We pay attention to every detail, striving for perfection in design, content, and every video frame because for us, quality is not just a word, it’s our brand. We are always at the forefront of innovation and creativity, constantly seeking new ideas and approaches to ensure our projects not only meet current trends but stand out among others. It’s important for us to be in sync with our clients, so we always maintain an open line of communication, ensuring that every idea has the chance to be heard and realized. Prepping a house for the MLS photos is a major driver of stagers’ e orts. After all, we have to get buyers to the property to see it in person. Once they cross the threshold, though, I believe the following to be true: People decide whether they like a house as soon they’ve seen the first three rooms in person. And when they’ve formed that immediate impression, they’re not likely to change their minds. In fact, buyers set themselves up to look for things in the rest of the house that will reinforce their initial impressions, negative or positive.

It’s human nature. We want to be “right.” So, if a buyer’s first impression is that the first three rooms she sees are too small or too dark, she will likely decide the rest of the rooms are, too, regardless of their actual relative size.

Experienced home stagers know this. It’s why I spend quite a bit of time giving advice about those first three rooms when I do a consultation. We have to hook buyers into seeing the rest of the property–and seeing it in a positive light. Those first few rooms determine whether the buyer will bolt immediately or linger for an hour or more, imagining how their belongings are going to look in what they hope will be their new home.

This means you should tell sellers to concentrate some serious e ort on the rooms closest to the front door. If a seller has a sparsely furnished or empty formal living room near the entrance, advise them to have it staged. If you’ve just signed a new listing and the unused dining room is being used as an ad hoc playroom, have us stage it as a dining room. Make sure the lights in the foyer are updated and the spaces are neutral and uncluttered. Help sellers understand that the wall and carpet colors buyers see from the foyer have to draw them in vs repel them.

“It brings me so much joy and appreciation to be part of the Real Producers Magazine & the GPAG event that took place on 5/5. I am overjoyed to be part of such an awesome & prestigious organization that recognizes Philadelphia’s Realtors and the hard work we do every day. I love how we, as competitors, can be around each other with the right spirit and wish each other success with no ill feelings among us. It’s great being part of this organization, and I look forward to more fun and amazing events. Thank you for allowing me to be a part of this wonderful group.”

“I’m not here to make a dollar. I’m here to make people happy which in turn leads to referrals and come-back clients. They know I will do whatever I can to make them happy. In addition, Yan continues serving his clients through the small management company to manage rentals for his clients.
