts (BSL) Rhylla Moran said Buller has done fairly well this season and it is partly thanks to the certainty that the new snow making machines have brought to the mountain. With continuing events yet to come on the mountain, including the annual 80s day, pond skim and for the kids school holidays brings loads of activities - there is still

plenty to do and see. But with the spring now on our doorstep it is also time to look towards summer events. Mt Buller is expecting some major works to happen this summer, starting with the construction of the new dam which will give the mountain an additional water supply. Due to these works expecting to commence in October some areas of the mountain will be closed to vehicles and visitors.

SKIERS freed their animal spirit at the 6th annual FreeBOM late last month. The event is where Mt Buller’s ski community get together on Wood Run for ski moguls, to dance to music, and Aprèski, and to try and have the most fun you can have on skis. It wasn’t about how well you ski, it was about how well you want to ski. Skiers were judged on their skiing fluidity, energy, line choice and control. The format was relaxed and the judges were as much a part of the entertainment as the skiers. “In relation to the dam works it will not be possible for people to drive to the base of the summit or to Koflers,” Mt Buller Mt Stirling CEO Mark Bennetts said last week. “These areas will only be accessible via walking trail, and probably only by going around the Summit Nature loop section on the south side of the mountain. “This summer will see significant works taking place at Mt Buller with the construction of the new water storage dam up in the summit/Boggy Creek area. “Stage 2 works on the

Kooroora development in the village may also impact access around the village and some of the summit area trails while these projects take shape,” Mr Bennetts said. Ms Morgan said with summer around the corner, the progressive opening of the mountain bike trails is set to commence from early November. “Mt Buller will host the 10th Targa High Country rally from January 8 to 10 which is a highlight on the calendar and again set to draw an international line up of motoring enthusiasts,” she said.

“Other traditional fixtures on the summer calendar include the Victorian Downhill Series for mountain bikers (January 18 to 19) and the Bike Buller Festival 7-8 (March 7 to 8). “Mt Buller continues to attract trail runners enjoying the undulating trails on and between Mt Buller to Mt Stirling and there are several trail running events on the menu this summer season including the Oscars 100 Hut 2 Hut Run (14-16 February), the Mt Buller Sky Run on 5 April and the Mountain High Fun Run as part of the Easter festivities (11 April).”

Skiing and learning at MBE SKIING the slopes in the morning and continuing an education during the afternoon is all part and parcel of being a student at Mt Buller Education school. First established some 25 years ago the school was originally coordinated by the Alpine Institute, then passing on to La Trobe University before changing under private ownership in 2006 as Mt Buller Education (MBE). MBE director, Richard Smith, explained that students currently attending (some 38 this season) are mainly from Melbourne, with all students living with their families on the mountain during winter. “We liaise with each student’s normal school and ensure that their curriculum studies allow them to follow their own school program,” Richard said. “This also ensures the kids fit in well when they return to their school in Term 4.” Students at MBE spend their mornings being coached by their ski/boarding instruc-

tors and are usually members of Team Buller Riders (TBR) or Mt Buller Race Club. During the afternoon, from 1pm to 4.45pm they then follow their curriculum studies. MBE currently has eight staff which allows teachers to give individual tuition to up to seven students. “Nowhere else would you

get the ratio of 7:1 teaching, it’s much more personalised,” Richard said. After school the kids go back to training with their coaches – usually at the sports hall in what is termed ‘dry land training’. “We are very proud of what these young athletes achieve and to date we have had some seven former students go through to compete at Olympics,” Richard said. Among these is Mt Buller’s own Anton Grimus who has competed around the world at several Winter Olympics and World Championships. “The program at MBE is one way that kids who want to pursue their skiing and boarding skills can get the necessary training to carry them through to Olympic standard if that is their aim,” Richard said. Mount Buller Education Mt Buller Education (MBE) has operated as a premium provider of educational services on Mt Buller for the past 15 years. The main focus has been to provide educational support for families spending Term 3 on the Mountain. MBE is now finalising licence arrangements for its premises in Alpine Central and is exploring options for its programmes during and beyond the Winter term. This could include partnerships during Term 3, and the provision of Outdoor Education programmes on Mt Buller in Terms 1, 2 and 4. The history of the Belmore Ski Club THE ORIGINAL: The first Belmore Lodge as it was back in 1951.

BELMORE Ski Club is one of Mt Buller’s ďŹ rst, having been established around 1949/50. One of the founding members was Ted Gleeson (he sadly passed in 2018 aged 92) and his account of the club’s early days makes fascinating reading. Here is Ted’s account‌ “I was invited to join this edgling ski lodge in 1951 – one of the few on the mountain. I’m not certain when entry fees were introduced but I certainly remember paying for a gas stove – an expensive item at the time. I was proposed and seconded by Ted Yencken and Peter Trumble who failed to mention anything about buying these two luxuries! Working weekends were mandatory in March and April when we were able to park near the old chalet site or at the bottom of Bourke Street. This allowed us to carry winter supplies to Belmore viz building materials, grog, skis, personal winter gear, tinned food and even the completed kitchen bench. During these treks mostly in single ďŹ le, a pastime was

to silently place part of your own load onto the haversack of the person in front. Even a bottle or rock or two was enough to slow down the carrier who sometimes was unaware until he reached the lodge. During an early winter working weekend, Ted Yencken and I arrived at Belmore in the dark to the sounds of loud music and raucous laughter. Belmore was having an allmale party. On entering, the scene was chaotic. A huge bath tub ďŹ lled with snow sat on the oor of the main room out of which a curly head emerged. Our honorary architect Joe was its owner who crawled out to the ear-splitting sound of the famous gong, totally blue with cold and totally naked. A number of these strange

and original accomplishments occurred from time to time which earned us arguably the rowdiest party club on Buller i.e. until wives and children began to appear! In time, some early members began to marry setting the scene for the arrival of a second generation of Belmorians. By 1960, school holidays provided a wonderful opportunity for young kids to experience the unique conditions of life in the snow – a subdued life though compared to that of their parents. My wife Althea, and I with our three children spent many school holidays with the Yenckens, Pallisers and Southeys whose progenies continue their use of the club to this day. In fact, these youngsters and their children now represent a third generation as grandchil-

dren of early members. On a prearranged long weekend each year during the winter, Ted Yencken and I hosted a friendly gathering by inviting a number of nonmembers to share with us the delights of Belmore and the magic of being encircled by that white stuff. Loud music precipitated rousing songs such as “Wish Me Luck� and “Rule Britannia�, “Land of Hope and Glory�, “There’ll always be an England�, “Long way to Tipperary�, “Roll out the Barrel� and a Vera Lynn track or two. Each song sent a signal for the next to be even more boisterous. Another unique party trick consisted of “horizontal diving�. This daring sport involved opening the windows in the main room, running from the other side near the kitchen

bench and diving out onto the snow which had piled high up to the window sill. On an occasion, one of the competitors ďŹ nished his run tangled up in a tree, much to the mirth of the spectators. At this point it should be recorded that skiing too was a popular pastime during our many vacations! It was taken seriously for most were experienced enough to tackle practically all runs with the possible exception of Bull Run. Tows of varying shapes and structures conveyed us around the mountain so plenty of skiing was available – no chair lifts though, just nutcrackers, T-bars, rope tows and poma lifts – very advanced on earlier days when we walked everywhere. Those from this era all have vivid memories of “the long dropâ€?.

Mine are much the same but it was not very pleasant having stumbled some 50 metres through deep snow at 3am in the lightest of clothing - and snow boots. On arrival, one was greeted by a member’s contraption which played “Twinkle, twinkle little star ‌â€? and so this lonely isolated small haven became known as “The Music Roomâ€?. As years went by, it was decided to install a proper, more convenient and modern facility downstairs in the main lodge. Even so, navigation of the unlit steep stairs presented a degree of danger although there is no record of any fatalities. On completion of this modern amenity, it was considered appropriate that the old, outdoor dulcet toned convenience be demolished or should we say, ďŹ lled in. A photo exists somewhere of ames and smoke bellowing from our precious comfort station. Many old and bold skiers must wonder if present members and guests have as much clean fun and serious skiing as we did. Probably they do in a more reďŹ ned way and in keeping with an elegant atmosphere. If not, try harder – and the ghosts of the past will look down on you with envy.

Bringing a fresh and new menu to the restaurant, Andy uses local products and suppliers where and when possible. “I wanted to give Mansfield people and visitors a new and varied menu but I have found that some of the old favourites are best,” he said. “We have re-introduced the parmas which people always go for, but I have also introduced a carvery night every Wednesday. “Each week we rotate the meats we are offering from beef, lamb and pork – and there are always plenty of freshly roasted vegetables straight from the oven. “We have also introduced

becoming a favourite and we add the flavours of Millawa cheeses to these.” Andy said his busiest night is now the Wednesday night carvery –“it’s a standout” he added. Of course every lunch time and evening the restaurant’s full menu is available with the added bonus of wraps and foccacia being offered for a lighter lunch. “We use High Country Bakery foccacia and focaccia garlic breads – again supporting our local producers,” he said. The restaurant is open for lunches between 12 noon and 2pm and again for dinner from 5pm to around 8.30pm. “We can serve a little later for those coming off the mountain,” Andy said. “But overall we are offering ‘quality restaurant food’ - a touch above pub meals.”

MT BULLER’S volunteer ski patrollers held their annual fundraising event recently – again recording a huge success. All monies raised go towards the training of the volunteers. Some 140 people attended this year’s ‘P’ themed party – come dressed in something starting the ‘P’. Music for the evening was provided through a DJ and included in the evening’s fundraising was a silent auction and raffles. And who attended? WELL-KNOWN and highly respected alpine architect, Peter McIntyre AO, paid a visit to the Pendergast Hut near the summit of Mount Buller last week, courtesy of the Mount Buller Ski Patrol. Peter designed the hut not long after SCV member, Buller committee of management member and long-time member of the Ski Rescue Service,

Mike Pendergast, died in a motor accident in 1970. The hut was funded by ski clubs on the mountain, including SCV, with a major donation by Harold and Beryl Doughty, and was a gift to the Ski Rescue Service. It was built by George Aldinger of Lantern Ski Club. The hut was badly damaged in a storm in 2005, and its fu-

ture looked bleak until volunteer ski patrollers - under the guidance of Sam McDougall - resurrected it. They repaired the outside and made substantial improvements to the inside so that Patrollers and essential equipment could be stationed there for upper mountain rescues. A small sign was made up by Mansfield signwriter Dan-

iel Belle and donated by the Ski Club of Victoria last year and this is outside the entrance. Mr McIntyre has had a lifetime in alpine architecture having designed many buildings at Mount Buller, all of Dinner Plain, and numerous major city developments as well. At 92 Peter is still work-

ing full time and has several projects underway at Mount Buller and elsewhere. His son Robbie skied for Australia in the 1976 and 1980 Winter Olympics. Peter was absolutely thrilled to be taken to and from the Hut by the Mount Buller Ski Patrol recently - luckily Tony Harrington (Harro) was on hand to record the occasion.

IMAGINE owning your own piece of paradise in the alpine resorts for use all year round. Owning property or operating a business in the Alps can be a great investment and a wonderful lifestyle. But there are things to consider such as location, proximity to lifts, conveniences, car parking and accessibility to the property when under snow, etc. Onsite parking will increase the value of a property. Check that ownership and use of a car space is linked to the property and also relevant resort vehicle entry permit requirements.

Personal use or rental returns?: Do you want to use the property for personal use, rental returns or a combination of both? Some properties have compulsory management and letting agreements, some allow combinations and some are simply own your own. We suggest you look for a combination with the right to reserve the premises for your own purposes if you so decide. Alpine apartments can provide great rental returns during and outside of the snow season. If a compulsory management agreement is required, check for overall management fees, and whether these are inclusive of third party agents and suppliers.

Fitout of apartment: Is the property ďŹ tted out and sold with all the modern conveniences? Most properties in an alpine resort are sold on a “walk in/ walk outâ€? basis inclusive of all mod-cons - having furniture delivered to the property can be difďŹ cult during the snow season. Be careful to ensure that a detailed inventory is included in the contract and check the condition of items at the time of signing the contract. These items should be in the same workable condition on settlement, fair wear and tear excepted. Outgoings: Have a look at the annual costs over the previous couple of years for the property.

Heated driveways and footpaths can be a luxury, but they can be expensive to operate. Seek copies of annual budgets for the premises which should show insurances, land tax, maintenance budgets and other recurring fees. Finance: Before buying any property, you must always be sure of your ďŹ nance. The type of leasehold arrangement for alpine property has a signiďŹ cant impact on whether banks are prepared to lend. Registration of alpine leases has made accessibility to ďŹ nance more readily available. There are numerous methods of structuring ďŹ nance. This needs to be examined depending on your use of the

premises and your ďŹ nancial circumstances. Shareholding and subleasing: The most common form of ownership of property in an alpine resort is to take shares in a landholding company together with a sublease. The shareholding gives rights of participation in management of the holding company and the sublease provides security of tenure that may be registered at the OfďŹ ce of Titles. This ownership model closely reects ownership of freehold land within an owners’ corporation. Business opportunities: The resorts present great opportunities for business and retail activities.

Commercial leases and business operations may be conducted in the usual manner with the beneďŹ ts of retail legislative protections. Look for commercial arrangements and tenure to suit your business proposal or project. There are restrictions that may need to be negotiated to conduct business operations within the resorts and ski ďŹ eld areas. The alpine resorts present wonderful lifestyle and business opportunities. The resorts contribute more than $1.5 billion to the Australian economy annually.
