Pioneers getting ready to say goodbye ◆ CHEERS: John and Freida toast the first straw bales going into the house in November 2001.

By BELINDA HARRISON IN 2000 Freida Andrews and John Lloyd were seen as pioneers as they sought out builders, designers and land to build a sustainable home in regional Victoria - eventually settling at Chesney Vale. Twenty years on, the couple are preparing to say goodbye to their beloved home but know that their hard work and innovative design will benefit whoever moves in. In the 1970s, John lived in Wangaratta and during his career in education, spent time in rural Victoria, where he developed a passion for the nearby mountains, particularly in the ski season. Freida on the other hand had always been a city girl, first in Adelaide and then in Melbourne.
“Initially from Adelaide, I lived in inner Melbourne for a very short time before moving to the outer suburbs which is where I started to really appreciate the natural environment around me,” Freida said. John and Freida’s search coincided with land that was being developed in Chesney Vale and overlooked what was then Lake Mokoan and is now the Winton Wetlands. “It was relatively untouched and because of the large granite outcrops which are typical of Chesney Vale, it didn’t hold a lot of appeal for local farmers, however for us it was perfect,” John said. “The large trees, which we believe are around 100 years old, and the native shrubs and grasses on the site only reinforced its appeal to us,” Freida agreed.
“We wanted something that would not only be sustainable and energy efficient, but that also blended into the natural environment, not sit on top of it.” “We did discuss buying an established home however, I’d had a long standing interest in sustainable living and was keen to put those principles into practise,” John said. With the land secured, the next questions for John and Freida were what type of house would they build and would they owner-build or engage a builder? A straw-bale construction got the nod with its natural properties of energy efficiency and fire resistance appealing to John and the aesthetics and natural sound insulation winning Freida over. “We chose Ken Sibley of NRG Systems as our designer as he had a sound knowledge of
features that could be used to ensure sustainability and as he lived in the Wangaratta area, he was familiar with the local climate,” John said. Most builders in the region were not familiar with straw construction so John, who had volunteered with a couple of straw-bale builders elsewhere, along with the help of his friend Bob, who had extensive experience in building, became an owner-builder. The house was constructed using only environmentally friendly timber, paints and wood finishes wherever possible which added to other sustainable features including a grid interactive photovoltaic system, 90,000 litre rainwater tank, biological toilet treatment and waste systems, double glazed windows and flow through ventilation supported by a large clerestory window.

Common brushtail possum THE common brushtail possum (Trichosurus vulpecula) can be identified by its thick, bushy tail which distinguishes it from the smaller common ringtail possum. The largest of the possums, brushtails are silvery-grey in colour, have a band across their nose, pointy ears and of course a bushy tail. Brushtails are marsupials and are found all across Australia making them frequent backyard visitors. Mother brushtails are pregnant for 17 days before her young is born and the newborn finds its way to its mother’s pouch and attaches itself to a teat, staying in the pouch and with its mum for about seven months before it heads off on its own. Brushtail possums are a pest species in New Zealand, where they were introduced in the 1800’s but are protected in Australia. If your resident possum is feasting on your flower beds, plant a good selection of native shrubs for them to feed on instead - they particularly love eucalypts. They don’t like spiny grevilleas, hakeas, woody banksias, tea-trees, chrysanthemums, mint bushes, geraniums
with With Foundation for National Parks and Wildlife or daisies - so they’re safe from being eaten. To discourage possums from running over your roof at night, trim any overhanging branches that come within 1.5 metres of the gutter. Possums prefer to reside in tree hollows, but many animals, birds and insects of both the native and non-native variety want to live in them too. As more mature trees get cut down from our suburbs, there are less and less natural homes for possums and other creatures - this encourages brushtail possums to seek alternative nest sites - such as in your roof. You can help them find a new home by building a nesting box and encouraging them back out - tempt the possum to the new tree-house by putting some fruit near it. When you’re sure your roof is empty of possums and any other creatures, block up the entry holes. If you find a possum that you think may need assistance, call your local wildlife rescue service or council for advice.

◆ HOME GROWN: Even though we have received frequent rain, the garden still needs topping up to keep it in good shape for harvesting.
Maintaining a healthy garden over summer MANAGING your garden during a potentially wet summer can be challenging. Warm, wet weather can create the perfect conditions for pests and disease to thrive. Here are just a few tips to help keep your garden happy and healthy. Black spot and powdery mildew can be a major problem on roses in humid conditions. It looks unsightly and can weaken the plant leaving it susceptible to insect attack. Manage this by removing affected and fallen leaves and using a fungicide spray when necessary. Dead heading regularly encourages more flowers. It doesn’t hurt to not just remove the spent blooms but also to cut back some of the excessive growth which can occur during summer. This helps with opening up the bush and allowing good airflow

which will help manage these fungal problems. Fruit fly absolutely love humid summers. It is important to be even more vigilant in these conditions to ensure you enjoy your home grown fruit and vegetables without finding them riddled with fruit fly damage - not something any of us want. Keep your traps loaded and check regularly. Refill with fresh lures as necessary. Covering with fruit fly netting is one

of most effective ways to protect your produce. With the rain we have been having it may seem like we are off the hook for watering. It’s easy to become complacent but keep an eye on potted plants as they can dry out quickly with the sudden onset of hot weather. Mulch and deep water as required for garden beds. I’m sure most of us usually water every day during summer but this may not be the case if we are experiencing higher than average rainfall. Keep an eye on your plants and adjust your watering regime as required. Too wet can cause just as many problems as too dry. Enjoy the rain as our gardens really do benefit more from what falls from the sky than what comes out of our hoses. Happy gardening!

Campbells of Rutherglen Chardonnay 2020 IF made to choose what my favourite vegetable in the world would be, the humble spud would win by a landslide. As much as I love all vegetables, nothing beats the versatility, flavour or sense of comfort a perfectly cooked potato can offer. You can enjoy them steamed, baked, mashed or fried, every culture offers a different, delicious version, and all of them make you feel warm inside. I’m so enamoured with them I would possibly contemplate becoming a vegetarian if it was a choice between giving up meat or French fries. At this time of year I’m enjoying more cheesy gratins and buttery bakes, which go perfectly with a wine like Campbells of Rutherglen Chardonnay. The wine was fermented and aged in temperature controlled stainless steel tanks - a portion fermented and aged in French oak before being blended back and bottled. It has a golden straw colour and a lightly creamy, fruity aroma reminiscent of peach. It has an immediately generous feel in the mouth; the stone fruit flavour still there, but velvety and rolling with creamy, buttery goodness that intensifies.

This Day in History, 1980 THE dam which would see the Murray system survive droughts which would have otherwise starved irrigation areas of water, came into operation. This day marks the release of the first water from the Dartmouth Dam.
HEARING aids require a power source - a dead battery will not provide any sound to the user. In the past, the only option was a disposable battery, but over the past few years the technology to provide reliable rechargeable hearing aids has been improving. The ‘zinc-air’ button battery, which is commonly used in hearing aids these days, is an air-activated battery. In its little storage packet, each battery has a little sticker, designed to exclude air from getting into the battery until you need it. People usually need to change their batteries fairly frequently: generally these provide about four to 12 days’ usage, depending on the hearing aid. The other option to power hearing aids is to use rechargeable batteries. The life of a rechargeable battery is approximately five years and the battery is built into the hearing aid. In most cases, these batteries should

provide the hearing aid wearer with at least 14 to 15 hours wearing time day, if they are charged overnight. There are several benefits of using hearing aids with rechargeable batteries. Firstly, they are both environmentally friendlier and less likely to create a major health risk to children and pets that could (and unfortunately sometimes do) swallow a button battery. Also, conventional batteries are relatively small and somewhat fiddly to change. For people with any dexterity problems, rechargeable batteries are a great option. Clients who have not previously worn hearing aids are attracted to rechargeable aids as they are already in the routine of recharging their mobile phones nightly. If you are travelling, make sure you take your charging unit with you - we have had a few requests from travellers who have left their chargers at home.
When it comes time to replace your current hearing aids, be sure to have a discussion with your audiologist about whether rechargeability is a feature of hearing aids which is important for you. As hearing aid manufacturers have been concentrating their efforts on this type of power source for their hearing aids, rechargeable options will keep increasing. Fast facts: Allow a fresh disposable battery to ‘breathe’ for a couple of minutes after you remove the sticker; Use only batteries designed specifically for hearing aids; and It is strongly advised that hearing aid batteries do not go into the general rubbish. Wangaratta Audiology offers a dropoff spot for you to bring your spent batteries. If you have any questions about your hearing aids or their batteries, please call the clinic on (03) 5722 4433.

Sustainable pioneers get ready to say goodbye Ŷ
From page 1
In 2007 the house was awarded Best Environmentally Sustainable Design - Residential by the Building Designers Association of Victoria. “When the house was being built I didn’t understand the key features of its design and construction, it is only now that I appreciate the knowledge and skill that went into it,” Freida said. “For example, the flow through ventilation is not only essential for the performance of the house, but something to be enjoyed, particularly in the summer heat. “Then in the winter, the north facing windows allow the sun to stream into the house and keep us warm. “The straw walls, and the internal and external render covering them, were all constructed by hand and give the building its unique appearance, accentuated by the deep windows, and the natural sound insulation creates a peaceful environment to live in.” Revegetation with indigenous trees and shrubs have also encouraged local birds and wildlife to migrate from the adjacent natural woodland to the property.
“The expansive space around the house allows me to continually enjoy the animals which come to visit as well as the views of the wetlands and distant mountains,” Freida said. “The landscaping around the house includes gabion rock and straw-bale walls which blend and compliment the surrounding environment,” John added. While John and Freida said it will be painful to say goodbye to their home, they look forward to their next adventure - retrofitting an existing house so that it feels like ‘their’ home. “We hope that the next occupants of the house experience the happiness it has brought us and recognise that it is something unique and came out of a passion to do things differently,” Freida said. Freida also offered some advice for those considering building a sustainable home: ‘stick with it if you possibly can and understand that it’s not just solar panels that make a home sustainable’. “There is always a temptation to take short cuts but when you experience living in a truly sustainable home, you will really appreciate it.” In farewell, John and Freida wished to thank

GONE FISHING
MONEY MATTERS
◆ NICE COD: Terry Alexander with a 59cm Murray cod caught in the lower Ovens River last Wednesday on a hard body diving lure.
Fishing conditions have never been better I HAVE never enjoyed my fishing more than I am right now. December 2021 will be a month to remember with just about every fish species biting really well at the moment. River levels are slowly falling, but are still higher than usual. The extra current is making boating easier than normal, and drifting down stream in a kayak a bit easier with many obstacles still submerged. I fished the lower Ovens River near Peechelba with my Dad on Wednesday morning. We were able to go a very long way down stream without any issues with trees laying across the river. The fishing was OK but not amazing. We caught three Murray cod and one yellowbelly. All fish were caught on hard body diving lures. It took us almost six hours to catch them. Across the region I am getting consistent reports of Murray cod being caught just about everywhere - the Ovens, Kiewa, Broken and Mitta Mitta rivers to name a few. Lake Mulwala is also producing quite a few Murray cod. Yellowbelly are still being caught in Lake Hume and Lake
with Win Securities Limited ◆ HOME IMPROVEMENT: There are numerous ways to fund a renovation of your home.
Five ways to fund a renovation with Rob Alexander WANGARATTA Nillahcootie, as well as the Ovens River. Yellowbelly had almost completely disappeared from the Ovens River before the Victorian Fisheries Authority resumed stocking of them about three to four years ago, and now they are turning up quite frequently for the first time since the 1990s, and many people are delighted by this. As with last week the trout fishing in the streams continues to be unseasonably great with higher flows of cooler water leading to some of the best December trout stream fishing that we have seen for many years. I have been catching trout on small soft plastics, small diving minnows and flies. I have really been enjoying my fly fishing lately, so much so that I bought myself a new fly rod last week. An early Christmas present for me.
CONSIDERING transforming your home from ‘banal’ to ‘brilliant’, but lack the funds to support your makeover? Never fear, we’ve rounded up five home renovation finance options that could help turn your dream into reality. 1. Equity release/top up home loan This is probably the most common way people borrow money when they want to renovate. It involves borrowing against the current value of your home, before any value-adding renovations and in most cases allows you to obtain the funds upfront. You won’t be able to borrow the full value of your home but, without mortgage insurance, you can usually borrow up to 80 per cent of its value if you own it outright. 2. Construction loan If you’re planning to completely transform your home and undergo a major makeover, this may be a good option as you can spread the cost over a long period of time. You could even possibly borrow up to 90 per cent of the end value of your home and take advantage of mortgage rates, which tend to be lower than credit card and personal loan rates. With a construction loan, the lender will assess the value of your home after the renova-
Local people, local places ...immerse yourself in the region
tion based on the building plans and you can typically borrow against that value. You won’t be given the full loan amount upfront, but usually in staggered amounts over a period of time - this is called ‘progress payments’ and is linked to a fixed price building contract which will be from your builder. 3. Line of credit When you apply, you can establish a revolving credit line that you can access whenever you want to up to your approved limit. You only pay interest on the funds you use and, as you pay off your balance, you can re-borrow the unused funds without reapplying if that becomes necessary. However, care must be taken not to get in over your head in terms of serviceability. Make sure you can make repayments on the line of credit that will reduce the principle because your minimum repayment only pays the interest - it will not reduce the loan. Rates on this product are typically much higher than a construction loan or top up loan. This product feature is great if managed well, but can also be a trap if not seriously considered as your limit will never change. 4. Personal loan If you’re only making minor reno-
vations - personal loans are usually capped at around $30,000. This might be suitable, but interest rates on personal loans are higher than on home equity loans and payments need to be made usually over a maximum of seven years. 5. Credit cards This option should only be considered if you want to undertake really small renovation projects. The interest rates are usually much higher than on mortgages, but for a very small project that extra interest might actually total less than loan establishment fees. There are very few exceptions to the rule that your renovations should add more value to your home than they will cost to carry out. Think about how the money you spend on a renovation will increase the value of your property. For example, consider making changes that would appeal to the majority of potential buyers to help you sell your house faster and at a higher price.
